“So I say, let the Holy Spirit guide your lives. Then you won’t be doing what your sinful nature craves.” (Galatians 5:16 NLT) There are two ways that we can live: the right way or the wrong way. There are two paths that we can take: the narrow road that leads to life or the broad way that leads to destruction (see Matthew 7:13–14). There are two foundations that we can build on: solid rock or sinking sand (see Matthew 7:24–29). The choices we make concerning these things will determine whether we live a holy and happy life or an unholy and miserable life. Of course, the choices that seem obvious to some are less obvious to others. The right way, the narrow road, and the solid rock have little appeal for many unbelievers—and for believers who have fallen away from the faith. They see only misery, boredom, and restrictions. For them, Christianity is just a list of all the things they can’t do. No drinking. No smoking. No partying. No sex. No fun. I certainly felt that way before I became a Christian. I believed that Christians lived the most boring lives imaginable. But when I became a Christian, I discovered that my thinking was about 180 degrees off. I found that the holy way, the godly way, the way of obedience is, in reality, the best way. The happier way. The more joyful way. The more fulfilling way. That’s certainly the message we find in Psalm 119:1: “Joyful are people of integrity, who follow the instructions of the Lord!” (NLT). We find true happiness when we walk in the ways of the Lord. No one is suggesting that it’s easy to live the right way or walk the narrow road or build a foundation on solid rock. Often it requires us to go against the flow of our culture. And sometimes the right way isn’t always apparent right away. Our enemy the devil is a master of deceit. He appeals to our old sinful nature. He makes the wrong paths look appealing. He uses guilt and shame to immobilize us when we make the wrong decisions. But we have powerful resources to counter his strategies. We can turn to mature, godly believers for advice, counsel, and direction. We can pray for insight and discernment to correctly analyze our circumstances before we start down a path. Our spiritual common sense comes from our understanding of Scripture, so we can immerse ourselves in God’s Word until His truths become second nature to us. And we can listen to the guidance of the Holy Spirit who dwells inside each of us. The apostle Paul wrote, “So I say, let the Holy Spirit guide your lives. Then you won’t be doing what your sinful nature craves” (Galatians 5:16 NLT). When we let prayer, the godly advice of others, the Word of God, and the Holy Spirit guide us, we can be confident that we’re following the right paths the Lord has planned for us. Trinity (Trent) Herrera, commercial director and real estate consultant of Black Tie Real Estate, shares his knowledge.Read the entire episode here: https://tinyurl.com/mr4ces9cHow can a passive investor know that a syndicator/operator cares about their money?We've all looked at deals that, at the surface, the sponsor looked great, and everything was above board, and the yield was what we wanted, and it was our appetite. And something happens. And to some degree, I think that you can never, 100%, insulate yourself from a bad egg, but there are signs. We have this term in the industry, commission breath, that's always a number one red flag. Someone with a servant mindset is not going to have commission breath at all. There's no sizzle in that industry of building generational wealth, the sizzle is, we're going to build generational wealth using math and fundamentals. But when there's too much sizzle, that's a red flag.The biggest single indicator is the math and the story, and the history track record. When you have a target of an asset type or class that you're comfortable with, and when you have a track record, when you have some under your belt, it's easier to see when something doesn't look or feel the way it should in that industry. I guess I will answer that by saying the single biggest defense is sophistication and experience, and maybe even leveraging your friends, there have certainly been friends that have saved me from bad investments, just from a second look and talking through a deal.We're talking about the foundation of what makes a syndication or an investment successful, Underwriting is no joke; it's 75% of what makes a syndication work. My best clients, my best investors, all understand underwriting, and if they don't, they've hired me to help them understand it, and to walk them through it so that they can see what I'm seeing. There are so many ways that you can look at a property wrong. And I also believe that not one person should look at a property. There should be a multitude of people and aspects looking at a property, opining and giving valid, good criticism and feedback. My number one tip when it comes to foundations is to dive into underwriting and do your best to understand each deal; it takes years, and even then, there are still deals that you see and you struggle. The underwriting in the math is where you'll see if the deal is truly viable for you or not. And that goes along with the risk management side and accreditation.Each one of us has a very different life. We all live such different lives, and we all have different amounts of kids and cars and mortgages and investments, and so we all have these tolerances and knowing what those are for you through the eyes of someone like you or I, who's been doing this for a long time, is important, understanding the level you should be playing at. How much is too big a bite off for you? How are you accredited? What's your accreditation level? Those things are all guardrails that are in place to help each investor make good decisions. Each style of offering that is done is styled differently to either accept less of a wealthy and sophisticated base or not, through your underwriting and through your understanding of your life and your position, not biting off more than you can chew, and only investing money that you can tolerate losing.Trent Herreratrinity@blacktie-re.com Join our investor club here

It sounds like the ultimate win. But what happens when that dream starts to crack under pressure? I've live through that and it fell apart fast. Not because we didn't grow but because we skipped the hard stuff. The boring stuff. The stuff that no one talks about when you're scaling fast. If you're an agency owner chasing scale, considering a sale, or wondering if your current path is sustainable, this is the truth bomb you need. The Highs: Acquisitions, Headlines, and the $100M Mark Let's start with the dream. A few years ago, I was part of an agency that had a bold plan: acquire successful agencies (each doing $1M+ in EBITDA), pay half in cash and half in equity, and build a powerhouse primed for an epic exit. And it worked… for a while. 10 agencies acquired Over $100M valuation $8M+ in EBITDA But underneath the surface, cracks were forming. The fast growth masked deep structural issues. The Downfall: Debt, Boardroom Drama & Chasing the Wrong Goals The downfall wasn't due to lack of revenue or bad acquisitions—it was bad decisions behind the scenes. Every new agency came with debt, and as soon as you start taking on debt, you commit to maintain a certain growth level with the banks, a pace that was frankly unsustainable. To keep the bank away, we needed to keep buying more agencies. However, when board politics stalled future acquisitions, everything ground to a halt. No growth = default = collapse. The worst part was that founders who sold for a mix of cash and equity saw their second payday vanish. Why? Because they sold control—and lost the ability to steer the ship. What We Got Wrong (So You Don't Have To) Let's break down the key mistakes most agencies make when chasing fast growth—or a flashy exit: No Unified Vision: There was no clear post-acquisition mission across agencies. There was only focus on money and fast growth. No Specialization: Everyone was selling everything to everyone—no authority, no leverage. No integration team: Unless you fully integrate agencies across systems they won't add as much value as you hope. Each agency continued to operate under separate slack channels, tools, separate chaos. They each stayed in their own lane and as a result it all felt like small businesses operating under one logo. No Standard Offerings: Each agency had its own pricing, tools, and processes. No Leadership Alignment: Power was handed to the wrong board members who didn't share the vision. As a result, it was impossible to scale sustainably. The Right Way to Scale: Build Something You Actually Want to Keep If you're feeling stuck in your agency—juggling sales, delivery, hiring, and managing—it's time to stop and recalibrate. Start with this simple exercise: Draw a circle around your fist on a piece of paper. Outside the circle: list everything you hate doing in your agency. Inside the circle: write what you love doing. Now start building your team and systems around that, with clarity instead of complexity. Most agencies don't need more people, they need more focus. You need clear goals, accountability, and owning your niche. Remember: generalists survive, specialists scale.
