Episode 37 Chino Stunner We went under contract well Above list price. Home inspection and Termite Inspection were completed this week. Lupe Ct. All contingencies are removed and progressing towards closing later this month. Tano All inspections, appraisals complete, progressing towards all contingencies being removed this week and closing in Mid October. Pool For Sale House Final walk through was yesterday, Buyers loan docs were signed Friday and they wired their closing funds on Friday. Closing and recording is scheduled for tomorrow. Lastly Chino Manor Inspection completed last week, appraisal will be this week. Also completing a roof inspection tomorrow morning. Working towards negotiating repairs.
Episode 35 Closed on the Chino Hills home. Casa Fiandaca is in full effect. So happy for them. The pool house we had Appraisal last week and are progressing towards closing I’m a couple of weeks. Jose Ct. had inspection and appraisal this week. Tano has had over 30 showings in 5 days and we have multiple offers over list price. Will be reviewing and responding today. Exciting news, happy to announce that my clients had their offer accepted on a beautiful home in Chino I will be affectionately calling “Chino Manor” (thanks Nick). With that said, we had to make quick work of prepping their home for market. We shot photos yesterday and will be on the market by the end of the day today. Have a great week!

Episode 34 Chino “Pool For Sale” home Inspection was completed and all contingencies have been removed. Appraisal was yesterday. The Villa Borba purchase final walk through was yesterday and closing is scheduled for Wednesday. Jose Ct is now under contract and inspection is Monday. I have another single level Chino home coming on the market this week. Professional Photos scheduled for tomorrow. Remember the Naranja Condo in Chino? I was prepping some marketing to educate the owners in the neighborhood about our recent sale and realized that we were able to sell this condo at the highest closed price in this complex EVER. Keeping in mind this is the smallest floor plan in the community. Pretty cool. I think that’s all for now. Have a great day!
Episode 33 The “Pool For Sale” listing in Chino went on the market Monday and by Thursday morning we had over 50 showings and 15 offer with others rolling in all at or above list price. The seller’s decided on a great offer and opened escrow. Home inspection was Friday and that went great. The buyers actually removed their appraisal and loan contingency which made this offer ideal to accept as it was as close to a cash offer as possible. Really happy with the way this one is going. The Jose Ct Single level Chino He has had a number of showings and we have had a total of 4 offers in hand. However, apparently they have not been the more dedicated buyers because when it came down to accepting one of those offers, all of them have either decided to pass or had a change of heart. Ultimately, this thing if going to sell to the right buyer. We have numerous showings lined up today and I am sure it will go in the next couple of day. Closed on the La Habra house. I am so excited for my buyers! They have worked so hard for this home and I am confident they will be very happy here! Congrats guys! Naranja- Chino condo, the buyers signed loan docs yesterday and we are scheduled to close Monday. Another fairly smooth transaction with another great agent on the other end of the deal. The Chino Hills purchase is moving along nicely. Nothing really to report back this week. All investigations and repair negotiations took place quickly, appraisal was completed quickly. Now it is just a waiting game to close late next week. This last week I have also been working to assist some other sellers with prepping their home for market. They needed some bathroom work, tile work and paint. I was able to hook them up with someone able to take care of all of those items and they should be wrapped up this week. This home is a 4 bedroom single level home with a little over 1,700 sq ft. Deep breath. I think that’s it for now. Have a great week and stay hydrated!

Episode 30!!! Another crazy week in Real Estate. We are now under contract on the Chino Condo and Inspection was completed, appraisal will be Wednesday. Those client’s purchase, in La Habra, is under contract and we completed inspection on Friday. Met with a client yesterday who’s property I will be leasing out in Chino. It is a 4 bedroom home being listed at $2,600/month I’ve been working with 3 additional homeowners to prep their homes to go on the marker in the first or 2nd week in August. Lastly, we submitted an offer on a beautiful home in Chino Hills and are awaiting the response from the sellers. Send happy thoughts. Calling this week the “rebound week”. After having 3 escrow cancellations in 4 days last week, I was fortunate enough to get 2 of those transactions back and into escrow. Lots going on in my business as well as the world. Stay safe out their my friends!
As is Real Estate, many ups and downs this week. Unfortunately, I had a buyer lose their job while in a purchase transaction thus not allowing them to qualify for the loan. Verification of Employment from the lender is being done multiple times during the transaction and often late in the transaction so be sure to keep that in mind. Stay safe everyone!

Lake Elsinore purchase final walk through this week and closing early next week Buyers I was showing in Riverside County offer accepted on a great single level home with pool and putting green. College Park Chino condo has had lots of showings in the first week on the market. Hope to receive an offer any day. Oh and I showed some repeat clients of mine homes in Ontario yesterday which we submitted an offer on so keep Your fingers crossed for them we get accepted . In the midst of the COVID-19 Epidemic we overcame the restrictions mandated by the Governor, low appraisals and delays only to be blindsided by my buyer's employer on the day we were scheduled to close escrow with the news that she was being FURLOUGHED!!!!

Congratulations we made it through April 2020. Here is the update: Final Walk through on the Palm Desert property is today with a scheduled close of escrow this coming week. Some interesting developments on the Jurupa property on Friday. I’ll have details on this probably next week. Showed some first time home buyers new construction in New Haven Ontario. There are some great affordable options out there, you just need to be cognizant of the HOA Dues and more importantly the tax rate/Mello Roos and how that affects affordability. A general market note: I’ve noticed a significant increase in activity, whether it is showings, new listings coming on or properties closing, the real estate industry is ramping back up with an increase in activity.
