In this Episode of the Discount Property investor Podcast, David talks with his buddy Sharad Mehta! Sharad has lots of value to give in this episode about how he runs his business from another state all the way across the country. He lives in California and he runs a business flipping houses out of North Indiana. He shares TONS of valuable information about how he set up his team, why he chose to invest in real estate, and how his business works. This episode was awesome and jammed pack with lots of nuggets on how Sharad has built a virtual team and is able to flip over 50 houses a year. He also owns lots of rental properties as well as does some wholesaling from time to time. Key Talking Points: Sharads team consist of 4 people + himself. (5 people in total) VA Acquisitions Manager Office Manager Project Manager He also uses the answering service “Patlive” to help with ALL the inbound phone support. Sharad does a ton of direct mail and sends out his campaigns every 6 weeks or so. His favourite lists to market to are High Equity homeowner that have owned their homes for at least 5 years. He also targets those who have an unknown last sale date as well as unknown equity. His business is set up to be Simple and it is impressive how simple he keeps it. The flow of leads goes as follows: All calls go to Patlive -> Then Virtual Assistant then takes all the Patlive data and uses it to clean the List AND the CRM -> Then Acquisition Manager Runs appts and does some follow up (however his AM does not spend to much time in the CRM) that is the VA’s Job -> Then the VA or the AM does the follow up on those leads -> Then the Office manager coordinates the closings / Funding of the deal once the seller agree’s to sell to Sharad and his team -> Then the Project manager works with all the contractors to get the house rehabbed and flipped -> Last but not least the Project Manager lists the property for 4.5% commission and keeps the 1.5% for themselves. 3% goes to the buyer’s agents Both the Acquisition manager and the Project manager are licensed and the AM gets 10% of the Net profits at the end.
In this week’s episode of the MegaMarketer Coachcast, hosts Justin Jacobs brings on Allen Kent to discuss what’s working and not working in North Indiana and Kent Heating and Air. Main Questions Asked: What is your story? What are some things you did to establish yourself in the area? What changes have you seen over time? What does 2019 look like for you company? Key Lessons Learned: Kent Heating and Air Kent has been in business for 65 years and regard themselves as a marketing company. They specialize in the design and service of HVAC. They have a targeted customer acquisition program thanks to Hudsons Ink. Allen’s father started the company in 1954 and Allen purchased it in 1991. After four years of effort, the company moved into a brand new 7700 sq ft facility and set a sales record last year with a 14% in sales. Despite the big move Allen still found the time to make sure that everyone that worked there still had fun and got things done. Just because you’ve been around a long time, that doesn’t necessarily lead naturally to success. No matter what size your business is, if your employees are enjoying their work and feel appreciated, it will show in what their doing. To pull off substantial growth you have to stay focused on your core business. Your core business drives it all. Do your employees have the same pride and ownership as you do? Let your employees take ownership of what they do. When Allen took over the business didn’t really have a brand identity so one of the first things they did was develop a marketing plan and line up the brand image across the company. In a lot of ways Hudson Adams became Allen’s mentor and helped them rework their yellow pages ad that increased its effectiveness by 245%. Allen believes the economy is going to slow down a little bit so he’s aiming for 5%-6% growth. His plans include getting ready to transition the business to the next owner and to be more timely on his Tuesday night thank you calls. Every Tuesday afternoon Allen calls his recent installation customers and personally thanks them. That’s one of the things Allen believes has really helped build his business and generate referrals. It’s a great way to find out about your business and shows that you really care. People will give you feedback if you make it easy for them. Marketing The yellow pages used to be the go to resource for contractors. It wasn’t a question of whether you were going to run yellow pages ads, it was how much money are you going to spend? The great shift in marketing is going from offline to online, but that also means there is an opportunity in the direct mail channel. The mailbox is less crowded now, and that means your message is more easily seen by your customers. Social media and websites have been one of the biggest changes in marketing in the last several years. You have to sell to a potential customer in the way that they want to be sold. Email used to be the easiest and cheapest way to reach people but then email became crowded as everyone jumped on the bandwagon. The pendulum has swung back to direct mail. The secret is a consistent marketing message. Referrals and direct mail and Allen’s best sources of new customers. There is nothing quite as powerful having someone refer your business. Everything has to work together to turn your customers into raving fans. Don’t give people a reason not to refer you. Cheesy offers deliver cheesy results. Don’t do gimmicks. Try to enter into the conversation that your customer is having their own mind and when that battle. Any media you choose, the standard will be the same. Some portion of people will respond and some won’t, the ones that won’t might respond the next time. You make specific offers to different areas, the important point is to ensure the message is consistent with everything else you do. Making the transition from talking about yourself to talking about your customer is one of the biggest hurdles for new marketers. Your customers don’t care about how long you’ve been in business, they want to know you can fix their problem. You have to build and earn your customer’s trust, they’ve probably been burned by some bad contractors before. Thank you for listening! In Episode 003 of “The United Methodist Podcast” Dr. Brad Miller is joined by Indiana Area Bishop Michael J. Coyner. Bishop Coyner has served in the episcopacy for 20 years and is retiring in 2016. In his time as Bishop he has served the United Methodist Church in just about every capacity and oversaw the challenge of bringing two distinct annual conferences (North Indiana and South Indiana) together to form one new annual conference - the Indiana Annual Conference. “Bishop Mike” and Brad had a great conversation about the joys and challenges in serving as a bishop and what he sees as signs of hope in the United Methodist Church. Bishop Mike is a genuine and authentic leader of the church who has been able to navigate some very sensitive issues in Indiana as well as around the world of United Methodism. The conversation was far ranging touching on the state of the church as he sees it right now - what he calls a “Big Tent Church” that is being stretched by challenging issues. Bishop Mike gives his observations about the global church in places like Eastern Europe and Africa as well as the state of the church in North America. He shared the advice he might give to a brand-new bishop and to younger clergy who are just starting out. You will find Bishop Mike to be very hopeful about the future of the church, particularly because of the influx of younger clergy and the influence of devoted laypersons. We thought we'd mix it up a little this week and talk turkey, seeing that we're right in the midst of turkey season nationwide (yes- we know it's over in parts of the deep South). Don't get us wrong, we're talking deer hunting too, but mostly turkey. We feel that in order to be a good deer hunter you should also strive to be a good turkey hunter, specifically because being in the woods in the spring can hone your woodsman skills and often reveal new deer travel corridors. We could think of no better guest for this task than fellow podcaster Andy Gagliano. Andy is the Turkey Hitman (see Twitter Handle) and one of the most talented turkey hunters we know- he's completed multiple Grand Slams. Andy won't admit that he's as good as he is, but we know better. He's also a darn good deer hunter.
