This week thousands of podcasters around the world take part in Podcastathon, a global effort that shines a spotlight on nonprofit organizations doing meaningful work in their communities. For one week, hosts swap their usual topics for stories about causes they care about and invite their listeners to learn more, get involved, or lend support. This episode is my contribution to that global event, and it gave me the perfect excuse to talk about one of my favorite nonprofits. Sometimes the hardest part of marketing isn't getting attention. It's helping people feel comfortable enough to try something new. That is exactly the challenge when you run a Fringe theater festival. In this episode, I chatted with Paul Daly, Executive Director of the IF Theatre in Indianapolis. IF Theatre is the home of the Indy Fringe Festival, one of the largest fringe festivals in the world, bringing dozens of performers and hundreds of shows to Mass Ave every summer. The festival celebrates creativity, experimentation, and the kind of performances you will not see anywhere else. But that same freedom can make newcomers hesitate. When audiences are not quite sure what they are getting into, they may stay home. Paul shared a simple marketing approach designed to make the experience easier to say yes to. Takeaways Give people a path into the experience Fringe festivals can feel overwhelming. With so many shows and styles, first timers do not always know where to start. This year IF Theatre plans to introduce curated show lists. Want a day of comedy? There is a list for that. Prefer serious drama or an eclectic mix? There are paths for those too. Instead of asking people to sort through dozens of options, the festival gives them a starting point. • Help people understand what to expect Younger audiences especially want clarity before they commit. What will this experience feel like? Is it funny, thought provoking, weird, or a little bit of everything? Clear descriptions and curated experiences remove uncertainty and make it easier for someone to buy that first ticket. • Tell the bigger story behind the brand Many people know Indy Fringe as a ten day festival. What they may not know is that IF Theatre runs year round programs, classes, and performances. One key message they continue to repeat is simple. IF Theatre is the organization. Indy Fringe is its biggest event. The lesson here is straightforward. When people feel unsure, they hesitate. When you guide them, they step forward. And sometimes all it takes is showing them where to start.

On this month's episode, The Stinging Fly poetry editor Annemarie Ní Churreáin is joined by poets Simon Costello and Jane Robinson to read from and discuss their poems that appear in The Stinging Fly Issue 53 Volume Two, the climate issue.Simon Costello is from Tullamore, Co. Offaly. His poetry has been published in The Poetry Review, Poetry London, Poetry Ireland Review, The Stinging Fly, bath magg, New England Review, The London Magazine, The North, The Moth, Magma, The Rialto, The Irish Times and RTÉ. He has been awarded first prize in The Patrick Kavanagh Award for Poetry (2024), Southword Editor's Poetry Award (2023), The Rialto Nature Competition; Place Poetry Prize (2021). In 2021, he was highly commended in The Moth Poetry Prize. In 2024, his poetry chapbook Saturn Devouring was published by The Lifeboat Press. He is currently a Government of Ireland IRC Scholar and PhD candidate. He teaches at the Mary Lavin Centre/School of English in University College Dublin and also works for Granta magazine. He lives in Dublin.Jane Robinson's collections, Journey to the Sleeping Whale (Salmon, 2018) and Island and Atoll (Salmon, 2023), as well as other poems and essays, reflect her deep ecological awareness. With a doctorate in Biology from Caltech, Jane is also a recipient of the Shine-Strong and Strokestown Poetry awards. She lives in Dublin.Annemarie Ní Churreáin is a poet from northwest Donegal. Her books include Bloodroot (Doire Press, 2017), The Poison Glen (The Gallery Press, 2021) and Ghostgirl (Donegal County Archives, 2023). Her work has been shortlisted for the Shine Strong Award for Best Debut Collection (IRE) and for the Ledbury Hellens Best Second Collection (UK). Ní Churreáin is a former fellow of Akademie Schloss Solitude Fellowship (GR). Her writing for stage has appeared at the Abbey National Theatre of Ireland. Adore Beauty discounted frequently after their ASX float and watched margins fall to almost nothing. David Jones once had a tuxedo-wearing pianist on a Steinway in their ground floor – and made a deliberate decision to never, ever call their promotions a "Sale." Same tool. Wildly different outcomes. Canada’s residential mortgage market is a $32 billion annual asset class in Ontario alone. Plus, it’s structurally undersupplied. Unlike the US, Canada has no 30-year fixed mortgage. As a result, strict banking regulations push Canadian homeowners into the private lending market every few years. That forced refinancing cycle produces delinquency rates roughly one-eighth of what US private lenders see. On top of that, the recourse process in Canada runs just 60–90 days. Chris Lopez sits down with Hugh Tawney, founder of Leeward Capital Partners. Together, they walk through how Property Llama Capital gained access to this market and why they made it part of their Capital 3 fund. Hugh brings an institutional finance background in public equities, fixed income, life settlements, venture, and structured credit. Before founding Leeward, he spent years building fund vehicles across multiple asset classes. His CFO managed fund accounting for 38 entities at a Denver venture firm. His COO, meanwhile, helped build ArrowMark’s multifamily origination platform — a $5 billion book. Their Canadian operating partner, Aman Mann, ran a mortgage investment company from 2017 to 2023. In total, he originated approximately 500 loans with zero impairment of principal. The fund focuses on first and second lien residential mortgages — bridge loans, fix and flip, and short-term refinances. Currently, the portfolio sits at a 76.4% weighted average LTV with an 80% hard ceiling. Also worth noting: two-thirds to three-quarters of the loan book is owner-occupied. Homeowners, after all, default at a fraction of the rate that investment property owners do. For third-party validation, the fund works with Baker Tilly (tax and audit), NAV Consulting (fund administration), UMB (custody), and Stout (quarterly independent valuations).
