The housing market is not crashing. It is negotiating.Agents who only focus on price are leaving valuable concessions on the table. Seller concessions appeared in 46% of May home sales, the highest May percentage on record. In this episode, Tim and Julie Harris explain how agents can negotiate closing cost credits, seller-paid repairs, mortgage rate buydowns, flexible possession terms, rent-backs, contingencies, and other forms of value. A basic price reduction may only modestly change the buyer's monthly payment. A better concession strategy may reduce the buyer's cash to close, lower the monthly payment, resolve inspection concerns, or solve an important timing problem for the seller. You'll learn why agents must evaluate the entire transaction, how financing rules affect allowable concessions, how conventional, FHA, USDA, VA, and investment-property limits differ, and why the buyer's real priority should determine the offer strategy.
