There are a variety of reasons why a buyer would make a speedy visit. Maybe when they drove up to your home, they didn’t like the landscaping, the exterior, or just the neighborhood in general. Perhaps when they walked into the house there was a smell or odor they didn’t like. Maybe it just wasn’t the right house for them.A speedy visit means that buyer probably isn’t interested in your house. A serious buyer, on the other hand, will stop and envision themselves in your house. They’ll take the time to imagine where their furniture would go and mentally pick out rooms for their children. It’s very rare that a buyer zips in and out of your house and then comes back to make an offer on it. If they make a speedy visit, you pretty much have your answer whether they’re interested in your house or not.     Are there any loan options for home renovations out there? There are two, but one is better than the other.Want to Sell Your Home? Get the Value of Your Central or Southwest Virginia HomeLooking to Buy a Home? Search All Homes on the MLSThere are two types of loans that you can get to help fund your renovation project: the FHA loan and conventional loan.The conventional loan is the more difficult of the two to get approved for. You need more money down than the other one, and we don’t use that one very often for renovation projects.The FHA 203K loan has two different options, depending on the size of your renovation project. There’s a streamlined loan that is for repairs that are $30,000 or less and a full FHA 203k that is for as much as you need, as long as the house appraises as repaired.On a full FHA loan, you can do whatever you would like to the home, as long as it appraises. When you apply for the loan, you need to have two separate contractors come out to the house and write a bid for the repairs that they see that need to be done. These two bids need to match—not on the dollar amount but on what needs to be done to the home. Those bids are then sent to the lender so they can approach for the requested amount.For the streamlined FHA loan, those repairs can only go up to $30,000 and can’t be on anything structural, so no walls can be knocked out or rooms added. On a full FHA loan, you can do whatever you would like to the home—add or take out walls, add a new master bedroom or bathroom—as long as the house appraises with those items included and it’s under the lending limit, which in our area is $271,000.If you have any questions about renovation loans, feel free to give me a call. In fact, the purpose of an open house is not typically to sell. The point is to acquire buyers.To tell the truth, open houses don’t work as well now as they used to for one simple reason: the internet. Most people find a large portion of their information about a given home online.With things like the floor plan, 3D images, and videos available, physically visiting the home often doesn’t come until the point where a buyer is fairly serious about making an offer.Don’t put too much stock in the buyers whoshow up to an open house. Well, it can mean a lot of things. Your home may actually be the first home they have looked at, or it could be the 50th. There’s a better way to tell if a buyer is serious about buying a home or not.If the buyer you talk to is pre-approved for a mortgage and working with a real estate agent, I would take them very seriously. They could give you your highest offer and if nothing else, they will give you good feedback about your home so you can improve it for the next buyer who comes through.Serious buyers work with an agent. If the buyer you talk to isn’t working with an agent, doesn’t have a pre-approval, and is just beginning their search, I wouldn’t take them as seriously. You might get it back five or 10 years from now as the house appreciates, but renovations won’t bring you an instant dollar-for-dollar return.Renovating early makes your home more sellable. We also recommend renovating when you move in rather than when you move out because you at least get to enjoy your renovations. It all boils down to who writes the check for the home inspector. When you buy a home, I highly recommend that you hire the home inspector, radon inspector, water test company, and termite inspector. After all, once you own the home, you are responsible for any issues.Pay extra attention to the termite inspection. You should pay extra attention to the termite inspection. Remember, not all termite inspectors are created equal. If you buy a house, do you want any termite inspector or the best termite inspector? However, most serious buyers don’t go the open house route. Open houses aren’t used much anymore, and they are sparsely attended. Today, much of the information you need about a home is readily available at your fingertips online. Most open house attendees have already researched the home online and liked what they saw, which is why they are at the open house.“You need someone on your side. ” Neighbors are one demographic of people that do frequently attend open houses. Neighbors may want a friend or family member to buy a house near them, so they decide to do a little legwork and check out the open house.As a buyer, when you attend an open house, bring your buyer’s agent with you. If they aren’t able to be with you, tell the seller and their agent that you are working with one. You see, the listing agent is looking out for the seller’s best interest. You need someone on your side too, which is where a buyer’s agent comes in. I don’t ever recommend buyers working with a listing agent to buy a home. The listing agent never works for the buyer, and they ultimately have the seller's interest at heart.     Buying a Central or Southwest Virginia Area home? Perform a full home searchSelling your Central or Southwest Virginia Area home? Get a free Home Price EvaluationHow do we get a seller to conquer clutter? What we did recently is had our photographer and one of our assistants go into a $300,000 house, photograph it as is, declutter it, and then re-photograph it the same day. We did that because I don’t like before/after photos - the lighting is different, the house is different, the camera’s different, even the location is different. Our true before and after photos could amply demonstrate that.  We tell sellers all the time that the first thing people do when they decide to sell a car is detail it. The logic is no different with selling a house. If your house is filled to the brim (and most are), then the next potential buyer is going to be discouraged from buying it. That’s why you need to make the house look spacious. It has to feel warm, inviting, and show people there is plenty of room in there to live in and be happy. If it’s cluttered, you’re never going to get that feeling. “Box up all the things you don’t need and store them elsewhere. ” Therefore, box up everything that you don’t need and ship it out. If it’s spring or summer, get rid of all your winter clothes. If the kids have toys they don’t play with anymore, they go too. If you can’t afford to rent a storage unit or a pod to store it all, that’s fine. Just use your garage or basement. If it has to be the basement, stack your boxes very neatly from floor-to-ceiling so that it takes up the least amount of footprint possible. If you do that, you’re house will appear much more spacious and inviting, and sell faster and for more money. In my opinion the answer is absolutely 100% yes. The problem is that the number one camera used by real estate agents today is their iPhone. Those photos do not benefit the customer. We actually have a professional photographer on staff so we can take professional pictures of every home we put on the market. When I got into the business 14 years ago, there was a book with one black and white photo that everyone used to look at homes. Everyone had to visit open houses in order to see what the house looked like. Thanks to the internet, buyers can look through hundreds of pictures of homes, take virtual tours, watch videos, examine floorplans, and look at 3D Matterport videos. We use all of these tools to advertise our clients’ homes.“Buyers can get a feel for the property without ever setting foot in your home. ” We sell houses to people who have never stepped onto the property. They buy the home just based off of photos. That is how we serve our clients. Buyers don’t have to waste time running around and looking at houses that aren’t a good fit, and sellers don’t have to leave their homes so those buyers can see their property. The 3D Matterport video is also a great tool. As you can see here, you can tour the home virtually and see exactly what it looks like in real life. Ultimately, if you’re going to pay someone to sell your home, they need to use professional photographs to market your property.
