Today's guest, Joe Schutt, is a broker and the owner of Unit Realty Group in Boston. Although he spent his childhood growing up in West Springfield, Massachusetts, he moved to Boston 23 years ago. The biggest misconception about Boston is that people are rude. Still, instead, people are usually struggling to get to where they're going in a city with many people. Mainly working part-time jobs, Joe did not attend college but later started working in the banking sector, where he stayed for over 15 years with different banks till he discovered real estate. He had bought a condo with his ex, whose father noticed he was spending time on real estate-related activities and encouraged him to go into it. Described as the most resilient city in the US, Boston did not experience as much of a downturn in real estate as the rest of the country. This resiliency is because of the high level of diversity in the Boston market, including biotech, finance, universities, teaching hospitals, and high-tech. Joe mentions that while expecting to work in the primarily gay neighborhoods, he was, instead, put in an Irish community with all straight clients, exposing him to a new market, much to his benefit. Also, while he had initially thought he had to get as many clients as possible, over time, there was the realization of a need to carve out a niche, which he applies and emphasizes to his agents to this day. The decision to start a company with his ex occurred while they worked for another brokerage, and both realized they might be able to open their own. After this, they intentionally decided to go and work for another brokerage for one year to ensure they could handle it before starting theirs. While planning how to run their brokerage, they had to decide on values embedded in the company, like giving back to the community and volunteering. Joe emphasizes the importance of being authentic and cultivating great business relationships rather than always being a salesperson. Be your authentic self, figure out what's going on, take on the technology that works for you but don't go crazy with it; it's about relationships in the end. A part of growing friendships is to do so because of who people are and what they are; whether it's the real estate industry or not, it is essential to be involved and present without necessarily making it all about you. https://www.inman.com ("Inman") has been highly valuable to Joe and his business, not just as a resource but as a family. This resource points again to the value of relationships created and the depth of connections that, in the end, genuinely determine the growth of a business. Joe Casabona is a web developer, podcaster, and online educator. He helps individuals and small business owners to build WordPress websites. His passion for teaching is the biggest motivator for the podcast he runs, titled -‘ How I built it’ - Where through it, Joe shares tips with freelancers and SME owners tips on how to start, grow and manage their online businesses. Joe is also in the online teaching niche, where he makes courses aimed at helping individuals quickly learning and practicing website building and maintenance with WordPress. Joe started freelancing in web design since he was in high school up to 4 years ago when he decided to go full-time self-employed, and also start his podcast. Before starting his own business though, Joe was a college teacher but lacked the passion for it, and that’s when he decided to make a shift and move to work full-time as a web design teacher and podcaster. When he was starting off in his new self-employed journey, the road was a bit tough for Joe, mainly because there wasn’t a good flow in jobs. But his podcasting side hustle came in handy because it helped him get money through selling sponsorship ads to interested parties. Selling products online. Selling a product online is very different, and often more difficult than selling a service online. This is what Joe learned when he started his new venture in selling online courses. You can, however, easily navigate this difficulty, by mastering the skill of constantly finding a problem that’s affecting a majority of people, and finding a solution for it. Then learn to make a copy that conveys you as a qualified pro who can help individuals in solving this problem. This skill has greatly helped in his online ventures of selling web design courses and teaching people how to start and grow a podcast and also growing a community of clients whom he constantly connects with Joe also stresses the importance of having a sort of community to help better interact with your clients. Focusing on one niche. Joe has also learnt the importance of sticking to one niche as a pro. He’s currently trying to implement this focus strategy in his online teaching, where he’s offering a diverse range of technical courses, all with the sole aim of helping his students to learn and master web design, and podcasting. Joe’s superpower. Joe is an extroverted programmer. His talent for speaking combined with his interest in forming relationships has aided him in forming networks that he can benefit from in future. When you have passion for something, it’s only normal that you’ll pour your entire focus for better output. To make and sell a product, you need to master the art of finding and solving problems. Find a common problem people have, and then advertise yourself as a qualified expert to solve the problem. In order to create more wealth going forward. You Have to find a way to create a community for your clients. By doing so, you are creating a bond where you can directly reach out to your leads when you have a message or have a product to sell. I am joined by Joe Pistone and Leo Rossi, two legends in Hollywood that have the podcast “Deep Cover” together to tell their inspiring and entertaining stories. Joe Pistone is the most highly decorated FBI undercover agent in history. Pistone convinced the FBI that using undercover agents in lieu of informants was a crucial tool in law enforcement. He worked for 6 years infiltrating the Bonanno Crime Family that led to 174 convictions of Organized Crime members. Pistone is the author of the New York Times Bestseller, Donnie Brasco: My Undercover Life in the Mafia, which was made into the hit movie, Donnie Brasco, starring Johnny Depp and Al Pacino. Leo Rossi made a name for himself in the New York theater world and that propelled him to move to Hollywood for the movie business. To date, he has appeared in 109 movies. The film that got Leo's producing career started was Relentless which starred Leo, Robert Loggia, and Judd Nelson.
