Bank will usually want to protect themselves and order an appraisal to make sure that they are lending you the right amount of money for that particular house you are purchasing. Sometimes appraisal come back short and typically sellers will reduce the price to match the appraisal because bank will only lend based on what appraisal came back with not the purchase price.
Sellers don't always see why they have to reduce the price and sometimes think that if there is somebody interested in their house they will write an offer with the price they feel is fair to them. 2 reason why it won't happen. 1. Most of the buyers are advised of being able to only negotiate up to 5% off of thew asking price. 2. Buyers don't believe they can if the price is too high 3. By having wrong price you are inviting wrong pool of buyers that are comparing your home to another home in the same price range and not necessarily the same style. It creates confusion in buyers mind
