Wholesale Wholetail Wholetailing is a combination of two different real estate investing strategies: Wholesaling and Flipping but without all the hassle and large expense of a full-blown flip. Instead of a full remodel, wholetailing would be cosmetic updates to the property, like painting the interior and updating the flooring. Buy for Equity, for cap rate, cash flow, IRR or???? Every asset class is different Bryan's Opinion Seth's Opinion The point is there are many different ways to look at this but has to be in your “Grand Scheme”. How do you find your first deal? Do you market directly to sellers? Network with other investors? Find a mentor? What are some of the conversations you need to have with sellers, investors or mentors? How to you analyze your first deal? What are the most important parts of this first deal that are leading you towards your ultimate goals? How do you stress test your first deal? What are your “What If” factors? What contingency Plans do you have in place for your “What If's”? Buy. Renovate. Rent. Refinance. Repeat. 2 WHY BRRRR? Velocity of money. The velocity of money is a measurement of the rate at which money is exchanged in an economy. It is the number of times that money moves from one entity to another. It also refers to how much a unit of currency is used in a given period of time. 3 Why make less per month? NO MONEY IN THE DEAL! 4x more properties + appreciation + loan paydown + cashflow = EXPONENTIAL cashflow/network growth. 4 Key numbers to consider. ALL IN BUDGET OF 75%. Purchase + renovation < %75. DTI 75% of RENT. FRAMEWORK RECAP 5 Buy. Contact agents in your local market and ask them to send you “as-is” properties. Search on Zillow for FOR SALE by owners. Watch for auctions on AUCTION.COM. 6 Renovate. Search for contractors in your area. Get a minimum of 3 bids for different contracts to do the work. VERIFY REFERRALS! 7 Rent. List house with an agent for MLS listing. Zillow list by owner. Or find a TRUSTED PM in your area. 8 Refinance Call local banks and see what their refinance cap is. For most, this is 75%.
