Understanding Our Rapidly Changing Market

Sellers in our market have one simple question: What’s next? Here’s how to find the right path forward in this uncertain time. It’s only natural that I’m fielding more questions about the general state of the market with each passing day. So much has happened in such a short time, and guidelines for lending are changing almost daily. Interest rates have at least steadied and now hover around the lower 3% range.  Many potential sellers are wondering, “Is it time for me to sell or not?” We’re here to help you with whatever you need, but whether or not you should sell depends on your situation and comfort level. We’ve advised some of our older clients who are most at risk in this pandemic to stay off of the market and focus on keeping themselves safe—if there’s even the tiniest chance of exposure to COVID-19, it’s too great of a risk for them to take.  On the other hand, we have clients in the military who are in the middle of relocating to our area; they need our help to buy a new home because they’re having to rent back the one they’ve already sold.  “Inventory is low, so that means seller competition will be low too.” Everything is in flux right now, and one person’s situation looks vastly different than the next. If you’re just looking for accurate, up-to-date information on what’s going on in the market, please contact your agent or call us here at the office. We’d be happy to arrange a one-on-one Zoom call and explain what we’re seeing in your area and what you can expect as a seller or a buyer.  Overall, there’s a shortage of inventory, and multiple-offer scenarios are still common. In some of the low inventory areas across our market, our agents are seeing some properties sell within a matter of hours. Others are selling in just a few days, while homes in higher price points are lingering around much longer.  Reach out to us if you’d like to learn more about what’s happening at a specific price point. For those committed to going on the market, now is a great time to do so; inventory is low, so that means seller competition will be low too. We’re doing everything we can to keep people safe, and that includes using virtual presentations on all of our listings and offering 3D Matterport technology so buyers can be certain of their interest in a home before an in-person viewing is scheduled.  Stay healthy and safe, and remember to call us with any questions. We look forward to hearing from you!

I’ll set up a search criteria within a specified area for price ranges, amenities, build types, etc. and send matching properties directly to you via email. From there, we can carefully narrow down your options. COVID-19 has flipped our world upside down, but the real estate industry is resilient. Here’s how we’re helping sellers maximize opportunities. Are homes still selling during the COVID-19 pandemic? If you need to sell, how do you even go about doing so right now? Truthfully, the market is still moving along considerably well. We’re monitoring the MLS and seeing homes in our San Diego market go into escrow every single day—remarkably close to what we’d see under normal conditions. Here’s even more good news: If your home is in a low inventory area or a highly sought-after price point, we’re seeing those prices increase. The sellers getting top dollar for their homes right now are the ones working with experienced agents who leverage 3D Matterport tours and narrated video walk-throughs to keep prospective buyers well-informed and all parties safe. Things like high-definition photography, professional videography, and virtual tours have always been powerful tools in the arsenal of elite modern brokerages; now more than ever, these tools are essential to the success of a real estate transaction. We have plenty of experience using various media to get homes maximum exposure on the market, so we’re well-equipped to handle this shift to virtual real estate processes. “Buyer tastes and overall demand are changing.” What’s next? Make sure you’re reaching out to a real estate agent and having the conversation now. Buyer tastes and overall demand are changing right now, so the earlier you can prepare your home and set up a game plan for going to market, the better. If you think you need help with getting your home sold in this unusual environment, please feel free to reach out to us today. We’d love to have a confidential conversation with you and explore your specific situation.

I recently had a seller approach me to sell their home after the listing expired under their previous agent. When I looked online at the dark photos of the house, I wasn't surprised.Buying a Bucks County area home?  Perform a full home search Selling your Bucks County home? Get a free Home Price EvaluationI had an interesting conversation recently with a client who listed with another agent and asked me to take the listing over when it expired. Before my appointment, I looked online to see what the Internet status of the house was, and I was utterly shocked. The house was really beautiful, but the pictures were dark, and you couldn't even tell what some of the rooms were. I thought it was an obvious point, but I wanted to take a minute to show how important the quality of photos is to your online presence. For all of our listings, for example, we use a professional photographer and videographer so that the lighting and other conditions are right. Virtually everyone who buys a house in today's market will make their first search online. Every day I see buyers reach out to me having made decisions about what they want to see and not see. The critical point here is how the house looks in the pictures. “Photos from your agent's iPhone won't cut it in today's environment. ” I can't tell you how many times I've met with homeowners who hired an agent that took pictures with an iPhone. In today's environment, it will reduce the impact that you have when selling. We always use professional photos and videos, and we even have 3D Matterport technology that shows 3D views of the house. If you have any questions about showing your home online and the importance of high-quality photos, give me a call, send me an email, or shoot me a text. I'd love to help you out.

Buying a Central or Southwest Virginia Area home? Perform a full home searchSelling your Central or Southwest Virginia Area home? Get a free Home Price EvaluationWhen you sell your home, do you need a professional photographer to photograph your home? In my opinion the answer is absolutely 100% yes. The problem is that the number one camera used by real estate agents today is their iPhone. Those photos do not benefit the customer. We actually have a professional photographer on staff so we can take professional pictures of every home we put on the market. When I got into the business 14 years ago, there was a book with one black and white photo that everyone used to look at homes. Everyone had to visit open houses in order to see what the house looked like. Thanks to the internet, buyers can look through hundreds of pictures of homes, take virtual tours, watch videos, examine floorplans, and look at 3D Matterport videos. We use all of these tools to advertise our clients’ homes.“Buyers can get a feel for the property without ever setting foot in your home. ” We sell houses to people who have never stepped onto the property. They buy the home just based off of photos. That is how we serve our clients. Buyers don’t have to waste time running around and looking at houses that aren’t a good fit, and sellers don’t have to leave their homes so those buyers can see their property. The 3D Matterport video is also a great tool. As you can see here, you can tour the home virtually and see exactly what it looks like in real life. Ultimately, if you’re going to pay someone to sell your home, they need to use professional photographs to market your property. If you have any questions about our marketing strategies, give us a call or send us an email. We would be happy to help you!
