When it comes to getting a project done do you spend a lot of time seeking perfection or do you just get it done? Getting it done is better than perfection.  So just get out there and do it!

What lights your soul on fire? You do not need a lot of money for self-care. Financial stress does not help.

What is your dream stage?  Is it a small stage or a big stage where you can be in front of the people that mean the most to you?

If you want to win in the major league you need to have major league skills.

What keeps us from going back to the wild wild west of 2008? Lenders look at the ability to pay or repay when it comes to qualifying for a loan.  They look at several things, not just income, job and credit, but bank statements and w-2s.

Do you have the right people for the jobs on your team?  What personalities fit into the jobs you have?   It requires a different personality to fit well with sales vs a leader.  

If you want to grow as a person and professionally, you want to surround yourself with people we can trust to get things done.  Do you have people on your team or those you can call on that can do the things you cannot do or who will have your back when you need it?

If you are not getting everything done that is required, you might need to delegate some of those tasks.  Send them out to get them done by people that know how to do it better. Don't let these things zap your reason for living.

How do we put those great ideas we gained in a class?   There is an app for that.  ASANA is a great one. Another thing is to time block.

Often times when we take a class we get all sorts of ideas but then get home and forget what we learned.  How do we retain that information?   For every hour you are in class take 2 hours to go over your notes and internalize them.

VA loans seem to have the appraisals come in low.  However, this is not always the case.  Sometimes it will come in higher.  They are however stricter with their appraisals due to financing 100%.

VA loans are now offering 100% financing on new construction.  This makes getting into the home you want a bit easier.  

Where do we start with getting the best apps for use in real estate? Mobile apps are great for helping our clients find the home and connect with you at the same time.

When you are helping your clients sell their home make sure that they are able to buy the next home.  You can share the option of the bank statement loan with them.

Utah Housing can be used with a conventional loan and gives them the best payment and no mortgage insurance with a fico score over 700.

Utah Housing program has always had an income cap, but that cap has gone up.  

Condos can now be approved individually.  Even if the whole complex is not approved they can approve an individual unit.

When it comes to one-time close loans for new construction having a punch list.  This will be prior to the final walkthrough.  This will be minor things like paint touchups that need to be done prior to closing.   Be sure you know what inspections can be done with your own inspector.

The lender will need to inspect the various stages of construction with new construction.  Depending on the scope of the project there will be a series of these inspections and then a final walkthrough and a certificate of occupancy.

Step 2 after getting the lot for your new construction is getting the blueprints and the plans and finding out if the costs are going to line up with the loan.

The first step in new construction is getting the lot. This is often the most expensive part of the process.  Make it easier on the pocket with a one-time close.

With one time closings, it reduces the headaches and closing costs. These can be done with FHA and VA as well as conventional loans.

When you are doing the uphill climb on an event how do you make it? Sometimes we just have to crawl to the top.  If we have the mindset that we will not quit.  Set goals.  Be a finisher.

It is important to have an accountability partner when doing something difficult.  If you want to train or eat healthily it's good to have someone who can pull you through when you want to quit.

When you have signed up to do something difficult it's best not to jump in without preparation. Work hard to make it happen.  Sometimes it can take a LOT of time to prepare.

You can put in the work before or you can pay the price at the end. You decide where you want to pay.  Planning and preparing are essential.  Pros don't wing it.

Sometimes things are going to happen in this business and in life where we are going to be pushed from behind when we don't feel that we are ready to take on that next step. My advice to you is to not do what I did. Do not freak out and flail around and get to the point where you literally are about ready to drown, whether literally or metaphorically. Take a deep breath. The calmer you can be about whatever change is coming at you, that's being pushed at you that you're not ready for, the calmer you can be, the better you're going to be able to make decisions and definitely not drown.

When you are speaking or teaching have a uniform or outfit that is comfortable and is easy to take care of.  This includes shoes, hair, and jewelry.  Try is on to make sure it all fits and looks great. Don't let this outfit get out of your site.  Take it with you on the plane. Your laptop and your uniform in a small enough bag that it is with you at all times on an airplane.  Do not check it.

If you know that the captain is making an announcement, you might want to listen to what is being said.  This is especially true when you use the very best noise-canceling headset out there.

Always ask if your clients have those benefits.  It has the best FHA loan without Mortgage Insurance.  There may be only a funding fee unless they are wounded or disabled they may get that waived or reduced.

On Conventional loans, you can pay the whole premium at the beginning of the loan or you can split it so that part of it is paid upfront and the rest over the course of the loan.

FHA has it on every single loan for the life of the loan. For Conventional loan varies by credit score and can be taken off after the loan is paid down to 20% equity.  This can also be done with an appraisal down the road.

When making an offer there are some precautions you should take when including a letter to the sellers.
