So, how can you stand out to make your offer more desirable?My first piece of advice is to get pre-qualified for a mortgage loan. This gives the seller a sense of security because you have proven that you can purchase the home. It makes you nearly equal with a cash buyer, but this also allows you to find out what you can afford to purchase. Most sellers won’t even look at an offer without a pre-qualification. Another good thing to do is put down 20% on a home, or put a larger amount of earnest money down. Not everyone can afford to do this, but if you have the financial clout, I would recommend it.It’s also not a good idea to make an offer with a lot of contingencies. You want your offer clean, and sellers don’t like to muddle around with contingent offers. You can consult with me on how to make the cleanest and most attractive offer. Well, in a nutshell, property values plummeted and a lot of people lost the equity they had gained up to that point.From 2006 to 2007, we saw 15,757 properties sell. Year to date, from 2014 to 2015, we've seen 16,000 homes sell. Compare that to the 2010 to 2011 time period, where we only saw 9,563 homes sell. It's safe to assume that our market is on solid ground once again, as we've seen home sales increase year over year since the bottom of the crash.We're expecting an even greater year next year, so it's a great time to buy or sell in Knoxville. Once the spring hits, you can expect a seller's market, making it a great time to get great value for your home! This isn’t a good idea, because an agent has been hired to represent the seller’s best interests. Regardless of what they say, they’ll provide information to the seller. For instance, they could suggest a higher price if you reveal how much you’ll offer. Always hire a Realtor to represent you.You don’t conduct research on the property. You don’t want to get into a subdivision that’s not growing, for instance. You should be conducting research about the area. Make sure the research you conduct contains survey copies. It could be a big mess if you miss this important step!You don’t read the fine print. A lot of people don’t investigate the fine print. They sign blindly.
