Most real estate agents are not failing at open houses because the strategy is outdated. They are failing because they show up without a system. The real opportunity begins before the doors open and continues after the last visitor leaves. In this episode, Tim and Julie Harris explain the pre-open, during-open, and post-open system they have taught agents for more than 20 years. They break down how to select the right property, why move-up homes can create both buyer and seller opportunities, and how an organized open house plan can strengthen your listing presentation. You will learn how to find an open house when you do not have listings of your own, how to use directional signs and neighborhood door-knocking to generate conversations, and how to identify nearby FSBO and expired listing opportunities. You will also learn why agents should prepare alternative properties before the event, how to convert visitors into future appointments, and why same-day follow-up is critical. Open houses are not passive events. They are structured lead-generation opportunities for agents willing to prepare, communicate, and execute at a high level. This is the kind of practical coaching and career development serious agents receive through Tim and Julie Harris, eXp Realty, and Libertas. Sound Healing with David Gibson Voice Analysis Voice Frequencies, Missing Notes, and the Sound Path Back to Balance The Sound Healing Center's Four-Part Mission In this episode of Sound Healing, host David Gibson begins with a broad introduction to the Sound Healing Center's work, including the Institute, the Sound Healing Store, the Sound Therapy Center, and the Sound Healing Research Foundation. The program overview describes sound-healing certificates, audio-recording training, sound-healing instruments, vibroacoustic tools, dementia protocols, clinical and student papers, medical sound treatment plans, and educational programs for children. The transcript notes that promotional, instructional, spiritual, wellness, and product-related claims are preserved as speaker commentary and should be independently verified before being treated as medical or scientific advice. Classes, Retreats, Open Houses, and the World of Sound David then outlines upcoming Sound Healing Center offerings, including the in-person semester, online classes, a weekend intensive, the Mount Shasta retreat, an open house, and a recording program focused on recording, mixing, and producing. He presents sound as something that works across levels of reality, combining education, sound baths, sound tables, heart-opening meditations, and experiential learning. The opening positions the Institute not just as a school but as a practical environment where people can experience sound, instruments, and healing technologies directly. Voice Analysis and the Template of Perfection The main teaching centers on voice analysis, which David describes as the process of studying the frequencies in a person's voice to understand what may be happening in that person's system. He teaches that the voice carries a “template of perfection” people are born with, along with the imprints of physical, emotional, parental, social, and environmental influences that affect the body over time. According to David, trauma, constant background sounds, parental vocal patterns, and other experiences may cause certain frequencies to become reduced or missing from the voice. Missing Frequencies, Tomatis, and Sound as Nutrient David connects his explanation to research associated with Alfred Tomatis, saying that when a person does not hear a frequency, the voice may stop naturally producing it. He compares sound frequencies to vitamins: if a frequency is missing, the person can listen to it, hum it, or tone it back into the system. He explains that his team spent years researching people in hospitals and therapy centers to map missing frequencies to different organs, emotional issues, physical conditions, and overall “frequency landscapes,” while repeatedly noting that the system is not presented as a formal diagnostic tool. Voice-Analysis Tools, Scalar Fields, and the IQube The episode then surveys the broader field of voice-analysis technologies. David mentions Sherry Edwards and Sound Health Options, Bio-Well, Zyto, scalar scanning, and Quantum Sound Therapy. He describes the IQube as a device involving Tesla-like coils, inert noble gases, scalar fields, music, and voice-analysis remedies that, in his view, harmonize an environment and deliver missing frequencies through sound and scalar waves. He also discusses Robert Loye, Helena, and how the Sound Healing Center uses and sells certain technologies, including its own system at VoiceAnalysisHarmony.com. Demonstrating the Voice Analysis Harmony Software David demonstrates the new version of his VoiceAnalysisHarmony software by entering his name, testing his microphone, and recording three voice samples: a neutral baseline walk-through of his home, a stress-oriented sample, and a future-focused positive sample. He explains that the software tracks the fundamental note of each spoken syllable and compares the notes to an ideal bell curve. In his own results, David identifies several notes slightly above or below the curve, including C, D-sharp, F, G, G-sharp, A, and B, and then shows how the program connects those notes to organs, potential issues, emotional patterns, lifestyle suggestions, foods, juices, songs, flower essences, essential oils, nutrients, colors, and stones. Toning, Remedies, and the Closing “Awakening” Demonstration The episode closes with David explaining the remedy process: tone, hum, or sing along with songs in the missing note, ideally for short daily sessions, to help bring that frequency back into the system. He demonstrates how the software's toning companion helps users match a target note visually rather than only by ear. He also explains how essential oils, foods, colors, vibroacoustic tools, sound tables, sound lounges, pillows, and other devices can be tested or used as part of a sound-balancing routine. Finally, he plays his song “Awakening” in the key of C, invites listeners to tone along with any vowel, and holds the intention that everyone's emotional, physical, and mental systems become balanced, peaceful, and healthy.

On this week's episode of History From The Back Pages Collin reviews the horrific horror comedy film Get Away. The plot is about an English family who travels to a pagan island off the coast of Sweden for their holiday. The reason for their holiday is to experience a legendary pagan “play” held by the villagers which details their life two hundred years prior when the English invaded the island. Collin was ready to rate the film a seven out of ten until about halfway through when the writers introduced a plot twist out of no where that was so stupid and insane it caused him to change his review to a two. Tune in to hear about a film so bad it makes Red Island, Strandred, After Dusk They Come, War of The Worlds (2025) and The Open House look like masterpieces. Stranded is still a worse film by far do not worry.

We're on summer hours, but we wanted to keep something in your feed as much as we can — so this one comes from our Watches Of podcast, a conversation Gabe recorded in person with Claude Greisler of Armin Strom. Claude is one of the brand's two modern co-founders and its master watchmaker, and he made the trip out to Los Angeles for Open House, where a full spread of the Armin Strom collection was on the tables. Before the watches, the two sat down for a wide-ranging talk about how he got here. Claude's path is what makes this one worth your time. He grew up in a family of watchmakers, trained for the better part of a decade across Swiss watchmaking, restoration, and movement construction, and cut his teeth on high complications at Christophe Claret. But unlike so many of his peers, he never put his own name on a dial. Instead, with his childhood friend Serge Michel, he took over Armin Strom: a legendary local watchmaker whose vision was a single, clear idea — the movement should be the star of the watch. That conviction is the spine of the conversation, from the decision to become a true in-house manufacturer to the brand's signature complications and its philosophy of transparent mechanics. This is also, at heart, an Openwork episode. What we keep coming back to on this show is the power of a clear, strong brand identity, and Armin Strom is a near-perfect case study: a watchmaker who walked away from the obvious move to inherit a brand with a reason for being, then re-engineered it from scratch. Along the way, Claude demystifies resonance — what it actually is, and why Armin Strom's approach to it is so distinct — using a couple of analogies that made it click for Gabe, and probably will for you too. We'll be back next week with a regularly scheduled episode. Openwork is a weekly podcast about how the watch industry actually works. An unfiltered look behind the scenes — no press releases, no hype, and no sponsored takes. Hosted by Asher Rapkin and Gabe Reilly, co-founders of Collective Horology. Available on Apple Podcasts, Spotify, YouTube Music, or wherever you get your podcasts. You can find us online at collectivehorology.com. In this episode, I share a conversation from one of our coaching calls with Brett, a newer mortgage agent who landed an opportunity to present inside one of the biggest real estate offices in his town. What stood out to me was how simple his strategy was. He dropped by open houses with a small survival kit, stayed in touch after, and kept the whole thing casual. He did not come across as pushy, he did not ask for leads, and he did not disappear after the first conversation. There are a lot of tactical lessons in this one, especially around how to follow up without sounding like a salesperson, how to stay relevant with both prospects and past clients, and why consistency matters more than being the smoothest person in the room. In this episode, we cover: Why “Not Disappearing” Wins - Brett was not the best natural salesperson, but he stayed in touch when other people moved on too quickly. How He Used Open Houses to Start Relationships - He visited five open houses, dropped off simple feature sheets and survival kits, then followed up in a way that felt helpful instead of needy. How to Follow Up Without Sounding Salesy - Brett explains why he avoids saying “follow up,” keeps communication personal, and uses whatever channel the client prefers. Why Systems Matter - Good follow-up is not random. It needs reminders, structure, and enough consistency that things do not slip through the cracks. The Colombo Technique - When meeting with realtors, Brett does not pitch a “presentation.” He keeps it casual, builds rapport, and then slides into “before I forget, I wanted to show you something.” You do not need to be the smoothest salesperson in the room. You just need to be the one who stays relevant, follows through, and does not disappear. Most agents think open houses are outdated. The data and results say otherwise. In this episode, Tim and Julie Harris reveal why open houses remain one of the most powerful lead generation tools available to real estate agents in 2026. They explain the difference between weekend and weekday open houses, why neighbors are often your best seller leads, and how top agents use open houses to generate future listings and long-term business. You'll learn why so many agents misunderstand the purpose of an open house, how face-to-face conversations outperform social media engagement, and why AI may actually increase the value of authentic human interaction. Tim and Julie also discuss the statistics behind buyer behavior, the importance of follow-up, and how open houses can help agents break into higher-end markets. If you're looking for more listings, stronger buyer pipelines, and a more predictable real estate career, this episode provides a practical roadmap that works in any market. Lisa Archer has more than doubled production at Live Love Homes in under two years. A meaningful part of that growth runs through open houses. Not weekend opens hosted reluctantly, but a deliberate seven-day strategy that last year produced 32 sales where the buyer only came through an open house. She's on pace to at least double that number this year. You'll learn how that strategy works - the seven-day cadence, why Monday through Friday beats the weekend for relocating buyers in high-growth markets, and how virtual opens cover the gaps. You'll learn how she captures contact information without printing a single piece of paper, why she pre-knocks the neighborhood before every open, and how one listing done right generates four or five clients on the same street. Lisa also explains why most agents say open houses don't work, why she disagrees, how she uses them to close price conversations with sellers, and what she says at expired listing appointments when the answer to "how many open houses did you have?" is zero.Lisa founded Live Love Homes in Charlotte, North Carolina, where she runs a local team of 10 agents, plus agents in expansion markets in Wilmington, Myrtle Beach, Charleston, Columbia, and Greenville - as well as in southern Mississippi. Most real estate agents think open houses are outdated. Top producers know they're one of the fastest ways to generate buyers, listings, and appointments without spending money on expensive lead sources. In this episode, Tim and Julie Harris explain why buyers are returning to open houses in 2026 and how successful agents are using them to create predictable business. You'll learn how to choose the right property, generate conversations that lead to contracts, build relationships with future sellers, and create long-term opportunities from every event. Tim and Julie also discuss why many agents fail at open houses, how AI should be used to support your business rather than replace communication, and why mastering face-to-face conversations remains one of the highest-value skills in real estate. You'll learn how to identify the best open house opportunities, attract motivated buyers, generate listing leads from surrounding neighbors, and build a stronger pipeline regardless of market conditions. This is exactly the kind of practical training serious agents need to win more listings, generate more income, and build a long-term career in real estate. Morning after Open House 2026 — the biggest event Collective Horology has ever thrown. Now in its third year at The Aster in Hollywood, the fair pulled 400+ people through the door, a line down the street, a closed RSVP, and attendees who flew in from as far as Boston. Gabe and Asher dig into why a show built entirely around esoteric, left-of-center independents draws such a self-selecting crowd: not casual passersby, but a curious, informed audience that knows exactly what it's looking at. Every brand got an identical table this year, which Gabe argues strips everything away but the watch — a half-million-dollar Armin Strom repeater feet from a sub-$20K Fears or MING that more than holds its own. Asher relays Ariel Adams' surprise that Collective lets brands talk directly to clients, something most retailers avoid for fear of being cut out. The reason is the whole advantage of independent retail: when you choose every brand you carry, you trust them — the same camaraderie that had competing watchmakers breaking bread together after the show. Big thanks to everyone who came out, to the brands who flew halfway around the world, and to operations lead Ellie, whose execution made the day run. After a couple of months of silence, I'm back. And I want to tell you why.It started with a question I'd been sitting with for months: do I actually want to bring Fire and Soul back? The answer came within the first five minutes of a conversation with Danielle Amos, founder of the Mystic Millionaire Movement, and it cracked something open in me.In this solo episode, I'm sharing why I'm returning, what's evolving, and what Fire and Soul 3.0 is really about. It's not a rebrand. It's a deepening. From inspired action from an awakening soul to something even more essential: remembering your divinity. Not as a concept. As a lived reality.I reflect on the shadow work that was necessary and sacred and why it was never the whole story. I honor my last five years, including the grief portal that Austin was, that was always and only toward my highest evolution. Our true north is always calling us forward. Grounded in the body. Rooted in your true nature. Aligned with who you actually are. This is the show Fire and Soul was always meant to become.IN THIS EPISODEWhy I went quiet and what called me back. The through line that's run through Fire and Soul since 2019. Why shadow work matters and why it's not the full story. What it means to recognize your divinity as your starting point not your destination. And what's coming on the show.WORK WITH MEI've done a full overhaul on my world and there are beautiful new ways for us to connect, work together, and activate your gifts. Empowering Women in Real Estate - The Podcast with Karen Cooper
What if an open house wasn't just a weekend activity, but part of your daily business-building system? In this episode, I'm joined by Lisa Archer, a 21+ year realtor and team leader serving multiple markets across the Carolinas and beyond. Lisa shares the simple, consistent open house strategy her team uses to generate listings, attract buyers, create neighborhood visibility, and build serious momentum. Last year alone, her team tracked 347 open houses, with 32 listings selling to buyers who came through those open houses. We talk about how she makes daily open houses work, why "there's no such thing as a bad open house," and how agents can use this strategy even if they don't currently have listings of their own. If you've been looking for a simple, practical way to create more opportunity in your business, this episode is for you. You have a listing. That means you have an entire neighborhood of potential sellers watching every move you make. Most agents put up the sign and wait. The agents who win listings walk away with the next deal before the first one closes. In this episode, Tim and Julie Harris break down their strategic open house prospecting system — a proven, step-by-step approach to generating listing leads before, during, and after every open house you hold. This is not a discussion about digital marketing, social media funnels, or automated lead generation. This is a direct and practical guide to the one form of lead generation that AI cannot replicate: face-to-face, voice-to-voice contact with real homeowners in real neighborhoods. You will learn why choosing a move-up price range home for your open house can triple your total commission potential. You will learn how to door knock the neighborhood two to four days before the event, what to say, and how to position yourself as the market expert worth trusting. You will learn how to execute a Neighbors-Only pre-showing invitation strategy that separates you from every other agent in your market. You will learn how to use WhatsApp QR codes to capture contact information instantly, how to use AI to generate real-time CMAs in the field, and how to write a hyperlocal community book using AI that positions you as the definitive authority in your neighborhood — listed on Amazon, referenced by AI search tools, and available to hand to every prospect you meet. Tim and Julie also address the broader market reality: every digital shortcut agents have relied on is being rapidly automated. The only protected ground left is the human contact that AI cannot replace. Open houses, done correctly and consistently, are one of the most efficient ways to build that ground and own it. If you are serious about generating listings and building a durable real estate business in 2026, this episode is required listening.
