Everyone in NYC real estate spent the back half of last year bracing for a brutal 2026. New mayor. New policy. Bad press. Pied-à-terre tax. Then spring hit and the deals just kept signing. "The memo is out. If you're renovated within the last five years and priced well, you're getting multiple bids. The rest of the market is a different story." Noah Rosenblatt and John Walkup sit down with Michael J. Franco, founder and team leader of the Michael J. Franco Group at Compass. The gap between "I spent a fortune" and "the market will pay for that" is one of the hardest conversations in real estate. Why low inventory is actually keeping buyers home. Counter-intuitive but real. Less inventory creates buyer fatigue. There's nothing to see, so they stop looking. The exception: buyers who stay flexible on neighborhood unlock the whole city. Why radio silence is the worst sin in this business. The number one complaint Michael hears from expired-listing sellers is that they never heard from their agent. Over-communicate. Always. The empathy-vs-fiduciary tension. Telling a seller to lower their price is Michael's least favorite thing to do. But not doing it is worse. If you're a seller, this is the conversation you should want your agent to be willing to have. How to actually build a team that lasts. Let the business grow the team, not the other way around. First hire: an assistant. Second: a buyer's agent who can absorb overflow. Why Michael's two senior agents have been with him for over a decade, and why he stays in production instead of stepping out. The post-COVID pivot away from public open houses. Now appointment-only. In today's episode, we spoke with Michael J. Mauro, MD, an attending physician at Memorial Sloan Kettering Cancer Center in New York, New York.In our exclusive interview, Dr Mauro discussed the vast assortment of TKIs available for the treatment of patients with chronic myeloid leukemia (CML). In addition to breaking down numerous different TKIs that he turns to in clinical practice and their accompanying data, Mauro also dissected the November 2025 FDA approval of generic dasatinib (Phyrago) tablets for patients with CML and acute lymphoblastic leukemia. More specifically, Mauro outlined what this approval means for patients who need concomitant gastric acid–reducing agents like proton pump inhibitors.

There is a question at the center of Western civilization that no institution wants to answer directly. It is not a new question. It is hiding in plain sight, in the oldest text most of us were handed as children. If God created the universe, and the universe is vast beyond any reckoning, then what exactly was happening in Genesis when the text says "let us make man in our image?" Not me. Not I. Us. That one word has haunted theology for centuries. And tonight's guest has spent decades arguing that the answer is not metaphor. It is not poetry. It is contact. Rev. Michael J.S. Carter is an ordained Interfaith Minister, a Master of Divinity from Union Theological Seminary, a Board Certified hospital chaplain, and a UFO experiencer who has been having contact encounters for approximately 35 years. He is also a Reiki Master, a counselor to other experiencers, a longtime consultant on The History Channel's Ancient Aliens, and the author of five books, the most foundational of which is Alien Scriptures: Extraterrestrials in the Holy Bible. He reviewed the transformational data from the phase 3 HERIZON-GE-01 trial (NCT04276493), positing that zanidatamab (Ziihera) could become the new standard of care for HER2-positive upper GI cancers due to unprecedented survival outcomes. He also emphasized the emergence of Claudin 18.2-directed therapies, noting that data from the phase 2 ILUSTRO study (NCT03505320) demonstrates remarkable progression-free survival when adding zolbetuximab (Vyloy) to mFOLFOX6 and nivolumab (Opdivo) for high-expressing subgroups.The conversation then shifted to colorectal cancer, where Dr. Pishvaian detailed how data from the phase 3 BREAKWATER trial (NCT03845036) has "locked in" a paradigm requiring frontline testing for BRAF V600E mutations to guide the use of encorafenib (Braftovi) plus cetuximab (Erbitux). He also discussed the "care revolution" in KRAS inhibition, spotlighting the significant survival benefits seen with daraxonrasib in pancreatic cancer and the potential for novel allele-specific inhibitors to combat disease resistance.Finally, Pishvaian addressed the practicalities of implementation, noting that testing rates in the community remain low.
