Finding new listings is the key to kicking off the near year with a great start. In today's episode of The Real Estate Sales Podcast, Jimmy gives his top 22 strategies to generate listings in 2022. 1. Call expired listings (6-24-month-old) 2. Seen unsolicited video CMAs For more information on these, check out Jimmy's previous podcast episodes. 3. Utilize Homebot.ai for past buyers It sends a detailed monthly report that provides a full-asset breakdown. 4. Make “just sold” phone calls (with Slybroadcast) Allows you to record one voicemail, call a group of people, and automatically leave that voicemail with them after just one ring! 5. Post social media “needs” post 6. Check probate listings Every time someone dies, they have to go through probate, and these listings are public information you can use to find someone who might want to sell the estate. 7. Farm your neighborhood You already know the market in your neighborhood; why not share that information with those around you? 8. Use predictive analytics (SmartZip) There are several actions people that someone wants to sell - SmartZip aggregates that for you. 9. Call “for rent by owner” listings 10. Circle prospect If a home had multiple offers, surrounding homeowners might be interested in selling. 11. Farm 3-7-year-old tract builds 12. Hold open houses 13. Use BoldLeads A website that creates and then sells leads typically results in a 2-3% return. While there might be a low return, it provides a database of homeowners who might sell in the future. 14. Find divorce leads 15. Contact “out of town” homeowners Folks who live in a different area, but own property, might be interested in selling. 16. Contact “for sale by owner” listings They want to sell but just haven't found the right agent. Be that agent! Add value to their lives and provide support. 17. Contact “out of town” lot owners People might own properties in an area and not utilize them. These are great candidates to reach out to and see if they are interested in selling. 18. Build relationships with a builder 19. Join a leads group 20. Find expired listings If you've added the most value to that person, you'll be most likely to have the opportunity to relist it. 21. Door knocking It's a tried-and-true tactic that can be used in so many ways 22. Create a “Top 25 Clients” list Build a list of your 25 contacts most likely to buy or sell, and make it a priority to call at least one contact each day. The average consumer in that farm responds better to cold advertising than someone in a high end/luxury market where relationships have already been forged. Promoting buyer success stories on social media can actually help us get more listings. If we show how we saved buyers time, money, and helped them get their offer accepted with multiple offers, it shows our ability to solve problems. Many agents refuse to work with referral sites like Homelight, but if we can pay a fellow agent for a referral, we might as well pay one of these institutions. They are already spending the money to get in front of sellers, and we can take advantage of that and turn it into a source of business for ourselves.
You may have more than one “listing” and you haven't even realized it. The guest house in the back of your main house. A granny flat with a separate entrance… Even an RV parked in your spare parking. The more options and flexibility we have with our listings the more options potential guests will have to book and the higher our occupancy rate should be. This week we'll talk about how to accomplish this and a few things to consider: airbnb has an option to "link" listings so if you have 2 properties for example that you would like to have the option to rent together they become three listings Could be treehouse, RV, guest house tiny home consider adding extra guest charges (for larger space) consider allowing a shorter advance booking window (advance notice 2 days for example) include your floor plans use airbnb calendar to link listings there will be a "parent" listing and "child" listing do it on your property management software with "linked listings" or "combined listings" Are you enjoying the podcast? It's been a year and a half since the Kisby SME Fund announced its intention to raise capital that would support high quality South African SMEs hammered by Covid - and in need of low cost loans. Consumers can pick up on when an agent only cares about the commission, is in it for themselves, and is not interested in what's best for their client. If you focus on delivering value to the consumer, the money will follow. The highest producers in the land know that the more time they spend in high rejection activities, the higher their chances of hitting their goals. If you can't duplicate an activity every single morning, from Monday to Friday, it shouldn't go into your morning routine. We're not going to have showings or appointments every single morning at the same time, so this activity shouldn't be part of your morning routine. Mornings are for high rejection activities and for new client lead generation - always.

It's official – housing inventory in America is at a crisis level. The number of active listings hit an all-time low during the week ending November 28, according to a Redfin report published on Wednesday.During the four week period ending November 28, the number of active listings was a 23% decrease compared to the same time period in 2020 and a 42% drop compared to 2019. The number of new listings was also down compared to 2020, dropping 4%, but it was 12% higher than the number of new listing during the same time period in 2019.“The number of homes for sale typically declines another 15% in December,” Daryl Fairweather, Redfin chief economist said in a statement. “That means that by the end of the year, there will likely be 100,000 fewer homes for sale than there were in February when housing supply last hit rock bottom. The secret to running a solid real estate business is really no secret; generating more listings is the key to lasting and robust success in the industry. In today's episode of The Real Estate Sales Podcast, Jimmy details seven steps you can take to start generating more listings to ultimately close more deals and make more money (which sure sounds like a win-win to us.) Have a database full of homeowners. Everyone you know should be in your database. (That is, anyone who owns a home.) Regular maintenance and upkeep of your database will pay dividends when you send different messages and tactics to people based on various criteria. The more homeowners you enter, the more people you can contact to stay top-of-mind. Enter as much detailed information as possible. With more detail, you'll be better able to add value to their lives. Send email property updates. Consistently send out notices whenever there is a market change that could affect their evaluation. In general, keep these short and concerning their specific home, area, or neighborhood. Distribute a monthly newsletter. In your newsletter, include information and updates about trends in the overall market, sales in the area or changes that can affect their home evaluation. Because the previous tactic focuses on smaller-scale industry changes, this newsletter should focus on larger-scale items that affect a more significant number of people. Leverage Homebot. This system sends detailed, personalized real estate reports via email each month based on dozens of data points. The update discusses tax consequences, current equity, and other nuanced topics that give your contact an in-depth look at the financial elements of their property. Consistent video CMAs For an exciting and value-driven video CMA, record your screen, show relevant data, and give a personalized evaluation for your client's home. Every six months, reach out to each person in your database to provide this CMA (including a range for their home's evaluation.) These are unsolicited but highly personalized messages that keep you top-of-mind. Personalized phone calls Every 3-6 months, have a personal conversation with each person in your database. This is a great way to build conversations and relationships with people in a way email just can't do. Plan these calls to be when the target is not receiving a video CMA to ensure they receive a consistent stream of messaging. Run Adwerx SOI campaigns WIth an SOI campaign, you simply enter your audience's email addresses. Then, wherever they go on the internet, they'll see banner ads for your business. You'll be in front of the audience you want to be, for just pennies per day! If you keep these criteria in mind, you'll be the leader of listings for your area in no time!
