You calculate The NOI by subtracting the income from the expenses. Once you subtract the income from expense you have the noi, and then you take the noi and divide it by the sales price to get the cap rate. When buy invest B-C Class multifamily properties, always buy on actual numbers (T-12, T-6, T-3) not proforma. I’m seeing a lot of people buy on proforma and theoretical numbers rather than how the asset is performing today. The numbers tell a story and so many investors are selling themselves short by not paying attention to the story of the numbers.
