Send us Fan MailSo, the lease is signed, the confetti's basically falling, and then… what? If you've ever found yourself scrambling three days before move-in trying to remember whether you actually collected the security deposit, this episode is for you. Kevin and I are walking you through exactly what to do after a tenant signs their lease, starting with the money you need in hand before you ever hand over a key, and the one rule we refuse to break, no matter how much we like a new tenant. We're also getting into our pre-move-in walkthrough process, including a California law that changed how many photos we now take of every single unit, and why it's actually in our best interest, even though it felt like a hassle at first.Plus, I'm sharing what's inside our welcome email and our tenant unit binder, the small welcome gift we leave for every new tenant, and a story about a garbage disposal habit that cut our repair calls almost to nothing. And toward the end, we give an honest, unsponsored rundown of the landlord software platforms people ask us about most, so you can decide what's actually worth paying for.Hit play, because by the end of this episode, you'll have a repeatable process for everything that happens between signing day and move-in day. What You'll Learn in This Episode• The exact order of operations for funds, documentation, and rent setup after a lease is signed•  The one rule we never break, no matter how much we like a new tenant•  Why California now requires landlords to photograph every unit before, during, and after a tenancy•  What's inside our welcome email and tenant unit binder•  The simple habit that's cut our garbage disposal repair calls to almost nothing•  An honest, unsponsored comparison of Innago, TurboTenant, DoorLoop, and RentRediEpisodes & Resources MentionedEpisode 8: Our Best Tips for a Smooth Tenant Move-InEpisode 26: Welcome Gifts — Why They're Important for Your Rental Property BusinessEpisode 67: Renters Insurance — What Every Landlord Needs to KnowEpisode 123: Landlord Systems — The Unit BinderFREE Move-In / Move-Out Inspection FormBLOG: 10 Things Tenants Need to Know at Move-InBLOG: The What and Why of Move-In and Move-Out Inspections Innago: Completely FREE landlord management softwareTurboTenant: Great landlord management software for newer landlordsRentRedi: Management software that syncs with QuickBooks OnlineDoorLoop: The best landlord management software for larger portfoliosConnect with Us:

On this episode of The Green Way Outdoors Podcast, the crew brings back everyone's favorite chaotic animal-fact game show: Wacky Wildlife Wonders. Jeff steps into full game show host mode, complete with a wig, whiteboards, strange prizes, and some of the weirdest wildlife trivia we've ever heard. Kyle, AJ, and Ryan try to guess which animals shoot blood from their eyes, sleep in mucus cocoons, smell like bananas when threatened, have human-like fingerprints, and somehow manage to be even stranger than they sound. From horned lizards and honeybees to hippos, koalas, owls, parrotfish, and colossal squid, this episode proves once again that the natural world is way weirder than anything we could make up. #gameshow #animalfacts #conservation #huntingpodcast #fishingpodcast Watch our HISTORY Channel show on: HISTORY: https://www.history.com/shows/the-green-way-outdoors & WAYPOINT TV: https://waypointtv.com/watch/the-green-way-outdoors Follow us on: Facebook: https://www.facebook.com/TheGreenWayOutdoors/ Instagram: https://www.instagram.com/thegreenwayoutdoors/ Twitter: https://twitter.com/thegreenwayout?lang=en Youtube: https://m.youtube.com/channel/UCjR5r6WwXcPKK0xVldNT5_g Website: www.thegreenwayoutdoors.com Watch our HISTORY Channel show on:HISTORYWAYPOINT TVFollow us on:FacebookInstagramTwitterYoutubeOur Website

Host Mike Pesca brings on stand-up comedian and Parenting is a Joke podcast host Ophira Eisenberg to discuss strategies for nudging risk-averse kids to embrace uncertainty without overwhelming them. They explore why today's deluge of technology and abundance creates unique parenting hurdles, how to gamify trying new things, and the shift away from gentle parenting toward tougher love approaches like "FAFO." Plus, is pushing kids outside their comfort zone the key to preparing them for an unpredictable future, or should parents learn to accept their child's natural boundaries? Ok - so let's get real - ok?If there's one word that can make therapists and healers roll their eyes and groan, it's marketing.(See? I heard you. Just then! I did!)For so many of us, it brings up old images of pushy salesmen, unbelievable promises, and the yucky energy of trying to convince someone to buy something they don't really need. But that's not who we are, is it? No. It's not.So it's not how we market - either. K?In this conversation from our Summer Replay Series, couples therapist, Mika Ross, shares a refreshingly human perspective on marketing — one that has nothing to do with pretending to be someone you're not – and everything to do with helping people recognize themselves in your story. And one idea from our conversation has stayed with me ever since we first recorded this… People don't connect with perfection. They connect with someone who understands them in a way that most don't.It's the moment someone reads your words and thinks:     "How'd you know that?"Yeah. That's where it all begins. In this episode you'll hear:Why great marketing feels more like a conversation than a sales pitch. The powerful difference between sharing from a scar versus sharing from a wound. (I loved that so much…)Why your own lived experience may be one of your greatest professional assets. (Did you know this?)How authenticity helps your ideal clients choose you before they ever contact you.So good. You'll also learn why trying to sound "professional" can sometimes create distance instead of connection.  (I have to watch that, myself.)Mika is a pure delight. And I think, after hearing her, you'll stop worrying about saying that oh-so-perfect and witty thing. I think you'll realize that all you really have to do is talk to your audience exactly the way you would in your office - as someone who gets them……and can help them move forward.Enjoy. :)~Wendy_______________TODAY'S GUEST:  MIKA ROSSMika Ross is a licensed therapist, relationship coach, speaker, and mom to 3 who has dragged thousands of couples and individuals into better relationships, communication, and well being through her private practice, live workshops, and comprehensive online programs for 18 years. Send us Fan MailYour boat can have plenty of motor and still feel slow, unstable, and hard to drive and the culprit is often the water, not the horsepower. We pull up Tim Scott's Facebook clips and walk through what we're seeing behind the transom: how water leaves the hull, when a jack plate starts dragging, and why “clean water to the prop” is the difference between a boat that fights you and a boat that runs like it's on rails. We dig into H22 and HB22 jack plate design, transom angle, and trim range, using real examples from duck boats and bass boats. If the bottom of the jack plate interferes with the flow, it creates turbulence, adds air to the water, and spikes prop slip. That leads to over-trimming, RPM loss, and that sketchy feeling when the boat hits chop or starts walking. We also talk through why the TikTok tilt looks dramatic but can be inefficient, loud, and abusive on the hull when you're forcing lift instead of earning it with balance and clean release. From there we get practical: setback as leverage, four-stroke weight realities, counterweight limits, and why swapping AGM batteries for lithium batteries can help you shift the balance point and improve holeshot and midrange. We call out common hidden drags like power pole and anchor brackets sitting too low, and we explain what a tight, low rooster tail says about bite and efficiency. If you want more speed and a safer, easier drive, listen through, then subscribe, share this with a buddy who's chasing setup issues, and leave us a review. For years, "Django and async" came with an asterisk. The docs themselves warned you off it. Scary performance notes, a story that felt half-finished. Well, that story just got rewritten, literally, and the person who rewrote it is here to tell you why the old framing was wrong. Carlton Gibson is a former Django Fellow, sat on the security team for eight years, and he's on the steering council. On this episode we get into the async topic doc rewrite, what actually remains versus what was just fear, the new Tasks framework in 6.0, DB-level cascades and fetch modes landing in 6.1, and why free-threading is the bet that's about to pay off big for Django. If you've been told Django's async story isn't ready, this is the episode that puts that myth to bed. Send us Fan MailTurnovers are one of those parts of being a landlord that either quietly build your profit, or quietly drain it. After doing more of them than I can count, Kevin and I finally sat down and walked through exactly how we handle every single one, from the moment a tenant gives notice to the day we hand a new tenant their keys.I'm covering the non-negotiable safety and maintenance checks we run every time, the paint and flooring calls that make a unit feel brand new without blowing the budget, and the deep cleaning details most landlords skip but shouldn't. We also get into how we decide when to start marketing a vacant unit, and the legal check most landlords forget before they ever post a new listing. And of course, we share a few of our own turnover stories along the way, including the one that's still, hands down, our most expensive turnover ever. What You'll Learn in This Episode·         The safety checks we run on every single unit before handing over new keys·         Our approach to paint and flooring, and when a full replacement is actually worth it·         The deep cleaning details that make the biggest difference to a prospective tenant·         How we decide when to start marketing a vacant unit·         Why your tenant screening criteria needs a fresh look before every new listing·         The lease and move-in steps that keep your turnover moving instead of stalling out Episodes & Resources MentionedEpisode 7: A Guide to Move Out Procedures and Security DepositsEpisode 23 & 24: Marketing Your Rental Property (2-Part Series, starting at EP23)Episode 28: The Cash Reserves Blueprint: Protecting & Expanding Your PortfolioEpisode 32-34: Our Lease and Addendums Masterclass (starts at EP32)Episode 55: Preventative Maintenance That Brings Peace of MindEpisode 124: How to Shoot Rental Property Photos That Get AttentionEpisode 128: AI Tools for LandlordsKwikset Re-Key SetKwikset Re-Key “How To” VideoFire Escape LadderGas Shut-Off WrenchTouch-Up Paint Cups“Welcome” Toilet Paper StickersConnect with Us:

In episode 294 Declan, Graham and Jeff looked at what the streaming landscape could look like in the near future given all the recent amalgamations, such as Paramount and HBO.  At the end of that show, Declan posed the question “what about YouTube”? The answer is this latest show.  We brought that same team back together to look at the very successful phenomenon that is YouTube to examine its success, and what does it offer that other, more conventional streaming platforms do not. With the excellent timing you would expect from At The Flicks, our discussion became very topical. 2 films created by people who essentially refined their craft on YouTube, were proving to be big hitters in this Summer's movie season.  Obsession comes from writer / director Curry Barker (26 years old) and has become the most financially successful film ever to be made for less than one million dollars.  Then there is Backrooms, directed by Kane Parsons (20 when he made the film), another massive hit.  We talk about both and how their YouTube channels contributed to their respective successes. Going beyond the YouTube content creators, we also discuss how people of all ages use the platform.  From the How To videos to the finding of “lost” 70's movies (have a guess who that person is).  All of this is the fun aspect.  There is the darker algorithm side, with its potential for addiction. Also covered here.  Finally, we look at the possible alternatives to YouTube which are either now available or still in development. Not our usual type of show, however it's one we think you will find interesting.  Declan will return later in the year with a new Carry On Streaming in the normal format.  Until then see you At The Flicks.

What if the problem isn't that you're not working hard enough at all…What if the problem is that you've built a business that no longer feels like you?As part of our Summer Replay Series, I'm bringing back one of my favorite conversations — and it is just as powerful today as it was when we first recorded it.Maira Holzmann is a somatic therapist, group practice owner, and business coach whose approach to business is refreshingly different.Rather than chasing someone else's definition of success, she set out to build a business that reflected her deepest values, honored her strengths, and supported the life she actually wanted to live. Please — if you ever feel like you're having to sacrifice your Self in order to build your business — listen to this.Because in this episode, you'll hear...Why alignment matters just as much as strategy when growing your business. How Maira found the courage to rebuild even when nothing felt like it was working…The oh-so-powerful mindset shifts that helped her stop playing small. Period. What it means to build a business from the inside out.See here's the thing.Your success will feel completely different if it's rooted in your values instead of your ego, when you make decisions, take action, and craft your practice in the way that feels deeply true to who you are.Deeply true to who you are…And you'll still make good money, have a life, and feel wonderful about the work you do.Doesn't get any better than that, does it?So check it out. And let me know how this lands for you.If this conversation resonates, I'd love to hear what stood out most. And if someone comes to mind who needs this reminder right now, share the episode with them!  Not to sound over the top - but really - you could change someone's life.~WendyP.S. One of my favorite moments in this conversation comes near the very end, when I asked Maira what one last bit of wisdom she felt called to share. What she said has stayed with me ever since. I hope it stays with you, too. And if you know someone else who needs to hear this, please share it with them._____________TODAY'S GUEST: MAIRA HOLZMANNMaira Holzmann, LCSW passionately works at the intersection of being a seasoned therapist running a growing group practice and a business coach for soul-aligned therapists who want to stop feeling overworked, underpaid and unappreciated. Send us Fan MailMost landlords think about taxes in February. By then, the year is already over — and so are most of the opportunities to do anything about it.In this Shorty episode, we break down why summer is actually the smartest time to get your rental finances in order. You still have months left in the tax year, which means if you find a problem now, you still have time to fix it.We cover three things every self-managing landlord should be doing right now: getting your expense tracking current, understanding where you actually stand financially at the midpoint of the year, and building clean records before your end-of-year CPA conversation. We also share a personal story about missing a significant deduction — and why that mistake was too costly to fix after the fact.Plus, a quick look at how the right accounting system (QuickBooks, or a property management platform with built-in accounting) can make all of this happen in the background automatically — and why your choice of tool matters more than most landlords realize.Episodes & Resources MentionedEpisode 12: Our Experience With a 1031 Exchange, Would We Do It Again?Episode 18: 7 Ways to Increase Profit for Your Rental Property Episode 28: The Cash Reserves Blueprint: Protecting & Expanding Your PortfolioEpisode 45: Basic Tax Strategies For Real Estate InvestorsEpisode 46: Advanced Tax Strategies for Your Real Estate PortfolioEpisode 55: Preventative Maintenance That Brings Peace of MindEpisode 79: Accounting Software Options for Real Estate InvestorsEpisode 99: 5 Oversights That Drain Your IncomeEpisode 111: Stop Guessing, Start BudgetingGood Read: Basic Tax Strategies  Good Read: Advanced Tax Strategies Book   QuickBooks (30% off first 6 months): TurboTenant Create a FREE account today!DoorLoop: Syncs Directly to QuickBooksRentRedi: Syncs Directly to QuickBooksInnago: Create a FREE account today!Connect with Us:

Some Americans are panicking at the recent so-called outbreak of "explosive diarrhea." The news is reporting hundreds of cases nationwide. But according to the AAFP, "acute diarrheal disease accounts for 179 million outpatient visits annually in the United States." So there is no sudden outbreak of disease, and the suppose culprit, the Cyclospora parasite, is only suspected but not proven to have caused the diarrhea. Strangely, a Meta data center recently dumped contaminated water into public sewers, spreading what they said was Cupriavidus gilardii, which can also cause diarrhea. Taco Bell, famous for its diarrhea aftereffects, has begun removing certain vegetables from their menu since produce is being blamed for the so-called outbreak. Whatever truth there may be to this should be overshadowed by the fact that produce is only contaminated because large scale in industrial farms often are polluted by animal agriculture, or animal feces is sprayed directly on the produce via collected water. Is it possible that this diarrhea is simply a byproduct of the poor American diet, severely deficient in fiber and burdened by excess protein. Both of these problems can separately cause diarrhea, but together are certainly essential cause. Other developed countries have a third the number of annual U.S. diarrhea cases. So what is happening?https://www.usatoday.com/story/graphics/2026/07/09/maps-explosive-diarrhea-outbreak-cyclosporiasis/90862952007/https://apnews.com/article/cyclospora-outbreak-michigan-31e5e0034d39e85c844065a2bd593ecbhttps://www.aafp.org/afp/2022/0700/acute-diarrheahttps://www.theguardian.com/us-news/2026/jul/08/meta-datacenter-ai-wyoming-waterhttps://nypost.com/2026/07/09/lifestyle/taco-bell-pulls-ingredients-off-menu-as-explosive-diarrhea-parasite-cases-surge/?sr_share=facebook&utm_source=facebook&utm_campaign=nypost&utm_medium=social&fbclid=IwY2xjawS9E9xleHRuA2FlbQIxMABicmlkETJuVDdFSUFWME1HWXF4U1dNc3J0YwZhcHBfaWQQMjIyMDM5MTc4ODIwMDg5MgABHsE7Yg3iMVCLTmtIsf61LLM61x7QdmHwTLcDJjgZAG8eO4DkhF4mKH38-64b_aem_YV9NJe_qxxvUnK9FraFLbQ*The is the FREE archive, which includes advertisements. Gandalf the wizard as an Old Testament prophet? Hobbits as intercessory priests? Aragorn as a messianic king? Dr. Philip Ryken, president of Wheaton College, joins Brian in the studio to uncover the rich Gospel themes in J.R.R. Tolkien's iconic masterpiece, The Lord of the Rings. While Tolkien famously insisted his work was not an allegory, Dr. Ryken explains how the author's faith and theological imagination imbued the text with profoundly Christian motifs—most significantly, “the threefold office of Christ” depicted through several of the story's central characters.Check out Dr. Ryken's book, The Messiah Comes to Middle-Earth: Images of Christ's Threefold Office in The Lord of the Rings:https://www.ivpress.com/the-messiah-comes-to-middle-earth-ebook?srsltid=AfmBOoqIanzXkiPyRO2X4rIxKb0kBGrYOE-fWxYlRUj0R3WN1_0knL92Dr. Ryken has published more than 50 books and he serves as president of Wheaton College: https://www.wheaton.edu/about-wheaton/leadership/president-rykenDr. Brian Doak is an Old Testament scholar and professor: https://www.georgefox.edu/academics/undergrad/departments/religion/faculty/doak.htmlIf you enjoy listening to the George Fox Talks podcast and would like to watch, too, check out our channel on YouTube! Send us Fan MailMost landlords know exactly how to screen a W-2 employee. Two pay stubs, an employer call, run the three-times-rent math — done. But what happens when the applicant in front of you is a freelance designer, a self-employed contractor, or a college student whose only income is a financial aid check? In this episode, we walk through exactly how to handle renting to students and freelancers — without guessing, and without exposing yourself to Fair Housing liability. We cover the specific documents to request from self-employed and freelance applicants, why average income and reliable income are not the same thing, and what to do when a student genuinely has little to no verifiable income of their own.We also get personal — sharing stories from their experience as both landlords and as parents who cosigned leases for their own college kids — and what those experiences taught them about building a lease when the financial picture doesn't look like a standard employee's.Plus: what lease guarantee insurance is, how it works, and when it might be exactly what you need to say yes to a strong applicant who just can't provide a traditional cosigner. What You'll Learn in This EpisodeWhy average income and reliable income are two very different things — and why landlords confuse them constantlyThe five documents to request from a self-employed or freelance applicant — and which one is the gold standardWhat to accept when a student has little to no income of their ownHow cosigners actually work — and why a letter alone won't protect youWhat lease guarantee insurance is and when to use itThe federal Fair Housing baseline every landlord needs to know — including what's not federally protected (but may be in your city or state)How to structure a lease for roommates, cosigners, and freelancers who work from homeEpisodes & Resources Mentioned Episode 119: Roommates — Do We Recommend Them? David Epstein: Inside the Box David Epstein is the author of the #1 New York Times bestseller Range and The Sports Gene, both of which have been translated into more than 30 languages. He was previously the host of Slate‘s popular “How To!” podcast and a science and investigative reporter at ProPublica. His TED talks have been viewed more than 12 million times. His newest book is also a New York Times bestseller: Inside the Box: How Constraints Make Us Better (Amazon, Bookshop)*. It seems like we should be the most focused, creative, and innovative when we are the freest to do whatever we want. Turns out, it's pretty much the exact opposite. In this conversation, David and I discuss why constraints make all the difference. Key Points Myth: we are most creative and innovative when we are most free. In fact, it's the opposite. Given complete freedom, we tend to follow the path of least resistance. The Einstellung effect: employing only familiar methods even if better ones are available. General Magic (the most important technology company that nobody's ever heard of) had virtually no constraints and ultimately produced nothing. Write down hypotheses and make commitments visible before you begin. Give people agency in creating constraints. If your organization or team was being handed off to someone else tomorrow, what's the first thing the new leader would change? Consider making that change now. To avoid over-indexing on constraints, ask this question: “Could I still surprise myself?” Resources Mentioned Inside the Box: How Constraints Make Us Better by David Epstein (Amazon, Bookshop)* Interview Notes Download my interview notes in PDF format (free membership required).
