Scheana is joined by Kiki Monique & Ryan Bailey for an episode that spirals in the best way—from real-life health scares to reality TV chaos, with absolutely no shortage of tea. And trust, this one covers everything: a DoorDash delivery in the ambulance, a hair dye allergy gone wrong, and Scheana casually admitting she may have poisoned baby Summer Moon. Then it gets existential. Scheana revisits a psychic reading that somehow blamed her behavior in a past life for her ex Rob's behavior in this one, while also declaring Brock a soulmate… but maybe just a lesson, versus a life partner? Jury's still out. Coachella chaos delivers exactly what you want: Scheana's best (and worst) sets, wandering the desert with friends, a gummy kicking in at the worst possible moment, and a case of mistaken identity that had people convinced she was hanging with Tom Sandoval. Which…is how rumors get started! Also, how did Summer Moon play a role in finding Brock's lost phone at Neon Carnival? And after three years, Tom and Ariana's house is finally in escrow—so of course, they have thoughts. A lot of them. Press play if you're ready for the kind of episode that starts with an ambulance and ends with an IG block. Again. Think you'll lose your home if you change jobs during the buying process? This real buyer story breaks down what actually happens—and when it's okay. One of the most common fears for first-time homebuyers is making a mistake that could kill their deal. Changing jobs during escrow is often seen as one of the biggest risks—and for good reason. Lenders rely heavily on stable income to approve your loan. In this episode, a buyer shares what happened when they were promoted and switched to a new full-time job while already under contract. The timing couldn't have been tighter—their first paycheck from the new role came just days before closing. Despite the stress, the deal still went through. Why? Because the job change stayed within the same field, the income remained consistent, and—most importantly—the lender was informed and able to adjust the loan in time. “You can change jobs… I don't recommend you do it a couple days before you close.” – David Sidoni, First Time Homebuyer CoachHighlightsWhat really happens if you change jobs during escrow? Can a promotion actually help your loan approval instead of hurting it?How much does staying in the same field matter to your lender? What should you do immediately if your income situation changes before closing?_____________________________________Check out our updated 2026 First Time Homebuyer's Episode Guide - Over 100 of our BEST Episodes of Detailed Homebuying Knowledge, Interviews, and MORE! Arizona's Legislative Shenanigans: Why HB2486 is a Disaster for Distressed Real EstateGather 'round, folks, because Arizona just dropped a legislative bombshell that's so pants-on-fire ridiculous, it makes my hair hurt. We're talking about HB2486, a bill so aggressively anti-investor it's practically a blueprint for how not to help distressed homeowners. And let me be crystal clear: this isn't just some anti-wholesaling fluff; this thing targets every single investor – flippers, buy-and-hold, even your grandma doing a creative deal! The government, bless its meddling heart, wants to dictate how much you can pay for a distressed property. Because, apparently, two consenting adults deciding on a fair price is just too much freedom. If this passes, say goodbye to viable solutions for struggling homeowners and hello to a tsunami of foreclosures. We need to stop this legislative train wreck NOW.Here's why HB2486 is a colossal pile of legislative horse manure:You're an "Equity Purchaser" (aka, a Villain!): If you acquire property, don't plan to live in it for 12 months, and intend to make a profit (you know, like a business?), congrats! You're an "equity purchaser." This bill doesn't care if you assign, double close, or use cash – if you're an investor, they're coming for you."Distressed" Means Whatever They Say It Means: A property is "distressed" if the seller is delinquent, received a foreclosure notice, OR – get this – believes they might default soon. So, if a homeowner has a bad dream about defaulting, your deal might be toast. Makes perfect sense, right? (My sarcasm meter just broke). The Infamous 82% Rule & Escrow's New Big Brother Role: This is where it gets crazy. You CANNOT buy a distressed property for less than 82% of its as-is fair market value. Period. No exceptions. Escrow and title companies are now legally prohibited from closing if this arbitrary threshold isn't met. So, the government, not the market or the homeowner, decides what a property is worth.Creative Financing: Poof! It's Gone: Sub-to? Forget it. All liens must be paid in full at closing. Seller financing, wraps, installment sales? Banned – the seller can't extend credit. Rent-backs/lease-backs? Limited to a laughable 20 days post-closing. This bill isn't just anti-creative finance; it's a full-on annihilation of options.Wholesaling Gets a Bullet to the Head: Wholesaling at 82% of FMV is like trying to make a profit selling lemonade in a snowstorm. Impossible. Plus, if you're non-licensed, you're limited to ONE deal per year. Two or more? You need a license. It's like they want to ensure only the most incompetent can survive. This bill, introduced by Rep. Oscar de Los Santos, doesn't protect homeowners; it removes their viable options, pushing them closer to foreclosure. It criminalizes standard, consensual real estate transactions and turns neutral transaction facilitators into government price police. This is excessive government control, plain and simple. If you value free markets, property rights, or simply believe distressed homeowners deserve options beyond a one-way ticket to foreclosure, now is the time to act. Go to THIS LINK NOW, contact the state representatives handling the bill, email them and tell them why they need to oppose this bill. Let's send a clear message: Arizona needs smart solutions, not legislative suicide.Watch the Original VIDEO HERE!Book a Call With Scott HERE!Sign up for the next FREE One-Day Note Class HERE!Sign up for the WCN Membership HERE!Sign up for the next Note Buying For Dummies Workshop HERE!Love the show? The crew gets "Upper Crust" this week as we attempt to stay classy while drinking a bottle of wine apiece—one glass every thirty minutes, no exceptions. Danny plays sommelier, teaching us how to sniff and swirl like the elite, while we roast your wine choice: from the "adult grape juice" Moscato crowd to the Shiraz lovers who live for group chat drama. On the menu: Rich Speak: Decoding terms like Coxswain, Complications, and Escrow. Service Stories: What really happens behind the scenes at high-end weddings and Marriott events. Loud vs. Old Money: Why Jeff Bezos rents out Venice while Warren Buffett lives in a $31k house. It's a deep dive into the "King of Wines," the "King of Egos," and why the elite suck. Sorry in advance for the slurring by the final glass.

What happens when everyone expects someone else to pick up the bill? From a nightmare condo sale to health insurance chaos, this episode is a raw, unfiltered wake-up call on personal responsibility, money, and self-reliance. In this episode, Mary Jo shares a months-long real estate saga that exposed a deeper issue she's seeing everywhere—from first-time homebuyers and realtors, to health insurance, escrow accounts, and even parenting adult children. The common theme? Too many people are handing off responsibility—and expecting others to pay the price. This episode isn't about being harsh. It's about understanding how money actually works, why Infinite Banking is rooted in self-responsibility, and why depending on systems, banks, or government programs can leave you vulnerable. Key Takeaways: Why buyers asking for everything is a dangerous financial mindset How escrow accounts and employer benefits disconnect you from reality The real cost of "someone else will handle it" Why self-insurance and Infinite Banking go hand in hand What parents should (and shouldn't) subsidize for adult kids Chapters: (00:00) – A 20-Year-Old, Sourdough Bread, and Rent Reality (01:25) – The Condo Sale From Hell (04:10) – Buyers, Realtors, and Zero Accountability (09:20) – When You Can't Afford Repairs, You Can't Afford the House (16:45) – Health Insurance, Escrow, and Giving Up Control (21:45) – Generational Expectations & Entitlement (27:50) – Infinite Banking = Self-Responsibility If this episode made you uncomfortable, you probably needed it. Demise Of the Daybells | The Lori Vallow Daybell & Chad Daybell Story
Lori Vallow Daybell is serving seven life sentences. Chad Daybell is on death row. Combined, they owe hundreds of thousands of dollars in restitution to the families of Tylee Ryan, JJ Vallow, Tammy Daybell, and Charles Vallow. They will never pay it. But under Idaho's current Son of Sam law, there's a disturbing possibility: they could still profit from media deals. This week, Idaho Senator Tammy Nichols introduced legislation to modernize the state's 48-year-old statute — and the Daybell case was explicitly on her mind. The bill unanimously advanced out of committee for a public hearing. It addresses streaming rights, podcasts, and digital monetization that didn't exist when the original law was written in 1978.Here's the problem with the current law: payments to convicted criminals go into escrow for five years. If victims' families don't file civil lawsuits in time, the money eventually goes to the criminal. Chad Daybell's self-published doomsday prophecy novels — the books that started this entire nightmare — may still exist for sale somewhere. Whether they're generating income, and where that money goes, remains unclear under current law.The new bill requires anyone who pays an offender or "exploits the notoriety of a crime" to send payment to the state treasurer. Escrow periods can be extended by court order. Exceptions exist for news and documentary work where offenders receive only "normal interview fees" — protecting journalism while preventing killers from cashing in.Senator Nichols cited the Daybell case specifically when presenting the bill: "Just seeing trials like that... there's usually, eventually, book deals, movie deals... I just didn't feel that it was appropriate for criminals to be able to profit off of those."For the families of Tylee, JJ, and Tammy, this is about basic accountability. We break down what the bill does — and what it means for the Daybell case.#LoriVallowDaybell #ChadDaybell #DaybellTrial #TyleeRyan #JJVallow #TammyDaybell #SonOfSamLaw #IdahoMurders #DoomsdayCult #TrueCrimeJoin Our SubStack For AD-FREE ADVANCE EPISODES & EXTRAS!: https://hiddenkillers.substack.com/Want to comment and watch this podcast as a video? Henry Sokolski warns that allies like Poland, Turkey, and South Africaare considering nuclear weapons due to eroding trust in US guarantees. He proposes a "nuclear escrow" account: storing refurbished warheads in the US for allies to deploy only during crises, providing leverage without permanently stationing targets on foreign soil.
