A major offroading trail expansion is expected to boost outdoor recreation and tourism in Eastern Kanawha County…the quirky draw of George Washington's Bath Tub attracts travelers to Berkeley Springs…and the Parkersburg CVB's new welcome center brings an increase in visitors …on today's daily304. #1 – From WV NEWS – A major outdoor recreation project in Eastern Kanawha County is poised to transform the area into a premier destination for off-road enthusiasts.  The Appalachian Outlaw Trails is adding more than 2,000 acres of trails designed for ATVs, dirt bikes, side-by-sides, and full-size vehicles like Jeeps and trucks. This expansion aims to attract tourists and outdoor adventurers from West Virginia and the entire East Coast. Currently featuring 25 miles of trails in the Upper Kanawha Valley, AOT has ambitious plans to double this mileage. The goal is to develop one of the most extensive off-roading parks in the nation, covering over 100,000 acres in the long term. The ultimate plan is to develop a comprehensive outdoor recreation resort complete with cabins, a concert venue, mountain biking trails, hiking paths, horseback riding areas, and clay shooting venues.  The Kanawha County Commission is collaborating with AOT on this multi-phase project, with the initial focus on developing trails in the Quincy area. But of all the George Washington showcases, this reporter's favorite is a national park in the small town of Berkeley Springs, West Virginia. That's where America's first president was said to bathe in an open-air brick tub that reads, not surprisingly, “George Washington's Bath Tub.” It was filled with warm natural mineral spring water emanating from the surrounding mountainous countryside. What makes traveling to Berkeley Springs most enticing is that we can join, at least figuratively, Washington in sitting in a large indoor bathtub that can easily accommodate two bathers and is filled with 104-degree mineral water. It's situated in what's called the Old Roman Bath House at Berkeley Springs State Park. The Welcome Center, which opened in April 2022 after relocating to 113 Ann St., has continually seen more people each year, CVB President and CEO Mark Lewis said. The bureau and Lewis won the Excellence in Tourism Development award at the 2025 Hospitality University conference held Jan. 26-28 at the Greenbrier. The increase in tourism has enabled them to double the attendance at the Oil and Gas Museum and at Henderson Hall, while the main draw continues to be Blennerhasset Island Historical State Park. So welcome back for Part 2 of our conversation, The Art of Placemaking.   Mirvac is one of Australia's largest commercial landlords, with their offering covers Retail, Office, Industrial and Build-to Rent.    The COMUNiTI team and I have recently completed the new workplace for APA, occupying 4,500sqm in Mirvac's 80 Ann St building.  This is an impressive building and one that I believe encapsulates many of the principles associated with the art of placemaking.   Placemaking is the idea that the spaces, buildings, precincts, neighbourhoods and city's we create, form the heart of a community.  It's the idea of strengthening the connections between people and place instilling shared values.  It's the concept of creating a place that enhances user experience, delivering on physical, cultural, and social needs to establish a sense of belonging, connection and the further evolution.   So, to get the opportunity to speak with Paul about what inspired the design of 80 Ann St and its connection to place, was one I couldn't pass up.  Encompassing the heritage marketplace, the building is “quintessentially Queensland”, employing ground plane laneways and pathways, local art, whilst actively supporting homeless community engagement.   In addition to exploring this precinct, Paul also shares the journey that they have taken in creating their South Everleigh precinct in Sydney.  Formerly an old railway yard, Mirvac has transformed this place into a thriving hub, embracing its heritage with a Blacksmith operating from the site, and an indigenous rooftop farm whilst considering the future sustainability with its use of solar.  Paul shares with us their Place Manifesto covering the 6 Themes of ; Everything Connects Big Picture Thinking Creating Common Human Scale Be of the past Be for the future   As businesses choose where to locate their workplaces and with whom they are going to partner, these principles of delivering more than just a place for people to work, are only going to continue to become of greater priority as we strive to attract the best talent to our organisations.  And I believe that considering these wider benefits is critical to our continued success and business performance, by enhancing our employee experience.   LINKS Get your copy of Mel's new Book “The Next Workplace; Designing Dynamic Environments that Inspire Human Potential”   Connect with Paul & Mirvac; Website | LinkedIn | Mirvac Whitepapers Connect with Mel Email | Insta |

Experimenting with what the workplace needs to look like as we navigate a new frontier, is an idea that many organisations are hesitant to embrace.  It means doing something different, stepping outside the norms, creating a space that has not been proven and fronting up a fair bit of cash to do it.  All of which sit quite outside the comfort zone and risk mitigation strategies that many businesses are prepared to accept.    Which is precisely why Mirvac, one of Australia's largest commercial landlords, decided to take the first step within their own workplace and develop a pilot space to experiment with new ways of working, and lead the way for their customers, with their Adaptive Workplace.    Mirvac has been researching the future of the workplace long before COVID, through a series of Whitepaper Publications exploring everything from the Super Experience through to the Omni-Channel Worker.  This research culminating in the concepts and principles they've implemented in their Adaptive Workplace.    Today's guest is Paul Edwards, Mirvac's General Manager of Strategy & Customer, and instrumental in the development of this progressive Pilot.  Paul leads a team that set strategy, identify, and form strategic alliances, lead customer experience and transformation, build brand and deliver marketing for the Integrated Investment Portfolio business at Mirvac.  The team, work across developments and existing assets, delivering services to the business which include foresight research, end to end design, customer experience design, brand programming, digital strategy, communications, and marketing.   This conversation takes us behind the scenes of; what lead to Paul and the team creating this progressive pilot space, the people that they engaged with on the way, the ideas, theories and concepts that they were hoping to test by creating the space the feedback, insights and learnings to date what the next steps are for this pilot space   As organisations grapple with what the future of the workplace will look like, this is a conversation that sheds some light on the possibilities before us and the role that data plays in informing our next steps.     This is the first part of my two part conversation with Paul, as I couldn't give up the opportunity to make the most of my time with him and find out more about Mirvac's approach to their property portfolio.  In the second part of this conversation Paul and I discuss The Art of Placemaking, discussing two of their developments, 80 Ann St in Brisbane and South Everleigh in Sydney.     LINKS Get your copy of Mel's new Book “The Next Workplace; Designing Dynamic Environments that Inspire Human Potential”   Connect with Paul & Mirvac; Website | LinkedIn | Mirvac Whitepapers Connect with Mel Email | Insta |

Actually, the title of this post should have been finding my father's and my sister's connection to the St. Clair / Sinclair / Sinkler family. Their DNA tests have proved a long-held suspicion of mine. It doesn't look like I inherited enough St. Clair DNA from my DNA test to prove it. That's the autosomal DNA inheritance roll of the dice for you. If you're also using DNA tests to confirm and/or discovery family connections, this is another reason to have a number of people from your immediate family do the old spit or swab in tube thing. In my decade-plus long ancestral journey, DNA testing has unlocked some surprising discoveries. It's confirmed some things my family knew. It's also disproved other theories. One thing it's proven so far is that my African-descended family didn't take the names of enslavers they liked or who may have treated them 'well' within the American chattel slavery system. After secretly creating $25,000 of credit card debt in her marriage, Debra Ann knew it was time to come clean to her husband and fix her mistakes. She joined Mary Kay Cosmetics with the goal of paying off her debt in one year, and she achieved it. Her girls thought free cars just appeared in their driveway as she managed to make her pink career revolve around her children and husband, but even now, with her kids grown and several businesses later, she still has passion and boundless energy. Come along as she shares how work is a hobby for her.

Big goals, big visions, and even bigger dreams. That's what Debra Ann will share in today's episode about her future. She plans to take her late husband's one location and grow it into several over the next couple of years and then pass the helm to her sons-in-law. She's finding tons of success and even having to turn away some growth in Mend-A-Body, but one dream for the future includes getting involved in flipping businesses, much like one flips houses. She's got the vision, the stamina and is in GO-Mode!

Debra Ann is focused on the glass industry business at this point, because they are heading into winter in Maine, but she's had to consciously "put the manholes back on" the Mend-A-Body Solutions business to make sure they were growing "smart." She coined the term "The Flipover," which means that once you get past the "grateful puppy syndrome" where you are so grateful that someone wants to schedule an appointment with you to the place where you actually feel sorry for the person who decided not to do business with you, that's when you really start rocking the world. Today she shares more about her captivating story.
