The vast majority of multifamily syndicators don't stop with one property. And with each new deal, we start the stressful process of raising money all over again. But it doesn't have to be that way! So, how does it work to raise capital for multiple deals through a fund? Joe Fairless is the Cofounder and Partner at Ashcroft Capital, a multifamily firm that invests in 200-plus-unit value-add deals. The Ashcroft team has a portfolio of 38 properties, and in February of 2021, they pivoted from raising money for individual deals to raising capital through funds. In some ways, the Bayh-Dole Act saved the United States, and our guest on today's show played a key role in its adoption. Joe Allen was part of the US Senate Judiciary Committee for Birch Bayh, the senator whose name makes up one part of the Act which was deemed one of the most inspired pieces of legislation that America had seen in half a century. The intention of the Act was to foster R&D partnerships between universities and US industry in order to put an end to the government's practice of spending billions of dollars on research and then never commercializing it. Another avatar consists of fitness buffs who have not achieved their fitness goals for whatever reason - it could be a trauma or some emotional barrier or a negative relationship with food. Joe and his team carry out a careful application process. Every person that wants to come in is personally spoken to - and heard. Through that application process, RUNGA then curates a group of people that Joe and his team believe will work well together. This group grows close during the RUNGA four-day events. Sometimes a group that is dealing with the same issue gets curated together. On the outside, these clients might appear quite different. However, they all need to find a sense of stillness. They need to quiet the mental chatter, addiction to the latest and greatest, new diet, new things, etc. RUNGA brings people back to the basics. Joe’s clients have a profound interest in health and wellness, but they know something is missing, something isn’t right. They might look like Mr. Universe but still suffer health issues (like Wade did years ago.) How to get back to daily exercise when life takes you off course for a while During the interview, Wade asks Joe how a person can get their fitness back on track after letting themselves go during the pandemic. (People in the U.S. have gained an average of 29 pounds since the lockdowns began in 2020.) Joe’s response: “As long as you make space for (exercise), and you understand that that happens automatically, and you don’t try to force anything, it’ll happen and take you on this journey. I think we’re so used to being in control. We are used to forcing everything and working for it. We can’t let go enough.” “That’s one thing I can help people with - that understanding. I just had a call with a woman who had some surgery, and now she’s saying, ‘I gotta get back to the gym. I gotta do this.’ You know, she just had her neck cut open. She’s got a big wound there. So I’m like, “Hey, right now, be a little easy on yourself. If I told you right now to do a thousand burpees in your garage, that’s not going to be good for you. What would be good for you is to walk into your garage and peddle a few times on your bike. Pick up a kettlebell a couple of times, and leave. Because we’re trying to anchor that habit of getting into the garage, but we’re not judging what happens in the garage right now.” “All we’re doing is maintaining that habit so that the wheels don’t fall off. Then, when you’re ready to crush it again, you don’t have to start at zero because the routine of going into the garage at 10:00 a.m. never leaves.” As the pandemic fizzles out, now is the perfect time to get back to living a more fit and healthy lifestyle. He moved to the states at 19. He played bass for like 9-10 years, then went to Europe, played in Switzerland, Finland, and Russia. By the time he retired an apartment in Baghdad and a condo in New York. He decided to go back to school in New York to study finance with a Bachelor's in real estate and started working as a broker in New York commercial brokers. At the time, he didn't have 100, $200 million to compete with all the big guys coming in from New York. Fat finger just got to be in front of the product. He could put it together and see some of his friends who are investors and do some projects like that, and he fell in love with a brokerage. Currently, he is into brokerage, and soon he will be starting a company of private lending. His goal is to make money, even when sleeping. Advice for anyone wanting to join real estate According to Joe, location is the most important thing in terms of real estate. If a property is in a good location, even if you overpaid for it, eventually, you're going to do well with it. Do your study before, you know, due diligence on the effects of the building. Don't cut your corners on that because it costs you 567 $1,000 to get an inspection. Do the inspection and go through the due diligence and do it properly. Making sure that the building is in good shape knowing that you don't have to invest a certain amount of money within the next few years. Joe’s Superpower One of the most significant assets for Joe is knowing what he is weak at and taking the call using the right tool to turn these weaknesses into something strong. He doesn’t lie to himself, and that helps him know when something is not going well. He figures it out and looks for someone who can help him get better. In today's wise walk, we are looking at how muscle memory benefits us and ways to evaluate what muscle memory we need to exercise, develop, or ditch. As we stride together, the questions on our minds are: What muscle memory do you own but take for granted and don't exercise enough? What muscle memory have you gained but no longer serves you? What muscle memory do you want to learn and develop today and for many years to come? Do you know the definition of muscle memory? Muscle memory is a skill and ability that becomes our own unconscious response. It's a movement or pattern that becomes second nature after consistent practice like brushing your teeth or driving. Muscle memory also allows our minds to wander and think about other things without missing a beat. I learned to ski when I was really young, and as a result, I don't have to think about what I am doing when I ski because it all comes so naturally. I became a ski instructor in my twenties, but because snowboarding had just started becoming popular, my ski school instructor, Joe, asked me to learn so that I could teach snowboarding. It was the first time I felt fear when standing at the top of the bunny slope. Did fear stop me? Did muscle memory come into play? You will have to listen to find out. At the end of January, I committed to participate in the 100 day project, and for the last thirty-two days, I have posted something that sparked my Heart Vibe that day. At first, taking myself on a daily #Heart Vibe hunt was not natural, but it became second nature to me after about twenty days, and my heart took over. It didn't matter what I was doing when I felt that spark; I took a moment to appreciate the vibration. Like when I recently received an unexpected text from my aunt Ann about how redheads are God's way of giving the world roses. The test was so sweet, especially because I am a redhead; it was a definite Heart Vibe high. I love exploring new and old muscle memory that supports me, whether it's planned or unexpected. It's been energizing for me to be present and consciously aware of my feelings and moments that spark my Heart Vibe. You have your own unique way of feeling and honoring what is important to you. As I've said before, you are the expert on yourself. How are you getting in touch with your feelings regularly to lead with your heart and develop muscle memory that matters to you? Joe Pistone is the most highly decorated FBI undercover agent in history. Pistone convinced the FBI that using undercover agents in lieu of informants was a crucial tool in law enforcement. He worked for 6 years infiltrating the Bonanno Crime Family that led to 174 convictions of Organized Crime members. Pistone is the author of the New York Times Bestseller, Donnie Brasco: My Undercover Life in the Mafia, which was made into the hit movie, Donnie Brasco, starring Johnny Depp and Al Pacino. Today we’ll be chatting with a very successful freelance writer, Joe Dyton. Joe is the founder and president of Dyton Writing & Editing, a content creation and editing company. He’s been working as a full-time freelance writer since 2016, but Joe’s journalism career started in 1999 when he was hired as a part-time sports desk clerk. Joe eventually got to actually cover games and was promoted to a full-time position during his junior year of college! He’s stayed in writing jobs ever since.
