“With interest rates being so high, is anyone even buying houses right now?” That is the number one question I'm hearing these days. So what does this mean for home owners? Sellers? Buyers? Renters often feel “locked” into their lease. But what if I could tell you a way that you could get a *seller to pay your *landlord to get *you out of your lease? Sounds too good to be true? In this short episode I'm going to give you clarity on your options to break your lease for free.
Have you ever seen a home online and wondered WHY it was “Back On Market?” In this episode, we're going to talk about exactly what it means when a home falls out of contract and goes back to the market, how you can find out what happened to that home, and then you will know if that home is a good opportunity or if you should be running for the hills.
For home buyers, this episode has some very practical advice about how to approach making an offer depending on which of the top 2 scenarios you are in. #1: First weekend on the market: Anything can happen and a very careful and intelligent approach is necessary if you want a shot at getting that home. The market has slowed, but there are still way more buyers than sellers and it could be competitive. #2: NOT the first weekend on the market: If the home is still active by Wednesday after the first weekend… the game has CHANGED. You are not competing with other buyers - and that is a big deal. The more time goes by…the longer that home sits on the market without offers…. The more leverage you have to negotiate. Wrapping Up: You need to be working very closely with your realtor so that they can help you evaluate the situation when you find the right home. That way, you know what to expect and what you're up against. Then you can make a confident decision.

As I'm writing this I realize it sounds like we live together but unfortunately we don't. We're just two Italian guys with similar last names and wives with the same name and we both love real estate, helping people, and podcasting.
