In this episode of The Kash and Dash Show, hosts Ted Kaasch and Owen Dashner sit down with Darin Zuhlke, a full-time real estate investor with 126 units and nearly $20 million in assets under ownership.Darin shares how he went from growing up on a family farm to building a real estate business across eastern Nebraska. The conversation covers creative finance, business credit, private money, multifamily investing, flips, rent-to-own deals, and why rental properties are often better for long-term wealth than quick monthly income. But this episode goes way beyond the numbers.Darin opens up about burnout, isolation, drifting away from his core values, hiring help, building a team, strengthening his marriage, and learning that growth means nothing if it costs you your purpose. He also shares the story behind buying a large family home in Omaha, creating a legacy for his family, and why community matters more than most investors realize. This is a real conversation about business, faith, family, leadership, and doing things differently in an industry that can pressure people to cut corners. If you are building a business, chasing financial freedom, or trying to grow without losing yourself in the process, this episode is worth the listen.Listen now and subscribe to The Kash and Dash Show on Apple Podcasts, Spotify, and YouTube so you do not miss future episodes. You can Join the Omaha REIA - https://omahareia.com/join-todayOmaha REIA on Facebook - https://www.facebook.com/groups/OmahaREIACheck out the National REIA - https://nationalreia.org/ Find Ted Kaasch at www.tedkaasch.com Owen Dashner on Facebook https://www.facebook.com/owen.dashner Instagram - https://www.instagram.com/odawg2424/ Red Ladder Property Solutions - www.sellmyhouseinomahafast.com Liquid Lending Solutions - www.liquidlendingsolutions.com Owen's Blogs - www.otowninvestor.com www.reiquicktips.com Propstream - https://trial.propstreampro.com/reianebraska/Timber Creek Virtual - https://timbercreekvirtual.com/services/MagicDoor - https://magicdoor.com/reia/...
Favour Obasi-ike, MBA, MS breaks down website anatomy, emphasizing that a "pretty" site is useless if it doesn't function technically. He explains the psychology of website navigation, detailing three types of scrolling: eye paths, scroll paths, and decision zones. Guest speakers advocate for starting with a simple, high-converting one-page website on platforms like Wix, rather than getting overwhelmed by complex builds. The conversation also covers the importance of proper logo linking, customized social media icons, and integrating live chat to reduce friction and boost sales.>>

Favour Obasi-ike, MBA, MS breaks down the anatomy of a business website. He explains that owning a domain, hosting, and a mailbox are just the starting points; maintaining a website is like maintaining a house. Favour details the risks of platform lock-in (like the migration challenges with Squarespace and Bluehost) and emphasizes the importance of a standalone FAQ page to boost search impressions. He provides a checklist for website owners, covering image compression, canonical tags, and critical integrations like Google Search Console and Bing Webmaster Tools.>>

In this episode of The Kash and Dash Show Unscripted, hosts Ted Kaasch and Owen Dashner are back with another wild mix of real life, real estate problems, business decisions, and the kind of stories that make you question why anyone owns boats, pools, Airbnbs, or commercial buildings.Owen kicks things off with an update on his missing wedding ring, which somehow ended up stuck inside a baseball glove. From there, the conversation turns into boat ownership regret, pool problems, septic tank headaches, and the strange process of trying to figure out if a future pool can even fit in the backyard.Ted shares what is happening during College World Series week with his Airbnb, including slower bookings, price cuts, and a surprise sidewalk replacement that started while guests were staying at the house. Not exactly the five-star welcome basket. The guys also dig into a real commercial real estate decision involving an office building, a vacant floor, a possible state tenant, tenant improvements, and whether taking a lower rent number makes sense when the space could otherwise sit empty for years. They also talk about business coaching, motivation, childhood money lessons, material things, development projects, and what it feels like when years of tough deals finally start showing progress. This one has everything: wedding rings, pools, septic systems, Airbnb chaos, office leasing, business mindset, and enough side stories to prove once again that “unscripted” is not just a cute name.Listen to the full episode now and make sure to subscribe to The Kash and Dash Show on YouTube, Spotify, and Apple Podcasts so you don't miss the next one.You can Join the Omaha REIA - https://omahareia.com/join-todayOmaha REIA on Facebook - https://www.facebook.com/groups/OmahaREIACheck out the National REIA - https://nationalreia.org/ Find Ted Kaasch at www.tedkaasch.com Owen Dashner on Facebook https://www.facebook.com/owen.dashner Instagram - https://www.instagram.com/odawg2424/ Red Ladder Property Solutions - www.sellmyhouseinomahafast.com Liquid Lending Solutions - www.liquidlendingsolutions.com Owen's Blogs - www.otowninvestor.com www.reiquicktips.com Propstream - https://trial.propstreampro.com/reianebraska/Timber Creek Virtual - https://timbercreekvirtual.com/services/MagicDoor - https://magicdoor.com/reia/...

In this episode of The Kash and Dash Show, hosts Ted Kaasch and Owen Dashner sit down with Dwan Bent-Twyford, known as the Queen of Short Sales, for a raw, funny, and powerful conversation about real estate, survival, faith, family, and betting on yourself.Dwan shares how she went from growing up in small-town Ohio, working factory and restaurant jobs, becoming a single mom, and facing a major life setback, to knocking on foreclosure doors with a baby on her hip and making $22,000 on her very first real estate deal. From there, her story gets even crazier. She talks about learning rehabs the hard way, using a Home Depot credit card to get started, building a real estate career with no fancy background, doing more than 2,000 deals, writing books, becoming nationally known in the short sale space, and eventually helping revitalize downtown Clinton, Iowa with her husband Bill Twyford.Dwan also opens up about Bill's serious health battle, the decision their family had to make, and how that experience shaped their outlook on risk, faith, family, and taking action before it's too late. This episode is blunt, emotional, hilarious, and full of real lessons for anyone trying to build something bigger than where they started.Listen now to hear Dwan's story and why sometimes the best move is betting on yourself before anyone else does. You can Join the Omaha REIA - https://omahareia.com/join-todayOmaha REIA on Facebook - https://www.facebook.com/groups/OmahaREIACheck out the National REIA - https://nationalreia.org/ Find Ted Kaasch at www.tedkaasch.com Owen Dashner on Facebook https://www.facebook.com/owen.dashner Instagram - https://www.instagram.com/odawg2424/ Red Ladder Property Solutions - www.sellmyhouseinomahafast.com Liquid Lending Solutions - www.liquidlendingsolutions.com Owen's Blogs - www.otowninvestor.com www.reiquicktips.com Propstream - https://trial.propstreampro.com/reianebraska/Timber Creek Virtual - https://timbercreekvirtual.com/services/MagicDoor - https://magicdoor.com/reia/...

In this episode of The Kash and Dash Show Unscripted, hosts Ted Kaasch and Owen Dashner are back with another real, random, and brutally honest conversation about business, real estate, and life being a complete circus sometimes.Ted and Owen kick things off with a throwback debate about the best cereals from the 80s and 90s, including Cinnamon Toast Crunch, Captain Crunch, Frosted Flakes, and a few that probably should have never made the shelf. Then Owen shares the story of a major real estate deal that fell apart the night before closing after months of work, multiple inspections, and a payday he was counting on. He talks through the frustration, the mental reset, and how he had to rally instead of letting the situation bury him. From there, the chaos keeps rolling. Owen gives an update on finding a new house, discovering a basement full of high-end bourbon, dealing with septic inspections, water witching, lost credit cards, a missing wedding ring, and a boat storage nightmare that turned into a lesson in terrible customer service.Ted also shares a wild story about a client with a massive video game collection, plus how Omaha REIA tested direct mail with REI Print Mail and brought in new members from the campaign. The guys also preview their upcoming interview with Dwan Twyford and talk about the REIA Mastery Series self-storage event with Fernando Angelucci. This one has real estate, bad luck, bourbon, business lessons, nostalgia, and the kind of life chaos that makes The Kash and Dash Show what it is.Check out The Kash and Dash Show on YouTube, Spotify, and Apple Podcasts. The world is loud, work is heavier than it should be, and “hustle” has become a badge of honor even when it is wrecking our health and focus. We wanted a better way, so we brought on Drew Thompson, keynote speaker and AI expert known as the “AI to human translator,” to talk about what happens when you combine practical AI strategy with something most business conversations forget: laughter.Drew shares the through line of his career, from child actor to ad agency founder to coaching thousands of high performers, and why service is the real strategy. We dig into his upcoming book idea, Permission to Laugh, and why humor is not denial but a tool for presence, perspective, and resilience when things feel dark. From there, we turn AI into real-world action, including his “AI for 14 days” practice using ChatGPT or Gemini as a judgment-free thought partner to unpack fears, frustrations, goals, and decision blocks like analysis paralysis. We also get tactical with a zero-dollar AI framework that stacks tools to help you operate like you have a much bigger team, plus content workflows using AI scripting, avatar video tools like HeyGen, automation with n8n, and rapid building with tools like Replit. Drew calls out what he sees high performers doing wrong right now, why grinding is not the flex people think it is, and why emotional intelligence and face-to-face connection matter more than ever as AI content marketing accelerates, especially in industries like real estate. If you want practical AI prompts, smarter systems, and a more human way to scale, press play. In this episode of The Kash and Dash Show, hosts Ted Kaasch and Owen Dashner sit down with Brandon Tauber for a conversation that has been five years in the making.Brandon shares his journey from college soccer and business school at Indiana University to consulting, trading at the Chicago Board of Trade, and eventually realizing the high-pressure world of trading was no longer the life he wanted. After years of watching markets, managing risk, and dealing with the mental grind of trading, Brandon made the move from Chicago to Omaha and started looking for his next chapter. That path eventually led him into real estate investing, house flipping, business partnerships, and private lending. The conversation covers how Brandon met Owen after losing a deal to him, how that one phone call turned into years of business together, and what he learned from flipping houses, handling losses, working through bad deals, building trust in partnerships, and adapting when the market changed.Ted, Owen, and Brandon also talk about brutal real estate lessons, hoarder houses, termite damage, deals that went sideways, the current flipping market, and how Liquid Lending became a major focus for Brandon and the team. This episode is about career changes, burnout, real estate, risk, partnerships, and the kind of lessons you only learn after getting worked a few times. You can Join the Omaha REIA - https://omahareia.com/join-todayOmaha REIA on Facebook - https://www.facebook.com/groups/OmahaREIACheck out the National REIA - https://nationalreia.org/ Find Ted Kaasch at www.tedkaasch.com Owen Dashner on Facebook https://www.facebook.com/owen.dashner Instagram - https://www.instagram.com/odawg2424/ Red Ladder Property Solutions - www.sellmyhouseinomahafast.com Liquid Lending Solutions - www.liquidlendingsolutions.com Owen's Blogs - www.otowninvestor.com www.reiquicktips.com Propstream - https://trial.propstreampro.com/reianebraska/Timber Creek Virtual - https://timbercreekvirtual.com/services/MagicDoor - https://magicdoor.com/reia/...

Send Sherry a Text MessageWhen life hurts, where do you turn?Food. Busyness. Social media. Serial dating. Avoiding the hard things. We all have our "fix"- something that helps numb the pain, distract us from reality, or make us feel better for a moment. But what happens when the fix isn't fixing anything? In this heartfelt and honest episode of It's a Single Mom Thing, Sherry explores the difference between temporary relief and lasting healing. Building on last week's episode, Healing Is an Assignment, she dives into the coping mechanisms we often reach for when life feels overwhelming and asks a powerful question:Can I trust God with the places I've been trying to manage myself?Through personal reflections, practical insights, and biblical encouragement, you'll discover why some fixes quietly become substitutes for God, why healing requires surrender, and how true freedom begins when we stop managing our pain and allow God to transform it.If you've ever found yourself running back to old patterns, struggling to let go, or wondering why healing feels so hard, this episode is for you.Because painkillers have a purpose.Band-aids have a purpose. But eventually the wound has to be cleaned if it's going to heal. You want God's best? Forget the rest. Let Him fix your fix.Resources Mentioned:

Ted and Owen discuss why business owners stay stuck in the “duct tape stage” too long and how documenting, delegating, automating, and eliminating can help build something that actually runs without you. They also touch on multifamily operations, Omaha REIA growth, and the upcoming REIA Mastery Series self-storage event with Fernando Angelucci.Check it out here

In this episode of The Kash and Dash Show Unscripted, hosts Ted Kaasch and Owen Dashner kick things off with a hilarious story about Ted finally meeting Owen's dad — and realizing he might actually be the coolest Dashner in the room. From there, Ted and Owen share their wins for the week. Ted talks about coaching his daughter's volleyball team and the pride that comes with watching kids grow, listen, and improve. Owen shares a small but satisfying win involving his daughter's car battery problem finally getting solved after way too much frustration. Then the conversation shifts into the real chaos of life and business.Ted gives an update on his self-serve car wash, including broken systems, concrete problems, heated floor concerns, and the idea of turning extra space into a laundromat, ad space, or even a new revenue stream. Owen breaks down the madness of youth sports scheduling, with his daughter potentially playing across multiple softball teams and a summer calendar that basically says, “Good luck having a life.”They also dig into a real estate situation involving a missed security deposit after closing and the frustration of dealing with an agent who didn't step up when the issue surfaced months later. The episode wraps with a practical Dash of Wisdom: if you are refinancing debt, don't skip your current small or community bank. Today on Bible Reading and Coffee Drinking, we are taking a break from our regular Bible study for our end-of-the-month Q&A session. These are always some of my favorite episodes because we get to talk through real questions from real people trying to follow Jesus in everyday life. Some of these questions were submitted ahead of time, and we may take a few live as well. We will cover faith, culture, ai, doubts, and some of the topics Christians wrestle with but do not always know how to talk about. My goal is not to give quick opinions, but to point us back to Scripture, seek wisdom, and think through these questions with both grace and truth.God is not afraid of our questions. In fact, honest questions can often lead us closer to Him when we bring them with a humble heart.
