Liz is the Director of Governmental Affairs at WeServ and joins me to chat about the many faces of WeServ. Liz shares how she and her husband found their way into the real estate business many years ago by flipping houses basically with their own bare hands. She is a wealth of knowledge and part of the White Paper Sub Committee writing on topics like Sign Ordinance and Eminent Domain & Private Property Rights. We learn that WeServ hosted an impactful series of city meetings that were so well received and will help ensure that our cities develop strategically and according to what is actually needed. WeServ also contracted with an Economic Analyst and outlined a housing study that highlights the private sector - talking about housing solutions like short term rentals who have a bad reputation right now but serve a key role in our economy. Lastly we wrap up by talking about the many reasons to join WeServ as an agent or an affiliate. There is something at WeServ for every personality type plus lots of events and continuing education. Cynthia Campbell graces us with her presence and sheds some light on various water related issues in the state of Arizona. She is the Phoenix Water Resources Management Advisor and is the city's liaison with the state of Arizona Central Arizona Project and various other organizations on water resource issues. I call my friend and realtor, broker Cindy Sessions (who also owns a consulting business that specializes in commercial and residential plan review, building inspections and permit techs) and I have her ask Cynthia some questions that she's been pondering about monitors/meters on public water supplies. Stay tuned until the end where we touch on the Rio Verde situation and discuss what perhaps should have happened way back when this land was sold prior to being built on. Bottom line - realtors guard yourself with information if you are in a transaction involving any kind of land with or without water access. If you have follow up questions please email them to me at sandra.ovlinger@pinnacletitleaz.com or to cynthia.campbell@phoenix.gov conservation@phoenix.gov
The one where we go LIVE! I improvise, adapt and overcome. I look for a guest in the audience who has bought or sold a house in the valley using a realtor, to hear their side of the story. Super fun to be in old town Scottsdale sharing space with some local podcasts in the valley. Please share this podcast with a realtor in your life!
Today we get real. The real estate headlines may inflate the state of the market but that doesn't change the fact that buyers and sellers are hesitant to take action. You can't control the market but you can control YOU. So stop, drop and self reflect. Today we talk about some ideas to help create the inner shift needed to stream line and carry you through this next phase. As per usual if you have ideas of real estate topics you would like to hear about on this podcast Call or text me: 480-392-7301
A realtor, an escrow officer and a marketing rep walk into a recording studio - anything could happen! We welcome escrow officer, Teresa Rogers to Pinnacle Title! She has worked with several of our team members before and we are thrilled to come full circle with her. Teresa connected me with long-time realtor/broker Lester Cox and insisted that I invite him to chat - he did not disappoint! Lester is one of the few professionals who can claim the realtor role as their one and only profession. Over time, that gives him experience and know-how when it comes to navigating the ups and downs of the real estate market. If you want to find out specifically why I love the podcasting platform (less important) and what Lester suggests agents do to succeed (much more important), then tune in. Lester is growing a select team and still taking on a few more agents to coach. Mentors are vital in any field and real estate is no exception. We learn which book Lester recommends and find out who was/is his mentor. Teresa shares how she made her way into the Title industry and we learn what makes her stand out. I note that she is a good listener and doesn't seem to be formulating her next response when Lester is talking. That takes discipline! Last but not least, we also discuss what's reasonable to expect this month. Real Estate photographer Stephen Shefrin shares the do's and don'ts of creating a good partnership with your photographer. He talks about almost going under during COVID. I confess to probably not being the best client, years ago when I was a full-time Realtor. We don't Rumble per se.. but we learn what Michelle Shelton does as a horse property specialist and why you might want to consider working with them if you are looking to buy or sell a horse property. Also, if you are interested in exploring a new brokerage, check out Michelle's info. Personally, I feel like taking a field trip this weekend to check out the various horse communities scattered throughout the valley. Who knows, I might even pick up a donkey along the way! https://askmichelleshelton.com/ m@teamshelton.com | (480) 577-8272 | LifeRE Team Text (480) 907-3620 Stephen Shefrin Photography | Phoenix based real estate, architecture, and commercial photographer | http://shef1.com

F is for Fraud. We discuss the moral support Pinnacle has been blessed to receive from industry titans and ponder a few specific ways that set Pinnacle Title apart. Pinnacle Title & Escrow Agency is built on a strong foundation, with years of experience that collectively aims to raise the bar in the Title industry. We have Sunny Khanna and Ann Lueders Csincsak on to discuss what is happening in the world of real estate, airbnb investing and how staging and decor plays a significant role. Did you think Airbnb's were on the way out? Think again. Did you think you could just empty your house and list it? Think again. Find out the one thing you can do as a homeowner to maximize your return when selling your home. http://Exclusiverealtyco.com http://Arizonastaginganddecor.com
We dive into the appraisal industry with prominent Scottsdale Realtor, Kathleen McDowell from Keller Williams and Andrew Turley, owner of successful appraisal company Phoenix Valuation, to learn about the do's and don'ts throughout the appraisal process. We gain insight from Andrew on common mistakes and find out what a homeowner can do to maximize the return when selling their residence. We discover what happens backstage before and after an actual appraisal and discuss the realtor's role in the equation. Together, we uncover a growing concern in many fields - the gap of knowledge that occurs when industry professionals retire (or need to) and upcoming professionals aren't ready to take over. Chicken Little finds his way into the conversation but we shoot him down - the sky is not falling. Instead, Kathleen implores him and the rest of us to marry the house but date the rate. Don't miss the very last part when we find out what appraisers do besides simply picking up orders to appraise a home. Kathleen.McDowell@kw.com http://www.Phoenixvaluations.com
What is going on in the Phoenix Real Estate market and how do we interpret the data provided? Shifting from a sellers' market to a more balanced market can, for some, feel like a crash, but is it? Alarming headlines "The Sky is Falling!" Is it? Flip investors skew the data, artificially inflating the data when they pull out. Are we overbuilding? We discuss affordability in Phoenix and the changing demographics in the state. Flip investing and investing in residential rentals has been in cash - and what that means in comparison to the last crash. We laugh about the concept of "distressed" properties and what that meant back in the day compared to today. Come laugh with us!
