Open Houses for Charity Hey everyone! Welcome back to another episode of On the Treadmill with Karen Property Marketing and Home Selling Secrets. I’m Karen Schaefer with RE/Max Properties and Peak Price Colorado and I’m glad you are here! One of my goals in Real Estate is to continually find fun and unique ways to contribute to the local community while serving my clients. A few years back, I started incorporating Open House Events with a local Charity or cause that my clients support. I simply married the theme of the Open Houses with a Charity. Here a few of my favorites: 1. Food Bank donation during the Holidays – this one works great during certain times of the year. 2. A "Sock Drive for the Homeless" during the colder months. Here’s how it works, new home buyers come the Open House and bring a new pair of socks to donate. I add another pair to match the donation. We ended up donating a couple hundred pairs of socks during a time of year when they are badly needed. 3. Donate to a local family in need. Often times, you’ll find a family in the area that could use some help or support. How many homes are actually on the market right now in Teller and El Paso Counties? Hi Everyone! Welcome to another episode of ‘On the Treadmill with Karen.’ I’m Karen Schaefer with Peak Price Colorado at RE/MAX Properties, Inc. This weekend, I had a friend, who is thinking of selling her home, ask me exactly how many homes are on the market right now. It’s a loaded question as you can divide this in so many ways such as price, location, type of structure and so on. But to answer her question, I did a search of the most desirable and sought after segment which is an existing home with a wood frame and between the price of $300-$500K. This means, I did not include things like new builds, townhomes or manufactured homes. Having said that, in Woodland Park, there are 12. In the Ute Pass, including GMF, Cascade and Chipita Park, there are 4 and this one really surprises me but in Colorado Springs, there are 76. Considering we have total population between these areas of just under 500,000 in Colorado Springs, over 8,000 in Woodland Park and another couple of thousand around the Ute Pass area that means we have 92 listings serving nearly 510,000 people! In case you are wondering, that isn’t very many. As a matter of fact, it is down right scarce! So what does this mean? Well, for Sellers, it still means it’s a Sellers market. Things are priced high and still moving quickly so don’t fall prey to those discount agents that try to convince you that your home is worth less than you can actually get. And for Buyers it means you need to be prepared. Work with your agent to get to the right homes first and leave the questionable ones as plan b. Be flexible when making offers. Depending upon the home and the area, talk to your agent about the possibility of multiple offers and how to win. There are various strategies beyond price such as accommodating the sellers deadlines or post rent back, quick closing, minimal inspection items and the list goes on. A savvy agent will coach you on the different terms to compete. Don’t be afraid and don’t throw in the towel. The right home in Woodland Park, Colorado Springs or the Ute Pass is out there and waiting for you but it’s just a different kind of game. Thanks for joining me everyone! The ONE thing you must do to successfully market your home There are a million things that can be a part of the marketing campaign for your Teller County or El Paso County home but the biggest happens before you ever put your home on the market. It’s called a pre-marketing campaign. What’s that? It’s when a smart agent gets your home out to the public, in a legal and ethical way, in order to market your home before it ever comes on the market. This pre-marketing campaign creates excitement, anticipation, and desire. And, I think the best 3 methods of doing a pre-campaign in the Teller County or El Paso County markets are: 1) An online preview video showcasing your home. 2) An announcement to the neighborhood and an invite to a nosy neighbor Open House. 3) Professional photos used as teasers leading up to the listing. I always think taking advice on selling your home from someone is like accepting advice from them on trading stocks. When they recommend a stock, the first question should be; “How many shares do you own?" There are 3 things to consider when someone gives you advice on selling your home. 1) How many Homes have they sold? 2) Run the Numbers 3) What is your gut telling you? There are pros and cons to getting your home pre-inspected before you put it on the market. A pre-inspection cause sometimes can be less detailed than an actual inspection. It's because maybe the seller didn't order radon testing or meth testing or mold testing or lead-based paint testing or, or any of those things. So maybe that's less detailed than what you would want as a buyer. We get used to those things; we forget about them. Sometimes it allows a seller to fix things initially and sometimes more cost effectively. Smaller homes command far greater price per square foot. Teller County and the Ute Pass have lots of smaller homes and historic cabins that can sell higher than traditional homes. Millennials and Empty Nesters are looking for smaller homes and cozy mountain cabins. The Southern Colorado market is getting more balanced but as Spring and Summer approach it will lean again toward a Sellers Market. Sellers may have to do a little more work on their home to continue to demand higher prices. Marketing, Positioning and Defining Buyers will be key to Premium pricing. The median price for Teller County was $387 in Feb 2019 vs. Dec. 2019 at $328,500. Its an election year so earlier in the year may be better than listing later in the year.Less competition with other mountain homes in Feb. vs. May.
