Most real estate agents enter the industry simply because of the lifestyle they CAN live or, to put it bluntly, for the profits. Most of the time, however, when deciding to enter the industry, agents forget about the market shifts that occur, especially right now. As a result, new agents end up with one foot already out the door, almost anticipating their downfall. If this is you, listen up. On this week's episode of the Massive Agent Podcast, host Dustin Brohm sits down with Podcaster, and team leader of the Group 46:10 Network, Kevin Kauffman. He is also an industry leader, a Realtor with eXp Realty, and the host of the Kevin and Fred Show, a podcast for real estate agents. Kevin is here to explain why he is SHRINKING his team (yes you heard that right) in preparation for the market shift. This episode is more of a back-and-forth conversation than it is an interview, so if that sparks your interest, listen as Kevin and Dustin go into detail on some of the problems they see in the industry. As of now, there are SO MANY ways to get business as a Realtor, and nobody actually takes the time to master a single one of them before moving on to the next business generator. Stay focused, identify your skills, and keep pushing forward. Thinking OTB | Thinking Outside the Box with Steve Valentine and Bernie Espinosa
In the studio this week we have one of the best partnerships in the business, two individuals who like Steve have made a huge name for themselves since the old days of crazy markets: Kevin Kauffman and Fred Weaver of Group 46:10 and Next Level Agents! We have a wealth of knowledge and shared stories that we're going over this week, and how that experience of coming up in the short sale market that gives us a fresh perspective on where today's market is heading. Bottom line: don't fear the reaper. Aside from our discussion about the market and the way it's not like the short sale days of 2009, we also have a chance to talk about their long running business partnership. They're the exception to the rule of the eventual partnership break up, still going strong after all these years, and they have some words of advice on how to make it work. You're getting all this and more on this episode of the podcast, movers, shakers, and some outside the box thinkers. “I think there's just a lot of uncertainty, and when people are uncertain, they try to predict what they think is going to happen. The reality is like none of us truly know. We know what's happening right now, I know what's happened over the last 30 days, we know rates have gone up, we know the inventories going up in the Phoenix market and many other markets across the country. I think the thing that we've been talking about is people are getting really challenged right now and have to truly believe in homeownership and selling real estate because it's a lot easier to sell real estate when everything goes up.” – Fred “I forget the guy who said it, but the quote is, effectively, ‘Chaos creates opportunity.' When people start freaking out, from a purely strategic standpoint, from a business standpoint, chaos is good.” – Kevin We've always been committed to the idea of learning and being mentored and taught by others. I think that's something that hasn't changed no matter what. We're always making sure that when we start a relationship or in a conversation with somebody, that somebody is someone that can help us with our business or our mindset.” – Kevin “The thing I kick myself for is earlier in life, not putting a certain percentage of my income aside just for investments. Even if I didn't know what I was going to invest in, but to just grow in some account. It's just that simple and it's something I will teach other people, and someday teach my kid.” - Fred You can find Kevin and Fred at their website https://www.group4610.com/ and on their Podcast The Kevin and Fred Show: https://podcasts.apple.com/us/podcast/the-kevin-and-fred-show-next-level-agents/id1438457876 Hey you! On this week's episode, I'm excited to be joined by my friend Kevin Kauffman. Kevin's been in the industry for a long time, and has had many starts and stops, but he's always been able to see the bigger picture and push ahead. That's where his superpower lies: his ability to build connections and to realize when something isn't working, and the aptitude to shift to something different. His whole career has been about using the connections that he has to build success, and further expanding upon those connections to include the best in the business. Kevin is a prime example of a working professional who is not afraid to try something new, but keeping perspective to know when it might not be the right fit for him and his priorities. About Kevin: Kevin Kauffman is the co-founder of The Group 4610 Network with eXp Realty, host of the Kevin and Fred Show, a podcast for real estate industry. Kevin and his business partner Fred Weaver have a reputation for connecting people through their mastermind and large group style events for the outsiders & mavericks who want more and are willing to think differently than everyone else. Connect with Kevin https://www.facebook.com/KevinandFred https://www.instagram.com/kevin_kauffman/ https://kevinandfred.libsyn.com/ Quotes and Takeaways “I don't go into relationships asking questions for pure personal gain. There is a genuine curiosity and just wanting to know. People respond well to that.” – Kevin “I've realized that I'm a resource for realtors. I can help agents and brokers explore areas of their business where they're leaving money on the table, or they're leaving opportunity on the table, or they're just not aware of something. I'm not the Mr. Fix it for all of it, but I probably know who is.” – Kevin

In this episode, I'm joined by real estate investor, entrepreneur, marketer and speaker, Scott Carson. Scott and his team specialize in buying non-performing discounted notes from banks and hedge funds, an investment vehicle which allows them to help borrowers and provide value to financial institutions. Note investing is a niche that will likely uptick over the next 6-12 months with everything that's happening in the world and the growth of new consumer demands. Scott is the founder and CEO of We Close Notes. We Close Notes is an Austin-based, defaulted note buying company. They specialize in note-investing and finding non-performing notes on residential and commercial properties and purchasing these notes for their own portfolio. He is also a nationally syndicated radio host of the popular podcast, The Note Closers Show which has millions of listeners across 17 AM and FM radio stations and downloads across 130 countries. Scott is also an investor, entrepreneur, marketer and featured speaker and educator at dozens of investment clubs and real estate workshops across the country. He also hosts The Note Closers Show. Note investing requires a different mindset and perspective to everything else we know about real estate investing. It requires us to be more numbers focused, look beyond the emotional connection or “flip potential” of the property. With the right mindset and strategies, this can be a highly valuable skill to add to our set.
