The phrase, "It's a nice place to visit, but I wouldn't want to live there," sums up some people's feelings about the “downtown” of a city.According to a national study, city leaders' efforts to bring people back downtown have a long way to go.The most recent nationwide City Pulse survey found that nearly 75% of city residents say their central business districts offer a great experience but fewer than half visit weekly. This statistic applies to Columbus as well. Columbus is the fastest growing city in the Midwest, but the survey found that the city lacks an identity. On this hour of All Sides, we're talking about what it takes to turn around some of those views. How are leaders working to promote Columbus and what is the city's identity?Guests:Sheryl Schulze, managing director, Gensler ColumbusBrian Ross, president & CEO, Experience ColumbusBrian Kemp, real estate agent, Keller Williams
Luxury isn't about spending more. It's about noticing more.In this episode, Brittany sits down with Neen James, leadership strategist, keynote speaker, and author of Exceptional Experiences, to rethink what “luxury” really means—and why any business, at any price point, can make customers feel seen, heard, and valued.Neen shares why she believes luxury is about moments, not money, and how the smallest details can often create the biggest impact. She walks us through her Experience Elevation Model and its five luxury levers, designed to help brands capture attention, create connection, and ultimately turn customers into advocates. They also explore the importance of systemized thoughtfulness: creating repeatable systems that empower every team member to deliver an elevated experience, rather than leaving those moments to chance.Whether you're running a five-person business or leading a team of 50,000, this conversation is a reminder that you don't need a luxury budget to create an experience that feels luxurious. You just need to pay attention to the moments that matter. You'll learn:Why luxury is a mindset, not a price pointHow to make customers feel seen, heard, and valuedLow cost, high impact examples from hotels, real estate professionals, and moreHow to systemize thoughtfulness across an organizationNeen's five-part Experience Elevation ModelWhy consistency matters across every customer touchpointThe power of turning ordinary interactions into “champagne moments”How exceptional experiences turn customers into advocates—and superfansListen to the conversation with Joey Coleman. The Industry Relations Podcast is now available on your favorite podcast player! Overview Rob and Greg recap their time at Inman San Diego — the first Inman keynote without Brad Inman on stage, new CEO Tom Bohn's mixed reception, and Greg's fan encounter with his own book. From there they dig into a bigger debate: what's the actual purpose of real estate conferences, whether panels count as "education," and how MLS Reset and other events are trying to carve out a clearer mission. Key Takeaways Greg's second edition of "The Art of the CMA" is out; he's doing speaking engagements and bulk book buys tied to gigs This was the first Inman keynote Brad Inman didn't give himself, following the company sale New CEO Tom Bond's keynote got mixed reviews from attendees Inman has shifted toward more agent/broker-centric content and away from organized real estate coverage Complaint of the episode: Inman San Diego had no real central lobby bar Rob argues most real estate conferences (outside NAR events) lack a clear purpose or mission NAR Midyear and Annual are "working conferences" with real votes and lobbying, unlike most others Brand conferences (like Keller Williams' family reunion) succeed because their purpose is obvious T3 Summit, Gathering of Eagles, and RISMedia events each target a specific tier of attendee for marketing/networking purposes MLS Reset traces its roots back to the Clarity Conference and the MLS executive workshop model Rob and Greg disagree on whether panel discussions are ever educational Greg pushes back, arguing conferences can also be valuable as a source of inspiration and storytelling Rob's pitch for an ideal conference: two content sessions total, everything else built around networking and an open bar Connect with Rob and Greg Rob's Website Greg's Website Watch us on YouTube Our Sponsors: Cotality Notorious VIP The Giant Steps Job Board Production and Editing Services by Sunbound Studios

What does it take to go almost 20 years in real estate without a single broke month? In this episode, Erin sits down with Dan Rochon — real estate veteran, founder of the Consistent and Predictable Income (CPI) Community, host of the No Broke Months podcast, and author of the new book Teach to Sell: Why Top Performers Never Sell — And What They Do Instead. Dan's story starts on his bathroom floor in 2005, the morning he got sober after nearly two decades of struggle. Two years later, a friend's question — "You ever think about real estate sales?" — set him on a path from waiting tables in D.C. to buying the Keller Williams brokerage he worked for, and to a track record most agents only dream of: no broke months since 2008. The best part? Dan insists there's no magic to it. He walks us through the exact framework: waking up every morning "unemployed," spending 1–3 hours a day finding business no matter how busy you get, the 11 activities that actually make you money, and his Teach to Sell method — guiding clients through predictable problems before they happen so you become trusted, wanted, and referred instead of chasing and convincing. If you're tired of the feast-or-famine rollercoaster, this conversation is your way off. Listen in as Erin and Dan discuss: Dan's rock-bottom morning in 2005, getting sober, and discovering real estate as his path to entrepreneurship Why he leaned into the 2008 crash — and how "there's always a reason to look at the suck" The 5 daily activities in your business, the 5 on your business, plus the one habit Dan never skips: visiting his money every morning How to break the feast-or-famine cycle: 1–3 hours a day, 5 days a week, no matter what The four pillars of a business owner — belief, finding business, leverage, and leadership What Teach to Sell really means: consulting clients through predictable problems before they happen (including the home inspection story every agent needs to hear) Why "the circumstances change, the technology changes, but the fundamentals never do" Where to grab Teach to Sell and unlock the four-pillar bonus course (formerly a $10,000 program) About Dan Rochon is on a mission to help 1,000,000 people sell without selling by teaching them how to think through Teach to Sell. Founder of the Consistent and Predictable Income (CPI) Community and host of the No Broke Months for Salespeople podcast, Dan is a master of human behavior, influence, and the psychology of success, and a certified practitioner of Humanistic Neurolinguistic Psychology and Neuro-Linguistic Programming (NLP). Dan doesn't just teach theory — he lives it. Since 2008, he has maintained a flawless track record of No Broke Months in real estate sales, averaging ten sales a month, all while building and selling a Keller Williams brokerage he led as operating partner for a decade. He is the author of Teach to Sell: Why Top Performers Never Sell — And What They Do Instead and Real Estate Evolution: The Ten-Step Guide to CPI. A TEDx and keynote speaker, his expertise has been featured on The Nightly News with Brian Williams, The Today Show, CNBC, and The Washington Post. Buyers finally have more leverage—but mortgage rates are rising, home prices are still climbing, and pending sales are slipping. Is it really a buyer's market when the monthly payment still does not work? This week in real estate news, we're examining the contradiction defining the 2026 housing market: buyers have more negotiating power, more price cuts, and less competition, but stubbornly high housing costs continue to hold demand back. We'll also look at why some affluent baby boomers are buying larger homes instead of downsizing, how outdated capital-gains exclusions may discourage longtime homeowners from selling, and why national home-price numbers are hiding dramatically different local markets. Beyond the market data, communities are pushing back against AI data centers, buyers are prioritizing clean indoor air over traditional luxury features, Boxabl has reached the public market through a $3.5 billion SPAC transaction, and one of Keller Williams' most influential leaders is stepping away from his day-to-day role. In this live episode, we'll cover: • Why mortgage rates are rising while some buyers are gaining negotiating power • How home prices can climb nationally while many local markets favor buyers • What slipping pending sales actually tell us about housing demand • Why some baby boomers are buying bigger homes instead of downsizing • The so-called "hidden home equity tax" affecting more longtime sellers • Why clean air is becoming more desirable than views and luxury amenities • The growing opposition to AI data centers—and the potential community tradeoffs • Whether Boxabl's public debut validates its housing model or simply tests its valuation • Jay Papasan's transition after 26 years with Keller Williams • How agents can determine whether AI search tools can access their websites Join us live on YouTube and tell us: What matters more in your market right now—buyer leverage, the monthly payment, or finding the right inventory? #RealEstateNews #HousingMarket #mortgagerates

Football is right around the corner. The ACC Kickoff media days event was held this week and InsideTheU's David Lake was on hand to cover the event. After plenty of 1-on-1 time with Mario Cristobal, QB Darian Mensah, RB Mark Fletcher, and LB Mo Toure, we have plenty of news to touch on and observations on this 2026 Miami Hurricanes football team. How is the team staying hungry this offseason after coming up just short in the National Championship game last season? How has quarterback Darian Mensah settled in with the team? Record home prices. Mortgage rates at a nearly one-year high. And somehow, buyers have more negotiating power across much of the country. The 2026 housing market is splitting by income, geography, and inventory—and the national headlines are hiding it. In this live episode of tWiRE, we're asking the question behind all the conflicting data: Is this finally a buyer's market, or only for the shrinking group of buyers who can still afford to participate? A new federal housing law promises to increase supply, reduce barriers to construction, and limit large institutional investors. But housing policy moves slowly, while mortgage rates, inflation, inventory, and local demand are changing the market right now. In this live episode, we'll cover: What the 21st Century ROAD to Housing Act actually changes for buyers, sellers, builders, and investors Why mortgage rates climbed despite a softer inflation report How home prices can hit a record while Miami, Nashville, and major Texas markets favor buyers Why weather, climate concerns, and college-town demand are reshaping migration and home values What "worst states to live" rankings miss about affordability, growth, and housing demand Compass expanding its Zillow fight through regulators, MLSs, and Realtor associations NAR's guidance for office exclusives, Coming Soon listings, and broker disclosures Keller Williams' planned acquisition of the 1,200-agent Jason Mitchell Group—and what it says about consolidation and lead-generation power Join live on our YouTube channel, every Wednesday at 12 PM CST!
This week we break down the 21st Century Road to Housing Act (spoiler: it's not what the headlines say), a massive real estate acquisition out of Scottsdale, and a financial literacy fail that'll make your jaw drop. Bullets:

Most people are waiting for mortgage rates to drop so homes get cheaper. The data says the opposite: when rates fall, prices rise. This episode walks through the historically inverse relationship between rates and home prices, why 2020 and 2021 were a rare exception when both moved up together, and what today's stable mid-6% rates and tight inventory mean if you're trying to time your next move. I also explain why the 2.65% rates of 2021 aren't a realistic baseline to wait on.Practical, no hype, built to help you decide with trends instead of guesses.Max Willett, The Dow Group at Keller Williams. Real estate agents spend their careers chasing predictable, consistent income. They want to be able to plan their lives, support their families, grow their businesses, and stop waking up every month wondering where the next closing is going to come from. But the problem is, income is an outcome, not something that happens automatically. Consistent income is created by consistent action. It comes from the conversations we start, the relationships we nurture, the value we provide, the follow-up we actually complete, and the lead generation habits we repeat even when we don't feel like doing them. We want the stability, but we resist the structure that creates it. We want a business that feels predictable, but we keep changing our strategy before anything has enough time to work. We look for the next tool, script, platform, or market opportunity, when the real breakthrough might be much simpler: identifying the business-building activities that match who we are, then doing them consistently enough to create momentum. So how do we stop chasing income and start creating the habits, systems, and consistency that lead to it? In this episode, I'm joined by Dan Rochon, real estate coach, author of Teach to Sell, and creator of the No Broke Months framework. Together, we talk about what it really takes to build predictable income in real estate, how to choose the right lead generation strategy for your personality and business, and why consistency is still one of the most underrated advantages an agent can have. Things You'll Learn In This Episode Consistency is boring before it becomes profitable The activities that create the most income are often the least exciting ones. So how do we train ourselves to keep doing the work when the work stops feeling new? Your superpower should shape your lead generation Not every agent needs to cold call, host open houses, run ads, or build a YouTube channel. How do we identify the business-building activities that actually match who we are? Prospecting, marketing, and networking all cost something Some strategies cost time. Others cost money. Some cost both. How do we decide which lead generation path makes the most sense for the season of business we're in? AI won't replace the agent who knows how to lead Consumers may have more tools, more data, and more ways to avoid us, but they still want trusted human guidance. How do we position ourselves as the expert they choose when technology gives them endless options? About the Guest Dan Rochon is a keynote speaker, human behavior expert, real estate broker, podcast host, and author of Teach to Sell, who helps sales professionals make better decisions, build trust, and create consistent income without pressure-based selling. With more than 20 years of experience in real estate, Dan is an active Associate Broker serving Virginia and Maryland, where he guides clients through high-stakes decisions every day. His work has given him a front-row seat to the way fear, urgency, and uncertainty shape human behavior when the stakes are high. Dan is also a former Operating Principal of a Keller Williams brokerage and host of the No Broke Months podcast. His book, Teach to Sell, published by Post Hill Press and distributed by Simon & Schuster, is written for salespeople who hate selling and anyone who wants a better way to influence through clarity, trust, and consistency. Expansions of illegal settlements in the occupied West Bank are proceeding at a record pace, and in the US town of Teaneck, New Jersey, some residents are organizing to fight real estate sales to American Jews. It’s sparked accusations of antisemitism and ratcheted up tension in the small community. What’s next for Teaneck? In this episode, Linda and Dana unpack major leadership lessons from Keller Williams' Leadership Academy, top real estate masterminds, and personal growth experiences. They explore why many high-performing agents master leads and listings but stall when they fail to recruit true leadership-level talent, emphasizing that real growth requires building a bench of exceptional "whos" who can solve problems without constant oversight. They break down passive income, opportunity mapping, saying yes before you feel ready, and letting go of identity tied to one role or income stream, and why your own success can sometimes become the very thing holding you back from your next level.
