    In today's episode we're shift gears a bit out of real estate and over to, well, just life. I get a little more personal sharing a tid-bit more about some of my story and the path I've taken these past 4 year. Most importantly though, the over arching focus of today's episode is on the importance of gratitude and using it to help us learn to trust in the process.     Buyers, Sellers, these are very emotional times we are living in. Between COVID, lifestyle changes, the upcoming holiday season & more, 2020 has thrown a LOT our way. And while as a realtor I would love your business, be sure your decision to buy or sell is just that - YOUR decision! With all the hype around the seller's market we are in and record low interest rates, it's easy to get caught up in the "SHOULDS" aka you should sell now to maximize profits and you should buy now because of the rates. While that's of course true, just be sure you're ready and working with the right team!  Today's episode is a spontaneous topic I was inspired to bring up because of recent conversations I've been having with sellers who want to maximize the market we are in. So today I wanted to quickly shed some light on 2 topics: In this episode: Pros & Cons of Pricing: Below Market Value + higher interest, faster sale + higher chance of receiving multiple offers - risk selling at lower price At Market Value + low chance of appraisal issues + buyers & agents can recognize fair price + appears on more relevant buyer searches Above Market Value + still a chance of receiving more for the home - takes longer to sell - longer market time leads to questions from prospects - higher chance of it not appraising   FSBO - For Sale By Owner Do you understand all parts of the selling process? Do you have a plan and budget for marketing? Are you prepared for showings? Are you able to qualify a buyer and handle negotiations? Do you know what to do after an offer is accepted? If you have questions, are curious about what your home is worth or want to learn more about the selling process, I highly recommend reaching out to your local realtor!     [Buyer Tips] Why Talk to a Lender FIRST?

    You wouldn't go into Target without your wallet, would you? Home buying is similar - you can't buy a home without FIRST talking to your lender!  If you don't already have one, ask your agent. If you don't have an agent, get one ;) and ask family & friends who they have used and what their experiences were. Similar to finding a realtor or agent, you want to trust your lender. After all, you're not only sharing your SSN with them but they're there to help you in potentially one of the largest financial transactions of your life.  In this episode: If you're thinking about buying a house, whether in 3 months or 15 months, start planning NOW by asking these 3 questions:  Am I ready for a mortgage payment? Are you planning to stay in the area for 2+ years? Do you want to start building equity? Do you have steady income and a savings? Is your credit score in check? ^ if your answer is yes to these, it might just be time to start your home search! What does a lender need from me? For your pre-approval letter, lenders typically need your ID, SSN, 2 years of tax returns, W9's and/or 1099's and your debts (student loans, credit cards, car loans etc.) Once you get an offer accepted they will officially start the mortgage application process which may ask for more information depending on your financial and job situation How much can I afford? Your lender will take all of the information you give them to determine what the bank would be willing to loan you Keep in mind, just because you're approved for $XXX does not necessarily mean you should go out spending that Ask your lender for an estimated breakdown of the monthly payments, factor that in with your lifestyle and THEN see where you fall in terms of affording a home   These are just questions to get you started! Remember, there are tons of different loan programs, downpayment assistant programs etc. out there to help you become a home owner.     [Buyer Tips] When is the Best Time to Buy?

    I can't tell you how many times I, as a Realtor, am asked either 1) How's the real estate market or 2) When is the best time for me to buy? My answer? The best time to buy is when YOU are ready! Now, maybe that isn't too helpful but hopefully this episode gives you some food for thought. In this episode: 1) When is the best time to buy? When YOU are ready! Are you pre-approved? Have you spoken to a Realtor? Do you know what you're looking for and able/willing to spend?  There really is no ONE great answer for this question  2) What type of house should I buy? Fixer Upper vs. Turn Key vs. New Construction vs. Multi-Family 3) What are typical trends you see throughout the year? Spring = busiest time to buy This is typically when the most homes are listed BUT that also means you'll likely see the most buyer activity too aka more competition Fall = steady but slowing down A lot of families are looking to get into their homes / school routines etc. before the holiday season hits Winter = slowest time of year More often than not this time of year has the least amount of inventory and the least amount of buyers BUT it could mean the buyers who are out there looking are able to negotiate a bit more with the sellers who need to sell ------------------------------------------------------- Interested in any of my FREE real estate guides?
