President Donald J. Trump has surged into the White House Situation Room as a potential Iran deal reaches a make-or-break moment.According to President Trump, the big-ticket items are on the table: Iran must never obtain a nuclear weapon or bomb, the Strait of Hormuz must be opened immediately for unrestricted shipping traffic, remaining water mines must be removed or detonated, and the enriched material referred to as “nuclear dust” must be retrieved and destroyed in coordination with the United States, Iran, China, and the International Atomic Energy Agency. And one of the biggest America First details: Trump says “NO MONEY will be exchanged, until further notice.”In this episode, Professor Nez breaks down what Trump's final conditions mean, why the Strait of Hormuz matters, why the nuclear issue is central, and how this could become one of the biggest foreign policy moments of Trump's second presidency if finalized. This is not just another diplomatic headline. This is a high-stakes Situation Room moment involving nuclear weapons, global shipping, energy markets, Iran, China, the IAEA, the U.S. Navy, and America First foreign policy.Watch now and tell me in the comments: Is this a major Trump breakthrough, or should America be cautious until the final deal is signed?Subscribe for more breaking news, America First analysis, constitutional commentary, and Professor Nez breakdowns. For free and unbiased Medicare help, dial (656) 218-0931 to speak with my trusted partner, Chapter, or go to https://askchapter.org/nez✅ Reach out to me: https://bio.site/professornez✅ ORIGINAL MADE IN U.S.A 250TH AMERICA DESIGNS: https://professornez.myspreadshop.com/✅ Check out our Official Clips Channel: https://www.youtube.com/@professornezclips▶ Support the Channel and Buy us a Coffee: https://buymeacoffee.com/professornezAll content is provided for informational and educational purposes only and does not constitute legal, financial, medical, or professional advice. Send us a text! We'd love to hear your thoughts on the show.Trigger warning: This episode includes discussion of domestic abuse, coercive control, religious trauma, sexual assault, and emotional abuse. Please take care while listening. In this episode of The Resilient Writers Radio Show, I'm joined by author, artist, and survivor Boni Woodland to talk about her memoir, Turning Survival Into Words: From Houses of Fear to Freedom. This is a powerful and tender conversation about survival, voice, healing, and the courage it takes to tell the truth about a life that was once shaped by silence.Boni's book began in therapy. After her life had settled enough for her to look back, she realized that her past was still affecting her present. But speaking about what had happened to her was incredibly difficult. For much of her life, Boni says, it “wasn't a privilege to speak my mind.” So before therapy sessions, she began writing down the incidents she wanted to discuss. Over time, those pages became a collection of memories, painful moments, and turning points — and eventually, the beginning of a book.In our conversation, Boni shares what it was like to grow up inside a controlling religious environment that shaped nearly every part of her life: what she could wear, what she could eat, who she could spend time with, who she could marry, and what was expected of her as a woman. Those beliefs followed her into marriage, where she moved from one controlling situation into another. What she hoped would be freedom became another form of captivity. One of the most striking parts of Boni's memoir is the way she organizes the story around the different houses she lived in. Each house becomes a marker of a particular stage in her life, and the chapter titles — including “The House of Non-Consent,” “The House of No Money,” “The House of Hunger,” and “The House of Chilling” — help readers understand the slow progression of abuse, control, isolation, and fear.Boni wanted to write the book she once needed. She talks about how hard it can be for people outside an abusive relationship to understand why someone doesn't “just leave.” As she explains, when you have no money, no family support, no access to education, no safe place to go, and children to protect, leaving is not simple. Her hope is that readers will better understand that reality — and that anyone who sees themselves in her story will feel less alone. We also talk about one of Boni's first acts of quiet resistance: sneaking to the library. Surrounded by books, she began looking for language, understanding, and hope. She wanted to read a story from someone who had survived and found a way forward. In many ways, Turning Survival Into Words became that book. This episode is a deeply moving conversation about writing through pain, reclaiming your voice, and turning a difficult past into something that may help someone else find their own path toward freedom.
What does it really take to make an independent film with almost no money, no studio backing, and no guarantees? In this episode, filmmakers Bob Woolsey and Darren Borrowman break down the entire chaotic journey of making their indie feature film Do Something with Your Life—from crowdfunding disasters and broken cameras to film festivals, self-distribution, and the harsh realities of today's indie film marketplace. Along the way, they share invaluable lessons about collaboration, creativity, and why waiting for permission is the fastest way to never make your movie. The conversation dives deep into crowdfunding strategy, low-budget filmmaking hacks, horror film distribution, DSLR filmmaking, building long-term creative teams, and the emotional rollercoaster of surviving post-production. Bob and Darren reveal why modern filmmakers must think beyond just making the movie and start planning distribution from day one. This is a masterclass in DIY filmmaking from two creators who learned everything the hard way—and kept going anyway.Become a supporter of this podcast: https://www.spreaker.com/podcast/indie-film-hustle-a-filmmaking-podcast--2664729/support.

369: No Money, No Mission: Rethinking How Nonprofits Are Built to Survive (Ryan Dewey Smith) Episode SummaryMost nonprofits don't fail because their mission stops mattering - they fail because the structure holding that mission together was never built to last. In this episode, Patton sits down with Ryan Dewey Smith, Founding Executive Chairman & CEO of Inperium, Inc., based in Reading, Pennsylvania, to explore the structural fault lines quietly threatening even well-intentioned organizations. Ryan draws on more than a decade of building Inperium's constellation model - a networked alternative to traditional mergers that preserves local autonomy while delivering shared back-office infrastructure, access to capital, and best-in-class talent - to explain why so many nonprofits wait too long to raise their hand, and what it costs the people they serve when they do. From navigating board resistance and staff fear during affiliation to the discipline of leading from strength rather than desperation, Ryan brings a practitioner's candor to the structural questions most leaders quietly avoid. Listeners will walk away with a sharper understanding of the early warning signs of organizational vulnerability, and a concrete alternative to going it alone.About RyanRyan Dewey Smith is the Founding Executive Chairman & CEO of Inperium, Inc., a national nonprofit parent company headquartered in Reading, Pennsylvania, that provides shared back-office infrastructure, access to capital, and operational support to a constellation of 34 behavioral health and human services organizations operating across 20 states. Ryan founded Inperium after spending more than two decades as CEO of his own nonprofit serving individuals with intellectual disabilities - an experience that exposed firsthand the structural fragility most mission-driven organizations quietly carry. His forthcoming book, Sustaining the Mission, to be published by Forbes in September 2026, chronicles Inperium's journey and offers a roadmap for nonprofits seeking lasting resilience without sacrificing the autonomy that makes their work meaningful.ResourcesConnect with Ryan on LinkedInLearn more about Inperium, Inc.: inperium.orgVisit Ryan's website: ryandeweysmith.comSustaining the Mission by Ryan Dewey Smith — forthcoming from Forbes, September 22, 2026Nonviolent Communication by Marshall B. Martedì 19 maggio, mentre a Parigi il segretario al Tesoro Scott Bessent parla davanti alla conferenza ministeriale «No Money for Terror», il suo dipartimento firma le sanzioni dell'Office of Foreign Assets Control contro quattro organizzatori della Global Sumud Flotilla: Saif Abu Keshek, palestinese con cittadinanza spagnola e svedese, Hisham Abdallah Sulayman Abu Mahfuz, Mohammed Khatib di Samidoun Bruxelles e Jaldia Abubakra Aueda di Samidoun Madrid.

Becoming a founder later in life turned out to be the best decision she never planned. In this episode of Dear FoundHer, Lindsay talks with Jeni Britton, founder of Jeni's Splendid Ice Creams and Floura, about what it takes to build something that lasts. Jeni started her first company at 22, but she will be the first to tell you that the best entrepreneurs are in their 40s. The data backs her up. The fastest-growing segment of entrepreneurs in the United States right now is women over 45, and those businesses tend to be more durable than the ones built by founders half their age.Real founder stories rarely come with a straight line. Jeni's includes early risk, hard lessons, public crisis, reinvention, and building again with more clarity. Jeni talks about closing her first business, Scream, and what learning from failure taught her about the difference between making what excites you and building something customers return to again and again. She also walks through the 2015 Listeria recall that nearly took Jeni's down, and why she looks back on it as one of the most important moments in her company's history. Scaling challenges, crisis leadership, and knowing when to simplify your mission so your team has something clear to hold onto are all part of the conversation. She gets into the founding of Floura too, her fiber nutrition company built from produce trimmings, and what becoming a founder later in life looks like when you already know the hard lessons. The second time around, she says, you know who to build with. Her coach and her advisor from the Jeni's years are now her co-founders at Floura. That kind of peer support for entrepreneurs is part of how the work actually gets done. For female founders at any stage, if you have been telling yourself you are behind, this episode makes a pretty strong case that you are not.Episode Breakdown:00:00 Why Jeni Britton Is a Must-Hear Guest for Women Founders03:42 How Jeni Britton Started Jeni's Splendid Ice Creams with No Money and No Backing10:46 The Accidental Product That Put Jeni's on the Map12:37 Why Word of Mouth Still Beats Social Media for Growing a Business22:17 The 2015 Listeria Recall and What It Taught Her About Values Under Pressure29:44 Becoming a Founder Later in Life: Why Jeni Stepped Back and Started Over33:28 Introducing Floura: A Second Company Built from Produce Waste and Gut Health Research44:01 How to Price, Scale, and Build a Product the Right Way47:00 Why the People You Build With Are Your Most Important Business Decision51:46 Why the Best Entrepreneurs Are in Their 40sConnect with Jeni Britton:Follow Jeni on InstagramFollow Jeni's Splendid Ice Creams on InstagramFollow Floura on Instagram Subscribe to The FoundHer Files Follow Dear FoundHer on Instagram Join THE networking community for women business owners over forty, The Dear FoundHer... Notes from James:I wish I had been Kolin Jones when I was 18 years old. When Colin was 19, during COVID, he set up his own private jet brokerage out of a college dorm room. No investors. No jets. No connections. Just a GoDaddy website, an email address, and an obsessive willingness to send 2,500 cold emails a day.Amalfi Jets is on track to do $120 million in revenue this year. And he still doesn't own a single plane.I love how he thought about competition. He literally calculated: my competitor sends 400 emails a day, I'll send 2,500 — that means I'm doing six of his days in one of mine. Do that for a month and I'm four months ahead. That was the whole strategy at the start. Beautiful. And then TikTok changed everything. One video about a client who chartered two jets — one for his wife, one for his mistress — got a million views. 150,000 people hit their website. 15,000 flight requests in a single day. The entire trajectory of the company shifted because of a free video. He also talked about losing money on purpose on his first sale — selling a $24,500 flight for $20,000 to lock in loyalty. Pure Amazon thinking. I love that. And there's a story about a client stranded on the Galapagos Islands whose plane broke down. The client's assistant asked about bribing customs officials. Listen for how Kolin handled it.This is a great template if you're an entrepreneur, a creative, or anyone trying to build something from nothing. Please listen.Episode description:Kolin Jones was 19 years old, in his college dorm during COVID, when he noticed something: commercial flights were grounded, but private jets were surging. He got his pilot's license at Van Nuys Airport — the busiest private jet airport in the world — and launched Amalfi Jets with nothing more than a website, a cold email strategy, and a plan to out-hustle every competitor through sheer volume.James and Kolin break down exactly how the private jet charter brokerage model works, why you can legally set one up today with zero certification or licensing, why Amalfi turns down roughly $1M/week in deals over safety concerns, and what separates a legitimate broker from the hundreds of unregulated players flooding the market. They also get into the social media strategy that transformed the company — why Kolin was initially against TikTok, what changed his mind, and how one viral video created 15,000 flight requests in a day.Plus: what it actually costs to own a private jet, the real economics of flying private vs. first class, why the richest clients show up in jeans and an Uber, what happens when a client punches the pilot mid-flight, and the watch Kolin bought himself the first month Amalfi crossed $2M in revenue. What you'll learnHow a private jet charter brokerage works — and why it requires zero licensing or certification to startThe cold email strategy Kolin used to out-hustle every competitor from his college dormWhy Kolin intentionally lost money on his first few sales — and why it paid offThe real cost of owning a private jet (it's about $800K/year just to park it)Why Amalfi turns down ~$1M/week in business due to safety and legal concernsHow one TikTok about a client's mistress generated 150,000 website visitors and 15,000 flight requests in a single dayWhy Kolin tracks which shirt color makes his videos go more viral (black = +36%)When flying private is actually cheaper than first class — and the math behind itThe Galapagos breakdown story: a stranded client, a broken jet, and a customs bribe requestWhat ultra-high-net-worth clients actually look like vs. the Instagram versionKolin's plans for Amalfi: acquisitions, possible PE partnership, and why he won't go publicTimestamps:00:00 Why flying private ruins you for commercial forever06:00 What Amalfi Jets actually is — and how the charter brokerage model works09:00 The real cost of owning a private jet13:00 The wild west of jet brokerage — zero regulation, zero licensing required16:00 The Galapagos story: broken jet, stranded client, and a near-bribe20:00 Colin's origin story: COVID, flight school, and cold emailing 2,500 people a day26:30 The first sale: losing $4,000 on purpose and the Amazon strategy that built loyalty30:00 How one TikTok about a mistress changed everything36:00Inside Amalfi's content machine — and the clients who punch pilots41:00 When private is actually cheaper than first class — the real math46:00 The tech behind Amalfi: AI fleet optimization, 72K-member app, and social listening50:00 Burying competitors with relevance — and what's next for Amalfi57:00 The first splurge: an Omega Seamaster and what it representsAdditional Resources:Amalfi JetsKolin's InstagramKolin on TikTokAmalfi Jets on TikTokSee Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

They hit December with no money left.No salary. No backup plan.Just one decision to make:quit... or remove the option to quit completely.Simon Gardiner built Carrington West from a garage during the worst recession in decades. But the real turning point wasn't the start. It was the moment there was no way out.In this Bite-Sized episode of Screw It Just DO It, Simon shares the moment he and his co-founder James sat in a pub at Christmas with no funds, no revenue, and a stark choice: fold the business or grind it out from scratch. They chose to grind. That decision built what is now a £100 million revenue business and the UK's recognised best employer. We talk about why Simon wants it to take 10 years, why early struggle is not something to hide from, and why building a facade of success before you have earned it is one of the most dangerous things a founder can do.Key Takeaways• Why there is no substitute for the resilience built in the early years• What happened when they reframed the entire business at Christmas with no money left• Why Simon never wants to sell and what European founders understand that UK founders often miss• The danger of flooding your environment with luxury before you have earned it
This week's episode finds the heart of rock ‘n roll; that recipe of a rhythm and blues with just the right pinch of just about everything else. Chuck Berry's legacy stands as one of the most important stories in rock ‘n roll's 75 or so years. His music, particularly in those early years, was covered ad nauseum but it was always done best in an artist's own voice. Why? Because the music speaks for itself. We'll share music from Sleepy Labeef to Nina Simone, Linda Ronstadt to Peter Gammons (!), and Conway Twitty to the late, great John Hammond. Covers include You Never Can Tell, Sweet Little Sixteen, Nadine, and No Money down with another dozen, all honoring the King (or is it the Prime Minister) of Rock ‘n Roll whose 100th birthday will be celebrated later this year.

A Note from James:This is why I love doing podcasts—talking to people like Dr. Sheena Howard, author of Why Wakanda Matters. Wakanda is the country where Black Panther is from, and Sheena has written extensively about comics, including work on Black Panther itself. We talk about comics, race, and storytelling. I asked a question I was almost afraid to ask—whether the Black Panther movie was racist against other Black people—and she gave a surprising answer. We also talk about a time she was abducted in Jamaica, along with a lot of other topics.I loved this conversation. Please listen. Episode Description:James sits down with Dr. Sheena Howard—scholar, comic book writer, and Eisner Award winner—for a conversation that moves between pop culture, publishing, and personal survival. They use Black Panther as a lens to examine how stories shape identity, how representation evolves, and why cultural narratives are often filtered through systems that weren't built to support them. Sheena breaks down the tension between nationalism and isolationism in Wakanda, and why audiences interpret the same story in radically different ways. The conversation also goes deeper—into how gatekeeping works in publishing today, how creators can bypass it, and why building your own audience may be the most reliable path forward. And then there's the story she didn't tell for years: being abducted at 19. What happened, why she stayed silent, and what it reveals about psychology, fear, and resilience. This episode is about storytelling—but also about control: who has it, who doesn't, and how to take it back. What You'll Learn:Why “Black superheroes don't sell” is a myth—and how the industry perpetuates it anywayThe real gatekeeping mechanism in publishing today (and why audience ownership matters more than ever)How subtle bias shows up now—not in obvious barriers, but in shifting goalpostsWhat makes a story resonate across audiences (and why Black Panther worked at scale)The psychology of abusive situations—and how awareness and boundaries are built over timeTimestamped Chapters:[03:04] A Note from James[03:53] Favorite Superheroes: From Captain America to Black Panther[04:27] Why Black Panther Connected Culturally[04:43] The $1.2B Question: Why So Late for Black Superheroes?[05:17] Luke Cage, Netflix, and the “Myth” That Black Stories Don't Sell[05:39] Tyler Perry and the “Outlier” Problem[06:23] Pressure on Black-Led Films to Be Perfect[07:00] What Wakanda Represents (Uncolonized Possibility)[07:53] Killmonger: Anger, Oppression, and Relatability[08:23] MLK vs. Malcolm X Parallel in Black Panther[09:00] Identity Formation: African vs. African American Perspectives[09:47] Are Black Superheroes Designed to “Feel Safe”?[10:28] Gentrification, Stereotypes, and Media Influence[11:50] Media Isn't “Just Entertainment”[12:00] Early Representation and Cultural Messaging[12:28] Who Created Black Panther—and Why That Matters[13:07] Rewriting History: What Would She Change?[13:49] Designing a Modern Black Superhero[14:47] Why a Modern Hero Might Be “Invisible”[15:44] Publishing Barriers and Gatekeeping Conversations[16:36] Social Media vs. Traditional Publishing Access[17:26] Building 163K Followers—and Still Not Enough[21:47] The Instagram Post: “I Was Abducted at 19”[22:11] How It Started: Cheap Tour, No Money, Bad Decision[23:05] The Trap: Locked House and Escalation[25:00] Refusal and Survival Strategy[26:02] Car Crash and Escape Attempt[27:00] Walking Away and Getting Home[28:30] Why She Stayed Silent for Years[29:20] Abusive Relationships and Self-Blame[30:26] Leaving Abuse: The Role of Her Son[31:06] Love Bombing and Early Warning Signs[33:02] Recognizing Red Flags in Relationships[35:45] Teaching Kids Boundaries and Self-Worth[37:21] “Is Wakanda Racist?”—The Big Question[38:00] Nationalism vs. Racism Explained[39:00] Isolationism vs. Imperialism[41:00] Why Some Black Superheroes Don't Break Out[43:00] The Loss (and Survival) of Great Storytelling[46:14] How She Got Hired by Marvel (Cold Email + PI)[48:29] Why Pitching Ideas to Marvel Often Fails[50:00] Cold Outreach: Being Seen Before Heard[52:00] Do You Need Social Media to Sell Books? PLUS: Why is Donald Trump averse to listening to his experts when it comes to Iran?Social Circle city officials closed off and locked the newly-purchased DHS warehouse utility box - meaning "no water for ICE," and no access to sewer services, either. [RELATED: Quinnipiac poll: 64% want path to legal status for most undocumented immigrants] Georgia seems to be primed to move back to using hand-marked paper ballots ... by 2028. All this overhauling over one man who couldn't accept the result of one election and none of the others before, that same day, or since. Insane, but at least they're not racing to upend local and state elections' offices before November. Today I provided another reminder that the "Biden-flation" the right keeps pointing back to while shrugging off "affordability" concerns was sparked by a Trump-negotiated deal with OPEC to throttle back oil production for two years. Speaking of mis-applied credit/blame, conservative pols and pundits are breathlessly trying to blame the partial DHS shutdown on Democrats, impacting air travel throughout the country; but Democrats offered a carve-out to fund TSA and the other parts of DHS not named ICE or CBP .That being said, AFGE union leaders are noting the pain. The notable eight-year gap between Trump 1.0 ignoring his secretary of state - who told Congress Iran was 'fundamentally in compliance' with the JCPOA negotiated by President Obama and Iran - and Trump 2.0 ignoring his director of the National Counterterrorism Center has us where we are now: spending $1 billion a day in a war-like "excursion" with Iran that's also spiking oil and gas prices globally - while simultaenously making us less energy independent in shuttering coastal wind farms for no good reason. Also, while Trump boasts he knew the Strait of Hormuz would be choked off, he apparently never planned for it. If you haven't heard much about the plight of Rodney Taylor, my last two segments today will infuriate you. Arrested about fourteen months ago for a crime he'd been pardoned for more than fifteen YEARS ago, Taylor is set to be deported back to Liberia. He came here at age 2 with a medical visa to help his parents provide for him the opportunity overcome being a double amputee. Oh, the pardon? DHS simply chooses not to recognize it, plus he's a man of color so "off he goes!" While detained, he's literally dragging himself through excrement to get a shower (when he even can) and relying on other prisoners for food the days he can't get to the cafeteria to eat. It's disgusting.
Dear Wonderful Reader,The money dwindles in my bank account. My grandma is dying. I have to sell my investment stocks and ETFs to pay for these flights. Hit by a “family emergency” when I have the least wiggle room. I gave up my Soho House membership, which in hindsight seems like an irresponsible and pretentious expense. Today is also my four-year anniversary since I quit my job in New York to pursue this creative life. I've spent 95% of my days since then extremely happy. No regrets. Yet two books published, workshops being taught, a feature in the New York Times, and a mention in Vogue isn't much comfort when my client pipeline is dry. This is a hard moment in my journey. Yet, I still have you, my lovely reader! Thank god you're still here. We're all still here, somehow. Today, I have something special for you. It is one of my favorite images. It is an image that sustains me in these difficult moments of life, and being a human on this planet. I wrote it when I returned to San Francisco from my friends' betrothal. A former tech minion, I have seen the bridge many times. But something about that day was different.Thank you for the opportunity to edit this and give this a little more love and polish. I will keep this in mind when I get on a plane tomorrow, and sit at my grandmother's bedside. Things are hard, but this is keeping me going. This is a gift. Jason Abreu grew up in a good family, on track to become a lawyer, until the recession blew up his plans and pushed him into the New York City nightlife scene. What started as legit nightclub promoting slowly turned into moving drugs through NYC clubs, big money, fast nights, and a double life he thought he had under control. Then undercover cops took him down, and Jason was sent to New York state prison. He got out, went right back to the game, and got caught again, earning a second trip upstate. In this episode, Jason sits down with me and breaks down exactly how it happened: the first bad decision, how the nightclub world really works, the rush of easy money, the takedown, and what New York state prison is actually like on the inside, from daily politics to survival _____________________________________________ #NYC #NewYorkStatePrison #PrisonLife #UndercoverCops #DrugDealing #NightclubCrime #TrueCrime #prisonstories _____________________________________________ Thank you to 300 LETTERS for sponsoring this episode: Visit http://300letters.org/ to learn more or get support. Krishna bhakti went global not through wealth, planning, or infrastructure, but through faith — the kind of faith that sends teenagers across oceans with no money, no guarantees, and no backup plan. In this episode, recorded at Govardhan Eco Village, Raghunath speaks with Mahāmāyā and Bali Mardana, whose personal memories reveal the unpredictable, humorous, and deeply human early days of the Hare Krishna movement — a time when chanting became survival, surrender became strength, and Śrīla Prabhupāda's presence inspired ordinary people to attempt extraordinary things. ******************************************************************** LOVE THE PODCAST? He built TOMS from $3,000 into a $600 million exit and launched multiple bootstrapped ventures, revealing what it really takes to start from nothing. In this raw conversation, Blake shares the frameworks behind businesses started with almost no capital — including a $500 laundry service that made $100K in three days and a $1,500 driver's ed company. He explains why too much funding can hurt startups, how he cold-called Kid Cudi into becoming a founding partner, why industry experience can limit innovation, and his “utility marketing” approach — showing real value instead of selling hype. Blake also opens up about the depression that followed his success, waking at 3 AM with suicidal thoughts, and the healing journey that led to Enough, his mental health movement. He discusses lessons from failure at TOMS, using AI therapy during panic attacks, confronting his core belief of “I'm not enough,” mantra meditation, scheduling joy, walking the Camino, and why bold goals should be held loosely. This is practical entrepreneurship and personal transformation from someone who built millions from pocket change and found purpose beyond profit. Ready to turn your newsletter into your career? Tim Delaney has built a diversified real estate portfolio that includes long-term rentals, a short-term rental, and a strip mall. What makes his story especially interesting is that his very first deal was the strip mall, and he bought it with zero money out of pocket. On this episode, Tim breaks down how that deal came together and how a simple conversation with his banker introduced him to the BRRRR strategy. Tim knew he wanted to rehab properties, but he also knew his limits. He wasn't a contractor and didn't have deep construction knowledge. Instead of forcing it, he partnered with a friend who was a contractor. That partnership became a key turning point, with his partner handling rehabs while Tim focused on management, financing, and the numbers. We also dig into the day-to-day reality of managing rentals. Tim shares how much time property management actually takes, and the software he uses to stay organized. Finally, we talk about Tim's Airbnb and whether the higher returns are truly worth the extra time and effort that short-term rentals demand. https://rentalincomepodcast.com/episode557Thanks To Our Sponsors:MidSouth HomeBuyers – Turnkey Rentals In Memphis & Little Rock.
