We're stoked to have him on the show to talk all about the transition from working for a company to starting an independent business, and the rapid growth he's experienced. We also explore the challenges and successes of building a brand online, maintaining professional relationships, and navigating the complexities of non-compete agreements. The discussion highlights the importance of authenticity and creativity in marketing, as well as the evolving landscape of the inspection industry. We also get into the differences between new construction and older home inspections, the challenges of scheduling and booking inspections, and personal preferences in the types of services they offer. So, if you're looking to make a move and get out on your own as an inspector (or if you're starting out and wondering if a franchise, joining a team, or going solo is right for you) then you'll want to watch! Follow Inspector Randle on social media  @Inspector_Randle   The TLDR: The importance of social media in building a personal brand. Transitioning from a company to independent business can be daunting but rewarding. Rapid growth in business can occur with the right marketing strategies. Maintaining good relationships with previous employers is crucial. Navigating non-compete agreements requires understanding your unique situation. Authenticity in content creation resonates with audiences. The inspection industry is evolving with new marketing techniques. Creativity can lead to unique business opportunities. Building a following before starting a business can lead to immediate success. It's essential to focus on services you enjoy and excel at. New construction inspections differ significantly from older ones. Booking inspections can be challenging due to high demand. Personal preferences influence the types of inspections offered. Social media has become a crucial marketing tool for inspectors. Work-life balance is essential for long-term satisfaction. Send us a textMost homebuyers assume newly constructed homes don't need professional inspections. After all, they're brand new and subject to county inspections, right? This dangerous misconception could cost you thousands down the road.In this revealing discussion, we unpack why even fresh-from-the-builder homes need multiple professional inspections. County inspectors simply don't have the time to thoroughly examine each property—they're meeting minimum code requirements while juggling dozens of other sites. Meanwhile, we're finding issues in almost every new construction we inspect. We outline the three critical inspection phases every new homebuyer should schedule: the pre-drywall inspection that reveals what will soon be hidden behind walls forever; the final walkthrough before closing; and the crucial 11-month warranty inspection that catches problems before your builder's warranty expires. We also discuss our upcoming foundation floor-level survey service that uses precision instruments to measure foundation levelness down to fractions of an inch—establishing a valuable baseline for your home's structural integrity. The conversation also covers practical challenges with scheduling new construction inspections, including state law requirements for builder permission and the best timing to ensure project managers can provide necessary access. For anyone building or considering a new construction purchase, this episode provides essential knowledge that could save you from future heartache and expense. Don't wait until problems emerge—protect your investment from day one with proper inspection protocols.Support the showTo learn more about Habitation Investigation, the Two-time Winner of the Best Home Inspection Company in the Midwest Plus the Winner of Consumer Choice Award for Columbus Ohio visit Home Inspection Columbus Ohio - Habitation Investigation (homeinspectionsinohio.com) Continuing Education for Ohio Agents Scheduled classes Continuing Education for Ohio Agents Course listingsFacebook Page FacebookFor home buyers: What to expect from a home inspection. Thinking About Buying New Construction? Here's What You Need to Know At Boston Connect Real Estate, we're all about helping our clients take the next step in life—whether it's buying your first home, upgrading, or settling into your forever home. On a recent episode of Talk Real Estate Roundtable, our Broker/Owner Sharon McNamara and Director of Operations Melissa Wallace sat down to chat all things new construction—a topic that's been a cornerstone of Sharon's real estate career. Back from Jamaica and Ready to Build! After a much-needed, soul-refreshing trip to Jamaica (complete with spa days, snorkeling, and a heartwarming story of kindness to a young hotel employee), Sharon returned recharged and ready to dive back into the South Shore market. While away, Melissa kept things running smoothly back home, teaming up with our agents on air and in the field. Now, back in the saddle, Sharon was eager to revisit a topic she knows inside and out: buying and selling new construction homes. New Construction: A Hot Topic, A Smart Investment It's been a while since the Roundtable crew focused an entire episode on new builds—but the timing couldn't be better. Sharon and the Boston Connect team are actively working on two developments that are nearly sold out. If you're a buyer, that means now is the time to act. But there's more at play than inventory. Sharon brought up recent news about tariffs on materials from Canada and Mexico and how they could impact the cost of building materials like lumber and gypsum. These added costs may eventually raise the price of new homes—which makes current new construction inventory even more valuable. Why a Buyer's Agent Is Essential—Especially for New Construction One key takeaway from the episode? Not all buyer's agents are created equal when it comes to new construction. Sharon emphasized the importance of working with a buyer's agent who knows the ins and outs of building from the ground up. It's not just about choosing countertops or picking out paint colors—it's about timelines, communication with builders, understanding contract clauses, and advocating for the buyer every step of the way. “Too often,” Sharon said, “agents drop their clients off at the construction site and say ‘call me when it's done.' That's not how we operate.” At Boston Connect, our agents are present and proactive—from lot selection to closing day. Model Homes: A Smart, Move-In Ready Option For buyers who want a brand-new home without the wait, model homes can be a smart choice. Builders often use these homes to showcase premium finishes and upgrades, and since they're already completed, there's less risk of pricing changes due to rising material costs. Buying a model home also means fewer decisions and a quicker path to move-in day—without sacrificing quality. What's Next for the Market? Despite market challenges like rising rates and inventory shortages, Sharon remains optimistic. She sees promise in upcoming shifts that prioritize domestic production of building materials, which could stabilize prices in the long term and create more opportunities for buyers. At the end of the day, whether you're considering new construction or just starting your home search, the Boston Connect team is here to guide you with experience, honesty, and heart. Want to learn more about new construction opportunities on the South Shore? Contact us today at BostonConnect.com or call 781-826-8000 for a one-on-one consultation with Sharon and her team.

Matt welcomes indoor air quality (IAQ) expert Sean Harris to explore mold prevention strategies for new construction. They discuss key building science principles, including air sealing, moisture management, and proper dehumidification to prevent mold growth in hot, humid climates like Texas. Sean emphasizes the importance of moving ductwork into conditioned spaces, using AeroBarrier and AeroSeal technology, and installing dedicated dehumidifiers to control humidity. He reveals that 90% of the 140 homes he inspected in 2024 had mold in the ductwork, even in new homes, due to poor moisture control. Sean recommends dedicated return and supply duct configurations for dehumidifiers and suggests a separate attic dehumidifier for homes with spray foam insulation. Today, we're bringing back a special episode from our archives—Episode 16—in honor of a very special occasion. March 14, 2025, marks the 95th birthday of our company's founder, the legendary Alicia Cervera Sr. In this timeless episode, Alicia shares her 7 Keys to New Development Sales, insights that have shaped Miami's real estate landscape for decades. But before we dive in, let me introduce the woman who truly needs no introduction. Alicia Cervera Sr. is a Peruvian-American businesswoman, real estate broker, and philanthropist. As the founder and chairman of Cervera Real Estate, she's played a pivotal role in shaping Miami's skyline. Over the years, she's worked alongside industry titans like Harry Helmsley and Jorge M. Pérez and has been compared to Julia Tuttle for her profound impact on the city's development. Her story is one of vision, resilience, and determination. From her early days in Peru to her arrival in Miami in the 1960s, she recognized the city's potential long before it became the global hub it is today. She pioneered the model for new development sales and helped shape iconic projects like The Palace on Brickell, Apogee, St. Regis Bal Harbour, and Aston Martin Residences. Known as the Grand Lady of Real Estate and the Queen of Brickell, Alicia's contributions have been widely recognized—from a dedicated stretch of South Miami Avenue named in her honor to the South Florida Business Journal's Lifetime Achievement Award. Miami's skyline would not be what it is today without her vision. So, in celebration of her remarkable legacy, let's revisit one of our most valuable episodes. Here are Alicia Cervera Sr.'s 7 Keys to Selling New Developments. Guest: Alicia Cervera Sr.  Host: Omar De Windt  Producer: Veronica Paris

This assumes that lumber prices rise across the board to match the price of the tariff burdened lumber which only accounts for 25-30% of US lumber supply. --------------**Real Estate Espresso Podcast:** Spotify: [The Real Estate Espresso Podcast](https://open.spotify.com/show/3GvtwRmTq4r3es8cbw8jW0?si=c75ea506a6694ef1)   iTunes: [The Real Estate Espresso Podcast](https://podcasts.apple.com/ca/podcast/the-real-estate-espresso-podcast/id1340482613)   Website: [www.victorjm.com](http://www.victorjm.com)   LinkedIn: [Victor Menasce](http://www.linkedin.com/in/vmenasce)   YouTube: [The Real Estate Espresso Podcast](http://www.youtube.com/@victorjmenasce6734)   Facebook: [www.facebook.com/realestateespresso](http://www.facebook.com/realestateespresso)   Email: [podcast@victorjm.com](mailto:podcast@victorjm.com)  **Y Street Capital:** Website: [www.ystreetcapital.com](http://www.ystreetcapital.com)   Facebook: [www.facebook.com/YStreetCapital](https://www.facebook.com/YStreetCapital)   Instagram: [@ystreetcapital](http://www.instagram.com/ystreetcapital)

Did you know that New Construction makes up more than 30% of what's available in today's real estate market.  There are still more buyers than homes to sell, especially if you're only relying on your MLS. The National Association of Realtors reports: "Newly built single-family properties comprised a record share of homes on the market, making up nearly one-third of housing inventory nationwide, according to new research from Redfin. New-home sales typically make up only about 10% of the market. NAR predicts that new-home sales will rise an additional 13.9% in 2024 as builders ramp up construction and offer more incentives to attract buyers. HUGE Announcement: You will love this!
