August may be a seasonally-weaker month for markets, but for Summer Weather in Texas, it's hot! Lance shares weekend wedding events, and previews this week's economic data reports: Will inflation stoked by tariffs appear in the numbers? The only question that matters to investors his how the news will affect forward earnings estimates. There is now a 90% probability of a Fed rate cut by September; much will hinge on this week's CPI, PPI, and Retail Sales data. Lance reviews the similarities and differences between the Dot Com bubble and the AI boom. (Lance's ADD is triggered by a story on a TV monitor about adult pacifiers.) Revenues are key to economic growth, and employment is critical. Commentary on debts, deficits, and student loan defaults. Markets are sitting in a contraction zone: 80% of market is not growing. Global growth forecasts are dismal; debt is not the problem. Debts and deficits are a feature of the economy, not a bug. What happens when we choose to actively shape our own identity rather than only accept the stories handed down to us? How might we practice distinguishing between what belongs to us and what we've been told we should be? What becomes possible when we see ourselves as authors of our own ways of being in life? This week's conversation is hosted, as always, by Lizzie Winn and Justin Wise of Thirdspace. Episode Overview 00:00 Introduction to the Conversation 03:18 Reading Maya Angelou's 'Phenomenal Woman' 08:01 Exploring Identity 11:07 The Invitation of Authenticity 16:03 Rejecting the Algorithm: Embracing Authorship 21:16 The Inquiry into Who We Might Be 26:25 Finding Belonging in Authenticity 30:01 The Call to Pay Attention to Life Here's our source for this week: Phenomenal Woman Pretty women wonder where my secret lies. I'm not cute or built to suit a fashion model's size But when I start to tell them, They think I'm telling lies. I say, It's in the reach of my arms, The span of my hips, The stride of my step, The curl of my lips. I'm a woman Phenomenally. Phenomenal woman, That's me. I walk into a room Just as cool as you please, And to a man, The fellows stand or Fall down on their knees. Then they swarm around me, A hive of honey bees. I say, It's the fire in my eyes, And the flash of my teeth, The swing in my waist, And the joy in my feet. I'm a woman Phenomenally. Phenomenal woman, That's me. Men themselves have wondered What they see in me. They try so much But they can't touch My inner mystery. When I try to show them, They say they still can't see. I say, It's in the arch of my back, The sun of my smile, The ride of my breasts, The grace of my style. I'm a woman Phenomenally. Phenomenal woman, That's me. Now you understand Just why my head's not bowed. I don't shout or jump about Or have to talk real loud. When you see me passing, It ought to make you proud. I say, It's in the click of my heels, The bend of my hair, the palm of my hand, The need for my care. 'Cause I'm a woman Phenomenally. Phenomenal woman, That's me. Adobe Firefly's AI-generated sound effects, how artificial audio tools might change the way we tell stories, and the widespread implications are debated by Chuck Joiner, David Ginsburg, Brian Flanigan-Arthurs, Web Bixby, Mary Jencius, and Eric Bolden. The conversation shifts to a more philosophical debate about authenticity—should media reflect real experiences or be enhanced for impact? Next, attention turns to the rise in smartphone addiction among young people. The panel examines digital detox summer camps, classroom policies, and the role of parents and educators in teaching responsible device use. They also reflect on the post-pandemic social challenges and how attention spans have shifted in a screen-saturated world. There's a simple phrase that holds incredible weight: Keep showing up. A real-life illustration of this shows up every season as I work in our yard. When our fruit trees are bearing fruit and are ready, I show up consistently to check them. If I don't, either birds, squirrels and even racoons or bears will help themselves to a bounty of fruit with the result of a huge mess as it's usually half-eaten and rotting. The same principle applies to showing up for our business and personal lives. In a culture obsessed with quick wins, instant gratification, and viral success, the steady act of continuing to show up can feel… well, boring. Unnoticed. Undervalued. But if you've ever achieved anything meaningful—built a career, written a book, trained for a race, raised a child or even made jam from fresh fruit—you already know the truth: Success isn't just about talent, timing, or luck. It's about consistency. It's about returning to the task, the dream, the commitment—over and over again. You're showing up, but inside, you're unraveling. You're getting the work done. Smiling when you're supposed to. Even squeezing in the workouts and the meetings and the meal prep. But if you're honest? You're running on fumes. This is burnout—but not the collapse-on-the-bathroom-floor kind. This is high-functioning burnout. The invisible kind. The kind that simmers quietly in high-achieving women until everything starts to feel like too much.In this episode of Alive & Well, I'm walking you through my nervous-system-first approach to healing chronic stress that doesn't ask you to hustle harder or download another planner. You'll learn:
To put the question even more pointedly, with lots of stereotyping to go round, when do Lutherans of German descent who settled mainly in the northern mid-western states pay attention to Baptists in the South? This was the subject of the recent recording when co-hosts, Korey Maas (Lutheran), Miles Smith (Anglican), and D. G. Hart (Presbyterian) discussed Scott Yenor's article on what Southern Baptist conservatives might learn from Missouri Synod Lutherans about "the left's" attack on denominational institutions. Part of the discussion involved the Southern Baptist Convention's place in conservative politics and the New Calvinist movement. Another part involved the dark side of church politics -- how much officers and members need to strategize and organize to defeat opponents within a communion where everyone is supposed to agree. Articles the co-hosts mentioned included: Korey Maas on the controversy in the LCMS over Concordia Seminary, St. Louis; and the place of civil rights politics in the LCMS controversy. For any Presbyterians who might see parallels in the Lutheran and Baptist controversies with the Presbyterian conflict of the 1920s, especially over control of seminaries, this discussion at The Reformed Forum may be of use. This episode's sponor is the National Public Radio show, "Wait Wait Don't Tell Me."

On today's show we are talking about changes in lending policies and how these are affecting commercial real estate loans. But first. I'd like to give the listeners to the podcast the opportunity to be among the first to get visibility of an exciting new project that will form part of our industrial portfolio. The project is located on a 21 acre parcel in Bradenton Florida. This is an area that has an acute shortage of property that is even zoned for industrial uses. The project is not open yet for investment. This is an opportunity for interested parties to learn more about the project. If you are interested in learning more, send an email to victor@victorjm.com and put the word industrial in the subject line. We will get some information over to you shortly. That's victor@victorjm.com. This is not a solicitation for investment, and any investment would be by prospectus only, limited to accredited investors residing in the US in compliance with SEC regulations. On today's show we are talking about changes in lending policies and how these are affecting commercial real estate loans. When a lender or an agency issues and update to a lending policy , it is worth paying attention to the details of the new policy. Chances are, it will either make it easier to get the loan you need or perhaps make it impossible. We have seen both situations in recent months. We're going to give several examples on today's show. ---------------**Real Estate Espresso Podcast:** Spotify: [The Real Estate Espresso Podcast](https://open.spotify.com/show/3GvtwRmTq4r3es8cbw8jW0?si=c75ea506a6694ef1) iTunes: [The Real Estate Espresso Podcast](https://podcasts.apple.com/ca/podcast/the-real-estate-espresso-podcast/id1340482613) Website: [www.victorjm.com](http://www.victorjm.com) LinkedIn: [Victor Menasce](http://www.linkedin.com/in/vmenasce) YouTube: [The Real Estate Espresso Podcast](http://www.youtube.com/@victorjmenasce6734) Facebook: [www.facebook.com/realestateespresso](http://www.facebook.com/realestateespresso) Email: [podcast@victorjm.com](mailto:podcast@victorjm.com) **Y Street Capital:** Website: [www.ystreetcapital.com](http://www.ystreetcapital.com) Facebook: [www.facebook.com/YStreetCapital](https://www.facebook.com/YStreetCapital) Instagram: [@ystreetcapital](http://www.instagram.com/ystreetcapital)
It is a truth universally acknowledged that a fiction writer in possession of a brilliant story must craft a captivating opening line.No pressure, right?Your opening line is your story's first impression. Agents, editors, and even readers decide fast whether they want to keep reading or drop the book altogether. And yes, they can make that judgment in as little as the very first sentence. So your opening line is doing some heavy, heavy lifting. But what, exactly, do great first lines do?What sets an unputdownable first sentence apart from a forgettable dud? How do they capture readers—and agents—in a matter of seconds?I turned to Abigail K. Perry, editor, book coach, and expert in opening chapters, to find out. You'll hear:What agents are looking for in the first line of a manuscript (and what makes them stop reading)What makes captivating first lines actually workHow to find the hooks of your story—what only your story can deliverHow to lighten the pressure to get the first line rightAnd more!If you've ever worried over the beginning of your book—if you've ever written and discarded a dozen different versions of your first sentence, and you're still stressed that that first line won't land—well, I think you're going to love what Abigail has to share.Links mentioned in the episode:Want more first chapter wisdom? Usually when a Kansas Citian talks about Memphis, it's to discuss their bbq vs ours. And trust me, they do make some good ribs on Memphis. But today we are here to learn about housing and redevelopment. The City of Memphis has taken some solid steps in recent years to reform all manner of codes and processes to enable more and better housing options. John Zeanah joins me to discuss the specifics. There's a lot in here for the policy wonks, and I'm here for it as well. But what I love the most is the attitude displayed by John, and his statement that they want to be problem solvers, not just regulators. What you hear from him is someone not content to check a box, do a plan and let it sit, or issue platitudes. This is what it looks like when people get their hands dirty, and truly work to fix issues that need fixing. The episode I had with Emily Hamilton is a great companion to this one, where she went into detail on State-level reforms for housing policy. For more, here's John's website.Find more content on The Messy City on Kevin's Substack page.Music notes: all songs by low standards, ca. 2010. Start Your Transformation Now Are you constantly distracted, frustrated, or feeling stuck wondering why you're not getting the results you want in life? In this episode, Jim Fortin reveals a simple but profound truth: you are where your attention is. Drawing from both scientific understanding and spiritual wisdom, he breaks down why your attention is the foundation of all cognition—and ultimately, the creator of your reality. Jim explains that mastering your attention is the key to mastering your outcomes. He dives deep into the four types of attention, shows how the modern world is hijacking our focus, and shares real-life examples of how misplaced attention leads to unwanted results—whether it's poor finances, emotional turbulence, or lack of progress. Most importantly, Jim offers you a transformational mindset shift: if you don't like where you are, it's time to move your attention. This episode is your roadmap to reclaiming control over your thoughts, your emotions, and your life. Listen in and start the process of truly mastering your mind and creating what you want. What You'll Discover in This Episode: (01:30) Why Attention Is the Root of All Cognition Jim opens the episode explaining how attention drives thought, behavior, and ultimately, results. (06:50) The Four Types of Attention and Why They Matter Selective, divided, alternating, and sustained attention—and how each type impacts your daily experience. (13:02) The Role of Attention in Emotion and Manifestation Learn how your emotional state is directly tied to your attention, and how to shift it to change your outcomes. (18:10) Real-Life Distractions and How to Master Them From annoying habits to social media addiction—Jim shares practical strategies for regaining control. (29:24) Attention vs. Circumstance: Where You Focus Creates Your World Why separating your attention from your external situation is the beginning of transformation. (40:01) The True Power of Moving Your Attention A practical, motivational wrap-up reminding you that what you focus on is what you become. Listen, apply, and enjoy! Transformational Takeaway Your attention is not just a mental habit—it is the steering wheel of your entire life. Every outcome you experience is a direct result of where you've been placing your focus. The good news? You can choose to move it. Whether you're stuck in fear, frustration, lack, or limitation, freedom begins with this single decision: shift your attention. When you train your mind to focus on what you want—not what you fear—you open the door to powerful transformation. You are not your circumstances. You are the master of your attention. And that means you hold the power to create anything. Let's Connect: Instagram | Facebook | YouTube | LinkedIn LIKED THE EPISODE?
