    The Handyma’am; Woman Contractor

Show Notes: The Handyma’am; Woman Contractor Part of my goal in building my investment real estate advisor’s business is to launch an investment real estate podcast and blog. I am always in search of people in the investment real estate business who are inspirational, fascinating and can bring “The Investment Real Estate Know How and the How To” information to my listeners and readers. A couple of months ago I had the pleasure of crossing paths with a Blast from the Past (we had worked together at the same company). Shelley Collins is a woman contractor who founded a business and created a brand that captures the essence of Shelley’s passion. (http://www.thehandymaam.com) I asked; Shelley why this love affair with real estate and being a contractor? Shelley in her early adult life moved five times in eight years.  Shelley calls this the Staged part of her life; because of her husband’s career, continually moving.  Shelley learned to keep her eye on all details of her homes as she knew they might have to sell at a moment’s notice.  Marketing her homes required Shelley to be aware of the interior and exterior details of her houses; one misstep could put her family’s finances at risk.  She wanted to ensure each move they were able to see a positive cash gain from the sale of their homes. Shelley’s life has not been without challenges; now a single mom with two young daughters.  Shelley has had to pick up the pieces to her personal and career constructing a new life for herself and her family. Shelley Collins has transformed her career and followed a path she is hoping more women will follow her into. “The Handyma’am” is a home improvement business dedicated to two things – taking their clients’ visions and turning them into brilliant realities and forming their contracting team to consist of females exclusively.  The Handyma’am is a registered trademark as of Feb 2016. Asking; Shelley why women only? Her answer was obvious and broke into three parts: When having someone you do not know very well come into your personal space, it can be uncomfortable. If you are a female client or even a senior, it’s been shared that it is a much more comfortable feeling having a skilled female laborer in the home rather than men, as our team is seen as confident, trustworthy, and respectful of peoples need to be comfortable in their living space. Why not? We love to surround ourselves with strong-minded, and bodied and skilled teammates. The idea of training, mentoring apprenticing and empowering other women is truly inspiring. The more work that comes in, the more opportunity for team growth and expansion. Did you know? As it has been predicted that there will be a shortage of skilled laborers shortly, this is an opportunity for women to potentially realize longer-term and likely higher paying income as other career paths dwindle. In interviewing Shelley for Vault to Investment Real Estate Success podcast, you can hear her passion for contracting runs deep but to have women be a part of the contracting business runs deeper. Shelley is on a mission to show women they can be part of an industry that is male-dominated.  Shelley wants women to know that physical stature should never be a barrier to entering the contracting field or even lack of education in the contracting area. Shelley has a couple of great mentors in her life; both in the construction business.  Being a mentor is what Shelley wants to share now and in the future. Technology and social media have also opened the door for a career in contracting; giving Shelley access to education, business, and marketing tools to build her skills and business. Shelley talks about how Instagram has been a real

Show Notes: On the Move with Alex – Introductory Show The Background Story to the Show Stay with me until the end of my story, and I will reveal why I coined the title “On the Move with Alex.” Earning my REIA (Real Estate Investment Advisor) Certification in May 2016 was a remarkable moment in my investment real estate career. My REIA certification would set in motion a directional and focused foundation I had been trying to achieve in helping the average person add investment real estate to their financial foundation. I know when I first started out in purchasing investment real estate I set a lousy, goosy goal of buying as many doors as I could on my own and with family members which not the smartest target in the world. Before long I had with family members and joint venture partners investing with me, and together we had purchased 12 real estate investment doors. I soon realized I was having more fun coaching my joint venture partners than I was buying doors. Plus, I began writing a book on investment real estate. Most business books are around 240 to 270 pages or just over 80,000 words.  I had written over 55,000 words on my journey and had no idea how to bring my book to market. Part of my REIA training gave me insight on how to create a book proposal. Here I was, a would-be author, and I had no idea what a book proposal was and why the heck I would need one. I went from floundering with my business mantra, vision, mission and value statements to arrive at a highly focused plan to achieve my goals in investment real estate. The book proposal is much more than an outline of a book concept. It is a business plan. It describes the why: the sense of urgency; how to apply the book’s core concepts and ideas in one’s business; and the desired outcomes. The proposal also details the knowledge I was going to share, and how; understanding the audience and markets, I was going after; and how I needed to network and use social media to develop my book and business. I have been a REIN (Real Estate Investment Network) http://www.reincanada.com member for over ten years and at one of my first training weekend conferences  I had heard a great presenter; Peter Kinch. Peter said two things that stuck with me for over a decade, and ultimately his words helped me create my business mantra and my book’s focus for the audience I want as part of my tribe. These two observations were: first, roughly 4% of all Canadians will ever buy real estate as an investment. Second, nearly half of that 4% only buy two or three properties as a way of supplementing their pension plan. ( 8% of Americans and Australians have investment real estate) Over the years I have loved my association, membership, and education through REIN and in the beginning, I was motivated by their awards: Bronze, Silver, Gold, and Platinum. I earned my Silver award level. I had my “aha” moment when I realized that my joint venture partners loved the idea of owning investment real estate, but most were not REIN members and were not interested in awards for doors held. I knew then I had found my niche and to whom I was going to offer my service. I was going to serve first-time investment real estate investors or someone who just wanted a few doors in their financial portfolio and want a more balanced financial portfolio. My wife and I had a balanced financial portfolio; a company pension, government pensions, and RRSP (401 K); all of these funds controlled by someone else, and we had little say in how our money was invested. We wanted one financial vehicle we could control, and this brought us to investment real estate. I am focused on getting my audience to look at their lives and decided what order each door...

Entrepreneurship; The True Cornerstone to Small Business. The Investment Real Estate Story

Show Notes: Knock, Knock, Who’s There? Entrepreneurship.  Entrepreneurship Who?  The True Cornerstone to Small Business. The Real Estate Story – When I first started investing in investment real estate I never thought for one moment that with each investment real estate property we purchased we were creating a small business.  It was not until I started producing a monthly financial statement did I realize had all the elements of a small business.  Each property had revenue; expenses and net income. 5 Years and Out Most small businesses don’t last five years, and they disappear from the business landscape.  The reasons are numerous, and over the days, months and years ahead I intend to review why some businesses survive and others just fade away. These small businesses fade away because they have a revenue issue, an expense issue or a net income issue; owning investment real estate is no different. When anyone talks about operating a small business they often introduce themselves as an entrepreneur first and a small business owner second. According to Wikipedia; entrepreneurship is the process of designing, launching and running a new business, which is often initially a small business.  The people who create these businesses are called entrepreneurs. According to Wikipedia; small businesses are normally privately-owned corporations, partnerships, or sole proprietorships. https://en.wikipedia.org/wiki/Small_business This year marks the 10th Anniversary of our company’s incorporation, and I am very proud of that fact. Late last year, I started to retool and enhance our business model.  It is often said to be successful in small business pick your lane or niche. I am not moving away from our roots regarding investment real estate. Today I have over 35 blog posts; I have been blogging twice a week, Tuesdays and Thursday since November 21, 2017.  It is a landmark number for me and hopefully for my readership. The intention is to provide valuable content to help those interested in adding investment real estate to their financial portfolio. At the beginning of starting our small business we were focused on one niche, investment real estate and ten years later we have stayed true to our roots.  We have enjoyed some very prosperous years, but we have also had years with challenges. The path to the front door of investment real estate is never straight. In most countries, investment real estate is considered a business, and you are subject to tax rules regarding small business.  Over the months and years ahead I will write about small business operations and talk to small business and entrepreneurial experts. In the book, “Rich Dad, Poor Dad’ by Robert Kiyosaki; which is a must read; Robert talks about small business ventures you undertake. I would also recommend some of the Rich Dad Advisors books. (only compensation I have received is the learning value from these books) Just diving in and purchasing investment real estate is not a business plan. Business Plan; the Last Thought; many business plans are divided...

Show Notes: “Don’t wait to buy Investment Real Estate; buy Investment Real Estate and wait.” Thank you for joining us on our launch podcast episode. Welcome to Vault to Investment Real Estate Success – the home for those wanting to start investing in revenue real estate or purchase multiple investment properties, build a strong financial foundation, unlock sustainable wealth and create a living legacy. If you dream of supplementing your income or build wealth from investment real estate then you’re are listening to the right podcast. Vault to Investment Real Estate Success is all about inspiring, teaching and supporting real estate investors from around the world to create a strong financial foundation that not only serves your families and makes the world a better place to live – but builds income streams and a living legacy. Maya Angelou once said, ” There is no greater agony than bearing an untold story inside of you.” Part of this episode is dedicated to revealing our untold story. We began purchasing investment real estate in 2002. Purchasing investment real estate has been and is a family affair. I have such a firm belief in the power of investment real estate and the positive impact it can have on your financial foundation, creating sustainable wealth and a living legacy. I have been coaching my family members and joint venture partners since 2005 and in 2012 started a full-time investment real estate coaching business. You may be wondering why a Podcast show? I have found that working one on one with people though very satisfying does not give me the reach I desired to help others gain knowledge on why investment real estate can and will have a constructive impact on your lives. Why I’m talking about investment real estate versus real estate investment? It’s because there’s a big difference. I want you to think of investment first and real estate as the vehicle second. Investment real estate is a way of saving, sharing, securing, investing and getting a return on capital; all these words project stability. When you purchase investment real estate,  you should have no problem sleeping at night and make money while you sleep. Investment real estate should help you capitalize, participate in, and advance your investment funds forever. What do you need help with when it comes to investment real estate? Most listeners to Vault to Investment Real Estate Success come with the dream of building income and wealth from investment real estate but also with one of standard needs or challenges. As a result; we organized our podcast into four separate but connected themes regarding investment real estate. These themes are to help you find the content that best suits your needs. These themes are: 1) The Investment Real Estate Way; the path to all things regarding investment real estate 2) How to Build a Strong Financial Foundation 3) Unlock Sustainable Wealth 4) And Create a Living Legacy In setting up the show’s podcast calendar, we have divided the show into a four-week rotation, and each week we...

In today’s podcast, we feature Rick Harris who works in Real Estate Investment. RICK HARRIS Rick is a real estate investor and acts as a consultant. He is also a writer for Real Estate Investment Network and is currently working with clients to help purchase property in the Canmore and Edmonton Alberta regions. Rick Harris is now working with an editor to bring his book to market called “Vault To Investment Real Estate Success.” Finally, by December 1, 2017, Rick will be launching a podcast dealing with real estate investment. Rick Harris 4 DOOR STRATEGY In Canada, only 4% of Canadians own investment real estate. According to Rick out of that 4%, less than half own more than three doors. Rick’s strategy is simple. Rick believes if you can hold four doors, and have them paid off. The income that those four doors generate can become substantial and assist you in ways you never thought possible later on in life. The great thing is with the properties paid off and generating revenue; you can decide to sell the properties or refinance and use the equity to leverage purchasing the next deal. HOW TO DETERMINE WHICH REAL ESTATE DEAL IS RIGHT FOR YOU? Whenever you are assessing deals, always do a financial analysis examining, what kind of revenue will the deal generate, what the cost of acquisition is, what will all the expenses be, and finally placing a contingency in the finances in case the property is vacant. Rick says to “not fudge the numbers” because numbers don’t lie. When Rick’s website goes live, he will have a tool that allows you to make an income statement for assessing deals. When examining the revenue the property might earn, a useful tool is Pad Mapper. Pad Mapper allows you to review what the rents prices are in particular areas. Another favorite tool to use is RentFaster’s map feature. Rentfaster will enable you to create a precise targetted search based on property type, amount of bedrooms & bathrooms, etc. For more information regarding how to assess deals listen to the full podcast. PODCAST & BOOK Rick’s book and podcast is his way of paying it forward helping teach others how real estate investing has been kind to him and his family. Rick explains how investment real estate can build a strong financial foundation, unlock sustainable wealth, and create a living...
