Don't even THINK of using duct tape to 'repair' something and don't expect your guests to shower in a mouldy bathroom - would you want to? These are just some of the things you need to consider. This is very important! Make sure you are using someone who has a registered business. The relationship between the manager and the owner is vital, as each of you need to understand one another in order for things to work. To DIY or not to DIY, that is the question. Do you install a new toilet on your own or do you have a professional do it for you? Setting up a property for short stays is not the same as setting up a furnished rental that can be let for longer periods of time. There are a lot of details (and costs!) that you may not have considered. You also have to realise who you are catering to: someone coming to Paris for a week at a holiday flat will have more expectations than someone who is renting for a number of months. t's the dream of so many people to own a little piece of Paris to call their home. If you are lucky enough to own a place in Paris, can you rent it out when you are not here? In today's episode, Gail and Marie discuss Viagers. ‘Viager' comes from the old French word ‘viage,' which means 'duration of life.' This is a unique way to buy and sell a property in France. The closest translation we have in English would be 'life annuity property'... It may sound a bit creepy, but you buy a property and wait for the person to die! What are the first steps you need to take when purchasing an apartment? In today's episode, Gail and Marie talk about these steps and much more, including some of the documents you should be sure to ask for, how to make an offer, and if and how you can back out of an offer after you've made it. In today's episode, Gail and Marie talk about the different types of rental contracts, including short-, medium-, and long-stay, and corporate leases. They dispel myths about vacation rentals, and whether or not it's possible to buy an apartment in France as a non-resident and rent it out while you're away. They also investigate which contracts can be used for primary or secondary residences – we bet most people don't know there's a difference! Gail and Marie talk about how they came to live in Paris. Gail asks Marie questions on how to go about finding a place to live, and what questions to ask, whether you are already in Paris or not. They also discuss the pros and cons of finding an apartment on your own or going through an agency, when it's safe to pay in advance for an apartment sight-unseen, scams they have encountered, and the dangers of signing a lease in English. Make sure you do your ‘homework' – “If it seems to be too good to be true, it is!” And always remember, “we LOVE paperwork in France!”SPLM: http://www.splm-france.fr/en/Join us on Patreon: patreon.com/parisundergroundradio.comFind Us OnlineWebsite: https:/parisundergroundradio.com/parisestateofmindFacebook: https://www.facebook.com/parisundergroundradioInstagram: https://www.instagram.com/parisundergroundradio/CreditsHost: Gail Boisclair. @PerfectlyParis; Website: PerfectlyParis, Facebook, Instagram, Twitter, LinkedIn, and YouTube.Host: Marie Pistinier.
