In this episode, I talk about analysis paralysis and how it can hamper people from making moves. Give a Tacoma Market update for May 2020. We saw a 7.7% increase in home values from a year ago. Mention with such high market appreciation year over year, analysis paralysis can be a costly mistake for Tacoma buyers who wait to get in the game.

In this episode I talk about remote working and how it's contributing to people moving to smaller, more affordable cities. Tacoma being one of them. I share a recent study by Redfin that shows people's intensions on working from home post stay at home restrictions. 43.8% of Seattle employees working from home said they will continue to do so if given the option. Another 39.4% are unsure. With over a $400k difference in median sales between Seattle and Tacoma in April 2020, I would bet we will continue to see people fleeing Seattle for more affordable areas like Tacoma.
In this episode I talk about unemployment. Dive into Windermere's Chief Economist most recent 2020 job forecast. Predicts we will be looking at an 9.4% unemployment rate come Q4 of 2020. I voice my frustrations.. This isn't a light switch and we can't just turn the lights back on. Companies will lay employees off, people will be out of work, and we will lose some of our favorite small businesses. Lastly, I give my thoughts on why unemployment won't likely hurt home sellers or market values in Tacoma.
In this episode, I dive into what I'm seeing in the Tacoma Real Estate Market! New inventory was down in April, where only 317 listings hit the market compared to 430 in March. April's median sales price came in at $355,000, up 12.7% from a year ago. As month's of inventory hangs around .8, Tacoma is still a seller's market where homes are selling for 1.8% more than list price. However, I have seen buyers get better terms of late. As furloughs are lifted, plan to see more buyers entering the market. There's potential for increased amounts inventory this summer and fall. Bank on sellers getting more comfortable listing as the stay at home order phases out and some sellers who may be forced to sale due to financial hardship.

Quick blurb on new construction and how a recent report prediction is anticipating new builds to be up 7.7% in 2020. With an emphasis on entry level homes. I dive into what to expect as a buyer in the Tacoma market. Being mentally and emotionally prepared for what's to come is something I can't stress enough. We are in an extreme seller's market. Mention a couple ways to improve your offer without necessarily waiving contingencies and risking everything. Lastly, I touch base on people's concerns about buying high.

Ain't about that dad bod (even though I'm not a dad lol). Drew gives insight and tips to cut down. We touch base on counting calories and macros. Is it for you? I talk about my own experiences with intermittent fasting and how I have seen the benefits. Drew gets into what intermittent fasting means and why I likely saw gains when doing it. Lastly, we get into what he thinks of cheat meals and talk about some of our favorite spots for certain types of foods around Tacoma.

I discuss why I think transparency is a good thing, but also mention my concern of the possible increase in dual agency transactions from these changes.

The bulk of the time I touch on why I love where we live, mentioning the quality of people, the water, city pride, and my love for older homes as some of my top reasons! I also get into how being the 4th hottest real estate market in the US has benefited lots of us, but has also caused an affordable housing crisis for many. Lastly, I speak on how getting into the real estate game can help build family wealth.

Lastly, after being at Windermere Abode for nearly a year, I reflect on my first 18 months in real estate.

We discuss contingent vs. non-contingent offers and how a contingent offer can greatly impact your chances of getting an offer accepted. I provide you tips for creating a strong contingent offer and give ways on how to become non-contingent. If you are a move-up buyer, this is a great listen!
In this episode we discuss if buying a home should be considered an investment or if it's more of a liability. I give my personal reasons to why waiting until you have a 20% down payment could be a bad decision (especially in the Tacoma market). Lastly, we take a look at the Tacoma market over the last 12 years, which included The Great Recession, and show how it still would have been better to buy vs. rent.
In this episode we discuss the pros and cons when purchasing a condo! I give a personal take on why Leanne and I are thinking of purchasing one, and yes, one of the reasons is to get away from solicitors! Not having to mow the lawn and having a home gym are also high up on the list! I discuss how condos may or may not be more affordable depending on how you view HOA payments. Also, we consider the importance of an HOA review period when buying a condo. You don't want to have to sell your pets after you move in!

Single Family homes within .1 miles of a dispensary have increased in value 8.4% more than those outside of this radius. To test this theory out, we take a micro look at the homes in Central Tacoma around our very own Mary Mart.

In this episode, we talk about what it takes to compete in Tacoma's hot housing market! I provide a brief story of a recent client who paid nearly $80k over asking price...and it appraised! We will go over a couple tips on how you can make your offer more competitive, particularly bringing additional down payment funds in case of a low appraisal and being prepared to escalate higher than the asking price (often times hard to comprehend). Also, we will quickly touch base on the economy and discuss why Tacoma's market is unlikely to slow down anytime soon.

As a home buyer, it is extremely important to link up with a lender to get your pre-approval before starting to write offers on homes. Sellers will not take you serious without this! We also go over what types of costs are associated with buying a home. Surprise, you don't pay a real estate agent a commission (usually on the buy side anyways)!
