Play Episode Listen Later Sep 2, 2026 10:15

主播: Flora(中国)+Erin(美国) 音乐: Steal the Show最近在TikTok等社交媒体上,你可能经常看到一个词:Aura比如有人在评论区说:“He has so much aura.” Aura = how cool you are (你有多酷)它甚至有点像游戏里的一个characteristic(角色属性)。 If you stay cool and nonchalant, you gain aura points.如果你表现得很酷、nonchalant(满不在乎的、淡然的),你就可能获得aura points(气场值)。 Having aura is looking cool without trying. 就好像:“No biggie.” “没什么大不了的。”这种行为在网络上就很容易被评价为:“That is peak aura behavior.”“这就是气场拉满的行为。”所以,aura有时候并不只是“你做了一件多厉害的事情”,而是:你做了一件很厉害的事情,却没有表现得特别在意。接下来,我们就来看看:到底什么行为会让你gain aura points(增加气场值)?以及——什么行为会让你lose 10,000 aura points(直接损失一万点气场)?02. What Gives You Aura? 因为它同时满足了两点:You did something impressive. You don't care about the applause. It's not just about being impressive. 而是:Looking cool without trying. 03. How You Handle Embarrassing Moments How you handle embarrassing moments. Sorry! I'm so sorry!” Shrug it off and keep walking.Shrug it off (不把它当回事、轻松带过)。 04. When a Compliment Costs You Aura 假设有人对你说:“Wow, your English is really good!”“哇,你的英语真好!” You just gained some aura. I actually studied English for eight years, and I got a 7.5 on IELTS, and I also lived abroad for...”说到这里——You are losing aura. 因为你:Trying too hard(太用力了、刻意表现)。 They just take the compliment and move on. 而真正的aura,往往来自一种:“I'm comfortable with myself.”“我对自己很自在。” 05. What Makes You Lose Aura? 但如果这时候你还补上一句:“You know, it's supposed to be funny because...”“你知道吗,这个笑话本来是因为……”完了。Your aura is gone. Just let it die and move on.Let it die(让这件事自然过去),然后继续往下走。 还有一种非常经典的losing aura moment(掉气场时刻):Trying to look cool... and completely backfiring. Very main character. Aura going into the negatives. There is nothing left. “已经什么都不剩了。”甚至可以说:You are going into debt for how much aura you lost.“你这气场已经亏到负债了。” Very mysterious (神秘的). Wait... are you trying to look cool? 但最有意思的是——You're trying very hard to look like you're not trying. 那你说:“He's out here aura farming.” 所以它是一种很典型的互联网表达——A joke, but also kind of a compliment. Aura isn't just about looking cool. You don't have to perform. 07. The Real Aura 真正的Aura是什么? 以及:Being comfortable with yourself. Brush it off and keep going.Brush it off(不把它当回事,轻松带过),然后继续往前走。 而如果有人说:“Bro is aura farming.” Lose 10,000 aura points?

Then we get into the birthday crying phenomenon (high expectations + "don't plan anything!!" = a recipe lol.. moral of the story: say what you actually want, and a card is the MINIMUM), the Mommy & Me dance class dynamic where the mom vibes matter just as much as the toddler vibes (the water bottle incident.. iykyk), you know you're an adult when.. From the minimum standards most people skip, to the craft of pulling usable data off a squirming 4½-year-old, to why the best AI interpretation Jay has ever seen still only earns a C-minus — this one is about what separates real EEG from "We Map Your Crap." Jay Knight's ‘Zoned Out' Examines the Hidden Costs of Housing

Atlanta Real Estate Forum Radio

Play Episode Listen Later Aug 26, 2026 29:15

Housing affordability often gets reduced to a few familiar factors: home prices, mortgage rates, construction costs and household income. But Jay Knight believes the conversation needs to start much earlier, with the rules that determine what developers can build in the first place.  Jay Knight, a housing advocate and developer, joined host Carol Morgan on Atlanta Real Estate Forum Radio to discuss his new book, “Zoned Out: How Cities and Counties Make Homes Unaffordable.” The book examines how zoning, land-use regulations, permitting requirements and development standards can increase costs and limit housing choices.  At the heart of Knight's argument is a simple question: What does an affordable home actually mean?  Defining Affordable Housing  The term “affordable” means different things to different people. For Knight, the concept is practical: A home should be affordable enough for a municipal employee to purchase using only their own salary. That includes teachers, police officers, firefighters and nurses, as well as workers in similar income ranges.  What does that translate to? Knight believes the industry could produce a home for approximately $225,000 with 1,100 square feet, three bedrooms, two bathrooms, no garage and a 35-foot detached lot. The home would not offer every feature found in today's larger new homes, but it could provide something increasingly difficult to find: an opportunity for a working household to become a homeowner.  “That's what ‘Zoned Out’ is for,” Knight said. “It's to explain that homes are not expensive because builders will only build big, expensive homes on big, expensive lots. They're expensive because the municipalities will only allow us to build big, expensive homes on big, expensive lots.”  How Zoning Can Drive Up the Cost of a Home  Zoning codes establish minimum lot sizes, density requirements and other development standards. But the written code often represents only the beginning of the process.  Consider a hypothetical 100-acre property designated for two homes per acre. On paper, that could mean 200 homes. In practice, buffers, roads, stormwater infrastructure and other requirements can significantly shrink the usable acreage. Once a municipality calculates density based on the remaining land, minimum lot sizes can further limit the number of homes a developer can build.  A property that initially appears capable of supporting 200 lots could end up supporting only 140. That change does not simply affect the number of homes. It increases the land cost assigned to every remaining lot. That additional cost eventually moves through the development and construction process and reaches the home buyer.  Lot dimensions can create another layer of expense. A 60-foot lot could cost roughly $100,000, while increasing the width to 70 feet could add another $10,000. Once the developer and builder account for their own costs and margins, that seemingly small change could add $16,000 to $20,000 to the final price of a home.  The result illustrates Knight's broader point: Small decisions made early in the development process can have a significant impact on the price a buyer ultimately pays.  Small Regulatory Changes Can Have a Big Affordability Impact  The impact becomes even more significant when those costs affect a buyer's ability to qualify for a mortgage.  Using National Association of Home Builders data and extrapolating it to Georgia, Knight estimates that every $1,000 increase in a home's price could cause roughly 4,100 Georgians to no longer qualify for that home. At $15,000, that increase could potentially put a home out of reach for approximately 60,000 Georgians.  What Happened to Missing Middle Housing?  Older neighborhoods often included a mix of housing types, from larger homes and smaller single-family houses to apartments, townhomes and other forms of “missing middle” housing. Modern zoning frequently separates those housing types into different districts.  That division can limit housing options within a neighborhood and contribute to socioeconomic segregation, which separates people into different neighborhoods based on class and wealth.  A home that sold for $380,000 a few years ago may sit next to a new home that costs $800,000 today. When regulations require new homes to match the size, lot dimensions and features of more expensive existing homes, the community can lose the ability to introduce more attainable homes.  That does not necessarily reflect a lack of demand for smaller or less expensive homes. Instead, the rules may prevent developers from building them.  Moving From Housing Problems to Housing Solutions  ‘Zoned Out’ does more than identify challenges. Knight also outlines potential solutions, including reforms that could make the development process more predictable and bring lots to market faster.  The Georgia Residential Land Development Council, which Knight helped form, recently worked on land disturbance permit reform. The effort took about 15 months and required legislative support, but the result was an important step toward reducing development costs and increasing the supply of buildable lots.  More lots reaching the market could create downward pressure on land prices, which could help builders produce more attainable homes.  Knight also advocates for by-right zoning, which would allow a development that complies with an adopted future land-use plan to move forward without another lengthy and uncertain zoning process. This approach could give developers more certainty while allowing municipalities to establish standards through their comprehensive planning process.  Rethinking the Rules Behind Housing Affordability  At its core, “Zoned Out” asks communities to look beyond the final price of a home and examine the decisions that shape it.  Minimum lot sizes, density calculations, development requirements, mandated amenities, design standards and lengthy approval processes can each add costs. Together, they can make attainable housing increasingly difficult to build. The solution starts with recognizing that the current system does not have to remain the status quo.  “It doesn't have to be this way,” Knight said. “It's just changing our mind.”  That message extends beyond builders and developers. It challenges planners, elected officials and communities to consider how local decisions affect the people who live and work there.  As the cost of housing continues to shape conversations across metro Atlanta and the country, Zoned Out offers another way to look at the problem: Before asking why homes cost so much, communities may need to examine what their rules allow the industry to build.  Explore the Ideas Behind “Zoned Out” “Zoned Out: How Cities and Counties Make Homes Unaffordable” is available on Amazon in Kindle and paperback formats, with audio and hardcover editions planned for a later release.  For more insights from Knight on zoning, land development, permitting reform and the future of housing affordability, check out this recent Radio episode. Send us Fan MailMoving abroad after 30 is not the reckless, blow-up-your-whole-life fantasy everyone assumes it is. Done right, it might be one of the smartest money moves you ever make.In this episode, we have Cepee Tabibian. At the age of 35, Cepee upended her entire life by selling her belongings and moving to Europe and since then, has never looked back. Now, she teaches other women how to do it too, through her community-based business, She Hit Refresh: a global community of over 100,000 women age 30+ who want to move abroad.  She has even turned her overseas expertise into the digital book “I'm Outta Here! An American's Ultimate Visa Guide to Living in Europe” which was featured in Forbes (spoiler alert: it's easier than you think). She's the proud daughter of Colombian and Iranian immigrants and grew up in Houston, Texas before becoming an immigrant herself in Spain. We get into the real financials of moving abroad: the savings cushion you need before you go, the taxes nobody warns you about, the hidden costs, and the surprising expenses that actually disappear. Cepee also gets honest about safety as a woman living abroad alone, how to pick your country, why a scouting trip matters, and what financial freedom looks like once you finally build the life you want. How much money do I need saved before I move abroad?Minimum six to twelve months of your actual cost of living there, not what you spend in the US. Use Numbeo or Expatistan to get real numbers for the city you are considering before you set a savings goal. What do women forget to plan for financially?Taxes. The US taxes citizens on worldwide income no matter where they live. Get an expat tax professional before you go, not after. Health insurance is also required for most visas and runs roughly $80 to $500 a month depending on the country. What costs actually go away?Your car and everything that comes with it. Renters insurance is largely not a thing in Europe. And your overall cost of living often drops significantly, which is exactly why knowing your real numbers changes everything. How do you pick where to move?Take a scouting trip, not a vacation. Walk neighborhoods, meet a real estate agent, go to local meetups. Then filter through three things: is there a viable visa for you, does the culture match how you live, and does this place support your long-term goals. What is the first step in moving abroad if it feels overwhelming?Know your number. Research the real cost of living where you want to go and find the gap between that and your current income. That one number makes the whole thing feel like a plan. Then find community. Talking to women who have already done it changes everything.Cepee's closing line says it all: "you're never too old and it's never too late to hit refresh or to change your life."  The dream is real. What if the reason you're struggling to lose weight isn't because you're not trying hard enough... …but because you're trying too hard? In this episode, we challenge the idea that successful weight loss requires maximum effort, extreme restriction, endless workouts, and perfect nutrition. Because if your plan only works when you're highly motivated and life is going perfectly, it's probably not a sustainable plan. We explore how a minimum-effort approach can help you create habits that are realistic, repeatable, and sustainable for the long term. Other than, of course, your ARR numbers for your next funding round? Retirement planning is about more than simply saving enough money. In this episode of Dollars and Cents, Joel Garris breaks down several important issues retirees and pre-retirees should understand before making major financial decisions.First, Joel discusses the continued surge in annuity sales and why investors should be cautious before signing a long-term insurance contract. With record amounts of money flowing into annuities, he explains why these products are often complex, commission-driven, and full of fine print that can affect flexibility, access to money, and the true value of advertised guarantees. Then, the conversation shifts to retirement planning for couples. Joel shares several conversation starters every married couple should consider before retirement, including what retirement actually looks like, how each spouse thinks about money, when each person wants to retire, and where they want to live. These lifestyle expectations can be just as important as the financial projections. Finally, Joel covers tax surprises that can catch retirees off guard, including the taxation of Social Security, Medicare premium increases tied to income, required minimum distributions, and the surviving spouse tax trap. If you're approaching retirement or already there, this episode offers practical reminders to ask better questions, plan ahead, and avoid costly surprises.

Send us Fan MailYou sit down with your design tool, paint coverage to -67 dBm, target 100+ Mbps everywhere, validate it, and present a beautiful heatmap. Then you open the controller and leave the minimum basic rate at 6 Mbps — an MCS 0. Your design says MCS 0 should never happen. So why are you protecting it?In this episode, Jim walks through the real cost of low MBR settings: beacons and management frames burning airtime at the lowest configured rate, multicast traffic crawling while unicast flies at MCS 9+, inflated cell sizes creating co-channel interference you didn't design for, and neighboring APs deferring to frames serving clients that shouldn't exist in your coverage area. Using field data from a recent network audit, Jim shows what beacon overhead actually looks like when 11b is still enabled and MBR is left at defaults — and what changes when you raise it to 24 Mbps. The episode also tackles the IoT pushback head-on: possible vs. probable, why segmentation beats accommodation, and why the answer to "but what if a device can't connect at 24?" is to handle the exception, not punish a thousand clients for it.Design for probable, adjust for possible. Trust your own design.Intro music by Alex Grohl, available here:https://www.youtube.com/watch?v=ZsRWpx8VJ_Eandhttps://pixabay.com/users/alexgrohl-25289918/

Mikael and Jack answer listener questions on indoor versus outdoor FTP differences, whether time in zone is all that matters and how to optimise interval intensity, a first 70.3 debrief covering swim breathing problems and bike cramps, and lots more! Email us your questions, or answer the question prompts in our Instagram stories to get your questions answered on the next Q&A. HIGHLIGHTS AND KEY TOPICS: Why indoor and outdoor FTP differ, whether a 20-watt gap is normal, and why Mikael has never had an athlete test both. Fans and airflow as the most underrated indoor cycling upgrade, including the research showing 40 km time-trial power is maintained up to 27°C when airflow matches outdoor riding speed. How to back-calculate an outdoor FTP from your own sweet spot and threshold interval data rather than doing a second test. Why a 10-minute interval should not be done at your 10-minute power, and how to perform a session so you finish at a session RPE of 7 to 8 with something left in the tank. Is time in zone all that matters? The same power and the same total work can produce very different internal loads. Minimum rep lengths if you want to spread work through a longer ride: 4 to 5 minutes for VO2max reps, 10 to 15 minutes for threshold reps. A first 70.3 debrief: why the swim breathing fell apart and how to break the hypercapnia (CO2 buildup) spiral, and what most likely caused hamstring cramps at 70 km on a hilly bike course. Instagram questions: finding your bike power in the first 20 minutes of a race, whether a VO2max block followed by a threshold block is a silver bullet, training after dental surgery, splitting 120 g of carbs per hour, and preparing for the Ironman Nice climb when you have no long climbs. E205 - Anil Seth: Your Perception of Reality & Self Is a Hallucination

Know Thyself

Anil Seth is a professor of cognitive and computational neuroscience at the University of Sussex and one of the world's leading researchers on consciousness. His central claim is both unsettling and liberating: we do not passively receive reality, we actively generate it. The world that appears when you open your eyes is not a transparent window onto what is actually out there. It is the brain's best guess, a controlled hallucination, built from the inside out. What We Dive Into:1. Your brain is not reading out the world like a camera. It is making constant predictions about what is out there and updating them with sensory signals. What you perceive is much more a product of those internal predictions than of the raw sensory data coming in. In that sense, all perception is a form of hallucination, just one that happens to be grounded in reality.2. Just as the brain generates a model of the external world, it generates a model of the self. The feeling of being a continuous, stable "I" is another best guess, not a fixed essence waiting to be discovered. This is both humbling and freeing, because a constructed self can be examined and updated in ways a fixed one cannot.3. As AI systems grow more sophisticated, they will increasingly appear to have inner lives. Anil draws a sharp line between intelligence and consciousness, arguing that current AI lacks the biological, embodied, self-regulating properties that we believe underlie genuine experience. Confusing performance for presence is not just a philosophical error. It shapes regulation, design, and how we treat these systems.Know Thyself, but not by yourself. Join Elevated GP: theelevatedgp.com Dental Digest Podcast | Episode 189: Mastering Dental Light Curing and Polymerization Host: Dr. Melissa Seibert Guest: Dr. Richard Price (Dentist, PhD, clinical scientist, and professor at Dalhousie University) Episode Overview In this episode, Dr. Melissa Seibert sits down with leading authority Dr. Richard Price to clear up the most common mistakes dental professionals make when light curing . From the truth about warming composites to the physics of energy delivery and the emerging realities of laser curing tech, this episode is a deep dive into evidence-based protocols that directly impact the longevity of your daily restorations . Key Discussion Points 1. Avoid the #1 Light Curing Mistake Follow the Minimums: The most common mistake in clinical practice is not curing for the manufacturer's recommended time . Read the Instructions: Always check instructions for both your specific bonding agent and the composite resin you are using . Minimum vs. Maximum: Remember that the manufacturer-recommended times are the absolute minimum requirements, not the maximums . 2. The Truth About Warming Composite Adaptation, Not Curing: Dr. Price is a major advocate for warming composite because it significantly improves material adaptation, leading to fewer voids and gaps . No Mechanical Upgrades: Warming composite does not actually drive the polymerization reaction further or improve final mechanical properties . Rapid Heat Loss: Because composite is a poor thermal conductor, it loses its heat incredibly fast . By the time a dentist squirts, inserts, and sculpts the material, it has already cooled down to mouth temperature, neutralizing any curing benefits . Pulpal Safety: Studies show that while warming composite itself does not cause pulpal damage, using curing lights that deliver heavy red and infrared light can produce the greatest temperature rises in the pulp . A temperature increase of 5°C to 6°C can lead to pulp necrosis . 3. Managing Deep 6mm Restorations The Bulk Fill Strategy: For a deep gingival floor (e.g., 6mm deep), Dr. Price recommends placing a 4mm layer of bulk fill composite as the first increment . Translucency Trade-offs: Bulk fill materials allow more light to pass through due to higher translucency, though this can sometimes make the restoration look gray in the mouth . The Hybrid Layering Technique: To achieve both an assured deep cure and optimal aesthetics, place a 4mm bulk fill base followed by a 2mm layer of conventional aesthetic composite on top . Shade Variations: Be aware that dentin or darker shades (like A6B) often require twice the curing time (e.g., 20 seconds vs. 10 seconds) and must be placed in thinner increments (e.g., 1.5mm vs. 2mm) compared to enamel and body shades . 4. The Math of Curing: Total Energy Formula Energy Calculation: Total energy is calculated by multiplying the curing light's irradiance by the exposure time ($text{Energy} = text{Irradiance} times text{Time}$) . Joules Matter: If a manufacturer requires 10 Joules per centimeter squared ($text{J/cm}^2$), a standard curing light emitting $1,000 text{ mW/cm}^2$ requires a 10-second cure . High-Intensity Traps: To deliver that same energy in a abbreviated 3-second cure, a light must output at least $3,333 text{ mW/cm}^2$ . Most conventional curing lights max out around $3,000 text{ mW/cm}^2$ . Advanced Technology & Safety Concerns Laser Curing Lights Distance Resistant: Laser curing lights are highly effective over long distances and are relatively unaffected by the physical gap between the tip and the tooth . Pinpoint Limitations: The main downside to current laser technology is the narrow, pinpoint beam profile; it offers high irradiance at the dead center but fails to provide a broad, uniform cure across the edges of a restoration . Extreme Optical Hazard: If a laser light accidentally flashes into an operator's, assistant's, or patient's eyes, it can cause immediate, permanent blindness . Strict eye protection is mandatory . The Blue Light Hazard Photo Retinitis: While it is unproven if dental LED lights directly cause macular degeneration, they are highly documented to cause photo retinitis, which presents as lingering "after-images" or spots in your vision . Sleep Disruption: Exposure to intense blue light is proven to severely disrupt human circadian rhythms and sleep patterns . Protection Necessary: Dentists must actively protect their eyes by using orange shields or specialized protective glasses rather than looking away blindly . Dr. Price's Step-by-Step Clinical Curing Protocol Initial Hover: Start the curing cycle 2 to 3 mm away from the tooth for the first 1 to 2 seconds . This quickly hardens the top layer and protects your sculpted anatomy from being disturbed . Close Contact: Bring the curing light tip in as close as possible, making direct contact with the surface . Finger Stabilization: Use a two-handed technique, utilizing your fingers over the restoration to physically stabilize the curing tip so it cannot drift if the patient moves . Thermal Breaks: High-power lights generate intense heat . If using a powerful light for a mandatory 20-second cure, break it up (e.g., 10 seconds on, a brief pause, then 10 seconds on) to protect the tissue . Cooling Air: Blow a stream of air across the tooth between curing increments to actively mitigate heat buildup . Never use water, as unpolymerized composite is highly hydrophobic . Multi-Angle Curing: Once the matrix band is removed on a Class II restoration, always cure again from both the buccal and lingual aspects to eliminate shadows cast by prep walls or remaining matrices . Overlapping Exposures: Standard light tips should be at least 10mm in diameter . If a restoration is wider than your light tip, perform multiple overlapping exposures to ensure the peripheral margins are fully cured .

If you've ever dismissed a sauna as a spa luxury, this episode will change your mind. In this episode, Connie Zack, co-founder of Sunlighten, breaks down how infrared light interacts with the body at the cellular level — and why it's genuinely different from just getting hot. Connie covers all four wavelengths, the SoloCarbon blood pressure trials, why deliberately exposing yourself to heat can actually reduce hot flash frequency, how infrared shifts you from sympathetic to parasympathetic in minutes, and the full case for sauna as passive cardio. She also gets into the practical stuff: minimum effective dose, habit stacking, morning vs. evening, hydration, and what to expect in week one versus week 100.
