In this minisode, Elle talks us through the challenges she's facing leasing second floor office space on a premium anchored retail site surrounded by lower end retail, driving market rates down. Is the only option to lower your asking rate? What should you know about your own site, and the sites surrounding you, to justify higher than market rental rates?

At the time of this interview, Joanna Rotonde was the Sr Manager of Northeast Transactions for Regency Centers. She is now the Vice President of Transactions at RPT Realty! Throughout her career, she has identified, underwritten, and closed over $1 billion of transactions.
