One year after the LA fires and only 13% of homes have rebuilding permits—yet investors are already scooping up 40% of the vacant lots that hit the market. What could go wrong? We dive into the mess that is LA's post-fire reality: homeowners trapped by underinsurance, bureaucratic permitting nightmares that'll stretch into the next decade, and investors circling like vultures while residents desperately try to hold onto their neighborhoods. Meanwhile, Rick Caruso is calling out "Firegate"—alleging the city deliberately altered after-action reports to shield Mayor Bass and the fire department from accountability. Remember when they told us the water reservoirs were full and the hydrants would work? How'd that turn out?Are we really surprised that people are selling when the rebuild timeline is measured in years, not months? Is anyone shocked that the city might be covering up its failures? When you're paying double mortgages, living in rentals, and watching permits move at government speed, selling that $600K lot starts looking pretty good. They don't want you to know how badly this was mismanaged. Should we expect accountability, or just more excuses?Hit that subscribe button and join the conversation. Let's expose what they're trying to hide. Like, share, and let me know your thoughts below!

Andrew Turner of Andrew Turner Auctions sat down with me a handful of days ago, and we talked about some stuff. Our Episode No. 195 conversation involved a little about growing up, family, life visions and the shifts therein, being a gigging musician, and so much more. It's been a couple of weeks since an episode of Badass Records dropped, and -- yes -- most of that is associated with the craziness of the holidays, and I mention that to mention this: I hope that somewhere in the insanity of it all that you always have that feeling. And by "that feeling," I mean that moment that flitters in and out a few times every holiday season where you go, I'm happy to be on this planet with these people in this moment. It's really one of the few things left to us. That and being in nature and witnessing good acts. This world is a weird one right now, and I feel blessed to have had the opportunity to sit down and talk with people. In talking with Andrew, I learned about his Web site, his social-media channels (YouTube, Facebook, Twitter, TikTok, and Threads). I learned about the grind behind his weekly auctions and the energy that goes into promoting them. I also learned about a few of Andrew's favorite albums. And those were these:Richard Hell & The Voidoids' Blank Generation (1977)Double Nickels on the Dime (1984), MinutemenThe Darkness' Permission to Land (2003)The Black Parade (2006), My Chemical RomanceKing Princess' Cheap Queen (2019)Dragline (1992), PAWI really enjoyed my chat with Andrew, and appreciate all that support the show. If you'd consider giving Andrew a follow on one (or other) of his situations, and think about attending one of his auctions, it'd make my 2026.Cheers, everybody.copyright disclaimer: It's too late for me to dial up the appropriate verbiage, but the simplest version of the message is that the audio samples in here aren't mine; they belong to the artist. That's always the case; I'm always only trying to put together a quality program and promote music. In this particular situation, I have borrowed a few snippets from Durand Jones & The Indications. The tune's called, "Love Will Work It Out," and it's one of the numbers off of his 2021 release, Private Space, which appears here (and everywhere) c/o Dead Oceans.

This summer we're curating your 456 playlist listening to bring you some of our favourite interviews from MID and No Filter. Rosie O’Donnell has lived almost every version of life in the spotlight. From her breakout in Hollywood alongside Tom Hanks and Madonna, to her groundbreaking daytime talk show that redefined television, Rosie was one of the most famous women in America. But with fame came ridicule, public feuds, and moments that cut deeply. She’s been celebrated, mocked, and at times turned into the punchline of her own story. And one of the most painful moments came when Ellen DeGeneres told the world they weren’t friends. In this conversation, Rosie is raw, funny and reflective. She speaks about growing up in the shadow of losing her mother, her shy first attempts at romance, the highs and lows of talk show success, and the very public feuds that made headlines. She shares what it was like to be blindsided by Ellen’s rejection, and why that moment stayed with her. And yes, she even talks about her recent return to our screens in And Just Like That. Rosie O’Donnell has lived a big, messy, fascinating life — and in this episode, she tells it all. You can follow Rosie O'Donnell here. Vielleicht weißt du schon, was du willst. Vielleicht kennst du sogar dein Warum. Aber was passiert danach? Nicolle Wallace on the escalation of tension between the U.S. and the Maduro regime after reports of a CIA drone strike on a port facility in Venezuela last week. This attack would be the first known land attack in the country, a stunning turn after multiple Pentagon ordered boat strikes in the Caribbean.Later, Nicolle covers the tragic passing of Tatiana Schlossberg, daughter of American diplomat Caroline Kennedy and granddaughter of former President John F. Kennedy. Tatiana's passing comes at a time of uproar from the creative community over Trump adding his own name to the title of the historic Kennedy Center for the Performing Arts. For more, follow us on Instagram @deadlinewhTo listen to this show and other MS NOW podcasts without ads, sign up for MS NOW Premium on Apple Podcasts. DIDO AND THE FOUNDING OF CARTHAGE Colleague Daisy Dunn. Dunn recounts the story of Dido, the clever founder of Carthage who tricked a local king to secure land. When Aeneas abandons her to fulfill his destiny, Didocurses him, foreshadowing the Punic Wars between Rome and Carthage. The segment explores her tragic suicide on a pyre, noting the societal judgment against her for breaking vows of celibacy, while acknowledging her capacity as a talented ruler and builder of cities. I used to think PPC was just a big expense better left for the big guys with deep pockets. But here's the truth: if you've done a few deals, know how to talk to sellers, and can close, ignoring PPC is probably costing you way more than you realize.I brought on Brandon Bateman, one of the top PPC experts working with hundreds of investors around the country. We talked about what makes PPC leads so different, why most investors mess it up, and what it takes to actually make it work. If you're serious about doing more land deals without chasing cold leads all day, this is a game-changer.PPC isn't magic, and it's not for total beginners. But if you're already closing deals, know your numbers, and want more consistency without burning yourself out, this is the next step. What's Inside: —Why PPC leads convert faster and are more motivated than other types of leads—What makes PPC work and why most investors miss the mark—How fast follow-up makes or breaks your success with PPC—The real cost of PPC and why it's worth it when done right

One of those is between Azerbaijan and Armenia, rivals since the collapse of the USSR, whose leaders met with Trump in the Oval Office this summer. Today, I'm joined by Kim and we explore the meeting point between breathwork and magick, and how simple, rhythmic practices can quietly transform the way we move through an increasingly noisy world. This is a conversation about pausing, trusting embodied knowing, questioning inherited structures, and rediscovering magick as something we remember how to live.In this episode, we explore:1. When breathwork meets magickKim shares how learning breathwork as a professional modality has blurred the boundaries between her pagan identity and her working life. What emerges is a recognition that breath, meditation, ritual, and spellwork all share the same root: intentional attention. 2. The sacred pause as a site of transformationBreath is framed as a liminal practice. Inhale, pause, exhale. We discuss the parallel between breathing and walking a labyrinth, where the pause at the centre becomes the place where integration and change occur. This pause, mirrored in seasons, lunar cycles, and ritual, is named as the place where magick quietly works.3. Rhythm over stillnessWe talk about the reality that stillness isn't always a safe space or even accessible for everyone. Breathwork, meditation, and ritual can be deeply powerful, but also confronting or overwhelming for those with trauma or sensory sensitivity.Walking, knitting, colouring, stitching, and repetitive handwork are offered as equally valid magickal practices. Rhythm, rather than silence, becomes the doorway. 4. Magick as relationship, not performanceWe reflect on how our magick has changed over time. Early practices often focused on structure, tools, and ritual. With experience, those patterns become embodied, held internally rather than performed externally.Magick is compared to cooking: first learned through recipes and rules, later practised through intuition, memory, and trust. 5. Questioning dogma, even in magickal spacesDiscernment runs through this episode. From directions and elemental associations to teachers, lineages, and Instagram wisdom, We explore the importance of questioning where teachings come from and whether they truly align with our values. We explore how easy it is to step out of religious dogma only to find yourself inside a shinier version of the same structure. 6. Land, lineage, and lived experienceI share stories of growing up in Cornwall, where tides, mist, weather, and seasonal flux shaped my understanding of the elements long before formal training. Witches, artists, herbs, and myth were woven into everyday life, not separated from it. Could Gods, goddesses, and archetypes be reframed as emergent from the landscape rather than imposed upon it?7. Community, ritual, and the loss of shared touchstonesThe conversation turns to the decline of communal ritual spaces and the tension between online and in-person gatherings. While digital spaces offer accessibility and safety, something essential is still held in physical presence, shared breath, and human touch. Both honour the value of each, without idealising either.8. Making as magickKnitting circles, tea-leaf reading, knot-tying, stitching, and making with the hands emerge as deeply magickal practices. Not because of what they produce, but because of the states they invite: focus, rhythm, connection, and story. Art, craft, and creation are named as spellwork in their own right.Join us for a conversation that offers permission to pause without stopping, to practise magick without labels, and to trust that presence itself is transformative.-- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- --All of the Magick:The A Pinch of Magick App:IPhone - download on the App StoreAndroid - download pn the Google PlayOur (free) magickal Community: Facebook GroupMagickal JournalsExplore on Amazon Rebecca's Author PageWebsiteRebeccaAnuwen.comMagickalHabits.comInstagramFor Magick: Click hereFor a Sacred Pause in Nature: Click hereFor CharmCasting: Click hereFor Merlin, my Dog: Click here
Brenden Abbott, known as The Postcard Bandit, is one of Australia’s most notorious bank robbers and prison escapees. He's the guy who developed the “drop-in heist,” hiding in a bank’s ceiling overnight and dropping down as staff opened the vault. Abbott continued a crime spree across Western Australia, South Australia, and Queensland, robbing banks and avoiding police. Reports claimed he sent postcards to authorities while on the run, earning his infamous nickname. Today, he remains in Casuarina Prison, having spent more time in solitary confinement than most inmates and serving longer than many murderers. In this episode, we spoke to his son, James, and retired officer, Glen Porter, about whether it’s time for Abbott to finally be released. In this episode of a special series of the podcastWalk Talk Listen, Maurice Bloem is joined by Lewis Cardinal, an Indigenous leader, teacher, and bridge-builder whose work centers on relationship—to land, to spirit, and to one another. This conversation is part of Crossing Thresholds: Religion, Resilience & Climate Migration, a special series that brings research on climate, faith, and human mobility into dialogue with lived wisdom from communities on the frontlines. While rooted in evidence, the series remains true to the spirit of Walk Talk Listen: creating space for connection and for leaders who are working—often quietly and patiently—to make the world more just, more sustainable, step by step. Lewis reflects on how climate change is experienced not only as environmental disruption, but as a disturbance of balance that is deeply cultural and spiritual. He speaks about the disappearance of lakes, shifting patterns of water, and what it means for Indigenous communities when land that carries memory, ceremony, and identity is under threat. Throughout the conversation, Lewis returns to the role of ceremony—not as something symbolic or abstract, but as a practical and spiritual response to imbalance. Ceremony, he explains, helps communities remember who they are, how they belong to the land, and how relationships can be restored even in times of great disruption. At the heart of Lewis's reflections is a worldview grounded in relationship: resilience not as infrastructure or technology, but as connection—built over generations, rooted in responsibility, kinship, and care. His insights echo a core finding of the Climate, Faith & Migration research: that communities are already responding with deep wisdom, long before global systems take notice. This episode invites listeners to slow down, listen carefully, and reconsider what resilience really means in a changing climate. For the full report of this research check this link. Wednesday, 31 December 2025 And behold, a woman of Canaan came from that region and cried out to Him, saying, “Have mercy on me, O Lord, Son of David! My daughter is severely demon-possessed.” Matthew 15:22 “And you behold! A Canaanite woman from those same borders, having come, she croaked to Him, saying, ‘You compassionate me, Lord, Son of David! My daughter, she is demon-possessed badly'” (CG). In the previous verse, Jesus left the land of the Gennesaret and departed to the allotments of Tyre and Sidon. With Him there, Matthew next records, “And you behold! A Canaanite woman.” This is the only time that the word Chananaios, Canaanite, is seen in the New Testament. That is derived from Chanaan, Canaan, found twice in Acts. This was the early name of the land of Israel, having been named after Canaan, the grandson of Noah through Ham. The meaning of the name Canaan (Hebrew kna'an) is debated. It is variously translated as Land of Purple, Low, Merchant, etc. The likely meaning is Low, Abased, Humble, Humiliated, something along these lines. This is based on the account of Genesis 9, where Canaan is first mentioned. In Mark, it says of this same woman that she “was a Greek, a Syro-Phoenician by birth.” There is no contradiction in this. Syro-Phonecia is the area, and the term “Greek” is being applied as we might when we say of a person from Germany, “He is a European.” One is a wider explanation of a more precise designation. Albert Barnes provides the historical understanding – “In ancient times, the whole land, including Tyre and Sidon, was in the possession of the Canaanites, and called Canaan. The Phoenicians were descended from the Canaanites. The country, including Tyre and Sidon, was called Phoenicia, or Syro-Phoenicia. That country was taken by the Greeks under Alexander the Great, and those cities, in the time of Christ, were Greek cities. This woman was therefore a Gentile, living under the Greek government, and probably speaking the Greek language. She was by birth a Syro-Phoenician, born in that country, and descended, therefore, from the ancient Canaanites. All these names might, with propriety, be given to her.” Of this woman of Canaan, it next says, “from those same borders.” The meaning is based on the previous verse, that it is the “allotments – Tyre and Sidon.” Understanding this, Matthew continues, saying, “having come, she croaked to Him, saying, ‘You compassionate me, Lord, Son of David!'” Nothing is said about how she knew of Jesus, but it is apparent that His fame had extended far and wide. In both Mark and Luke, by this time in the narrative, it was already acknowledged that people from Tyre and Sidon had come to see Jesus (Mark 3:8 and Luke 6:17). Thus, Jewish residents of that area had already gone to see Jesus, returned, and spoken of the things they saw. Now, knowing He was in the area and understanding that He was the promised Messiah, indicated by the words “Son of David,” this Canaanite woman begs for compassion to be extended even to her, a Gentile. But more, she is of the cursed line of Canaan. This is based on Noah's cursing of Canaan for what Ham did to him in Genesis 9. The last thing a person of such lineage might expect from the Jewish Messiah would be compassion. And yet, she faithfully came forward in hopeful expectation that He might listen to her plea, which was, “My daughter, she is demon-possessed badly.” This woman, having heard of Jesus' capabilities, has placed the situation concerning her demon-possessed daughter in the hands of Jesus, hoping He will respond and cure her. Her faith is on prominent display, even if the level of it is not yet revealed. Life application: In commentaries on this verse, both Cambridge and Vincent's Word Studies say something similar – “...out of the same coasts] Literally, those coasts. Jesus did not himself pass beyond the borders of Galilee, but this instance of mercy extended to a Gentile points to the wide diffusion of the Gospel beyond the Jewish race.” Cambridge “Lit., as Rev., from those borders; i.e., she crossed from Phoenicia into Galilee.” They cannot accept that Jesus traveled outside of Galilee. This, despite two different words having been used to describe His going there. The first was in verse 21, where Jesus is said to have traveled to the “allotments – Tyre and Sidon.” The second, in verse 22, says “from those same borders,” meaning she was born, raised, and lived in the same area where Jesus had traveled to. These scholars got it stuck in their heads that Jesus never left the area of Galilee based on what it says when He charged His disciples not to go in the way of the Gentiles and by His words that will say that He was sent to minister only to the lost sheep of the house of Israel. Because of this, their faulty deduction is that “Jesus never left the Galilee.” Both of those statements were addressed in the comments of verse 15:21. It explicitly says Jesus traveled to this area. But once we have a presupposition stuck in our head, cognitive dissonance takes over, and we will do anything to justify falling in line with what we want the text to say. What do you believe about the timing of the rapture? Have you got that in your head because of what you were taught? If so, the chances are that you will argue that point regardless of what the Bible actually says. That is unwise. We must be willing to acknowledge that we could be wrong. Be sure to keep all things in their proper context. This is of paramount importance. From there, be willing to accept that what you think is true might be wrong. After that, do your study and don't violate the “context” issue if you find you might have been wrong. This is what most people do when faced with the reality that things aren't matching up with what they thought. Context is king. So keep everything in its proper context. From there, stick to it at all times. Your doctrine will improve as long as you stick to what is said, regardless of what you think you know. Lord God, none of us wants to be proven wrong. And none of us wants to betray the teachings that we received from a beloved pastor or teacher by contradicting what they taught us. And so, we put up a defense against change. Help us not to do this. May we be willing to go where Your word teaches, regardless of whether we find we were wrong. Help us to have this attitude at all times. Amen.

Mastering MACRS Depreciation: A Deep Dive into Tax EfficiencyThis conversation delves into the complexities of business taxation, focusing on property deductions and the rules governing depreciation under the Modified Accelerated Cost Recovery System (MACRS). The discussion covers foundational concepts, tax benefits, qualifying criteria for depreciation, the mechanics of MACRS, immediate expensing options like Section 179 and bonus depreciation, and the implications of listed property rules. The conversation concludes with a reflection on the balance between incentivizing business investment and ensuring compliance with tax regulations.Imagine you're a business owner, navigating the complex world of taxation. You've just invested in new equipment, and the question looms: how do you maximize your tax benefits? Welcome to the world of MACRS depreciation, a cornerstone of business tax strategy.Understanding Depreciation: Depreciation isn't just a theoretical exercise; it's a structured calculation that can significantly impact your tax liability. The Modified Accelerated Cost Recovery System (MACRS) is the IRS's method for depreciating property, allowing businesses to recover the cost of assets over time. This system is crucial for anyone involved in business taxation, as it dictates how and when you can deduct the cost of your assets.Key Concepts:Property Qualification: Not all assets qualify for depreciation. To be depreciable, property must be used in a trade or business and have a determinable useful life. Land, for instance, is never depreciable because it theoretically lasts forever.Depreciation Systems: MACRS offers two primary systems: the General Depreciation System (GDS) and the Alternative Depreciation System (ADS). GDS is the default, offering faster recovery periods, while ADS is slower and often mandatory for certain property types.Section 179 and Bonus Depreciation: These provisions allow for immediate expensing of certain property, providing significant upfront tax benefits. However, they come with limitations, such as the business income limitation and specific caps for vehicles.Listed Property and Recapture: Assets like cars and computers, which can be used for both business and personal purposes, are subject to stricter rules. Failing to meet the business use test can lead to recapture, where previously claimed deductions are added back to income.Mastering MACRS depreciation is about understanding the interplay between qualification, calculation, and limitation. It's a critical skill for optimizing tax efficiency and ensuring compliance. As you navigate these rules, remember that the goal is to balance maximizing deductions with adhering to IRS regulations.Subscribe now to stay updated on the latest tax strategies and insights.TakeawaysDepreciation is a multi-step calculation that requires precision.Tax benefits are categorized into exclusions, deductions, and credits.Land is not depreciable, but land improvements can be under certain conditions. The IRS scrutinizes the overall pattern of asset use for tax purposes.Basis must be adjusted for allowed or allowable depreciation, impacting future gains. The Lesser Of Rule caps depreciation for converted personal property.GDS allows for faster recovery periods compared to ADS.Section 179 provides immediate expensing options but has strict limits.Failing the 50% QBU test results in severe tax consequences.Recapture rules enforce compliance by reclaiming excess depreciation.business taxation, depreciation, MACRS, tax benefits, Section 179, bonus depreciation, listed property, tax compliance, IRS rules, property deductions
This summer we're curating your 456 playlist listening to bring you some of our favourite interviews from MID and No Filter. Faith Agugu always imagined she would be a mother. But at 45, after many, many detours, she decided it was time to recognise the reality that wasn't going to happen, and almost immediately everything changed for her. Faith wants us to make peace with the lives we're living and the ones we didn't quite get to live. In fact, she wants us live in a pro-ageing world. She knows it exists, because it's where she was born, into a culture where everyone wanted to be the oldest person in the room. They were the respected ones, the wise ones, the ones with status. Faith lived in Nigeria until she was 9, then in Britain and now in Australia. She says that through her work as a psychotherapist, and founder of advocacy group Silver Sirens, ageing-anxiety is ruining our mental health. And it's fair to say, she has some ideas about how to deal with that. This conversation is a big exhale. Like taking off your bra, it's about making peace with the changes age brings, and the surprises, and the shit bits too. Enjoy this episode of MID with the excellent Faith Agugu. Aparte man, deze kampioen-nieuwsmaker. See omnystudio.com/listener for privacy information.
