Having completed half of 2026 it's a good time to sit down with regular contributors Ben Robinson and Rob Gurney of Landmark and Ochresoft respectively to look at what has happened in the property market over the first half of 2026, and what it's in store for the second half. Looking at Landmark's own data, there is a really mixed picture. Listings remain reasonably strong, but demand is falling, evidenced by falling number of sold properties. Conveyancers remain steady but be careful reading too much into comparisons with 2025 warns Gurney. Clint Flowers has done hundreds of land deals across Alabama. He has never seen anything like what happened in Baldwin County. The transaction was straightforward on paper: 4,500 acres of former paper company land, largely un-zoned, sold to a buyer who planned to develop it for solar energy supporting a data center. The deal had been public for years, had gone through every established approval process, and was well into contract when a sudden political push attempted to retroactively rezone the property to kill it. Clint, one of the top land agents in the country and an owner at National Land Realty, wrote a widely circulated public piece about it. Not to defend solar. Not to advocate for data centers. To defend the right of a landowner to sell to a willing, legal buyer without having the rules changed underneath him after the fact. This conversation covers what actually happened, why retroactive zoning is a threat to every landowner regardless of what they plan to do with their property, and how the same precedent could be used against a family farm, a conservation easement, a commercial rezoning, or any other use someone decides to oppose loudly enough. The number of properties on the market in Perth has doubled in the last four to six weeks. Some people are calling the top of the run. Neil isn't one of them. Transactions are still running at 700 to 900 a week through REIWA. That hasn't changed. What has changed is stock coming on, and there are good reasons for it. Investors spitting the dummy after the budget changes to negative gearing and capital gains tax. Homes finishing construction and tenants moving out of rentals into them. Owners who bought at 350k looking at 900k and deciding now is the time to cash out. None of that is a falling market. We need around 14,000 properties on the market just to be balanced in WA. The extra stock gets things moving again after a period where it was stagnant. But there's one number almost nobody is watching, and it's the one that matters. Rental listings are still between 2,000 and 2,300. Every single week. For three to four years. Record lows. If more investors drop out of the market, that means fewer rentals, not more. Rents go up. Yields go up. And the standard investor comes back to the market because a higher yield offsets what they just lost in negative gearing. Neil also unpacks what he saw at the World Cup in America, where he watched supply and demand play out in real time. He paid $4,790 for one ticket to watch England versus Mexico at the Estadio Azteca. An hour before kickoff the same seat was $5,500. A can of Stella inside the ground was $19.99 USD. Not enough supply, too much demand, and a lot of printed money in the system. Same forces. Different asset. Ryan covers the difference between joint tenancy and tenants in common, why the latter can quietly multiply your ownership partners over generations without anyone realizing it, and why inherited land is essentially a forced partnership that families never agreed to. Pat Snyder, managing broker for National Land Realty in western North Carolina, gets about one call a week from landowners trying to figure out whether that letter is legitimate, a lowball, or something to ignore entirely. In this conversation, Pat breaks down exactly who is sending these letters, how the wholesaler business model works, and why the offers almost always come in 30 to 50 percent below what a property would actually sell for on the open market. Using 20 years of Dallas-Fort Worth MLS data, Darren explains why his findings challenge conventional wisdom about off-market transactions, how Clear Cooperation Policy impacted pocket sales, and why sellers may not be sacrificing value by avoiding the open market.
