Joe Wilson has spent 12 years in the trenches of real estate — as a top producer, national coach, and now Growth Director for eXp Realty's US West. He's the guy in the room that other top agents call when they want the real answer, not the generic one.In this episode, Joe gets direct about what's actually separating agents who are thriving from those who are quietly falling behind — and it has nothing to do with market conditions. We get into the AI conversation nobody's having honestly, why your database is at risk right now even if you think it's solid, and the dead-simple content strategy Joe's coaching clients are using to generate third-party validation on autopilot. If you've ever wondered what the difference is between a $250K agent and a $500K agent — Joe audited his own coaching clients and found the answer. It's not what you think.IN THIS EPISODE:Why "AI won't replace agents" is the wrong question entirelyThe one social media move generating 30–60 days of content from a single 10-minute Zoom callWhat the collapse of Zillow, CoStar and REA's share prices is really telling usWhy your database is more vulnerable than you think — and what agents with social media locked in are doing about itThe RAS principle: why consistency beats virality every timeJoe's "excavator vs shovel" framework for working smarter in this marketCONNECT WITH JOE WILSONInstagram: @joewilsonrealestatecoachFree community + training → hit his Linktree from Instagram

In this Lessons in Success episode of So You Want to Be a Real Estate Agent, host Meredith Fogle sits down with Jason Shrank, a new agent just seven months into his real estate career whose rapid rise is turning heads for all the right reasons.Jason shares how he embraced one of the most important principles in real estate success: getting comfortable being uncomfortable. From leaning into opportunity instead of avoiding it to mastering the conversations that create trust and momentum, Jason breaks down the mindset and systems that helped him gain traction at a pace few agents achieve this early in the business. You'll hear how he's generating business through authentic, organic conversations, building consistent opportunities through a highly intentional open house system, and developing the skillsets needed to sustain long-term growth—not just short-term wins.Jason also opens up about balancing a growing business with life as a father of young children, and why staying engaged in his community has become a key part of both his success and fulfillment.

The magic combination of these three things is the difference between a full pipeline and wondering why your neighbor is listing with a different agent. In this conversation, we get into the three-legged stool that is winning real estate business in this market: competency, relationship, and energy. We unpack why competency is the foundation that has to come first (no matter how much someone likes you, they are not hiring you with the biggest asset in their life if they don't trust you to get the job done), the study we did where people knew ten realtors and would use none of them, the Walrus Ice Cream "line out the door" effect and why proof of concept matters more than agents realize, and the trick of how to build trust before someone ever hires you using a market impact report.Stop wondering why deals are going to other agents and start being the agent your sphere can't imagine using anyone else for.Join us in the 11 Circle for weekly coaching with Matt and Garrett, additional resources, and full access to our online community. An agent recently was seen on Instagram broadcasting herself talking about how the MLS lacks transparency because the MLS does not allow her to put her real estate agent contact information in the description of the home area on the MLS. Not only does it not make sense because the description of the home does not include the ages name or phone number or shouldn't, but because in all the MLS's that I know a real estate agents contact information is automatically attached to the listing on the respective website anyway! So the only thing left to assume here are the nefarious reasons someone would want this and I go into it in this episode!
Episode 656 Schedule a one on one free coaching call, click here or visit LoanOfficerStrategyCall.com. Welcome to Loan Officer Freedom, the #1 podcast in the country for loan officers, hosted by Carl White. In this episode, Carl White sits down with Mike Steplowski to explore a fascinating real-world experiment involving artificial intelligence, outbound prospecting, and real estate agent relationship building. Mike shares the early results from testing an AI assistant that makes outbound calls to qualified real estate agents with the goal of scheduling introductory Zoom meetings. Carl and Mike break down the numbers from the first four days of testing, including hundreds of outbound calls, appointment-setting results, and the surprising discovery that a simple invitation to connect dramatically outperformed traditional "value add" sales messaging. Their discussion challenges one of the most common beliefs in mortgage sales: that loan officers must lead every conversation with a compelling pitch or offer. Throughout the episode, they discuss how AI is changing the way loan officers can approach prospecting while still maintaining the human relationships that ultimately drive referrals. Mike explains how the AI assistant handles conversations, how appointments are scheduled, and why personal follow-up remains a critical part of the process. Carl also shares insights from decades of real estate agent prospecting experience, including why qualified agents should always be the focus, how persistence plays a major role in generating referrals, and why many loan officers give up long before meaningful relationships have time to develop. Together, they examine how technology can support proven prospecting systems without replacing the personal touch that creates trust. The conversation also dives into practical lessons learned from the experiment, including appointment no-shows, follow-up strategies, scripting adjustments, and future testing plans. Mike emphasizes that AI should be viewed as an enhancement to existing prospecting activities rather than a replacement for the daily disciplines that successful loan officers already practice. If you're curious about how AI can fit into your business, looking for new ways to create conversations with referral partners, or simply interested in where mortgage prospecting is headed, this episode offers an honest look at what's working, what's still being refined, and what loan officers can learn from these early results.
In this episode of the Play Bigger Podcast, I'm sharing a hard truth that I believe many ambitious entrepreneurs need to hear right now: AI is not fixing broken businesses. It's exposing them faster.Over the past few years, I've tested countless tools, platforms, automations, and AI solutions. Like many business owners, I believed that adding more technology would create more leverage. Instead, I found myself dealing with more dashboards, more subscriptions, more confusion, and more operational complexity. What I realized is that most businesses don't have an automation problem. They have a clarity problem. Before you automate anything, you need a clear foundation. Otherwise, you're simply automating confusion. In this episode, I break down the exact framework I use to simplify operations, create scalable systems, and build a business that generates freedom instead of exhaustion.Things I Cover In This Episode:Why AI can amplify business problems instead of solving themThe hidden cost of stacking too many tools and systemsHow operational complexity creates decision fatigueThe difference between reactive businesses and intentional businessesWhy clarity must come before automationMy Five C Framework for creating scalable systems:ClarityHow to identify which tools are creating leverage and which are creating noiseWhy simplifying your business can increase both your energy and your incomeThe key to building a business that creates more freedom, not more overwhelmIf you've been feeling buried under systems, software, automation, or operational chaos, this episode will help you step back, simplify, and focus on what actually moves the needle.---
Can a Brokerage Use a Client List for Marketing? Consent Rules Explained Enroll in courses here: https://www.albertarealestateschool.com/shop/ or call our Success Team at : 587-936-7779 Can a brokerage use its client list for marketing without getting additional consent? It depends on what the marketing is for. In real estate, client relationships are typically between the brokerage and the client, with the real estate professional acting on behalf of the brokerage. Because of that, a brokerage may send communications connected to its real estate business, such as: ✔️ Holiday greetings ✔️ Thank-you cards ✔️ Brokerage or real estate related communications However, using that same client list to promote an unrelated business or service is different. For example, a broker or agent generally could not use real estate client information to market a separate business — such as a plumbing company — if that was not the purpose for which consent was originally provided. Understanding consent, client information, and appropriate business use is an important part of Alberta real estate practice. Start your career in Real Estate today! Most agents don't lose listings because another agent is better. They lose listings because another agent stayed top of mind. In this episode, Tim and Julie Harris break down one of the most common and expensive mistakes in real estate: neglecting past clients and centers of influence after the transaction closes. The reality is that great service alone does not guarantee repeat business. Years can pass between transactions, and during that time your clients are meeting other agents, seeing other marketing, and building new relationships. If you're not actively communicating, you're being replaced. Tim and Julie explain why passive marketing strategies are becoming less effective, why meaningful conversations create stronger referral businesses, and how agents can build predictable listing pipelines through consistent relationship-based follow-up. You'll learn why top producers often regret not investing more time in their databases, how to become the first agent people think of when real estate comes up, and why relationship-driven businesses outperform lead-dependent businesses in every market cycle. This is exactly the kind of training serious agents need to build a stronger business in 2026. Episode 655 Schedule a one on one free coaching call, click here or visit LoanOfficerStrategyCall.com. Welcome to Loan Officer Freedom, the #1 podcast in the country for loan officers, hosted by Carl White. In this episode, Carl White breaks down the seven biggest mistakes loan officers make when building relationships with real estate agents and explains why these common missteps often prevent referrals from ever happening. With agent referrals accounting for the majority of purchase business, Carl shares why understanding what agents actually want is the key to creating long-term referral partnerships. Carl walks through practical examples of where loan officers go wrong, including talking too much about themselves, leading with rates and products, failing to clearly communicate their value, and focusing on what they need instead of how they can help agents grow their business. He explains why top-producing agents are not looking for another lender, but rather a trusted partner who can help them close more deals, convert more leads, and create a better experience for their clients. Throughout the episode, Carl shares actionable strategies for standing out in a crowded market, including the importance of asking better questions, building trust through consistency, and implementing a follow-up system that helps agents recover opportunities they may have otherwise lost. He also discusses why many loan officers waste time chasing the wrong referral partners instead of focusing on a small group of qualified agents who can have a meaningful impact on their business. Carl also addresses one of the biggest reasons loan officers fail to build agent relationships: quitting too early. He explains why trust is built through repeated value, consistent communication, and showing up long before a referral arrives. Rather than looking for quick wins, Carl encourages listeners to focus on becoming a resource that agents genuinely want to work with over the long term. If you're looking to generate more purchase business, strengthen your referral relationships, and become the loan officer agents confidently recommend, this episode provides a clear roadmap for avoiding costly mistakes and building partnerships that lead to more closings.

There was a season in my life where I thought success meant learning how to juggle everything perfectly. The business. The family. The clients. The goals. The schedules. And honestly? I kept waiting for the day things would finally feel balanced. But over time, I realized something powerful: balance isn't something you eventually arrive at. It's something you intentionally build. In this episode, I'm sharing a real and honest conversation about what it actually looks like to grow a business while raising a family, protecting your peace, and trying to stay present through all of it. I talk about the emotional weight ambitious people carry, the chaos that silently drains our energy, and why systems may be one of the most underrated forms of self-care for entrepreneurs.I'm also walking you through the exact framework I use whenever I feel overwhelmed, overcommitted, or stretched too thin what I call the Play Bigger Freedom Filter.Because the truth is: you cannot build a beautiful life on top of a chaotic business. If you've been feeling mentally overloaded, constantly behind, or stuck in information overload, this episode will help you simplify, refocus, and build with more intention.Things I Cover In This Episode:Why ambitious people never really “arrive” at balanceThe reality of building a business while raising a family How chaos in your business affects your energy, relationships, and peaceWhy systems create freedom and breathing roomThe difference between time management and mental energy managementThe 4-question “Play Bigger Freedom Filter” frameworkWhat most entrepreneurs actually need instead of more information How to simplify your business without sacrificing growthWhy implementation matters more than consuming contentCreating a business that supports the life you truly wantDon't forget to follow the Play Bigger Podcast so you never miss an episode.---

Despite the high level of excitement surrounding the 2026 FIFA World Cup matches in Massachusetts, demand for short-term rentals remains low. Many property owners listing on Airbnb were expecting instant bookings, even for properties listed at more than $30,000 per week. The reality is that international travelers appear to be seeking stays of fewer than three nights at rates below $300 per night. James Harris built his real estate career from scratch after relocating from the UK to Los Angeles. His latest venture is Breezy, an AI tool for real estate agents designed to reduce the administrative load that eats into most agents' days. Breezy recently raised a $10 million pre-seed round led by Ribbit Capital with participation from Fifth Wall, DST Global, and others. Over the past decade he's closed more than $6 billion in luxury residential sales across Beverly Hills and the Platinum Triangle, and appeared on Bravo's Million Dollar Listing LA for seven seasons spanning over nine years before stepping away to focus on his next chapter. He also hosts Rise Above the Ranks, where he talks through the practical side of the business: negotiation, discipline, and how to build something that lasts.(2:11) - What Proptech Gets Wrong About Real Estate Agents(6:49) - Realtor Painpoints(8:54) - What is Breezy(13:32) - Why Now(16:26) - Real Estate Agent & Founder Resiliency(18:31) - Brand, Distribution & Early Traction(21:42) - AI Agents Enhance and/or Replace Real Estate Agents(24:20) - First Mover Advantage(26:36) - What Parts of Real Estate Will Be Human-driven in 3-5 years(28:24) - The Power of Data & Workflow Platforms(29:16) - What Changes in Real Estate Over the Next 2-3 Years?(30:49) - Collaboration Superpower: The Founder Entrepreneur
A Day in the Life of a Real Estate Agent: What Really Happens Behind the Scenes When most people think about real estate agents, they picture open houses, sold signs, property tours, and closing day celebrations. What they don't see is everything that happens behind the scenes. During a recent episode of Talk Real Estate Roundtable, Sharon McNamara and Melissa Wallace pulled back the curtain on what a typical day in real estate actually looks like. Spoiler alert: there really is no such thing as a "typical" day. No Two Days Are Ever the Same One of the biggest misconceptions about real estate is that agents spend their days simply showing homes and attending closings. In reality, every day brings a new challenge, a new opportunity, and often a completely unexpected situation. Real estate professionals wear many hats throughout the course of a single day: Marketing specialist Negotiator Project manager Problem solver Coordinator Customer service representative Photographer's assistant Contractor liaison Event planner Counselor And sometimes all before lunchtime. A carefully planned schedule can change in an instant with a phone call, inspection issue, delayed contractor, last-minute showing request, or unexpected client concern. Preparing a Home for the Market Takes Time Many buyers and sellers only see the finished product when a listing appears online. What they don't see are the days or sometimes weeks of preparation leading up to launch day. Before a property ever hits the market, listing agents are often coordinating: Professional photography Drone photography Floor plans Staging consultations Decluttering recommendations Contractor scheduling Landscaping improvements Painting and repairs Flooring installation Septic inspections and Title V requirements Marketing materials and brochures Every detail matters. A simple delay from a contractor or photographer can impact an entire marketing timeline. Successful agents constantly adjust schedules, coordinate vendors, and keep everyone moving toward the same goal. Open Houses Don't Set Themselves Up One of the more visible parts of real estate is hosting open houses, but even that involves far more work than most people realize. Before an open house begins, agents are often: Loading signs into their vehicles Creating and attaching balloons Mapping sign placement routes Monitoring weather conditions Preparing property information sheets Coordinating with sellers Confirming marketing and advertising By the time visitors arrive, hours of preparation have already taken place. The goal is to create a welcoming experience while ensuring buyers can easily find the property and gather the information they need. Real Estate Is a Business of Constant Pivoting If there was one word that described the episode, it would be "pivot." Schedules change. Contractors get delayed. Photographers become unavailable. Clients need immediate assistance. Offers arrive unexpectedly. Problems surface without warning. A real estate professional's ability to adapt and solve problems quickly is one of the most valuable skills they bring to a transaction. While clients may only see the final result, agents are often coordinating multiple moving parts behind the scenes to keep everything on track. The Unexpected Happens Real estate is ultimately about people, and every property has a story. Sometimes agents walk into situations they never could have anticipated. During the show, the team discussed a recent property showing that presented serious health and safety concerns. While unusual, experiences like these highlight the reality that agents are often navigating difficult circumstances while helping their clients make informed decisions. Whether it's a challenging property condition, an unexpected repair issue, or a complicated family situation, agents are constantly assessing, advising, and helping clients determine the best path forward. More Than Just a 9-to-5 Job One of the most important takeaways from the conversation was that real estate is not a traditional nine-to-five career. Clients may need assistance: Early in the morning During evenings On weekends During vacations During holidays Real estate happens when it happens. An accepted offer doesn't wait until Monday morning. A showing request doesn't always arrive during business hours. An issue with a transaction may require immediate attention regardless of what's on the calendar. Being available, responsive, and proactive is part of what separates a full-time real estate professional from the rest. Building Relationships Beyond the Transaction One of the things that sets great agents apart is their network of trusted professionals. Need a painter? An electrician? A landscaper? A flooring contractor? A septic professional? A moving company? Experienced agents spend years building relationships with reputable local professionals who can help clients before, during, and after a transaction. Being a resource for clients extends far beyond buying or selling a home. The Reward Makes It Worth It Despite the challenges, shifting schedules, and occasional surprises, real estate remains one of the most rewarding professions. Helping families move into the next chapter of their lives, assisting first-time buyers achieve homeownership, helping sellers transition into a new phase of life, and guiding clients through major decisions is what makes the work meaningful. Every day is different. Every transaction is unique. And while the public often sees only the highlight reel, there's an entire world of preparation, coordination, communication, and problem-solving happening behind the scenes. The next time you see a "For Sale" sign or attend an open house, remember that countless hours of work helped make that moment possible. At Boston Connect Real Estate, every move should be a moving experience and that commitment starts long before a home ever hits the market. Watch our live video on Youtube!

Keep winning! Two-time Emmy and Three-time NAACP Image Award-winning, television Executive Producer Rushion McDonald interviewed Todd Kroupa A former firefighter turned top-producing real estate agent in Georgia. Todd explains his journey from a physically demanding fire department career to becoming a highly successful real estate broker, team leader, and luxury/equestrian property specialist. The conversation walks through: His transition from the fire service to real estate Opening and managing a 400‑agent office in Florida Relocating to Georgia and re-establishing his business How he advises both first-time homebuyers and experienced sellers Emotional decision-making in buying and selling Inspections, deal-breakers, and buyer/seller behavior Multi-generational housing trends post‑COVID Why real estate remains a wealth-building tool Advice for navigating neighborhoods, schools, and due diligence His eventual ranking as #1 single agent for Berkshire Hathaway in Georgia (2024–2025) Todd emphasizes integrity, long-term relationships, and guiding clients toward the right house — not just closing a deal. Purpose of the Interview The purpose of Todd Kroupa’s appearance is to: Share a motivational career-change story — moving from firefighter to top real estate agent. Educate listeners on the real estate process — including buying, selling, inspections, and market strategy. Give practical tips for first-time homebuyers, families, and multi-generational households. Promote best practices for choosing neighborhoods, navigating emotion in home buying, and avoiding pitfalls. Highlight Todd’s success and position him as a trusted resource for Georgia real estate clients. Key Takeaways 1. Career Transition & Motivation Todd became a firefighter in 1992, retired in 2014, and began real estate in 2002. Real estate appealed to him because it allowed him to continue helping people without the physical strain. He built and managed a 400-agent office before returning to working directly with clients — his true passion. 2. Balancing Firefighting and Real Estate He often worked both jobs full-time, with limited days off. Eventually, maintaining both became impossible: “I can’t do this anymore,” he told his wife. 3. Buyer Advice Buyers make decisions emotionally first, then logically. Within the first 3–5 minutes in a home, buyers often know if they like it. Lighting, paint color, home condition, and layout heavily influence emotional response. First-time buyers need extra guidance — like “teaching someone to drive for the first time.” 4. Seller Advice Selling isn’t just about market timing — presentation matters. Neutral paint colors and bright white lighting help increase buyer appeal. Every showing is won or lost in the first few minutes. 5. Inspections Matter — and Are Deal Breakers Top inspection walk‑aways: Mold Foundation issues Roof problemsTodd stresses that if a buyer is uncomfortable before closing, “you won’t be comfortable after you close.” 6. Emotion vs. Logic Many buyers get emotionally attached and ignore red flags. Todd’s rule: commissions should never drive decisions. 7. Multi-Generational Living Is Rising Driven by COVID, high child-care costs, rising home prices. Families are choosing: ADUs (Accessory Dwelling Units) “In-law suites” Larger family compounds 8. Real Estate as a Wealth Builder Unlike stock investments, real estate allows you to: Control, improve, alter, and live in the asset. Tax advantages like 1031 exchanges and mortgage deductions compound long-term value. 9. Don’t Buy the Most Expensive House in the Neighborhood Surrounding homes cap your resale value. You may have to wait years for nearby homes to “catch up.” 10. Neighborhood Due Diligence Realtors must avoid discrimination (Fair Housing Act). Buyers should: Visit neighborhoods at night and on weekends Speak with neighbors Review school ratings and county resources Notable Quotes (from the transcript) Career & Purpose “I love helping people. That’s why I became a fireman. Real estate was another way to help people.” “I wasn’t quite sure I wanted to manage long term… my heart was with clients.” Ethics & Commission “Commissions should never be above the people.” “If you’re focused on commissions, you need to pick a different industry.” Emotions in Home Buying “Buyers think they’re looking logically, but they’re looking emotionally first.” “Within the first 3–5 minutes, they already know if they like the home.” Inspections “If you’re not comfortable with the property now, you won’t be comfortable after you close.” Neighborhood Choice “Focus on the house, but look at the neighborhood — you can’t change your neighbors.” Wealth Building “With stocks you can’t control it, improve it, or live in it. Raul Mendez is a military veteran who became a real estate agent thinking it was a stepping stone to investing. It cost him two years and a team of seven people he didn't want to manage. Today, he's running three exit strategies at once: wholesaling, flipping, listing deals through his agent license. He's also holding nine rental properties and running a cost segregation strategy most investors never touch. He made $145K on a single flip and realized the agent business and investor business have completely different margins. That number changed everything. In this episode, I sit down with Raul to break down how he escaped the realtor team trap and built a hybrid model that captures the $600K+ in listing opportunities most investors leave on the table. He covers:- Why he chose to become an agent first instead of going all-in as an investor (and what it cost him)- The realtor team scaling trap: when overhead crushes margins and you realize you're managing people instead of building wealth- The exact moment he stopped wanting to build a bigger team: $145K on one flip vs. the squeeze of selling 30 houses- Why keeping a real estate license is different than building a realtor business- The three exit strategies that change your deal math entirely: wholesale it, flip it, or list it- How he captures listing commissions on deals his marketing brings (the $600K opportunity Adam left on the table)- Nine rentals and cost segregation: the tax strategy that keeps what you make- And more! What changed for Raul was getting out of the agent-first trap and realizing his agent license was a tool, not the business itself.Raul started in our Runway Mastermind. It's where agents and investors are learning to scale, flip, find capital, find off-market deals, and manage portfolios without getting stuck in the overhead trap that almost caught him.See if it's a fit for where you are: https://www.7figureflipping.com/runwayWant to connect with Raul? Most agents think they lose the listing during the presentation. The truth is they usually lose it before they ever walk through the door. In this episode, Tim and Julie Harris break down why the listing appointment is not where you win the listing. It is where you confirm the decision the seller should have already made. You will learn why pre-qualification matters, why sellers already have a price in mind, how a pre-listing package removes objections before they happen, and why most agents fail because they show up unprepared. Tim and Julie also explain how to use the CMA, net sheet, listing paperwork, seller questions, and the Sharpie Close to create a professional listing process that makes sellers feel confident moving forward. What you'll learn: why most agents lose listings early, how to pre-qualify sellers correctly, how to uncover what the seller thinks the home is worth, why a pre-listing package gives you an unfair advantage, how to stop being seen as a commodity, and how serious agents can compete at a higher level in the 2026 market. Most agents are wasting their most productive hour every single day. The agents winning in the 2026 market are protecting one specific activity that consistently creates listings, appointments, and income — while everyone else stays distracted by social media, automation, and passive marketing. In this episode, Tim and Julie Harris break down the exact difference between agents earning $50,000 a year and agents building predictable six- and seven-figure businesses. They explain why human-to-human conversations are becoming more valuable again, why listings remain the ultimate leverage point, and why AI is changing the industry in ways most agents still misunderstand. You'll learn why prospecting is becoming more important in a digital-first market, how to determine your “magic number” of listings, and why serious agents are focusing on direct conversations instead of chasing vanity metrics online. This episode is a wake-up call for agents who feel overwhelmed, distracted, or uncertain about where the market is heading next.
