Most of your business will come from online sources, and many people simply won’t answer the phone. Along with a phone call and leaving a voicemail, you should be texting your leads; sending a video in your text is even better. If you send a video, they’ll see your face and associate it with your name, which leaves a great impression and helps you stand out from all the other real estate agents calling them. To get your home ready to sell this summer, there are some things you should do to prepare it. First, make sure you declutter. You’re going to be moving anyway, so pack things away in storage. Then you’ll want to hire a handyman to do some minor repairs or painting around the home. I also recommend that you spruce up your landscaping out front to make it more inviting for buyers. Finally, think about staging your home so that buyers can see themselves living in it. I’m often asked if it’s better to work as an individual agent or with a team, so I’d like to share my insight on this topic with you today. When you work alone, you’re stuck juggling a multitude of tasks. But with a team, there are members who specialize in specific areas, such as marketing or home closings. There’s a whole team at your disposal who will cover the behind-the-scenes work while you’re out there doing what you do best: helping clients buy or sell homes. And with this support, you don’t need to be at the beck and call of your clients 24/7—in fact, you could even go on a vacation if you wanted! Today I want to talk to you about staying in touch with your database. I haven’t done a great job at keeping up with my database in the past. I’ll be the first to admit that. However, here’s what I’ve done to improve that since. I make sure that I send my database something of value to them on a regular basis. I send out videos twice a month that give real estate tips for buyers, sellers, and everyone in between. I also hold client events three times per year and make sure to invite everyone in the database. A lot of our clients really enjoy these events. “My database always appreciates knowing what the market is doing.” Finally, I send out market reports once a month to my database. They always appreciate knowing what the market is doing and what the current equity in their home looks like.
