Send us a textOn this extended edition of Dishin' Dirt, I examine the contentious topic of whether South Carolina should adopt a statewide MLS or maintain its current multiple local MLSs. I am joined by MLS current and former board members, Craig Summerall, Matthew Thrift, and Brad Allen. Our conversation delves into the pros and cons of both systems, the ethical implications for real estate agents, and the challenges posed by having multiple MLSs in the upstate region. My guests share their insights on the importance of local expertise, the technical challenges of a statewide MLS, and the potential for consolidation among existing MLSs. The episode concludes with reflections on the future of MLS in South Carolina and the need for improved standards and practices in the real estate industry.Guest emails:Brad Allen-Brad@theartteam.netCraig Summerall- Craig@CraigSummerall.comMatthew Thrift-MThrift@CDanJoyner.comDon't forget to like us and share us!Gary* Gary serves on the South Carolina Real Estate Commission as a Commissioner. Are you holding back your real estate growth because you're afraid to let go of control? In this episode of the Real Estate Excellence Podcast, Tracy Hayes sits down with the sharp and candid Sasha Tripp, founder of Story House Real Estate in Central Virginia. Sasha opens up about her journey from independent boutique brokerage owner to partnering with Real and Place to scale her operations without sacrificing her brand. With a strong emphasis on leadership, systems, and strategic partnerships, she shares how she broke through growth plateaus and found new ways to elevate both her agents and her own career. Sasha dives into the biggest roadblocks agents face when scaling: fear of hiring, delegation paralysis, and the unwillingness to systematize. She unpacks why mindset—not just skillset—is often the reason agents plateau. From firing her first assistant nine times (yes, really) to building a scalable machine supported by backend platforms like Place, this episode is a goldmine for any agent who's tired of doing it all solo and ready to make a quantum leap. In this episode of the Massive Cash Flow Podcast, host Gary Wilson sits down with Justin Bozak, a top-producing real estate broker, team leader, and new construction specialist based in New Jersey's Jersey Shore market. Justin is the founder of a rapidly growing brokerage with three offices, over 160 agents, and a fully built in-house support team, making him a true operator—not just a salesperson. Justin shares his unconventional journey from managing fast-food restaurants in the late 1990s to becoming a respected leader in residential sales, team building, and new construction real estate. By starting as a buyer's agent, cold calling daily, and learning construction from the ground up, Justin built a business rooted in systems, education, and long-term strategy rather than shortcuts. We dive deep into why new construction is one of the most underutilized opportunities for real estate agents today, especially in low-inventory and shifting market cycles. Justin explains why agents who understand construction gain a massive edge—not only with buyers, but also with builders, developers, and landowners. This episode also explores how agents can move from "order-takers" to trusted consultants, how to avoid common new construction mistakes, and why learning how homes are built ultimately makes you a stronger resale agent as well. Whether you're a newer agent looking for leverage, an experienced agent seeking differentiation, or a broker aiming to scale with predictability, this episode delivers practical strategies, mindset shifts, and real-world execution you can apply immediately. What You Will Learn: How Justin built a scalable real estate business from the ground up From cold calling and buyer agency to leading a multi-office brokerage with 160+ agents. Why new construction is a powerful opportunity for real estate agents How low resale inventory creates space for agents who understand the build process. How to stand out as a consultant—not just a salesperson Why solving problems for builders and clients creates long-term trust and repeat business. The biggest mistakes agents make in new construction And how lack of construction knowledge costs deals, credibility, and commissions. How agents can add value by helping builders source land Why understanding zoning, lots, and feasibility opens doors most agents never see. Why construction knowledge makes you a better resale agent How knowing how homes are built strengthens pricing, negotiations, and inspections. How to navigate shifting market cycles as an agent Why new construction can stabilize income during slow resale markets. The importance of systems, support, and leadership when scaling How Justin structured teams and operations to grow without chaos. Why problem-solving is the real job of a great agent And how taking ownership (instead of passing blame) builds long-term success. What agents should focus on to win in the next real estate cycle Skills, niches, and mindsets that will matter more than ever going forward. One of the biggest misconceptions in real estate right now is the belief that AI should take agents completely out of the process. We constantly hear agents asking, "How do I automate this so I never have to touch it again?" But that's the wrong mentality, and it's actually where you start losing money instead of making more of it. Because AI isn't at a point where it can replace us, and more importantly, we don't want it to get there. The real power of AI isn't replacement; it's acceleration. It collapses the time it takes to write, plan, organize, produce content, recap meetings, or think through strategy, so you can redirect your energy into the parts of the business only a human can do: judgment, connection, negotiation, and leadership. That's why the smartest approach, especially in real estate, is this workflow: human → AI → human. You give the context, vision, and direction, AI does the heavy lifting, and then you refine the output so it aligns with your voice, your ethics, and your standards. How do we use AI to buy back our time, not remove ourselves from our businesses? Should going viral be our goal with AI video content? In this episode, I'm joined by real estate leader and founder of the Real Estate AI Network, Blair Knowles. We talk about why partnering with AI creates more income than trying to outsource your entire business to it. We dive into why agents who stop chasing full automation and start embracing collaboration are the ones who gain the biggest advantage in the market. Things You'll Learn In This Episode What AI can't do (and why it's a good thing) AI can save agents two hours a day, but you still need to review the output for accuracy, ethics, and compliance. Are we missing out by looking for full automation instead of using AI to amplify what we do? Voice-to-text is a secret weapon Tools like Whisper Flow let you "talk your business into existence," eliminating typing and turning car rides and chores into productive work sessions. How much content could you produce if writing became as easy as talking? Long-tail blogging is beating Zillow and paid SEO AI makes it possible to publish hyper-specific content daily, exactly the type Google and GPT overviews prioritize. How does this let smaller agents outrank the giants in less than 24 hours? About the Guest Blair Knowles is the Founder and CEO of RAIN—the Real Estate AI Network—a modern coaching and training community for agents who want tactical, not theoretical, AI—built for traction over hype. RAIN offers field-tested strategies and tools that show agents exactly how to implement AI in their businesses today. It's designed for busy agents who want to get started with AI but don't have time to sift through endless tools, trends, and misinformation. Blair built RAIN to be a shortcut—delivering only what works, with short, actionable trainings that save agents time and drive results. Blair began her real estate career in 2013, built a top-performing team, and launched her independent brokerage, Ridgeline Real Estate, in 2020. Today, Ridgeline includes more than 25 agents and staff. Under her leadership, the firm will surpass $100M in annual sales and cross half a billion in total volume in 2025. She cont hiinues to lead with a focus on clarity, implementation, and forward momentum—both inside RAIN and in the real estate industry at large. Join RAIN: Real Estate's AI Network on Facebook. Real estate agents in Santa Clarita are uniquely vulnerable to AGI—not because they're low-skilled, but because real estate work is highly repeatable and systematizable. An AI system can list properties, respond to inquiries, schedule showings, coordinate logistics, negotiate offers, and provide 24/7 client service. A real estate team that deployed AI could manage 2-3x the transaction volume with the same number of agents. Or keep the same volume and cut staff in half. From a business economics perspective, that's irresistible. In this episode, Connor explains exactly why 50% of Santa Clarita agents will be displaced—and more importantly, how to be in the surviving 50%. The math is brutal: if you handle 10 transactions per month and your brokerage deploys an AI system that handles 80% of routine work, your brokerage realizes they can do the same volume with half the agents. That's inevitable if AGI-level real estate systems become available. But here's the opportunity: agents who move first will dominate the market.Learn the difference between commodity agents (easily replaced by AI) and specialist agents (who use AI to multiply their effectiveness and become indispensable). Commodity agents list houses the traditional way, respond via email/text, rely on routine processes. They're vulnerable immediately. Specialist agents become the AI-powered expert in their market, use AI to free up time for high-touch client work, handle complex transactions requiring judgment, and become the person who manages the AI (not the person it replaces).Discover five actions to take RIGHT NOW: (1) Learn the basics—understand what AI can and can't do, experiment with ChatGPT and Gemini; (2) Integrate AI into your workflow—use it for listing descriptions, comparable sales analysis, follow-up sequences, administrative work; (3) Position yourself as the AI expert in your brokerage—become the person who trains others and evaluates new tools; (4) Build specialization—don't be a general agent, become the expert in your market, neighborhood, or transaction type; (5) Join the conversation—Santa Clarita Artificial Intelligence offers classes and training specifically for real estate professionals. The infrastructure to deploy AI across real estate already exists. Fiber optics. Cloud computing. Every agent has a computer. Every MLS is connected. Every buyer and seller has a phone. That means when AGI-level real estate systems become available, they don't take decades to roll out. They deploy in months. The agents who start learning AI now will have 12-24 months of advantage over agents leaYoutube Channels:Conner with Honor - real estateHome Muscle - fat torchingFrom first responder to real estate expert, Connor with Honor brings honesty and integrity to your Santa Clarita home buying or selling journey. You can close that gap — and this 5-part series will show you how.In today's episode, real estate coach Vanessa Franz Barnes, who has sold over 1,000 homes through multiple market shifts, breaks down why some agents still grow in challenging markets — and the exact adjustments you need to make if you want consistent $10–$20K+ months as a profitable real estate agent. You'll learn:• Why a shifting market does NOT mean fewer closings • How today's buyer/seller behavior impacts your results • Why fundamentals matter even more in this market • The new ratios you need to understand to stay competitive • How to track your numbers so you can adjust with intention • Why data — not emotion — must guide your business right now • The first big shift every 6-figure agent is makingIf you're watching other agents close consistently and wondering, “What are they doing that I'm not?” this episode gives you the clarity you've been missing. Key Hand-Off on Possession Day | How the Final Step Works in Alberta Real Estate In this short Q&A clip, Raman explains how the key hand-off works on possession day in a typical Alberta real estate transaction. Once the buyer's lawyer sends the funds to the seller's lawyer and the funds are confirmed in trust, the seller's lawyer notifies the seller's agent that the keys are releasable. From there, the buyer's agent gets the go-ahead — and that's when the buyer finally gets possession.

Send us a textThe National Association of REALTORs was in the news last week concerning two policies. One was changed and the other was upheld. First, NAR voted to end the requirement of NAR membership to gain access to REALTOR owned MLSs. This is a great policy change but did the change go far enough?Secondly, NAR failed to approve the required disclosure of referral fees in a real estate transaction. This is a very bad look for the Association especially when you hear the amount of support in the Association for the change. This season has shown me something most people don't talk about out loud: your relationships will either accelerate your vision… or quietly slow it down.As we get to the end of the year, people start reflecting on gratitude, lessons, and the people in their life — and that reflection hits differently when you realize some relationships no longer feel aligned. Maybe you feel drained after certain conversations. Maybe the friendships that used to fit… don't. Maybe your circle feels smaller but sharper. You're not imagining it.You're not being dramatic. You're growing. And not everyone is meant to come with you into your next season. In today's episode, I'm sharing the truth about shifting friendships, evolving standards, and the emotional cost of outgrowing people you once loved deeply. I'll walk you through how I curate my circle, how I protect my energy, and how I decide who gets access to me — not based on history, but based on alignment. If you've been feeling disconnected, drained, or misunderstood this year… this episode will give you clarity, permission, and a framework for choosing relationships that match who you're becoming — not who you used to be. Things I cover in this Episode:The moment you realize you've outgrown old friendshipsWhy growth can feel lonely (and why it's not actually loneliness — it's expansion)How to protect your energy without guiltThe Access Buckets Framework I teach my kidsInner Circle vs. Growth Circle vs. Clients vs. DrainersHow to filter relationships using expanders vs. diminishersWhy boundaries aren't rejection — they're alignmentHow to elevate your rooms and stop staying where you're the strongest oneWhat happens when your bandwidth shrinks and your standards riseA step-by-step “Play Bigger Relationship Audit” to realign your circle for 2026If this episode resonates with you — if it gives you clarity, permission, or a deep exhale — share it with a friend, tag me on Instagram @itsraquelq, or send me a message inside my VIP text community at textraquel.com.And if you're ready to grow with me in 2026 — through coaching, events, or a VIP Day in Scottsdale — send me a DM. In this candid year-end episode of Rethink Real Estate, Ben Brady, CEO of Harcourts Auctions, sits down with Auction Associates Matt Blethen and Chase Boruff to unpack one of the most misunderstood, yet most powerful, tools available to real estate agents today: the non-distressed auction process. After a year filled with longer days on market, stalled listings, and multiple price reductions, the trio dives into the real frustrations they've seen across the industry and why so many agents unknowingly work against their own clients.Ben, Matt, and Chase break down the full outreach sequence: how they identify aging listings, what messaging goes out, and the typical responses they hear from agents every single day. From fear of the word “auction,” to ego-driven decision making, to the myth of “good activity,” they expose the patterns that keep listings stagnant far longer than they should be. They also reveal what good agents do differently: leaning into transparency, inviting third-party expertise, and using auction as a high-integrity way to uncover true market value quickly. The conversation then shifts to the outcomes agents never talk about — the listings that don't sell at auction. Instead of viewing those moments as failures, the team explains why they often lead to the clearest price discovery, the fastest path to a realistic relaunch, and in many cases, a sale that would have taken months longer traditionally. If you've ever wondered how the auction process really works behind the scenes, what objections the team hears daily, or how to stop relying on hope as a strategy, this episode is the reset button most agents didn't know they needed.Timestamps & Key Topics:[00:00:00] — Introduction [00:00:36] — Why agents fear the auction word [00:01:52] — Biggest industry frustrations in 2025 [00:03:45] — How the auction outreach sequence actually works [00:06:18] — Common agent objections & how to overcome them [00:10:44] — Why price reductions aren't a strategy [00:13:06] — Ego in real estate: the hidden problem [00:15:22] — What great agents do differently [00:18:04] — The REAL downsides of staying traditional [00:22:15] — Why the auction process isn't “marketing” [00:26:11] — What happens when a property STILL doesn't sell [00:30:14] — The biggest disconnect agents have [00:33:00] — What we're improving for 2026 [00:36:40] — Why auction volume will grow in the U.S. [00:38:51] — Closing thoughts & call to action
This Thanksgiving hits differently… and I wanted to bring you into the real story behind why. If you had asked me a year ago whether my mom would be sitting at the table celebrating her 76th birthday today, I couldn't have given you an answer. We prayed. We fought. We almost lost her—twice. And this year forced me to slow down in ways I never expected. In this episode, I'm pulling back the curtain and sharing a message straight from my heart. Not as a business coach. Not as an entrepreneur. But as a daughter navigating one of the hardest seasons of her life.I talk about what this year taught me about legacy, presence, loss, gratitude, and the truth about building a life you actually want to live—not just a business that looks successful on paper. This isn't just a Thanksgiving message. It's a reminder of what matters, what lasts, and what we often forget while we're chasing goals, growth, and the next milestone. If you're in a season of building… or a season of slowing down… or a season of transition… this one is for you.
If you're a real estate agent tired of chasing leads and still dealing with inconsistent income, this episode is exactly what you need. Most agents believe “more leads” is the solution, but the real issue is missing systems behind your lead generation. In this episode, real estate business coach - Vanessa Barnes, breaks down the simple structure successful agents use to create predictable income and a business that actually feels manageable. In this episode, we'll cover: • Why more leads won't fix your income problem • The real reason your lead gen feels chaotic • How switching strategies too fast slows your growth • Why you only need three lead generation strategies you actually enjoy • What top-producing agents do differently with their lead gen systemsIf you want consistent income, stronger lead conversion, and a business built on clarity instead of chaos, this episode gives you the foundation you've been missing you finally start moving toward a predictable $10-20K+ months! If this episode supported you, please leave a rating and review—it helps other real estate agents find the show, and I'm on a mission to impact 10,000 of them. Three Systems Every Agent Must Lock In Before the Year EndsIf you stopped working today… would your business keep running? If your answer is anything other than YES, this episode is your wake-up call.In this episode, I'm taking you behind the scenes as I break down the three must-have systems every single agent needs to lock in before the end of the year—no fluff, no overwhelm, just the essentials that generate leads, stop money leaks, and build a business that doesn't depend on constant hustle.Because here's the truth: Vision without systems is just stress dressed up in hope. And how you end this year will determine exactly how you start 2026.I'm pulling back the curtain on the exact systems my top clients use to scale with ease—so you can clean up the chaos, tighten the gaps, and create a business that grows even when you're not grinding. If you're ready to step into your CEO role, build sustainable success, and start the new year with clarity and momentum… you're in the right place.
