EP366: Amazon's New Product Title Rules: Why Even Their Listings Must Comply

High Voltage Business Builders

Amazon's new product title policy isn't just for sellers, it's a mandate for their own listings too. I was reading an EcommerceBytes article earlier, and it hit me. Amazon is cleaning house, and they're starting with themselves. This tells me that the platform is serious about quality and compliance, and you should be too. I've seen this pattern play out across multiple brands in our portfolio. One home goods brand was doing solid volume until their keyword-stuffed titles got flagged. It's a wake-up call. Audit every title in your catalog against Amazon's category-specific style guide. It's not glamorous, but it's essential. If you're worried about compliance, you're not alone. These issues hide in plain sight. Let's tackle them together on The High Voltage Business Builders Podcast. Implement with us. What if some of your best real estate opportunities aren't traditional leads—they're people with problems you can actually solve? In this solo episode, Chris shares how he went from making $25,000 a year in ministry to finding his first real estate deals by literally knocking on the doors of homeowners facing foreclosure. He explains how massive imperfect action helped him get started, why distressed properties became a foundation of his real estate business, and how agents can apply the same principles today.Chris breaks down two major sources of opportunity: building deep referral relationships with professionals like estate attorneys, financial planners, divorce attorneys, and CPAs, and using curated data to identify homeowners who may be more likely to need real estate help. In this Australian Property Podcast episode, Pete Wargent and Chris Bates unpack a market that still looks soft on the surface but may be opening a sharper decision window for buyers, upgraders and long-term investors. They explore how the post-Budget reset is changing behaviour on the ground, from investors stepping back and refinancers scrambling to lock in older valuations, to the early signs of more urgency ahead of the spring selling season. Pete and Chris discuss why Sydney and Melbourne may now offer some of the best buying conditions seen in years, why quality owner-occupier stock could tighten again quickly, and why the real story is not just falling prices but shifting competition. The conversation also digs into the second-order effects of policy change. They look at rental pressure, investor hotspots, rezoning and density in Sydney, and the practical ways households may rethink capital allocation if negative gearing and capital gains tax settings keep pushing people away from established property. In the listener Q&A, they tackle whether selling down a large portfolio to buy a premium Sydney family home is smart capital recycling, and how the six-year CGT rule can change the tax treatment of an old and new home. If you want a practical read on where fear is building, where opportunity may be opening and what to watch next, this is a timely episode to queue up. How to Optimize Your Amazon Listings for AI Search With Jon Tilley [Ep.219]

Amazon sellers have spent years optimizing for keywords and traditional search. That is still important, but the way customers discover products on Amazon is changing quickly. In this episode of The Opportunity Podcast, we sit down with Jon Tilley, founder of ZonGuru, to unpack Amazon's latest AI developments and what they mean for sellers. Amazon has moved away from Rufus and is doubling down on Alexa for Shopping, alongside its newer Cosmo algorithm. Instead of simply returning search results, Amazon can now use conversations, customer profiles, product data, and recommendations to help shoppers make decisions. For sellers, this creates a new layer of optimization. We discuss why keywords still matter, but why sellers also need to think about the questions customers ask, how their products are used, who they are best suited for, and which products they complement. Jon also explains why simply asking ChatGPT or Claude to rewrite a listing is not enough, how first-party Amazon data can improve AI optimization, and why sellers need to balance AI readability with human conversion. We also look at the wider implications of AI for Amazon sellers, agencies, and omnichannel growth. If you want to understand where Amazon is heading and how to adapt your business before these changes become mainstream, this episode is worth a listen. Topics Discussed in this episode: 04:11 - Why Amazon is doubling down on Alexa and what that means for sellers 08:57 - Keywords vs. conversational search  14:48 - How to maximize your AI visibility on Amazon 17:43 - Understanding Cosmo's product knowledge graph  25:19 - The biggest AI optimization mistakes sellers make  27:52 - The opportunities AI unlocks for Amazon sellers 31:59 - How quickly AI optimization can impact performance  38:21 - How Amazon sellers are using AI beyond product discovery  41:00 - AI, agencies, and the changing service model  43:33 - Is AI killing agencies or helping them thrive? Hi, I'm Connor with Honor - message me here!Data drives real estate. If you are working off outdated numbers, you do not understand the market you are actually standing in. Here are today's real Santa Clarita Valley numbers, pulled straight from the CRMLS feed plugged into SantaClaritaOpenHouses.com.TODAY'S SCV NUMBERS, AUGUST 12 2026• 825 active listings, covering single family residences, condos, and townhomes• 176 properties currently in escrow• 39 closed sales in the last 7 days• Roughly 30% of current escrows will fall out, and that is normal, not a crisis• Distressed property (short sales, foreclosures, bank owned) is only 1 to 2% of this marketWHAT ELSE IS IN THIS EPISODECondo or townhome, the difference people always ask about. A condominium is typically a single level, no upstairs or downstairs, usually sharing walls and ceilings with neighboring units. A townhome is typically multiple stories. Ground floor is easier if stairs are a problem. Top floor means nobody walking above you, but you are carrying groceries up. On both, check the parking configuration carefully. Some units have direct garage access into the home, some open onto a common pathway, and some Vista del Canyon units in Canyon Country have a private yard between the garage and your door. Diamond Head in Stevenson Ranch is another layout worth walking before you decide. Why about 30% of escrows fall out. People hear that number and assume the market is in trouble. It is not. Buyers get cold feet. Somebody hears something on the news. A relative intervenes. It is spread across the board rather than concentrated in property condition, and it is a normal feature of this market rather than a warning sign.Everybody becomes an expert. The moment you start thinking about buying or selling, every person in your life turns into a real estate genius. Your coworker practically stole his house. Your relative knows a guy. My actual advice is do not dismiss them and do not obey them either. Take it to your agent and ask. If Stan at work bought a short sale under market three years ago, ask what the market was doing then and whether that play still exists today. Usually it does not, because distressed inventory is 1 to 2% and most of it gets handled before it ever reaches the open market. The warning nobody else gives you. If you use the big online portals to find out what your home is worth, understand the trade you are making. Whatever information you hand those systems gets sold to the highest bidder, and the buyers are mostly agents and lenders who want your personal private information.SEE THE DATA YOURSELF, FREEI put 11 years of sold data on my site so you do not have to guess:https://santaclaritaopenhouses.comWATCH THE VIDEOhttps://youtu.be/WBr3jrlJHgoTHINKING ABOUT SELLING?I work sellers-only, full-service representation. Everybody says it's a buyer's market. But is it actually a buyer's market where you sell real estate? Nationally, buyers have gained leverage in 2026. Inventory is higher, homes are sitting longer, seller concessions are becoming more common, and more sellers are reducing their prices. But national averages are not enough to win a listing appointment. In this episode, Tim and Julie Harris explain how real estate agents can determine whether their own market—and their individual micromarkets—actually favors buyers or sellers. They break down months of supply, buyer leverage, seller concessions, price reductions, the cost of waiting, pricing strategy, and why knowing your local numbers can separate you from agents simply repeating national housing headlines. You'll learn how months of supply helps determine market leverage, why buyers are successfully negotiating more concessions, why overpricing has become increasingly dangerous for listing agents, how agents can handle sellers who want an unrealistic price, and why zip code, price range, property type, neighborhood, and even individual streets can behave completely differently from national averages. You'll also hear why information alone is no longer enough. AI can produce information instantly. The career advantage belongs to agents who can interpret market data, communicate it clearly, and help buyers and sellers make confident decisions. If you want more listings and a more predictable real estate business in 2026, know your market cold. Put them together and you get the clearest signal yet on where vacation rentals are headed. Tim Rosolio is VP of Vacation Rental Partnerships at Expedia Group, where he leads the supply and host side of Vrbo. He's also a Vrbo host himself. In his return to Behind the Stays, Tim and Zach get into what that survey actually revealed — and it wasn't what the industry has been selling. Quality isn't luxury. It isn't the private chef or the infinity pool. It's accurate photos, verified reviews, a fully stocked shelf, and linens and silverware worth touching. 81% of guests said they'd pay more for a stay they can trust to be consistent. Then there are the sponsored listings landing this summer — a pay-only-if-you-book model that lets hosts buy visibility without gaming the algorithm. Tim explains how it works, why bad operators won't be allowed in, and where it goes across Expedia next. The conversation also covers the "coach up or coach out" program behind the purge, why the future of discovery is personalization instead of a star-rating system nobody trusts, expanded distribution across Expedia's 70,000-business B2B network, and the one fear keeping every VRM up at night: owner retention in a market where 2022 numbers aren't coming back. Maya Kadouri gets rental inquiries every couple of days on her sales listings. Not from buyers. From potential tenants. Trophy $10M+ owners asking "would the seller be open to just renting it?" That's what a rental exhaustion feeding frenzy looks like in Manhattan's luxury market in mid-2026. And it's just one of the signals Maya is seeing that the market is shifting under everyone's feet. "It's not about the number. It's about the trust. If you didn't do the early work of establishing that, the hard conversations later are a lot harder." Noah Rosenblatt and John Walkup sit down with Maya Kadouri, Douglas Elliman broker, top 3% at Elliman, 15-year veteran with over $2 billion in career residential sales, and former Director of Sales at The Belnord (yes, the "Only Murders in the Building" building). We get into the market shift she's seeing right now, how the pied-à-terre tax is quietly reshaping buyer behavior, the way AI is changing every consumer conversation, and the origin story that shaped her entire approach. What you'll learn: The market just shifted from trophy to $2-6M. Q1 and Q2 were carried by $10M+ apartments. The latest Olshan Report: 20 of 29 sales under $6M, only ONE trophy sale recorded. Maya's read on what's driving it. Luxury rental exhaustion is now real. Tenant inquiries on sales listings every couple of days. Prices running way above market. A feeding frenzy at the top of the market that mirrors what's been happening in the rental market all year. The pied-à-terre tax is changing behavior three ways. Some buyers pause their search. Some pull out of active deals. Some pivot to under $5M to sit below the threshold. The industry is still absorbing the two-phase rollout. Foreign buyers now show up with ChatGPT comp reports. The AI-vs-broker challenge is real, especially with international buyers. Maya's approach: use AI to check what buyers are hearing, then advise around what the model misses. It's an assistant, not a replacement. How Maya actually wins listings. Not the number. Not the marketing plan. Trust. Established early. So when the hard price conversation comes, and it always does, the seller takes your lead. The origin story that shaped everything. Maya got into real estate because she had a bad experience with a lender and thought consumers deserved a better-informed, more transparent advisor. That framing runs through her entire practice. The Only Murders in the Building effect. As former Director of Sales at The Belnord, Maya saw the show pull young buyers into pre-war NYC. Kids watching Hulu were the ones telling their parents to book showings. Ties directly into the co-op market comeback. The pre-war co-op comeback is happening. The luxury co-op market recently outpaced luxury condos. Value, inventory tightness, and pre-war aesthetic appeal are rotating this segment back to relevance. Clint Flowers has done hundreds of land deals across Alabama. He has never seen anything like what happened in Baldwin County. The transaction was straightforward on paper: 4,500 acres of former paper company land, largely un-zoned, sold to a buyer who planned to develop it for solar energy supporting a data center. The deal had been public for years, had gone through every established approval process, and was well into contract when a sudden political push attempted to retroactively rezone the property to kill it. Clint, one of the top land agents in the country and an owner at National Land Realty, wrote a widely circulated public piece about it. Not to defend solar. Not to advocate for data centers. To defend the right of a landowner to sell to a willing, legal buyer without having the rules changed underneath him after the fact. This conversation covers what actually happened, why retroactive zoning is a threat to every landowner regardless of what they plan to do with their property, and how the same precedent could be used against a family farm, a conservation easement, a commercial rezoning, or any other use someone decides to oppose loudly enough. Clint also tells the story of a neighboring landowner who lost millions because residents decided they liked looking at his farmland from their windows. How do you turn what feels like an “ordinary” property into a brand that guests connect with, remember, and actively choose over everyone else's? In this episode, I'm joined by branding and marketing strategist Ali Haney. We're unpacking how she transitioned from a long-term rental disaster into remote short-term rental management across multiple states, eventually blending her photography background with her hospitality experience to help hosts build true brand equity. We talk about:Flipping perceived property weaknesses into powerful market differentiators, like turning a Gatlinburg cabin's lack of internet into an intentional, off-the-grid romantic reset complete with analog experiences.Building a foundational brand strategy from scratch by defining core messaging pillars, identifying a hyper-specific guest avatar, and establishing values that serve as concrete criteria for hiring and firing your team.Utilizing ChatGPT and AirDNA as a market research "cheat code" to analyze competitor specs, summarize guest review trends, and spot high-impact amenities missing in your local market.Designing property features around guest origin data, such as installing an EV charger at a Catskills rental specifically to attract higher-income, eco-conscious travelers driving up from the city.Executing a deep property rebrand that goes beyond a logo tweak, using your brand strategy as a daily filter for social content, listing updates, and team briefs to eliminate decision fatigue.Ali pulls back the curtain on how to use your brand strategy as the literal backbone of your guest experience and long-term business scaling. You'll hear how to shift your mindset to view marketing as structured testing and learning rather than a verdict on your worth, allowing you to "do it scared" and out-position your competition. If you are a short-term rental / Airbnb host wondering how to stop competing on price alone and start engineering an unforgettable hospitality brand that commands premium rates, this conversation is your blueprint. Get ready to learn how to drop perfectionism and start leading your life and business with intention.HIGHLIGHTS AND KEY POINTS:[01:07] A short introduction about our guest Ali Haney, and how she got into the world of short-term rentals[03:12] Ali talks about using branding strategy to move beyond photography and create marketing that connects with ideal guests [06:50] Ali explains how defining a property's personality and turning perceived limitations into unique selling points creates a memorable brand that attracts the right guests [09:32] How identifying a property's natural differentiators helps build a stronger and more memorable brand[10:49] Ali shares how operators can decide between separate property brands or a unified brand strategy when managing multiple listings across different markets[12:39] Ali outlines portfolio-level values as the foundation for aligning multiple property brands while preserving each listing's individuality [15:40] Ali defines brand strategy as the foundational framework that aligns mission, guest targeting, differentiation, and messaging to guide every part of a short-term rental business[21:14] How the core value of excellence creates clear operational boundaries and simplifies decision-making across hospitality and property management[24:33] Ali highlights branding as a profit-driven strategy that turns one-time OTA guests into repeat direct bookings while improving long-term ROI[27:51] Ali frames rebranding as a full strategic reset that goes beyond visuals to ensure alignment between guest targeting, design, and business goals [30:16] Ali distinguishes between legacy brands and STR assets while outlining when rebranding makes sense and how to use guest data to guide the decision [32:52] How competitor and review analysis can uncover actionable differentiators that directly shape STR brand strategy and guest experience design[34:56] Ali reframes STR marketing as a data-driven cycle of testing and learning, separating performance outcomes from personal identity to support better decision-making[37:31] Ali shares how short-term rental owners can begin building a brand strategy by using existing performance data and evaluating properties through a differentiation-first mindset[40:07] The lightning round Golden Nuggets:“You're giving the house essentially a personality, so that people can start to feel like they know that property before they even step foot into it.”“We took what she thought was a weakness and instead tailored the entire property's brand and made it their superpower.”“If we don't have a strategy that we want to enact within our business and we just build pretty things on top of it, it's probably going to fall down at some point.”“Create an experience that people want to return to, because it's much easier to nurture a client or a guest that already trusts you, versus having to consistently acquire new ones.”“If we just take a small step each and every day, and we do that scared, that is still a huge amount of progress over six months time, nine months time, 12 months time.”Let's Connect: Website : https://brandandmarket.co/Instagram : https://www.instagram.com/brandandmarket.co/Enjoyed the show? He estimates that 90 percent of the sellers he talks to are dealing with some version of the same situation: land that is jointly owned, inherited, or headed toward a forced sale because life got in the way. In this conversation, he breaks down everything that can go sideways when multiple people own the same piece of ground, and more importantly, how to keep it from happening. Ryan covers the difference between joint tenancy and tenants in common, why the latter can quietly multiply your ownership partners over generations without anyone realizing it, and why inherited land is essentially a forced partnership that families never agreed to. He explains why getting a power of attorney before you list is one of the most important things a multi-owner group can do, walks through a real transaction that required 16 signatures at every decision point, and lays out the tax tools available when a sale finally happens, including step-up in basis, 1031 exchanges, and Delaware Statutory Trusts. His closing advice is short: get a plan, get it in writing, and remember that it is always easier to divide up money than it is to divide up acres. Your script isn't the problem. Your desperation is. Every agent calling expired listings is using some version of the same words. What separates the ones who get appointments from the ones who get hung up on has nothing to do with the script itself. It has everything to do with whether the seller can feel you needing something from them before you even finish your first sentence. That feeling leaks. It leaks through your tone, your rate of speech, your word choice. And sellers feel it like cheap cologne. These are real estate scripts that work not because the words are magic but because the person delivering them is completely unattached to the outcome. That is the thing nobody teaches. That is what you are going to learn here.✅ The word-for-word expired listing role play that gets sellers talking instead of hanging up✅ How to use real estate tonality to project hope and certainty instead of commission breath✅ The exact moment to ask permission to close and why silence after that question is your most powerful tool✅ How to handle an aggressive seller using the bull riding framework so the first 15 seconds stop costing you listings✅ How to call expired listings without sounding like every other agent who called that morning✅ The real estate cold calling scripts approach that turns seller complaints about their last agent into your appointment✅ Listing agent prospecting principles that apply whether you are calling expireds, probates, or any motivated seller✅ How to handle expired listing objections including the spouse objection, the forever no, and the market blame✅ Why how to close expired listings has less to do with your close and more to do with everything that came before itThe first year I sold real estate I made $13,000. The year I committed to the invisible work nobody was Listening, I became the number one listing agent prospecting in a market of 20,000 agents.

AI will not replace real estate agents. But it will expose agents who have no real value beyond data, comps, and reports. In this episode, Tim and Julie Harris answer listener questions about AI, real estate teams, income ceilings, mid-year mindset, and what serious agents need to do now to stay relevant in the 2026 market. You will learn why AI makes human contact more valuable, not less, and why agents who rely only on analytical skills are vulnerable. Tim and Julie also break down why many real estate teams are no longer profitable, how AI changes staffing and delegation, and why every team needs more rowers and fewer riders. This episode also goes deeper into why agents get stuck at the same level year after year. The real issue is often not tactics. It is mindset, exposure, environment, and the willingness to think bigger. For agents who want more listings, better systems, and a stronger career path, this is exactly the kind of blunt coaching conversation that matters. Industry Relations with Rob Hahn and Greg Robertson

The Industry Relations Podcast is now available on your favorite podcast player! Overview Rob and Greg kick off with some World Cup talk before diving into the Zillow vs. Compass preliminary injunction hearing, covering media coverage (Real Estate News, Inman, Nick Alfenkamp's Substack), key testimony from Errol Samuelson on listing freshness, and cross-examination details involving Robert Reffkin and MRED. They debate whether Zillow "rules the industry" or whether the MLS cooperative model still holds, unpack what legitimate competition looks like in real estate, and explore what Compass's strategy should be going forward — doubling down on agents vs. positioning against AI and big tech. The episode closes with a wide-ranging, contentious debate on whether private/exclusive listings carry fair housing implications tied to America's history of housing discrimination. Key Takeaways Coverage of the Zillow vs. Compass hearing came primarily from Real Estate News, Inman (AJ Trace), and Nick Alfenkamp's Substack; Zillow reportedly covered Alfenkamp's travel expenses to the trial. Errol Samuelson testified that a new listing gets significantly more views on its first day than by day five, framing the core dispute as who gets to benefit from "fresh" listings — the listing broker/MLS cooperative or the largest portal (Zillow). Reporting suggested Robert Reffkin encouraged Bright MLS to follow MRED's example and reacted negatively when Bright chose to stay neutral; MRED had reportedly run private listing networks for a decade before Compass became a major player there. Rob argues MLS rules were broken and Zillow is seeking a legal exemption; Greg counters that broker cooperatives generally avoid side deals with MLSs to preserve a level playing field. A ruling from the judge is expected around the end of the month. Rob and Greg discuss Compass strategy options: positioning as a tech company (rejected by Wall Street), inventory/listing differentiation (private listings), and scaling via agent count (the Anywhere deal). Greg suggests Compass should double down on agent quality/reputation and buyer-demand data rather than "cheat codes" like exclusive inventory. They debate potential enemies for a Compass marketing strategy — NAR, Zillow, or AI/big tech broadly — with Rob arguing consumer trust in tech companies has shifted negatively in recent years. Extended debate on whether competing on exclusive inventory is illegitimate specifically in real estate (vs. law, banking, etc.), including whether fair housing history and housing discrimination sensitivities explain the industry's resistance to private listings. You will learn why proactive lead generation must remain your top priority, how to use daily database conversations to create more referrals and listings, why scripts make you more professional, and how financial discipline protects your business during slower months. One of the beautiful things of this business is that you get to choose who you work with. You don't have to take every listing, The ones you say no to make room for the ones you were meant to serve. It comes down to laying out your process clearly upfront so the seller can opt in with full understanding, chasing what Matt calls the "unified yes" (where their yes and your yes are the same yes), and being willing to refer out the ones that aren't in alignment. Foreclosure filings are rising, but this is not a housing-crash episode. It is a wake-up call for real estate agents who want more listings in 2026. Most agents avoid pre-foreclosure homeowners because they are afraid of the conversation. Meanwhile, wholesalers and investors are already contacting these sellers, often offering one path: sell fast for less. Tim and Julie Harris explain why agents who know how to lead with clarity, dignity, and real options can become the homeowner's best solution. Today's pre-foreclosure sellers are often very different from the sellers of 2008 and 2009. Many have equity. Many simply missed payments because of financial hardship, rising insurance costs, tax issues, or an unexpected life event. They may not realize that listing traditionally, working with the lender, or using a temporary forbearance option could help them avoid foreclosure and preserve more of their equity. In this episode, Tim and Julie break down how to identify the opportunity in your local market, how to compete against wholesalers, what foreclosure data actually means, and why banks often prefer a solution over taking a property back. You'll learn how to approach pre-foreclosure homeowners ethically, position a retail listing as a stronger option than a wholesale offer, communicate with lenders, answer buyer and seller questions about foreclosure headlines, and build a more proactive listing business in the 2026 market.
