Shazam, watch a $10 gift card - maybe one issued by retail goliath Amazon or perhaps WalMart - transform into a $13 gift card. Can't happen? Everybody knows alchemy is a hoax?Meet Prizeout, an ad tech company that says it has the formula for valuing up gift cards when they hit a consumer's hand.On the show today is David Metz, CEO of Prizeout who offers the details of how Prizeout works its magic. Also on the show is Darlene Johnson, an EVP with Suncoast Credit Union, a Florida behemoth with over $16 billion in assets. She is a Prizeout evangelist who sees Prizeout as a key tool in her credit union's member acquisition strategies.Suncoast also is one of nine credit unions that have formed a CUSO to bring Prizeout to more credit unions. Other founding credit unions of the CUSO include Interra Credit Union, MSU Federal Credit Union, Patelco Credit Union, Stanford Federal Credit Union, Credit Human, Langley Federal Credit Union, University Credit Union and Collins Community Credit Union.Look, I get it, it's hard to believe an Internet pitch that says in effect we'll take your $10 gift card and make it worth $13 - and you'll be able to use it at leading retailers and, importantly, also at local merchants in participating credit unions' geography. But give Johnson and Metz a listen and they very well make you a believer.Know too that the Prizeout CUSO is very much in search of credit union customers, no investment required.Listen up.

[4:25] The next session was about five key ways to bringing in new homes. [7:00] There’s really always a risk and that includes even doing nothing. [12:10] The next session was about internet marketing and the importance of mobile-friendly websites. [13:35] It is estimated that by 2020, all search will be done by voice. [20:15] Credit Human was there and they directly lend to mobile home owners. [21:10] Next session was about lessons that were learned from new park owners. [23:55] Have conversations with your tenants! Don’t make improvements that they won’t want. [25:15] The next talk was about determining the value of your mobile home park. [27:00] Thinking of selling? Plan a year or two in advance. [31:05] You should have roughly 10% of the purchase price in cash reserves when you purchase a property. [32:25] Ozone generators are a great way to remove smells from a house as well as kill bed bugs. [33:05] Jefferson lists some excellent resources for mobile home financing. Mobile Home Park Investors with Jefferson Lilly & Brad Johnson
Welcome to Episode 77 of the Mobile Home Park Investors podcast, hosted by Jefferson Lilly and Brad Johnson, with the Park Street Partners. Jefferson recently attended the Southeastern Community Owners Trade Show, which is a smaller version of the NCC Show. There were only about 300 people who attended this year, which makes it a great place to meet fellow homeowners and industry professionals. Jefferson does a recap of some of the key takeaways he’s learned while he attended the conference. Key Takeaways: [:50] Just a quick update on the SECO conference. [1:25] SECO was held on the 11th and 12th of October in Atlanta. [1:45] Jefferson recommends owners should attend next year’s SECO conference. [2:50] Jefferson recently learned that you are 50% less likely to close a sale if you take more than 5 minutes to return a call to a tenant. [5:50] Next Step Homes is trying to help more people qualify to buy a mobile home. [8:20] Tenants equate cleanliness to a higher rate of safety in your park. So keep that place clean! [12:00] At the conference, they raffled off a brand new $30,000 home! Unfortunately, Jefferson did not win it this time. [15:10] Credit Human will now lend to mobile home owners directly. Minimum score has to be 700. [18:35] Jefferson also did a presentation at the conference. His talk was titled, “Mobile Home Park 2.0.” Mentioned in This Episode: Park Street Partners Investment Opportunities Park Street Partners Business Resources LinkedIn: Mobile Home Park Investors Group Send deals to Deals@parkstreetpartners.com Seco2017.com Mhvillage.com Nextstepus.org Rentertext.com Credithuman.com
Brought to you in part by http://xdi.com San Antonio Credit Union has a new name: Credit Human, represents a new way to express our faith and belief in people and our mission to improve the lives of those we serve. Our roots in San Antonio run deep. We were founded here, way back in 1935. Today, by always putting our members first and staying true to our San Antonio values, we've grown to do business across the country. In fact, more than a third of our members now live outside the state of Texas. Because we believe what we call ourselves should be a reflection of what we value – believing in people and the power of what they can achieve by working together – we are now Credit Human. And that belief extends to every member we serve, no matter where they live or where they do business. This name, Credit Human, will be a constant reminder of our roots and who we will continue to be – a cooperative of responsible savers and borrowers who believe in our power to change lives and communities for the better. Richard Rodriguez - Chair-Board of Directors
