Mr. Ramirez was living with his sister and brother-in-law at Avalon Mobile Home Park. Avalon had experienced multiple crimes in the years before Israel's death. While home from work for lunch, Israel and his sister saw a thief stealing his car from his home. Israel reacted quickly and confronted the thief, who shot and killed him. Avalon failed to have reasonable security in place to protect its residents from foreseeable crimes. At trial, Avalon tried to blame Israel for his own death, claiming he should not have reacted to the theft of his vehicle. The defense claimed Israel acted unreasonably for defending his property. Our firm introduced evidence that the husband of Avalon's property manager had left his own home to confront trespassers with a loaded gun on a previous occasion, contrasting the defense's blaming Israel while celebrating a different resident who survived a similar encounter. After hearing from Israel's family members, including his children, the jury determined the value of his lost life, pain and suffering and awarded $31 million against Avalon Mobile Home Park." Like many, he poured his energy into single-family rentals, building an impressive portfolio of 22 properties by his mid-20s. He tasted success but also felt the sting of the 2008 market crash, when he lost nearly everything.Reflecting on that pivotal period, Kevin noted how inefficiencies in managing scattered single-family rentals, compounded by the inefficiency of technology at the time, exposed his business to excessive risk. The crash forced him to reevaluate, rebuild smarter, and ultimately, seek out asset classes offering not just cash flow and efficiency, but also resilience. This search led Kevin to mobile home parks.Why Mobile Home Parks Offer Superior Investment Benefits Recession ResistanceOne of the central appeals of mobile home parks is their stability during economic downturns. Historically, demand for affordable housing rises when the economy struggles. Mobile home parks cater directly to this need, providing low-cost living options that are in constant demand, regardless of market cycles.As Kevin explained, even during periods when single-family home rents fell, mobile home parks remained relatively stable. Residents of these communities rarely leave; replacing or moving a mobile home is expensive, creating natural “stickiness” and consistent occupancy for park owners. Operational Efficiency & ScalabilityUnlike single-family rentals spread across a wide geographic area, each with its operational quirks, a well-managed mobile home park can comprise dozens or even hundreds of income-producing units on one property. Kevin cited his company's experience, scaling from a 34-lot park to properties holding over 700 sites, allowing rapid expansion without proportional increases in overhead.Operationally, many residents in mobile home parks own their homes and simply rent the lots, reducing maintenance costs and management headaches for the investor. This model allows investors to focus on the land and common infrastructure, not individual unit repairs. Barriers to Entry and Limited CompetitionMunicipalities often resist the development of new mobile home parks due to lingering social stigma and zoning challenges. A mobile home park in Hermantown, Minn., is in the midst of a legal dispute that's pushing its residents toward homelessness. It has potential to contribute to the affordable housing shortage in the region.Elevated Management LLC acquired Maple Fields mobile home park in 2021 and says it can't afford to make repairs to improve living conditions to residents. Duluth News Tribune reporter Peter Passi has been following the story. He joined MPR News host Nina Moini to explain the conditions Maple Fields residents are living in and how the ongoing legal conflict in the park has potential to contribute to the North Shore housing shortage.

Today's episode is from Mobile Home Park #67. When you start looking at parks, you will begin to notice revenue items such as Late Fees, Application Fees, and Other Income. Brokers and sellers alike will try to tell you that it is appropriate to capitalize these income sources. I'm here to tell you that that is not necessarily the case! One of the great things about owning mobile home parks is that your average lot renter is an extraordinarily stable tenant. So, how much money do you really think you'll be getting from application fees year in and year out? The same goes for late fees. It is true that you will receive late fee income through the year. However, this should not be a significant source of income for any park. If it is, you may need to ask yourself if this is truly a stable and reliable tenant base. The “Other Income.” We've seen “other income” run as high as half the park's revenue. Brokers and sellers will put whatever they can think of in this category. Single family homes, small apartments, self-storage, vending machines, laundry income, etc. For these items, we prefer to break out the separate income streams and evaluate the reliability of each separately. We also want to see the expenses broken out for each to determine if they are truly worth having. This gives us a complete picture of what we are buying rather than lumping it together in vagueness. When looking at your next deal, add together these revenue items and multiply them by 10. The number you come up with is the amount you could potentially be overpaying if you don't have a handle on these items.
