How Different Generations Use Technology:When it comes to pointing out the differences between Millennials and Gen Z versus Gen X and Baby Boomers, technology is usually one of the biggest differentiators. Younger generations grew up with the technology we use today, or at least comparable, earlier versions of it. While it might take older generations a bit more time and effort to find and learn their way around new online communities, maneuverability is more or less second nature for Millennials and Gen Z.While it's safe to argue that this younger generation is more adept at adapting to new technologies, it's also very true that this generation has become very reliant on what they hear from fellow members of the tribes they subscribe to. As a result, these younger generations are a little less trusting of institutions (and marketing messaging from said institutions), and are in fact very good at tuning out advertisements that clutter their news feeds and inboxes.So what does this mean when it comes to real estate? Creating loyalty amongst the younger generation will naturally lend itself to expanding your reach as a real estate professional, simply because those who are loyal to you will potentially be more likely to refer you to their fellow tribe members. Building your own loyal base of clients and potential clients is key to sustainable growth, a healthy referral pipeline, and establishing yourself as a sought after professional in the luxury real estate space.Prosocial Rewards and the Peak-End Rule:One of the most effective strategies at capturing new referrals is by offering what's known in psychology terms as a prosocial reward. These specific types of rewards refer to benefits that you as a professional don't necessarily offer to potential clients, but, instead, your existing client base offers on your behalf instead. Consequently, these benefits aren't being framed as having come from the professional, but rather having been given to a potential referral directly from an existing client (as a gift, so to speak).With prosocial rewards, the person delivering the benefit, an already trusted source of information for the potential client, gets to play the role of insider as they give their friend something of value, all on the behalf of a brand or professional without the brand or professional having to really get closely involved in the process. This is a great strategy for securing new referrals from typically already qualified leads.Another helpful tip when asking for referrals centers around the concept of the peak-end rule, a psychological term that refers to the highlight and culmination of one's experiences as the lasting memories most easily recalled. Generally speaking, the peak and end are the two aspects of an experience that a potential client will remember most vividly. When asking for referrals of any kind, the best time to do so is as close to the peak of satisfaction as possible, namely because your client will never be as satisfied with your services as they are at that very point. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over this question, should agents be required to own real property? Should they be required to own a home or a condo, or land? Tune in to hear all of the thoughts! Episode Highlights: Monica says that in some parts of the country, owning property is more complicated than in other regions. If you are a real estate agent in New York City, you are likely renting something.  Look at it like an analogy; if you are a vegetarian, does that mean you shouldn't be able to own a subway franchise because you are not eating the meat that you serve?  Jenn inquires, if we are doing investment property and hiring somebody to represent us, does it make sense that we would want to hire an agent that knows investment property because they have some?  If you are an agent doing a lot of deals, it is easy to forget that a purchase is a highly emotional process. People move because of emotional things, says Jenn. Monica says that it is an exciting thing for real estate agents to think about that if you own property, how does that help you be a better agent? If you don't own property, why is that? Do you not understand or trust the process of investing in property? Andrew, the tiebreaker for this episode, say if you have five-plus years in real estate and are successful, you should be a home owner unless you are maybe in New York or LA or something like that where you can't buy a house for under $5 million. Andrew and Jenn discuss different circumstances in which real estate agents may rent or own.   3 Key Points: Monica says that you don't need to own property to understand the process of owning property. People think there is only one way to own property, and that is either to be a landlord or flip houses, but that is not true. There are a lot of ways to invest in real estate, says Jenn. I made goal setting a game (see how on Ep. 241 of the I Love Success Podcast) I had more vacation than ever before (and booked them before I knew if I would succeed). I only focused on the everyday process, not the goal. JUST SHOW UP FOR YOURSELF FOR A FULL YEAR AND SEE WHAT HAPPENS. Even though I was uncertain on HOW to achieve my goals, I had FAITH that it would happen as long as I BELIEVED (+confidence) it would happen and kept showing up. I was sorrounded by people better than me. I created a vision board with my wildest dreams. I consistently worked out + meditated 5x/week + good diet and + at least 7h/sleep I focused on JOY (thank you Lily) and I focused on GIVING as much as possible. Today's Real Estate Training and Coaching is part 4 of Real Estate Agents Ultimate Business (and Life) Plan. Prepare for Success! 7 P's of Real Estate: Proper Previous Planning Prevents Pitifully Poor Performance! 1 - You must complete your Pre Listing Package and it must be unique to you. Using your standard-issue, broker-created Pre Listing Package will not make you competitive enough! Having a digital one isn't good enough either. Digital is for special circumstances only. Use our proven Pre Listing Package, hard copy assembled and delivered exactly as we coach you. If you're not winning every time, your listing package isn't good enough. After you're done with your Pre Listing Package and have listened to the coaching calls about how to use it, get your Listing Presentation and Buyer Presentation done! 2 - Follow your ideal daily schedule. Your schedule should reflect your goals.   - 80% of your time should be spent on proactive lead generation.  - 20% of your time should be spent on transaction maintenance, closings, etc. - The only things that make you money in real estate are lead generation, furiously fast lead follow up, prequalifying, presenting, negotiating, and closing. If it's not on that list, you shouldn't be doing it. - Spend more time working IN your business (the above list) and less time working ON your business (everything not on the list). - You must have a consistent start and end time to your day. - Mornings are for setting new appointments; afternoons are for going on them! - Take control of your time! If you're not controlling it, someone or something else always will. Think about how you're closing for appointments for example. Are you asking "can we get together at 3 pm tomorrow?" or are you stating that you have "either 3 pm tomorrow or 5 pm Saturday, which is best for you?" Have pre-set times that you want to keep appointments and stick to them as much as possible. - Eliminate your use of the snooze button! Four Different Types of Loyalty:Barry explains that there are four different types of loyalty that can be split into two different categories: transactional loyalty and relational loyalty. Within transactional loyalty, you'll find two specific types of loyalty. Mercenary loyalty centers around the possibility of someone else being able to deliver a similar kind of transaction, and is based more on the end result itself than the service received. With inertia loyalty, clients tend to remain loyal to your brand simply out of convenience, often because they don't have more than one option to choose from. In this instance, think of the type of relationship you may have with your cable company, and that more or less categorizes what inertia loyalty is all about.Within relational loyalty, there are also two specific types of loyalty that Barry discusses. True loyalty centers around the experience you're able to deliver to your clients, and often involves one going above and beyond in the service that was offered. The final type of loyalty is the one that is often the most difficult to earn. Cult loyalty is based on the value alignment clients are able to connect with throughout the purchase, and this idea is reinforced when they see other people also make similar purchases. This social proof keeps clients wanting to come back for more, mainly because of the values espoused by the brand and the connection they feel to the remainder of the client base.The Next Generation of Homeowners:Because of the prevalence of social media, millennials are a generation raised on tribal identity. Growing up, they were able to utilize a variety of social media sites and quickly find their niche tribe in the process.When it comes to doing business, millennials are seemingly less price-conscious (despite struggling slightly more financially), and more connected to the values they associate with different brands. Chapman & Co. Leadership Institute ran a study on whether the values espoused by a business actually influence purchasing behavior, and 55% of respondents agreed that those values did in fact influence their purchasing behavior.
