This episode originally aired in May 2022, but the insights on long-distance investing remain just as relevant for anyone feeling priced out of their local market. We tackle the five biggest challenges of investing far from home – from fear of the unknown to managing contractors remotely – and reveal four compelling benefits that make it worth the effort, especially when you're competing in markets where million-dollar properties are the norm. ________ Remember when inflation was high and rates were rising? What were people saying about real estate back then? And with the benefit of hindsight, how much of what we thought at the time proved to be correct? If you feel unsettled, join the club. At this present moment – December 2025 – interest rates are falling, but not enough. Inflation is mostly under control, but not enough. The noise makes everything feel new. When you only see the present moment, everything looks obvious. When you remember the past, patterns start to show. That's why we're rewinding the clock back to May 2022 – when interest rates were rising and inflation was near its peak. So what was on our mind three years ago? We start with the basics. Why the Federal Reserve raises rates. What higher borrowing costs do to spending. Why falling stock prices often reflect fear – not proof that housing prices must fall next. We explain the difference between recession and deflation, and why the two are often confused. We walk through what made the housing market in 2022 different from 2008. Inventory was tight. Builders had not overbuilt. Many homeowners held fixed-rate mortgages and record levels of equity. Those conditions mattered then. They still matter now. That equity becomes the next focus. We talk about cash-out refinances, HELOCs, and reverse mortgages – and what happens when homeowners borrow against rising values. You hear how higher rates can slow borrowing, why that matters for inflation, and what risks appear if some borrowers struggle to repay. From there, we outline four ways investors might encounter properties if foreclosures rise: bank-owned homes, short sales, “subject to” deals, and wraparound mortgages. The episode then shifts to long-distance real estate investing. You hear the real challenges. Fear of the unknown. Managing people you cannot see. Contractors who disappear. Agents who stop returning calls. You also hear what makes distance workable: education, relationships, local investor networks. We talked about how depression often mirrors the nervous system's shutdown response, and how anxiety shows up as fight-or-flight. When your body feels overwhelmed for too long, it doesn't motivate you—it protects you. Why Worry Keeps You Stuck Emma explained that worry is actually reinforced behavior. When we worry and nothing bad happens, our brain learns, "That worked—do it again." Over time, worry becomes automatic. This is why telling yourself to "just stop worrying" never works. One Tool That Can Reduce Anxiety by Up to 80% One of the most practical tools we discussed is Scheduled Worry: Instead of worrying all day, you train your brain to worry at a specific time—usually 10–15 minutes in the afternoon. Outside of that window, you gently remind yourself, "I'll deal with this at 5pm." This retrains the brain instead of fighting it. Burnout and Fear-Based Fuel Emma shared how she burned out after years of pushing herself—weekly YouTube videos, pregnancy, parenting, and running a business. What stood out most was this idea: Fear is a dirty fuel source. When we're driven by fear—of failure, not being enough, or letting others down—we eventually crash. Healing often means switching fuel sources to trust, values, and self-permission to slow down. ✅ Action Steps for Listeners Set a daily check-in alarm (once an hour) to notice: What am I thinking? What am I feeling? What's happening in my body? Practice willingness instead of avoidance Let the feeling exist without trying to fix it. Choose one value-aligned action Small, doable, and grounded—not fear-driven.

    Torah in Real Time — Parashat Vayigash Parashat Vayigash opens with one of the Torah's most charged moments: “Vayigash elav Yehudah”—Judah steps forward. He steps toward Joseph, the most powerful man in Egypt, carrying the weight of a broken family and a famine that has stripped away all illusions of safety. This is not a scene of theology or ritual. It is a scene of human crisis. Hunger has driven Jacob's family across borders. They have come to Egypt not to thrive, but to survive. Before the Torah ever speaks about refugees as a category, it tells us their story. Jacob's family are climate refugees—forced from their land by famine. They arrive vulnerable, dependent, and at the mercy of a foreign power. Their future hinges on whether someone in authority will see them as a threat, a burden, or as human beings. Judah's act of stepping forward is more than family loyalty; it is moral courage in a refugee moment. He refuses to let the weakest—Benjamin—become collateral damage. He teaches us that responsibility does not belong only to systems or governments, but to individuals who choose not to look away. When Joseph reveals himself, the Torah shows us something radical: compassion can transform power. Egypt, the superpower of its time, becomes a place of refuge—because one person remembers who he is and where he came from.
