Hello my friends and welcome to the Flip THIS Podcast! The real estate investing podcast that teaches you how to find and negotiate with motivated sellers to flip houses without using banks, or private lenders! As always, I’m your host, Steve Londeau. I’m a full time wholesaler, flipping houses in Detroit and its suburbs. Wholesaling is where you go out, find someone that wants or needs to sell their house, negotiate a price and sign a contract for say $30,000 and you go market it and find a buyer for $40,000. You assign your contract to the buyer, and make the profit in between.

Episode 10 Today I have a very special guest. He’s one of my coaches, and mentors.. I’ve probably known of and followed Marc Hoffmann for over 10 years, but have really known him and been coached by him for a little over 3 years. With over 15 years of experience working with, advising and coaching Real Estate Entrepreneurs, Marc has gained respect from not only his clients, like me, but also industry thought leaders in the Real Estate Education space. A gifted communicator, trainer and coach, Marc received his training background from the corporate training environment as a technical trainer. Flip THIS Podcast - Episode 5 - How to get the seller contracts signed!
First, I start by taking a look at the neighborhood, the houses next door to either side and across the street. I start by taking a picture of the front of the house, then the front & sides to show depth. I take a picture of each side of the house. Zoom in on the roof, get several pics of it. Take pics of the rear or the house and the backyard. The idea is to make sure that you get a pic of every possible section of the house. Make it easy on your buyers to see the house for exactly what it is. DO NOT try to pretend there is nothing wrong with the house, or, take your pics avoiding the problems with the house. All that is going to do is piss off your buyers and make you look like a scam artist or that your’e trying to get one over on your buyers. If that’s the type of business you’re setting up, it won’t last very long. Honesty, Integrity, Honor… these are words you should model your business after. Exterior - Roof What type of roof is it? Shingle Flat Roof Metal Roof? Other? Does it look like it needs replacing? Windows What type? Vinyl Double Pane Single Pane Wooden How many need replacing? Paint/Siding/Trim if Brick Any paint needed? Look at the trim and facia Gutters/Downspouts Are there any? Are they in good shape? Do any sections need replacing? Do the down spouts take the water away from the house? Foundation Are the sidewalks or is the driveway cracked? Is the house showing any signs of settling? Garage Is there a garage? How many cars? Attached or Detached Roof & Garage Door in good shape? Interior - Kitchen What type of flooring is there? Does it need replacing? How do the cabinets look? Could they be sanded and stained or painted? Do they need new hardware? Bathroom(s) What type of flooring is there? Does it need replacing? How's the shower? Bedrooms Dining Room or Other Rooms (den, library, office, nook, etc) Living Room Basement - Is there one? Is if finished or unfinished? Is it a "Michigan" Basement (more like a cellar, dirt floor, concrete or block Full or partial
