Trained in biochemistry at the University of North Texas and UCLA, with postdoctoral work under longevity pioneers Roy Walford and Caleb Finch, Dr. Longo has built a multidisciplinary research career spanning genetics, immunology, endocrinology, and molecular biology. His laboratory has identified key genetic pathways that regulate aging and demonstrated how targeting these pathways can reduce disease risk and progression in both animal models and humans, including novel dietary and genetic strategies that protect healthy cells while making cancer cells more vulnerable to treatment. Dr. Longo is widely known for developing the fasting mimicking diet, a five-day periodic dietary intervention shown in randomized clinical trials to reduce markers associated with aging and chronic disease, while promoting stem cell–based regeneration and longevity. His work has earned numerous prestigious awards, including the Glenn Award for Aging Research, and in 2018 he was named one of Time Magazine's 50 most influential people in health care. Justin Kavanaugh (Coach Kav), CEO of Sites at Scale, breaks down why showing your creative process isn't just good content—it's a client attraction strategy that gets you paid more. We talk about beating perfectionism paralysis, the psychology behind why clients value transparency, and his AAA framework (Attention, Attraction, Accessibility) for growing your video business. If you've been holding back on launching something because it's not perfect, this conversation's your wake-up call to ship it now and iterate later. Key Takeaways Transparency builds trust and value - When clients see your creative process and understand the thought behind each decision, they appreciate your work more and are willing to pay premium rates because you're managing expectations throughout the journey Done beats perfect every time - The only way to learn what actually works is to ship your content, test it with real audiences, and iterate based on feedback rather than staying stuck in planning mode The AAA Framework for growth - Attention (getting traffic), Attraction (converting the right clients), and Accessibility (delivering exceptional customer experience) are the three pillars that solve most business problems Behind-the-scenes content is strategic - Showing work-in-progress builds connection with your audience, demonstrates your expertise, and creates viral potential because people want to be part of your journey About Justin Kavanaugh Justin Kavanaugh, known as Coach Kav, is a six-time Olympic coach, performance strategist, and CEO of Sites at Scale. Timeless Truths: Walking through the aftermath of our sin can easily lead us into self-pity. It can also lead us to ignore lessons God is trying to teach us. But if we walk through consequences by putting our trust in the Lord and seeking to learn the lessons He has for us, we will find a tremendous amount of good can come out of them. In this interview from the archives, Austin Kropf joins us to share some of the attitudes we should have if we are to let the Lord have His way and accomplish His will in our lives while going through the effects of sin.

In this episode of the Smart Real Estate Coach Podcast, I'm finally pulling back the curtain on how we insure our own portfolio. For about 12 years, my family and I have insured all of our non-owner-occupied, investment properties through National Real Estate Insurance Group (NREIG), whether it's buy-and-hold rentals, multifamily, or creative subject-to deals. I'm joined by Seth Markum, Executive VP of Sales at NREIG, with 20+ years in property and casualty insurance and a background in building one of the first national online commercial P&C agencies. We break down landlord insurance vs. homeowners insurance, why rental properties are treated as commercial exposure, and how NREIG structures real estate investor insurance across single-family, multifamily, short-term rentals, mobile homes, land, and creative strategies even if you're using multiple LLCs in multiple states. Seth also walks you through their monthly reporting program, how one flexible policy can follow a property from occupied to vacant to renovation without gaps in coverage, and how they handle subject-to insurance the right way. If you've ever wondered how to properly insure your rental properties and real estate investments, this episode will show you exactly what to ask for and how to get a proposal from NREIG. Key Talking Points of the Episode: 00:00 Introduction 01:11 Who is Seth Markum? 03:19 Landlord vs. homeowner policies (and why homeowners "never works") 04:18 One company vs. multiple niches: why customization matters 05:08 No one-size-fits-all: mix forms, deductibles & locations 06:21 What makes NREIG different from other insurance companies 08:19 Why you don't want "agent Bob on the corner" for creative deals 09:01 Making insurance simple for real estate investors 10:02 Dealing with vacancies and fix and flips with NREIG 11:21 How to get a proposal from NREIG 13:10 The importance of understanding the kind of insurance you have Quotables "If you're not getting a customized policy… that may not be the scenario that you want to entertain." "All phases of occupancy are contemplated on our single policy form." The right rituals—and the right conversations—can transform how your team collaborates.Strong collaboration starts with thoughtful practices and clear communication. As Molly Sands, Head of the Teamwork Lab at Atlassian, emphasizes, the teams that thrive are the ones that regularly pause to align on what matters and how they're progressing. “You want to know if you're making progress,” she notes, “and you want ways to redirect early—before you're scrambling at the end.”Through her research with teams across Atlassian and around the world, Sands has seen how small, consistent habits—monthly goal reviews, transparent updates, shared spaces for spontaneous interaction—build alignment, psychological safety, and momentum. And in hybrid and distributed environments, she highlights how “bursty” collaboration patterns and intentional meeting design help teams move faster without burning out.In this Quick Thinks episode of Think Fast, Talk Smart, Sands and host Matt Abrahams break down the rituals that make teamwork work, from OKR check-ins to collaboration hours to the rotating Chief Vibes Officer. No matter where your team sits, Sands shows how intentional communication unlocks connection, speed, and more satisfying ways of working together.Episode Reference Links:Molly SandsEp.241 Team Spirit: How to Make Group Work WorkConnect:Premium Signup >>>> Think Fast Talk Smart PremiumEmail Questions & Feedback >>> hello@fastersmarter.ioEpisode Transcripts >>> Think Fast Talk Smart WebsiteNewsletter Signup + English Language Learning >>> FasterSmarter.ioThink Fast Talk Smart >>> LinkedIn, Instagram, YouTubeMatt Abrahams >>> LinkedInChapters:(00:00) - Introduction (02:43) - Measuring Collaboration the Right Way (05:35) - Training Leaders & Goal Rituals (07:49) - Creating Space for Spontaneous Work (11:20) - Making In-Person Time Count (11:44) - Three High-Impact Team Gatherings (14:00) - Supporting Diverse Communication Styles (16:08) - Conclusion ********Thank you to our sponsors.
