New guidance from Fannie Mae and Freddie Mac is reshaping the intersection of mortgage lending and property insurance − introducing greater flexibility that could significantly impact housing affordability and insurance availability in Florida and nationwide.Former Florida Deputy Insurance Commissioner Lisa Miller sits down with leaders from the real estate and insurance industries to break down these changes, including the headline shift allowing roofs to be insured at Actual Cash Value (ACV) rather than full Replacement Cost Value (RCV).  The discussion explores what this means for homeowners, condo associations, lenders, insurance companies, and Realtors − and the critical balance between affordability, risk, and consumer protection. Show Notes (For full Show Notes, visit https://lisamillerassociates.com/episode-63-easing-insurance-requirements-on-mortgages/)This episode examines major policy changes from the Federal Housing Finance Agency (FHFA), implemented through Fannie Mae and Freddie Mac, that aim to better align mortgage requirements with modern insurance market realities. The most notable update allows roofs to be insured on an Actual Cash Value (ACV) basis, while maintaining Replacement Cost Value (RCV) requirements for the primary structure of a home. These changes come amid rising insurance costs, reduced market participation, and increasing pressure on housing affordability. Host Lisa Miller is joined by Danielle Blake, Chief of Residential Real Estate and Advocacy at the Miami Association of Realtors, and Karen Collins, Vice President of Property and Environmental Issues at the American Property Casualty Insurance Association (APCIA), to explore how these reforms could ease lending challenges while introducing new considerations for consumer awareness and financial responsibility.  It also underscores a central trade-off in public policy: Affordability versus new risks for consumers.Understanding the Shift: ACV vs. RCVThe new guidance allows roofs to be insured using Actual Cash Value, which factors in depreciation and typically results in lower premiums—but also lower claim payouts. While this creates affordability opportunities, it introduces new financial responsibilities for homeowners, who may need to cover gaps at the time of loss.  “Because ACV policies are cheaper, they also pay less at the time of claim, factoring in depreciation. It's like auto insurance. If your car is totaled, you don't get the money to buy a new car − you get the cash value of the car prior to the accident,” explained Host Miller. The policy shift reflects growing recognition that roofs − particularly aging ones − are a primary driver of insurance losses and require a...  (For full Show Notes, visit https://lisamillerassociates.com/episode-63-easing-insurance-requirements-on-mortgages/)

Transaction Brokerage in Alberta: Do You Disclose a Second Offer? What happens if another offer comes in during transaction brokerage? This is a highly tested concept on the Alberta real estate licensing exam — and many students get it wrong. In this video from The Alberta Real Estate School, we explain how disclosure works when you are acting in transaction brokerage and a second offer is received. Here's what you need to know: • In transaction brokerage, you remain neutral between the buyer and seller • If another offer is received, you disclose it to the seller only • You must ask the seller for permission before disclosing the existence of multiple offers to other buyers • Disclosure to the buyer only happens if the seller instructs you to disclose In multiple offer situations, the seller controls whether competing buyers are told.   Many sellers choose to disclose in order to encourage stronger competing offers — but that decision belongs to the seller, not the brokerage. This topic connects directly to: • RECA agency rules • Transaction brokerage duties • Confidentiality obligations • Multiple offer procedures • Practice of Residential Real Estate exam questions   If you're studying for your Alberta real estate exam, understanding neutrality and disclosure rules in transaction brokerage is essential. The Alberta Real Estate School provides structured exam prep, scenario breakdowns, and live Q&A sessions to help you master topics like this. Can You Add Conditions After an Offer Is Accepted? | Alberta Real Estate Exam Prep

Can you add conditions after an offer has already been accepted? This is one of the most common questions students ask when preparing for the Alberta real estate licensing exam. In this short training video from The Alberta Real Estate School, we break down exactly what happens once an offer is accepted — and whether new conditions can legally be added afterward. Here's the key principle: Once an offer is accepted, you cannot simply add new conditions. However, additional terms may be introduced through an addendum — but only if both parties agree. If one party does not consent, the terms cannot be added. Understanding how amendments and addendums work is critical for: • RECA exam preparation • Fundamentals of Real Estate students • Practice of Residential Real Estate students • New associates working with buyers and sellers in Alberta • Avoiding contract mistakes in real transactions This concept ties directly into contract law, mutual agreement, and enforceability — all heavily tested areas on the licensing exam. If you're preparing for your Alberta real estate exam or want to strengthen your contract knowledge as a practicing professional, this is a must-know topic.

Key Takeaways:Start Investing Early: Residential agents should begin investing in real estate to build cash flow and financial freedom, rather than spending money on luxury items.Cash Flow is King: Focus on creating passive income that can cover your expenses and provide options in life.Partnership Matters: Choose partners carefully and do thorough due diligence. A bad partnership can disrupt your peace of mind and potentially cost you money.Commercial Real Estate Advantages: Commercial properties often have less drama, more stable tenants, and require less day-to-day management compared to residential properties.Patience in Investing: Don't rush to do deals just to do them. Wait for opportunities that truly make financial sense, especially in challenging market conditions.Time Freedom is Valuable: Prioritize controlling your time over simply chasing money. Investments should provide you with more life options and flexibility.Continuous Learning: Enjoy the process of investing, keep showing up, and understand that building wealth is a journey, not an overnight success

In this episode of Inside The Wolf's Den, Shawn and Joni delve into the compelling reasons why 2025 could be the perfect year to invest in residential real estate — despite the challenges. They unpack the current market landscape, including tariffs, rising interest rates, and supply trends, helping listeners understand how these factors impact home prices and availability. But it's not all gloom and doom. They emphasize the long-term resilience of real estate, highlighting the benefits of homeownership beyond appreciation—like stability, equity building, and lifestyle advantages. They explain why market fluctuations are normal and often short-lived, and how timing the right property matters more than waiting for the perfect moment. Shawn and Joni then explore why now might be a strategic buying opportunity. With interest rates potentially stabilizing or dropping in the future, locking in a mortgage today could pay off. Plus, increasing supply and shifting market dynamics could mean less competition and better deals—especially in neighborhoods experiencing infrastructure growth and rising amenities. Finally, they share three actionable steps for listeners eager to find the right property: • Focus on location and study areas with strong appreciation potential. • Partner with realtors, wholesalers, or start direct marketing to find distressed or motivated sellers. • Look for properties where you can add value through rehab or sweat equity. Tune in for expert insights and strategic tips to turn today's market challenges into tomorrow's real estate opportunities!  YouTube Link: https://youtu.be/fILupS4btNw

Multifamily real estate is still offering some significant opportunities to investors—you just need to know where to look! Although the past two years have been rough for multifamily, with falling rents, rising interest rates, and higher vacancy, we may be on the way out of this vicious multifamily market we found ourselves in just a year or so ago. With new multifamily construction predicted to dry up significantly over the next few years, current multifamily rents are already beginning to rise. Plus, one often-forgotten region may see demand pick up in a big way—if you invest here, you could get ahead of the curve!
