Discover why holiday shopping season is starting early. Are you on track for financial freedom...or not? Financial freedom is a combination of money, compounding and time (my McT Formula). How well you invest can make the biggest difference to your financial freedom and lifestyle. If you invested well for the long-term, what a difference it would make because the difference between investing $100k and earning 5 percent or 10 percent on your money over 30 years, is the difference between it growing to $432,194 or $1,744,940, an increase of over $1.3 million dollars. “Dreams save us. Dreams lift us up and transform us. And on my soul, I swear... until my dream of a world where dignity, honor and justice becomes the reality we all share. I'll never stop fighting. Ever.”This week on the show, we'll be discussing Wes Eastin's documentary Shopping For Superman, which is a love-letter to the friendly neighborhood comic shop and the people fighting to keep their doors open. "Shopping for Superman guides viewers through a 50-year journey revealing the origin story of their friendly neighborhood comic shops and the people fighting to keep their doors open. From the 1930s to the late 1960s, comics were mainly sold to young kids at newsstands and drugstore spinner racks. In the early '70s, two things happened that changed that. First, the readership got older, and second, comics as collectibles emerged as a hobby. That's when the comic book store sprang up.By the '80s, the local comic book shop became the main way that readers bought their comics. Now, because of various factors, including digital comics, comic book shops are closing left and right. Hopefully, this new documentary can help shed light on why this important piece of Americana is something that needs preserving."This doc will be available on-demand on Sept. 19th for Apple TV+, Google Play and Amazon Prime, so you can watch Shopping for Superman there. The line between information, entertainment, and promotion of products has been blurred, thus explaining how people have become more reformulated into consumerist behaviors. This week on Newstalk KBOI, Brian takes a step back to look at how the way we shop, spend, and invest has completely transformed—from Sears catalogs to Amazon's overnight delivery. But convenience comes with new challenges: tariffs on small packages, global supply chain shifts, and questions about whether “buying American” is realistic in today's economy. Brian also digs into the big-picture investing takeaways. What industries will benefit from reshoring manufacturing? Will AI make some jobs (and workers) obsolete—and what does that mean for investors? And when it comes to gold, is it really a currency, a collectible, or just a heavily-taxed gamble? Plus, Brian wraps it all up with our team's approach to the “bucket strategy,” showing how a disciplined approach could even rescue Social Security—and why the hardest part is simply getting started.   Listen, Watch, Subscribe, Ask! https://www.therealmoneypros.com Host: Brian Wiley

Shopping centers may not dominate headlines like multifamily or industrial, but they remain one of the most overlooked opportunities in commercial real estate. In this episode of Zen and the Art of Real Estate Investing, Jonathan sits down with Andy Weiner, founder and president of RockStep Capital, to discuss how shopping centers, especially in hometown markets, continue to thrive. Andy shares his unique approach to repositioning retail properties, building coalitions with local leaders, and investing where others often overlook. With decades of experience in retail and real estate, Andy has witnessed firsthand how Amazon, shifting consumer habits, and COVID have transformed the shopping center landscape. Instead of retreating, he's leaned into markets with essential drivers—universities, military bases, strong hospital systems, and tourism—that support community retail. His RockStep coalition model brings together local investors, banks, and municipalities to revitalize shopping centers, creating not just strong investments but also community anchors. Jonathan and Andy explore the nuances of evaluating tenants, identifying markets with sustainable growth, and managing assets in a way that prioritizes both profitability and long-term community impact. This conversation challenges the narrative that retail is dead, highlighting why shopping centers in secondary and tertiary markets may be some of the most compelling opportunities available today. In this episode, you will hear: The philosophy behind RockStep Capital and the meaning of rock step in business Andy's journey from family retail operations to shopping center investment The distinctions between grocery-anchored centers, power centers, and enclosed malls Investment advantages in hometown markets with strong community ties The role of local business leaders, banks, and municipalities in successful retail repositioning How positive leverage creates strong yields in shopping center investments Considerations for smaller retail properties as a starting point for new investors Ways demographics and employment drivers shape retail viability Follow and Review: We'd love for you to follow us if you haven't yet.
