I cannot emphasize the importance of meeting with park owners enough. Sure, direct mail and cold calling work, but what works even better and for the long term? Meeting with owners and developing relationships. Find those parks you want to buy and meet with the owners to develop those relationships so that when they are ready to sell, they think of you first. Reach out! It takes a lot of hard work to find great deals in Mobile Home Park investing. Don't expect to go out and look at a few deals to find a good one. You need to look at a ton! In order to do that efficiently you should have a plan to help you eliminate whether a deal is a good one quickly. Here are the 3 things I do FIRST when evaluating a park.
Where do we buy parks? In our backyard or further? We break it down.
How can you start to look for parks if you don’t know what you’re looking for? It’s important when creating a marketing campaign to understand the type of park you are looking for. We talk about the importance of knowing what you want in a mobile home park before you start to search.
