Send us Fan MailWaiting until the final minutes of a home inspection sounds convenient, but it's one of the fastest ways to leave with unanswered questions and unnecessary anxiety. We break down why “just show up for the summary” often backfires: the inspector is finishing notes, packing up equipment, locking up the property, and trying to hand the home back to the seller on time. When you arrive late, you're asking for a full tour of findings during the exact window when there's the least time to give it.We walk through the better strategy for home buyers: arrive during the first hour. That early check-in lets us hear your top concerns, confirm what we'll focus on, and explain how our inspection sequence works so the process stays efficient and thorough. While we work, you can measure rooms, visualize your move, and get comfortable with the space. When something bigger than the usual small stuff shows up, we'll wave you over at the right moment and explain what you're seeing. We also call out two major red flags in real estate: an inspection company that won't let you attend, or an agent who tells you to skip the inspection. You're buying the house and paying for the home inspection, so you deserve access, transparency, and the chance to ask questions. Finally, we share how to be present without distracting the process, plus why seeing issues like basement moisture in person can keep a fix in proper perspective. If you want practical home inspection tips, buyer guidance, and a clearer inspection day checklist, hit play. Your phone rings while you're in an attic, your inbox is full of scheduling questions, and you still need to train new inspectors without burning your week. That's where AI can actually help, but only if you use it for systems, not shortcuts. We sit down with Beau Brown from C and H Inspections in Salt Lake City to get specific about higher-level AI for home inspectors. We dig into what it takes to build an AI receptionist that can answer real questions like pricing, services, and availability, check a calendar, and then escalate to a human fast. The trust piece matters: if callers feel tricked, you lose the lead, so we talk through disclosure, call flow, and why a “sales funnel” mindset beats a generic chatbot. From there, we get into training and quality control. Bo breaks down how AI can turn your existing manuals and procedures into a structured training program, create quizzes from real inspection photos, and even review inspection reports to flag where your team drifts from your preferred defect language. We also talk tools, including why hallucinations happen, why ChatGPT can be confidently wrong, and why you should build workflows you can replicate on more than one model so you're not stuck if a vendor changes or disappears. If you want AI automation without AI slop, subscribe, share this with another inspector, and leave a review so more inspectors can find the show.Check out our home inspection app at www.inspectortoolbelt.comNeed a home inspection website? Send us Fan MailA listing agent pulls you aside and says, “We've had problems with that home inspector.” That sentence can change the whole tone of a deal, so we break down what it often really means and how you should respond as a buyer. From our experience, “problem inspector” is frequently code for “thorough inspector” and the only people scared of a detailed home inspection report are the ones hoping issues stay quiet. We share a real story where an agent tried to talk a client out of using a specific inspection company because of how detailed the work was, plus the ethics complaint that followed. Then we dig into a frustrating moment many service businesses face: a buyer who got a written quote, scheduled online at a lower price, and left a negative review after we canceled rather than reward the game. It's a practical lesson in protecting your transaction, your budget, and your peace of mind with clear communication and documentation. We also talk bigger-picture real estate ethics: agents who push for a “smooth closing” instead of honest facts, why negotiation skills matter more than pressure, and why even new construction homes can have serious defects worth catching early. If you're buying in Ohio, choosing a licensed home inspector, and trying to avoid being steered, this conversation is built for you. Most inspectors think liability is solved by one thing: being right. But lawsuits don't run on righteousness, they run on economics. If it's cheap to chase you, even a shaky complaint can snowball. If it's expensive to fight through your process, most unmeritorious claims die early because the math stops working. We walk through the “layers” approach to home inspector risk management: building practical friction into your inspection agreement, your report language, and your day-to-day workflow. We talk limitation of liability, realistic statute of limitations timelines, and why requiring written notice before repairs (with clear documentation and access to reinspect) can shut down a lot of after-the-fact blame. We also dig into why demand letters are so common, how discovery costs crush weak cases, and why small claims court often becomes the venue when bigger litigation is too expensive. From there we get tactical about scope limitation and standards of practice references, tightening disclaimers, and using “recommend evaluation by a qualified specialist” the right way to defer responsibility when conditions warrant it. We also make the case for keeping everything: emails, texts, photos, notes, and old reports, because storage is cheap and “he said, she said” is expensive. Finally, we cover communication habits that protect you and serve clients better, like sending agreements ahead of time to avoid duress arguments and following up to show a high standard of care.If you want smarter home inspector liability protection without hiding from responsibility, hit subscribe, share this with an inspector friend, and leave a review with the layer you're adding first.Check out our home inspection app at www.inspectortoolbelt.comNeed a home inspection website? Send us Fan Mail“I've been doing this for 20 years” can either mean mastery or it can mean you stopped learning a long time ago. Jim and Laura get blunt about the difference, using stories from the field that hit home for roofers, home inspectors, and real estate agents who want to stay sharp and protect the people who trust them. We dig into roofing ventilation and attic airflow, including why adding a ridge vent without proper soffit intake can backfire and why overheated attics are a sign the system isn't breathing. From there, we shift to the safety details that get waved off until they become expensive, like an exposed light bulb in a closet, and the way new products such as hybrid water heaters force all of us to keep updating our knowledge. If you work in housing, building science and codes don't stand still, and neither can you. We also talk business habits that separate pros from the pack, especially for real estate agents: building a simple review system, earning social proof online, and finding ethical ways to stand out in a standardized industry. If you're serious about better inspections, better referrals, and fewer bad surprises, this conversation is your reminder to stay curious. Send a textTwo weeks on the road sounds like a break until you realize it is also the best way to find out if your business is actually built to run without you. We drove to back-to-back home inspection conferences and mastermind meetings, Dallas first and then Orlando, and used the whole trip as a real-world test of our systems, automations, and backup support. If you own a service business and you have ever wondered whether you are a business owner or just the most stressed employee, this one will hit close to home.Between the practical lessons, we share the fun parts of choosing the slow route: leveling up to van camping, discovering why Buc-ees is strangely perfect for overnight stops, squeezing in Ozarks hiking, and timing New Orleans right by visiting the week after Mardi Gras when the French Quarter is clean, friendly, and not packed. We also take a weird detour into history with the Bonnie and Clyde ambush site museum, talk about what made it feel creepy, and yes, we put our feet in the Fountain of Youth before a breakfast stop that turns into an unexpected crayon moment. On the business side, we talk scheduling, operations, and what “smooth” really looks like when you are gone for 14 days: fewer fires, clearer processes, and a team that can handle the normal flow. We also mention a new scheduling system we are building, aimed at home inspectors first but designed with the broader service industry in mind. If you want a more resilient business and fewer surprises, listen through and then tell us: what is the first thing that would break if you left for two weeks. You may be shocked, pun intended, to learn what Paul Abernathy, a nationally recognized electrical expert, thinks about home inspectors and what they bring to the table for electricians. We, as electricians and electrical contractors, are always looking to grow our business, to increase our exposure, and to simply be the best we can be.So, embracing the Home Inspection Industry is very important to an electrical contractor's success. Once that interaction is done, it's up to the negotiation between the buyer and seller, and nothing you say in a report, be it the home inspection report or electrical follow-up evaluation, should be biased or one-sided. Want a playbook for turning slow seasons into growth? We sit down with Tony from Villa Property Inspections to map out practical ways inspectors expand beyond a standard SOP without losing credibility or crossing ethical lines. From balcony inspection mandates in California to ADA accessibility assessments and commercial proposal tactics, Tony breaks down how the right credentials open doors—and how to present them so clients stop haggling and start booking. We dig into why maintaining a contractor's license or earning ICC certifications can change your posture in any room, especially with engineers and commercial brokers. You'll hear how a formal proposal—cover, scope, methodology, resume, qualifications, and then price—can “topple the fraction” of buyer expectations and borrow trust from respected organizations. We also tackle the fear of liability head-on, outlining how insurance, clear scope, and rigorous documentation keep risk in check while you expand into mold, balcony, or specialty inspections. For inspectors squeezed by stagnant pricing, we outline a path to higher margins and better exit value: recurring maintenance plans. Think filters, gutters, caulking, dryer vents, vegetation trimming—simple tasks that create ARR and MRR while staying clear of transaction conflicts. Add in regional services like wildfire home hardening backed by NFPA-aligned training, and you've got a diversified, resilient business that wins in any cycle. If you're ready to build beyond the SOP, stack value, and turn credibility into contracts, this conversation shows you where to start and how to scale.Enjoyed the show? November 4, 2025- Skipping a home inspection to sweeten a prospective buyer's offer has become more common in recent years, but home inspectors warn that this comes with great risk. We discuss this trend and potential safeguards with Larry Ames, a board director for the New York State Association of Home Inspectors.
SHOW NOTES: It's spooky season and cozy season, which means the weather is outstanding for tackling home improvement projects, both inside and out. Coming up, we're sharing a quick heating system checkup, life-saving fire safety tips, and creative ideas for decorating your yard safely for Halloween! Let's get to it! - Heating System Seasonal Checkup: Don't wait until the first frost to discover your heating system isn't working! We will walk you through the steps for furnaces, boilers, or heat pumps to keep your home warm, safe, and energy efficient all winter long. - Fire Safety and Prevention: Since October is Fire Safety Month, we share practical, life-saving tips that every household should know, including the importance of developing and practicing a home escape plan. - Safe Halloween Decorating: We provide creative tips for decorating your outdoor space for Halloween safely, whether you're adding a few eerie touches or going for a full haunted house vibe. - Interior Lighting Tips: Since the days are getting darker earlier, consider swapping out cool-toned bulbs for warm white LEDs to make cozy corners more inviting. You can also add personality and light using beautiful plug-in sconces, which require no complex electrical work. Q & A: - Vincent from Delaware was concerned about recent cracking in his cousin's 1930s brick home. We recommend hiring an ASHI (American Society of Home Inspectors) certified professional home inspector for diagnostic advice, or, if the problem is severe, a structural engineer who can specify the required repair. - Mike from Chicago found that his walls likely had no insulation and asked for safe options to insulate the brick while avoiding moisture issues. We advise that his primary option is the disruptive project of removing the interior drywall to install rigid foam insulation sheets. He can also focus on cutting down drafts by caulking around windows and trim, plus maximizing attic insulation. - Sue noticed moss growing on her roof and wanted to know more about using copper flashing to prevent buildup. We confirm that copper flashing is effective because the metal naturally fights moss and mildew as rain washes over it. - Tim planned to install luxury vinyl flooring and asked if an additional sound barrier was necessary. We feel that no additional sound deadener is needed because the flooring is going directly over concrete. - Sherry from Iowa asked if it was worthwhile to have her air ducts or furnace ducts cleaned in her 50-year-old home. We believe that duct cleaning is typically not needed unless there's an existing problem, and the best preventative measure is to invest in a high-quality air filter and replace it regularly. Send us a textFireplaces feel timeless, but the safety of that glow lives inside a dark shaft most of us never see. We pull back the curtain on chimney scopes—the video inspections that reveal cracked terracotta liners, missing mortar, offsets, and even missing tile sections that can channel heat straight into framing. Along the way, we explain pyrolysis in plain language and why wood repeatedly heated over time can ignite at surprisingly low temperatures. That one insight alone can change how you think about “just one more fire.”We share what a Level 1, Level 2, and Level 3 chimney inspection actually mean, and why a Level 2 scope is the difference between guesswork and real risk assessment. You'll hear field stories: sixteen chimneys scoped in a historic building, a flue section gone near an attic, wildlife nests and bees blocking exhaust, and a seller who lit a “goodbye fire” after being warned—and lost the house that night. We also talk insurance: when sudden damage is covered, how long-term neglect triggers denials, and why receipts for annual cleanings can make or break a fire claim. If you're a homeowner, buyer, agent, or short-term rental host, this is practical safety you can act on today. Our goal is simple: keep heat where it belongs—inside a safe, intact flue—and out of the spaces that can burn. Learn how to decide when to scope, what red flags demand immediate action, and how to document maintenance so insurers, buyers, and guests have confidence. Business slow? Here's 6 things a home inspector can do to boost their inspection business when business is slow.
A song for home inspectors. "See What You Need to See"(Verse 1)You love that house in Raleigh, painted fresh and looking grand,Dreaming 'bout the backyard, greenest lawn in all the land. But with our experienced eyes, we see what sellers try to hide,A thorough look beneath the boards, with knowledge as our guide. From the flashing on the chimney to the soil on which it lies,A closer look can save you from a costly, sad surprise.(Pre-Chorus)The agent smiles, the seller beams, says everything's just fine,But the facts within our report will make your home shine.(Chorus)Oh, the home inspection, when it's done and inspected right,We check on every system, bringing issues into light! From the attic to the crawl space, wiring, pipes, and panes,We're here to give you peace of mind through sunshine and through rains!A home inspection is the key to seeing what you need to see!(Verse 2)Is the HVAC blowing cool, or struggling with the heat?Is the electrical panel safe, the wiring truly neat? We'll check the grading all around, for water pooling near,And spot that subtle water stain that whispers, "Trouble's here!"We'll find the hidden pest damage, the cracks that start to creep,Giving you the knowledge that you'll want to keep.(Pre-Chorus)The agent smiles, the seller beams, says everything's just fine,But the facts within our report will make your home shine.(Chorus)Oh, the home inspection, when it's done and inspected right,We check on every system, bringing issues into light! From the attic to the crawl space, wiring, pipes, and panes,We're here to give you peace of mind through sunshine and through rains!A home inspection is the key to seeing what you need to see!(Bridge)This knowledge is the power that we faithfully provide,So hire a certified home inspector to be right there by your side.To make that house your "home sweet home," with nothing left to hide,And feel that certain comfort deep inside.(Outro)So before you buy that home, don't you hesitate,Get it inspected right by a pro, and seal your happy fate! That peace of mind is worth the call, stand tall! From a certified home inspector, for one and all!
Understanding your home's electrical safety features protects both property and occupants. Regular professional inspections of electrical systems helps identify legacy installations that may no longer meet current safety standards. Double-lugging neutral conductors is a significant safety hazard and a major defect that can lead to loose connections, overheating, and arcing. The 2023 NEC 110.14(A) and NEC 408.41 now specifically prohibit double-lugging and mandate individual terminals for each neutral conductor. The NEC does not permit the termination of more than one neutral wire under a single screw at the neutral bus bar.
Franchises... do they work? Are they better than starting independently? Are they worth the cost? We get into all of that and MORE with Nate Boucher of Mike Holmes Inspections! If you've followed the HGTV/DIY space for the past 20 years, the name Mike Holmes should be familiar to you. Pivoting off of his on-screen success, he launched his home inspection franchise in Canada where inspectors like Nate have been thriving. And Mike Holmes Inspections is one of the largest groups using Home Inspector Pro! There are an abundant amount of franchise options if you've ever considered it as a foot into the inspection space, so if you've been wondering how/if they work and whether they're worth it... then maybe Nate's story will help. Send us a textWhat happens when your dream home becomes a health nightmare? In this eye-opening discussion, Jim and Laura share three shocking stories of Ohio homeowners facing potentially life-threatening situations in their own homes. The first tale reveals how one family's new HVAC system created toxic gas resembling mustard gas when improperly installed equipment overheated. Despite children showing abnormal EKGs and pets falling ill, the responsible company refused to acknowledge any wrongdoing. Laura details her team's hazardous materials investigation, complete with respirators and specialized chemical testing to identify the dangerous compounds contaminating the home.Another disturbing case involves a newly constructed home built on former farmland, possibly atop an aquifer. With recent heavy rainfall, groundwater has risen into the house, bringing with it agricultural chemicals that leave residents with burning skin upon contact. The homeowners have been forced to abandon their property while fighting for the builder to take responsibility. The third story highlights the dangers of unethical real estate practices, as a buyer with severe mold allergies was pressured into a hasty purchase by their own agent. With crucial inspection time cut short and important items removed from the property against contract terms, this new homeowner found themselves trapped in an unhealthy living situation with little recourse. These cautionary tales emphasize a crucial message: due diligence is essential when purchasing property, and walking away from a questionable deal is often the wisest choice. As Jim and Laura note, ethical home inspectors can provide vital protection, but buyers must remain vigilant against pressure tactics and misleading information.Visit homeinspectionsinohio.com to learn more about protecting yourself during the home buying process and ensuring your dream home doesn't become a health hazard.Support the showTo learn more about Habitation Investigation, the Three-time Winner of the Best Home Inspection Company in the Midwest Plus the Winner of Consumer Choice Award for Columbus Ohio visit Home Inspection Columbus Ohio - Habitation Investigation (homeinspectionsinohio.com) NBC4 news segments: The importance of home inspections, and what to look for | NBC4 WCMH-TV Advice from experts: Don't skip the home inspection | NBC4 WCMH-TV OSU student's mysterious symptoms end up tied to apartment's air quality | NBC4 WCMH-TV How to save money by winterizing your home | NBC4 WCMH-TV Continuing Education for Ohio Agents Scheduled classes Continuing Education for Ohio Agents Course lis...

Are you a home inspector pouring precious marketing resources into ranking for "home inspector near me" searches? You might be chasing a mirage. In this eye-opening episode, we tackle one of the most persistent SEO myths in the home inspection industry. What many inspectors and marketing agencies treat as essential keywords is actually a location-based query trigger that operates completely differently from traditional keyword searches. I break down exactly why two people typing the exact same search can see entirely different results, and why optimizing your website for these terms is fundamentally misguided. We explore the reality of how clients actually search for inspection services (hint: it's not while standing in the property they need inspected) and share concrete data on the search patterns that truly drive business. You'll learn why Google's own terms of service prohibit most inspectors from displaying their address on Google Business listings, and how violating this rule puts your online presence at risk. Most importantly, you'll discover actionable strategies for targeting genuine location-specific keywords that connect you with clients. From basic optimization techniques anyone can implement to more advanced approaches like schema markup and structured data, we provide a roadmap for building sustainable search visibility without falling victim to ineffective SEO tactics. Whether you handle your own website or work with marketing professionals, this episode will transform how you approach online visibility for your inspection business.Check out our home inspection app at www.inspectortoolbelt.comNeed a home inspection website? The conversation around PEX piping has generated a LOT of opinions on this channel. We thought the episode with Eric Aune would be the last on the topic, but inspector Jon Bolton reached out to us regarding material failures and class action lawsuits that are still ongoing surrounding the product. So, we figured we'd bring him on for a rebuttal of sorts. But we want to kick the conversation to YOU guys? As inspectors, have we reached the point of discovery where a PEX disclaimer is warranted? Or are we still sorting out and improving a product that has a strong future use case? Sound off in the comments! Oh and if you're in the Dallas area tonight, go hear Matt speak at the regional BS and Beer event happening this evening! BS = Building Science
The debate over AI chatbots and phone answering services in the home inspection industry reveals a crucial truth: what seems like technological progress might actually be damaging your business. This eye-opening discussion exposes the hidden costs of automation when it comes to customer communication.Research paints a sobering picture – 77% of consumers report frustration when unable to reach a human agent, while 52% say a negative AI interaction makes them less likely to do business with a company again. For home inspectors, these statistics translate directly to lost revenue. One company owner shared his experience using an AI phone system, which resulted in closing less than half of incoming leads – potentially costing tens of thousands in lost business.Beyond the raw numbers, we dive into the psychology behind why AI chat systems fail in our industry. When people are making one of life's biggest investments, they seek reassurance that only human interaction can provide. They want to ask specific questions, gauge your expertise, and feel confident in their choice. Current AI systems simply can't deliver this, often dropping potential clients into frustrating secondary funnels that lead to abandoned inquiries. The conversation explores practical considerations for balancing technology with human connection. While website chatbots might have limited utility (especially after hours), they still create friction for many users. We examine how different demographic groups respond to AI interactions and why having a real person answer your phones might actually become a powerful marketing advantage in today's increasingly automated world. What's your experience with AI communication systems? Have you found success with them, or do they create more problems than they solve?
