A property brief is kind of like a list, which defines HOW MUCH we're going to spend, WHERE we're going to be looking, and the TYPE of property we're going to buy. It's kind of like putting together a grocery shopping list, and I'm not sure about you but if I create a list before I go to the supermarket I'm much more likely to only buy what I need, not forget anything, and not just walk around aimlessly trying to think what I'm going to make for dinner tomorrow night. We discuss some tips around budget setting, choosing a location, and defining the characteristics a property needs to have to tick your wishlist. It's super important to try and get your property brief right from the very beginning, and to make sure you're on the same page as your partner. We also emphasise the need to do a REALITY CHECK on your property brief.     18 The realities of Renovating!

    This episode is for anyone who is even remotely considering buying a property to renovate, or perhaps renovating at some point in the future. And it's ALSO for anyone who is looking at buying a property which has already recently been renovated. My first guest is Rebeka. She's a registered builder who develops for profit, and also runs Buildher Collective which is a business who teach women how to do the same. We run through why you need to know about zoning and overlays before you start considering a reno, the different types of permits you might need, the difference between cosmetic and structural renovations, how to not overcapitalise and our top renovating tips. And later in the episode I chat to Laura from Nest Legal about what we need to understand from a legal perspective if we're buying a property which has already recently been renovated. There's certain paperwork which the vendor needs to provide, and it's actually up to you to speak to your legal representative about this. Your legal rep hasn't been through the property, they haven't been speaking to the agent, so you need to work with them to make sure that you've got all of the information you need, because with property it's buyer beware.     In Australia, first home buyers can get access to quite a bit of help from the Government. In this episode we explore First Home Buyer Grants and Concessions. Grants are when the Government gives you money (yay) to build or buy a new home, whilst concessions are the reduction in stamp duty you need to pay as a first home buyer. And we all want to pay less tax right? We explore eligibility requirements, the differences between each state, and how you can layer the grants, schemes and concessions to make sure you get the most benefits.
