Sellers in our market have one simple question: What’s next? Here’s how to find the right path forward in this uncertain time. It’s only natural that I’m fielding more questions about the general state of the market with each passing day. So much has happened in such a short time, and guidelines for lending are changing almost daily. Interest rates have at least steadied and now hover around the lower 3% range. Many potential sellers are wondering, “Is it time for me to sell or not?” We’re here to help you with whatever you need, but whether or not you should sell depends on your situation and comfort level. We’ve advised some of our older clients who are most at risk in this pandemic to stay off of the market and focus on keeping themselves safe—if there’s even the tiniest chance of exposure to COVID-19, it’s too great of a risk for them to take. On the other hand, we have clients in the military who are in the middle of relocating to our area; they need our help to buy a new home because they’re having to rent back the one they’ve already sold. “Inventory is low, so that means seller competition will be low too.” Everything is in flux right now, and one person’s situation looks vastly different than the next. I recently had a seller approach me to sell their home after the listing expired under their previous agent. Before my appointment, I looked online to see what the Internet status of the house was, and I was utterly shocked. The house was really beautiful, but the pictures were dark, and you couldn't even tell what some of the rooms were. I thought it was an obvious point, but I wanted to take a minute to show how important the quality of photos is to your online presence.For all of our listings, for example, we use a professional photographer and videographer so that the lighting and other conditions are right. Virtually everyone who buys a house in today's market will make their first search online. Every day I see buyers reach out to me having made decisions about what they want to see and not see. The critical point here is how the house looks in the pictures. “Photos from your agent's iPhone won't cut it in today's environment. ” I can't tell you how many times I've met with homeowners who hired an agent that took pictures with an iPhone. In today's environment, it will reduce the impact that you have when selling. Get a free Home Price EvaluationWhen you sell your home, do you need a professional photographer to photograph your home? In my opinion the answer is absolutely 100% yes. The problem is that the number one camera used by real estate agents today is their iPhone. Those photos do not benefit the customer. We actually have a professional photographer on staff so we can take professional pictures of every home we put on the market. When I got into the business 14 years ago, there was a book with one black and white photo that everyone used to look at homes. Everyone had to visit open houses in order to see what the house looked like. Thanks to the internet, buyers can look through hundreds of pictures of homes, take virtual tours, watch videos, examine floorplans, and look at 3D Matterport videos. We use all of these tools to advertise our clients’ homes.“Buyers can get a feel for the property without ever setting foot in your home. ” We sell houses to people who have never stepped onto the property. They buy the home just based off of photos. That is how we serve our clients. Buyers don’t have to waste time running around and looking at houses that aren’t a good fit, and sellers don’t have to leave their homes so those buyers can see their property. The 3D Matterport video is also a great tool. As you can see here, you can tour the home virtually and see exactly what it looks like in real life. Ultimately, if you’re going to pay someone to sell your home, they need to use professional photographs to market your property.
