For this episode, which was recorded during the market volatility of May 2022, Ray Sturm and Kevin sat down and discussed AlphaFlow's thesis from a technology standpoint, their philosophy when it comes to solving their customer's challenges, and having discipline when it comes to an ever-changing market.
Ray Sturm, with Alphaflow, helped launch the real estate crowdfunding industry and he gives his expertise on the topic. He joins Abhi and discusses how the industry has changed over the years, and how his company has evolved to better assist real estate investors. Data-driven underwriting isn’t so complicated and Ray explains data points and how they analyze each loan that is under review. Learn what the different data points can tell you about a specific deal and get to know more about the thresholds. Ray takes us through the different zip codes across the country and talks about why he and his team like secondary markets. He talks about his favorite zip codes to invest in and how to know when there is a good opportunity in any given zip code. Default rates are rising in the hot markets, but stay disciplined and look to local lenders in secondary and tertiary markets who maintain lower default rates. Alphaflow buys hard money loans for their investment fund, which is available to get involved with. On this episode, we talk about Alphaflow, how it works, how to invest in it, as well as why Ray likes to start companies and what is involved in building a startup.
Today we speak with RealtyShares Co-Founder and current CEO of AlphaFlow, Ray Sturm. Ray has an investment banking background after spending his early years on Wall Street. He dives into real estate crowdfunding and loan investing and discusses where it makes sense in your portfolio. There's a lot of great info on this one so hit play now!
We've all heard about crowdfunding sites like GoFundMe, KickStarter, and IndieGoGo. Now, however, there's crowdfunding for real estate deals, and AlphaFlow is one of the leaders in the industry. Jason Hartman talks with Ray Sturm, co-founder and CEO of AlphaFlow, about how it all works, what kinds of deals AlphaFlow is interested in, and why some deals just don't work. Key Takeaways: [2:44] What AlphaFlow is and how it works [4:43] The regulations AlphaFlow has to follow [7:28] In real estate crowdfunding you have to commit early [11:32] Why AlphaFlow sticks with residential real estate [14:43] The interest rates that borrowers are paying and how the loan breakdown works [17:18] AlphaFlow stays away from refinancing deals Websites: www.AlphaFlow.com
Ray discusses the opportunities of private credit thru real estate bridge loans. Partnering with lenders throughout the country, AlphaFlow purchases existing real estate bridge loans of 6-12 months in duration, with 80-90 different loans in a pool for investors. Most of these loans are to "Flippers" who purchase homes, renovate/rehab them, then sell them. For Accredited Investors only, they raise funds from institutional investors and private, retail investors. Any investor looking for higher than market yields (who isn't?) will find this to be very interesting.
