How much due diligence is enough? Nobody really enjoys doing due diligence. It's treated as a necessary evil. Therefore, it's human nature to want to do as little as possible. The flip side of the coin is that we need to do enough to make a good investment decision. So that begs the question....how much due diligence is enough? You need to look at it from an end users perspective. If you're trying to sell lots that can be built on, you need to do more. Recreational land will not require as much. An essential part of the due diligence process for most land investors is determining if a lot is "buildable". While that may seem like a great approach, there is often far more to the story. In this episode of the DRES, Eric and Mike unpackage this challenging topic and come to a conclusion as to if "buildable" really means anything at all. Buildable is an opinion, not a determination. Therefore when someone tells you that the lot is buildable, you don't really know that to be true. Buildable depends on what someone is looking to build. Buildable for an SFR is different from a warehouse building. Most jurisdictions will not want to tell you that a lot is buildable because of liability but also because it's nearly impossible to make that determination over a phone call. Should you put the term buildable lot in your listings? No. I don't think so. What should you do instead? Refer them to the county to determine if there are any constraints to development that they can help you identify. Don't ask if a lot is buildable because the answer is nearly meaningless. Is there such a thing as junk land? There's a bit of a dirty little phrase used by some in the land business used often to describe unwanted land. That term is "junk land". On this episode of the DRES, Eric and Mike dissect this four-letter word in land investing and once and for all determine if there really is such a thing as junk land. Land that has too many constraints or is poorly located to the extent that it can't be built on is considered junk land to many. Ultimately the answer to this question is really from the point of view of the buyer. Some land can be considered junk from the point of view of a developer. Some land can be considered junk from the point of view of anyone that has a specific use in mind but the specific property cannot facilitate that use. The implication of the term "junk land" is that the property has no value. We know that all property has value. So in that sense, there is not such a thing as "junk land".
